You might find that their sales process has you committing financially before you really know that the sizzle is much louder than the available options. Basic quality at a premium price, with limited options in finishes. They use terms like chefs kitchen, yet the actual quality of materials and installations are basic at best. The persons associated with each step of the process are there only to move you and the transaction to the next step of closing the deal, using phrasing and sizzle to get you to the next step. It's not dishonesty, but certainly salesmanship very well crafted. Absent the neighborhood itself, the product could cost 35% less using a General Contractor, but the process would take much longer as their construction time efficiency is very good. We have had the "pleasure" of "building" three new homes in the last 4 years. The construction process with Pulte/Del Webb was by far the easiest, most enjoyable, and stress free. Our Construction Manager, Austin, kept us informed all the way through. And went out of his way to ensure that any issues or concerns were dealt with in a prompt and professional manner. We love our new home and community!

Overall a good experience. Being a brand new community, I feel like the “support services” are slowly catching up to the standard that Del Webb promotes in their website and materials (punch list items before and after closing, maintenance of community for existing homeowners as new homes are being built, etc.) Great experience with Sales team and our Construction Manager.

Our experience with the purchase and building of our Del Webb home was a very positive one. We began the process in April 2023 and were given an estimated completion date of November - December 2023. We closed in mid-November.. At each stage of the process, the Pulte Team Members were very friendly, helpful and professional.

Difficulty getting repairs made that were identified at move in. This particularly related to porch screen section not installed straight.

The building experience was too rigid. Not even small variations were allowed even when we offered to pay more

David was great! Pointed out details, gave good advice. House was done on time.

Tim is serious, sincere, knowledgeable and goes the extra distance to make sure everything is right with the home. There were a few issues with the home, but they were quickly addressed by the project manager, and we no longer have to worry. He would be a great asset to our community if he lived at Carolina Gardens.

I had an excellent experience with my sales staff person and my construction. They were professional, available to answer questions and give honest guidance.

Our overall experience was very good! We are out of state and felt very well informed throughout the entire building process. EVERYONE we worked with was so nice, helpful, and responsive to our inquiries. We love our home, it is not only beautiful but we're confident that it is very well-built. I wold recommend hiring a good realtor (thank you L.T.) before you even walk in just to have that extra level of customer service.

Documentation on appliances were missing and no help from builder to get information.

Sales is fairly seamless. The loan mortgage and insurance process is well communicated. The build process and project manager assigned is helpful yet should provide weekly updates, 2-3 bullets throughout the build, to mitigate the multiple repairs on the back end. Communication for HOA information has been poor. This needs MAJOR improvement and rules of engagement to the new homeowner. The lifestyle engagement process is Stellar. Love the community and overall is what we expected. B + overall. Some areas I give a D and others like Sales & Design I give an A-. And by the way, we did not by and Expediton Series. choose a better sales person than what we did

Everyone at Pulte Mortgage was nice to work with and supportive. The construction manager was wonderful and so helpful & really listened to my concerns. There were some things about the house I wasn’t pleased with, but overall the quality was pretty good. I thought the house was a little overpriced for the size of it - it is a small 2 bedroom home & the second bedroom is tiny. The front yard is all right but the back yard is very small with a slope where you can’t plant anything.

Builder is inflexible. Talk about quality process but it is anything but. The house itself is solid but the finish work is terrible. Lots of promises not followed through. Lack of coordination and poor scheduling process. Multiple things not done correctly the first time. Too many unskilled workers and inconsistencies.

The Carolina Gardens Community is great! Lots of wonderful people to meet. My only complaint is……. Being in an OVER 55 Community ……67 years old and living alone ….most everything needs to be done online on a computer ….And Not a phone. I totally understand that this is the times now but after a certain age my technology knowledge is not one of my best abilities. I asked my salesman if I could get a printout of all the paperwork and he said NO! Straight out No! I don’t have a printer and spending close to $800 thousand on my home I did not feel I was asking too much. How was l suppose to easily read and view all my paperwork and contracts? It’s hard to scroll up and down over a hundred pages on a computer or phone to look up information with the typed letters being so small and the buttons so tiny. It would have meant so much to me if I could have just gotten a print out! I would have loved to hear SURE THING! Was I really asking too much??? I finally got a friend who helped me get it all printed out and feel so much better. Remember we are senior citizens! Don’t need to concentrate on things like the dishwasher was raised a few inches to help with the senior citizens back issues…..concentrate on listening to the people needs. Technology needs! ... At the end of the process everything worked out. Communication from the builder was poor after closing. Our CM left a couple of weeks after we closed. No one told us he had left. Communication with the regional manager was poor at best. I would advise buyers to make sure all items are fixed prior to closing on the house. We worked with a new CM and a warranty person after multiple communications. They were both fantastic and our issues were finally resolved.

I will only say that it's been an experience. I'm thankful that we were able to close when we did and hopeful for the future of our development.

Since closing I cannot get anyone to take responsibility for landscape concerns. My project manager has left. A different PM has not responded to my text and another PM said to contact warranty. Warranty said they did not handle landscaping and contact the builder.

The home buying experience was rushed because I took over someone else’s purchase. There were corrections that needed to be made prior to closing that were not completed. I became aware of them two hours before the closing. I was promised at the final walk through that they would be completed. Days after my closing the project supervisor was dismissed so there went my promised corrections. There is a lot more to say, but I think one of the last things I will say is that my closing was classless, I met with an attorney, there was no Del Webb/Pulte representative, I didn’t get a welcome plant, keychain or even an envelope for my closing paperwork. I understand that the developer owes me nothing, but for the premium I paid for this home I think a keychain or a plant is not a lot to ask for. Do better Del Webb/Pulte. ... More

Just a huge money grab. Price and value are out of sync. Plastic plumbing fixtures?

Overall experience was good. Make sure you are fully committed to your choices because changes can be frustrating and expensive.
