The builder team was very good.

We were impressed with our field manager and the people in the sales office. The field manager answered questions and kept us informed as the building progressed. The overall house construction is quite good. More attention could have been paid to the overall planning of the cabinet placement and tile installation and details.

Manager Chris - goes out of his way, to help with any issues.

The experience was positive overall. We are happy to be part of this new community.

Sales is fairly seamless. The loan mortgage and insurance process is well communicated. The build process and project manager assigned is helpful yet should provide weekly updates, 2-3 bullets throughout the build, to mitigate the multiple repairs on the back end. Communication for HOA information has been poor. This needs MAJOR improvement and rules of engagement to the new homeowner. The lifestyle engagement process is Stellar. Love the community and overall is what we expected. B + overall. Some areas I give a D and others like Sales & Design I give an A-. And by the way, we did not by and Expediton Series. Everyone at Pulte Mortgage was nice to work with and supportive. The construction manager was wonderful and so helpful & really listened to my concerns. There were some things about the house I wasn’t pleased with, but overall the quality was pretty good. I thought the house was a little overpriced for the size of it - it is a small 2 bedroom home & the second bedroom is tiny. The front yard is all right but the back yard is very small with a slope where you can’t plant anything.

Overall experience was good. Make sure you are fully committed to your choices because changes can be frustrating and expensive.

Ask a lot of questions and make sure you understand the process.

2nd manager was very helpful and tried his best to make the building experience understandable

We had a good experience considering this was our first home built from a company as large as Dell Webb. We received weekly pictures of the progress from Vicky, and it was nice since we were from MI. Our construction manager Tom was good about communicating with us, as we understood how many homes he was managing. He was very knowledgeable and kept us in the loop on the progress. We feel that once we closed, the communication slowed, and getting assistance was hard. Our fireplace was not working and we ended up just calling ourselves and got things taken care of. The construction was good, however it seemed sloppy. The home was filthy when we moved in, and we had bent screens, scratched glass, and uneven tiles in our guest bathroom. We’re still receiving past due notices from Spectrum regarding our cable, and have tried addressing this on numerous occasions. Question everything and get things in writing. The sales rep specifically stated that I needed to get my down payment in asap to secure everything , especially since the interest rates were going up. I did this but my interest rates were not secured. There was more that should have been done to do this and she never said anything about it. As a result it cost me an additional $5500.00 to close my loan.

Missing pulls, vent over oven, missing molding in the home, They did come and fix 4 plugs in the kitchen. Replaced dented dishwasher and microwave.

Overall quality of build is good, but disappointed in the some of the details in work done. Looks like they were in a hurry to get done and hope that home owner doesn't notice. Interior doors that don't latch, dead bolts difficult to set, sloppy painting (inside and out), windows seem cheap, Valances for all the blinds had to be reset as they were all installed crooked...why would you think that was ok? Installation of the tile floors and LVP seem to be very good. I had an outside inspector come in, he found several items, which they addressed...but again, why not do it right the first time? Tim, the project mgr has been very good at addressing issues. Overall a good house, they just don't pay attention to the fit and finish in some areas. ... More

Overall, our process was very satisfactory. Materials and fit and finish were very good. We have built 6 homes and this experience rated high on the list. Be sure to make sure you cover all deficiencies prior to closing. After closing little things are fixed. We have a major situation and it proving to be harder to remedy.

Overall, we were happy with our buying experience and are happy with our home. The quality is better than some other homes we have seen built in the area. Communication from the builder could have been better. For example, if you want to get your mortgage from someone other than Pulte, make sure to ask what information they need and when. We felt like we were forced into a mortgage with Pulte Mortgage, although the rate was very good. Pulte Mortgage is difficult to work with. When it was time for our appointment for upgrades and choosing color schemes, we were only given partial information ahead of time so we felt pressured to make quick decisions on those things we had no information on and would have chosen differently if we had the needed information beforehand. Upgrades are more expensive than they should have been, in my opinion. Also, we payed for dedicated 20 amp outlets in the garage. 20 amp lines and breakers were put in, but we only got 15 amp sockets. We were told they can’t or won’t fix that. Our home came with a wet bar option. We wanted the cabinets, but no sink and were told that wasn’t possible; yet the neighbors were allowed to eliminate the sink and get the cabinets in their home. Why the difference? So a buyer needs to work hard to make sure they get what they really want. The landscaping and sod leave a lot to be desired. I would recommend having an outside inspector inspect the home before purchase and at 11 months. Pulte is more likely to fix the things in the inspection report and the inspector will often find things the buyer misses. This is our 4th home but only 2nd from ground up. There could have been more communication or better communication. We understand that times are a little different however customer service should not change. Also, a customer should not receive their home dirty.

Getting the house done in the time they estimated

Good buyer experience, not perfect but much better than most...would definitely feel comfortable buying from them again.

This was the first house we built. The construction manager - Chris P. was FANTASTIC and frankly saved it for us. We wound up having to settle for some stuff we did not want and did not get some things we had wanted.

The process is taking much longer than i thought it would. The 5 hour drive between homes is hard on me so i have limited visiting the construction progress. Still waiting for fence and fireplace installation to be completed.

Building a home with any builder is stressful--done it a few times now and know many who have done so as well. Overall, we love the atmosphere of the community and clubhouse. There are things about the build that we wish would have been better, especially considering the price premium and fact that it is many residents' last homes of their lives. I believe a 4 out of 5 star rating is not Outstanding, but it is a great rating actually.

Del Webb builds a beautiful home. The community provides many opportunities for a diverse range of activities and interests.

Pay attention to options available.

The process of building a new home in Del Webb was relatively smooth. Since we lived close by it was easy to visit construction and let folks know if something was not correct. Weather delayed our build a bit and our field rep was changed in mid stream which was of concern. Overall the house was built well with a few issues remaining to clear up, nothing major. My 4 star rather then 5 is not a negative comment it is just a reflection that things go wrong and if you are not around to point these out it could be more difficult to get the end game you want in the house. Very responsive to issues, but unfortunately, there were many issues. I feel they used the cheapest materials they could find and this is includes appliances, fixtures, lights, etc....
