I had a wonderful experience from day one. Vicky in sales was amazing, Jimmy with finance was also amazing and answered my questions. Vicky helped me pick out the home I wanted. Hillary in design was very experienced and helped me get the options I wanted. Austin my CM was outstanding and guided me through the construction process and made sure I understood and was happy with the process. I am very satisfied with my new home and the Del Webb community at Carolina Gardens.

Evan, has been a wonderful person to work with, very knowledgeable and helpful. Everyone in the club house has been kind and helpful as well!

Some of Sod put down on lawn prior to close by Pulse contractor was DEAD. Other sod, especially in rear of home is WEED infested. This needs to be corrected. Watering and weed control has not rectified the problem

We have (hopefully had) a problem with mold found in the attic at pre-drywall inspection. It was treated just before closing but rather than guarantee it in writing that if there is ever a future problem where it spreads which I pushed for, but instead was told this verbally. You have a 1-year warrantee and "IF" we determine we should cover the repair or ongoing treatment then we will. Otherwise, it will be at our expense, which leaves me very concerned about the long-term quality, safety and potential repair/maintenance cost of our new home.

I think that the up charges for upgrades is extremely high. The prices obviously include but labor is already paid for in the basic packages. It takes no more labor for example to install black faucets over chrome yet the charge is twice as much as the cost of the faucet. Some items listed as upgrades that should really just be a choice. Some things should be standard. A lot of misinformation and waits for amenities.

The house is well built but has some issues with workmanship. For example, we went to install a ceiling fan on our patio and when we removed the light fixture we saw that the vinyl ceiling was cracked. The light fixture hid that. Also there was a number of caulk residue areas that I had to clean up. It takes a VERY long time to get hot water in the kitchen sink faucet.

It was the worst experience in building a home from lack of supervision to communication of our PM, I would never recommend Pulte, we are still waiting for a basket strainer for the kitchen sink, totally unprofessional.

From the sales process with Diandra, then design with Karen, to construction with Joey, it was a great experience. Each one of them walked us through the process and offered offered valuable opinions that enabled us to have what we feel is our perfect home!

We’re very happy here. From Liz’s greeting to Richard starting the home buying process to Karen working with us on the Interior Decorating to Tomas doing a great job from the construction process, it was fantastic!!

Overall a reasonable process. I would strongly recommend you hire a qualified inspector pre-drywall & pre-close & radon. Multiple findings by our inspector had to be addressed (hurricane straps, gas leaks, bowed walls, etc.). Happy with the end result. Trust but verify.

The house that I've moved into is amazing- very comfortable. The layout and design of the whole house is excellent and very high quality, with only a few very slight cosmetic flaws.

The Field Manager, Zachary, was always quick to respond to my emails and to be helpful and fully explained and/or addressed questions or issues. He was very pleasant and knowledgeable when we'd meet (I'd come from another state, all scheduled appts. were solidly made and I always had confidence in booking my flights); I fully believed he would manage everything with 100% caring and attention to detail. He had also gone above and beyond in offering information to me about some things that DelWebb wouldn't have been able to do for me; that was an unexpected, pleasant surprise. We had the best home buying experience ever, from the reception from Liz at the front office, to Deandre in Sales and the awesome Tomas as our Construction Manager. It doesn't get better than this.

Construction manager was very responsive and worked with us closely on most issues. A few quality issues with appliances, plumbing and light fixtures occurred. I think Pulte is an excellent builder for framing and flooring, and have confidence they will address the issues appropriately.

The builder responded in a timely manner.

Our only issue was with Pulte Mortgage not having their act together therefore turning our closing into a 4 hour fiasco. Shame on you Pulte Mortgage.

My construction manager was the absolute best!

Quality is lacking. Walls not plumb, finish woodwork is uneven, horrible caulking. This is our 3rd Pulte purchase so we are familiar with "big box" builders and how things are done. This home is the lowest quality home that we have every purchased.

Pulte is a large builder and part of a conglomerate. Things will be done according to their schedule, not yours with no apologies. My home was completed within their predicted time frame. However at several points in time, it sat for a week with no progress in the building process. I could have been completed more quickly without sacrificing "quality". So far, with the exception of one request, my experience with the warranty department has been very disappointing.

Can you say production homes?!?! They tell you one thing and then do another. The workmanship for the most part is poor. Granted there are a few decent subs, but overall the whole process is bad. The supervisors are no more than Pulte yes people. They tell you what you want to hear, but don’t follow through with what needs to be done. Never again!! Worst decision ever!!

More consideration should to be given to people in their 70’s with limited computer skills. The perception to us was that staff didn’t have the time or patience to help us through what to us was daunting at best. Town Square either couldn’t or wouldn’t return phone calls for assistance. Difficult to feel part of our new community.

Every step along the way went according to plan. My construction manager was great in communicating to me from when the foundation was to be poured to the framing of the house. He took pictures and sent them to me and my Realtor. Everything went smoothly from beginning to end. I have been here for two months and have no problems with my house. I am very happy here and would recommend Carolina Gardens to others looking for a 55+ community.

Very happy with the home design and quailty; Excellent building manager. Very easy remote close. Some difficulty with getting the lot we desired; ended up with second choice due to poor communication.

The home itself and the development/neighborhood are a step up from our last 55+ community experience. The build quality, amenities, and builder and HOA staff all have made this move a most enjoyable experience.

The project manager Tim was great to work with and wants to provide the home you deserve. However the quality of the work performed by the subcontractors was much less than expected and I don't believe his bosses or Pulte really care about delivering a quality product. In my opinion Pulte doesn't provide the project managers the tools to achieve a quality home, nor do they have much oversight or control over their subcontractors. Every homeowner here had/has the same systemic issues with the build quality: 1) Trusses not parallel, that are sagging or missing several gusset plates and even cracked. 2) Concrete with cracks right after the pour and with dips and valleys noticeable after the flooring is installed. 3) HVAC drain pipes are still routed through non-insulated areas and are still freezing. 4) Hot water lines are not insulated and water will not get hot at certain faucets. 5) Pulte can't tell you where electric outlets will be because there is not electric schematic the electrician works off of. But they'll provide one anywhere you want for $75 on the day you decide to buy and sign a contract. After the pre-drywall inspection my review was similar to this review about systemic issues in the build quality and Chad from Pulte called. At certain times during our conversation he was and certain times he wasn't Tim's manager. When I said there appears to be systemic issues discovered in my home and with all the builds based on my conversations with other home buyers he wasn't the manager. When I said Tim is great to work with he was. His talking point was that he was calling to help us set, aka: lower, our expectations. My biggest recommendations are these. Hire an inspector!
