Both project managers were excellent. We had not issues with minor defects being fixed

My wife and I have had a good experience working with the del-Webb sales team they had a great attitude and there was no pressure to sale. The community is loaded with people of our age. And there’s no shortage on activities, which will keep us. Engage with the surrounding neighbors. It is not an easy task of moving from one Home to another but I can say it is well worth it once you move into a community like this and enjoy the safe and beautiful surroundings of this area at homes.

Overall our experience was good. We were not initially impressed with the sales team in the beginning. I believe this was due to more potential buyers walking through the door than agents to service them. Once we were in the contract process, things improved. Everyone we dealt with at DelWeb were great, especially the design consultant and especially our Construction manager who was fantastic. After closing we had some additional issues pop up that we didn’t pick up on during the pre closing inspection. Those issues were immediately addressed. Although we knew it was not a custom home, their building process is inflexible. We would have liked satin paint vs flat, a few more appliance choices such as electric/induction stove top.

Tried to shorten material delays

Several major mistakes in construction (framed wrong back side) all corrected but caused delays . Great construction manager. Luv the finished product . Paint and trim work was great. Responsive to any repair requests.

Overall, happy with purchase. They delivered on time, which was good in these COVID times. Only issue I really had was with the quality of the lawn. They did a very poor job of leveling the lawn, and I have many holes where it would be easy to twist an ankle and get injured. I have watched other lawns get laid in our neighborhood, and it seems to be a consistent issue. Otherwise, the overall build quality is about what I expected. I believe the neighborhood will be very nice, when complete, and the homes are reasonable quality for the price point. Great community and people here.

This was a great experience working with all the different groups(sales, design, mortgage and building construction). All groups were very responsive to questions and concerns.

If you’re looking for a truly custom home, pick a different builder. If you’re OK choosing from available builder floor plans and available builder design and decor options, then you’ll enjoy your experience. Just don’t ask to move a wall or choose a custom paint color they don’t offer. The answer is,”no.” And if you have any sense of modern style, be prepared to change out every light fixture In the house after closing. The builder options are very bland, even the upgraded ones. The sales team and the construction team are quite friendly and very responsive. But their hands are tied by corporate, when it comes to any nonstandard requests. The neighborhood and neighbors are great, and will make for a fun and comfortable retirement. ... More

Ok experience overall, however attention to detail in the home is lacking. Many paint issues along with Pultes unreasonable position on replacing dead plants and trees in first year dampens experience. In addition I have watched the trades on the 2 adjacent homes. Quite frankly the trades are not watched closely and are pretty careless when it comes to completed homes and property. Our Pulte Construction manager was excellent and responsive, however the one responsible for the homes next to us seems to be hardly ever around. When you do the walk-through, make sure you check all concerns

The Carolina Gardens Community is great! Lots of wonderful people to meet. My only complaint is……. Being in an OVER 55 Community ……67 years old and living alone ….most everything needs to be done online on a computer ….And Not a phone. I totally understand that this is the times now but after a certain age my technology knowledge is not one of my best abilities. I asked my salesman if I could get a printout of all the paperwork and he said NO! Straight out No! I don’t have a printer and spending close to $800 thousand on my home I did not feel I was asking too much. How was l suppose to easily read and view all my paperwork and contracts? It’s hard to scroll up and down over a hundred pages on a computer or phone to look up information with the typed letters being so small and the buttons so tiny. It would have meant so much to me if I could have just gotten a print out! I would have loved to hear SURE THING! Was I really asking too much??? I finally got a friend who helped me get it all printed out and feel so much better. Remember we are senior citizens! Don’t need to concentrate on things like the dishwasher was raised a few inches to help with the senior citizens back issues…..concentrate on listening to the people needs. Technology needs! ... We would highly recommend both Vicky and Austin. Vicky not only spent days showing us but our family, the homes and our options. She was there every step in the process. She answered our questions in a timely manner. We lived in another state during the building process and Vicky would email us photos. Vicky is caring and dedicated not only for Del Webb but for you as a homebuyer. We had Austin, as our Building Manager. Austin made sure everything was done when it was suppose to be done. Austin also responded to questions we had within a day or two. He also keep us updated with steps that we needed to address. Austin not only wants to make sure the quality is there for the builder but for you as a homeowner. ... More

Our overall experience was a good one. I feel we would have had a better experience with our project manager if we had met before construction began. We got off on the wrong path after our first meeting when we felt like we were not told the truth about the delay in the construction schedule. Yes the delay time was improved after a discussion with the PM. After we moved in we had a great experience with Allison and Mariah on answering questions and approving requests. We have had a great experience meeting our subdivision neighbors. We a very pleased with the community.

The sales manager and construction manager are very responsive and taking the action on it once the issue has been reported.

Vicky was great to work with. Our supt. wasgood but would have liked more communication. Our house was completed less than 10 mos. after signing contract, which was great. When paying almost $600k for a home, we would have liked more choices. Should have gotten credit/discount for things we omitted (mirrors, wire shelving,). Wish the interiors color person would have advised us of the quality (or lack thereof) of some of our selections. Our hard flooring is awful - anything that drops on the floor leaves a divot, not just a scratch. No soil prep on lawn - lots of weeds. Lots of ‘pot holes’ in lawn. All plantings put in to look good today - NOT 5 - 10 years down the road. Many trees too close to house. We have one of the largest front yards in the entire community, but only one tree. Extremely disappointed that construction on the recreation amenities hasn’t started yet - a paved parking lot is not a start. ... More

Level of finish work inside, and outside was surprisingly good. Time to complete the home for closing was disappointing. it took about 11 months from our first deposit and paperwork signing. Building of permanent amenities, clubhouse, pools, tennis courts, etc. still has not started as of this writing but we are paying FULL HOA FEES with no amenities even in sight yet!

Del Webb has chosen a beautiful location in Fuquay Varina to build homes. Del Webb takes pride in beautifying it’s property with lovely flowers and trees throughout the area It’s a lovely place to come home to.

On time delivery for closing

Like pex plumbing, cabinetry, insulation materials, lumber quality, wiring, landscape countoured for proper drain, flooring, accoustics, windows. KitchenAid fridge & oven have issues. Upstairs toilet was non functional upon arrival. Low voltage audio system was not installed, parts missing. HVAC air filters were filthy, looked like they had not been changed for a year or more.

Overall it was a good experience for me

This work in progress. I have thus far a few things that needs to be fix. But I decided to wait until my 1 yr inspection takes places.
