I have been uniformly delighted with my purchase of a Pulte Riverlights home. From initial inspection through closing, including dozens of electronic messages, there was never the slightest misrepresentation of any kind and the service and responsiveness has, in a word, been exemplary in every respect. Overall I was disappointed with the process. While I feel we did receive a quality home, there were some items around the workmanship that were just below what was expected for the price. In addition, I was told the house was complete and was expecting a house that was complete on the date of close only to arrive to a house that was missing a shower door in the master bath, screens for the entire house and a few other unfinished items throughout. It is six weeks after close and we are still missing these items. While I believe we will eventually get all of these items taken care of, it was not adequately communicated from the start and I have had to initiate a lot of follow up around keeping the process moving. Finally, there was little attention to the details to make you feel like a valued customer. We were essentially shown a drawer full of owner manuals and handed the keys at close with little instruction or organization around handover, how you pay for HOA fees, warranty process, etc. There was also no information given to us around the irrigation system, typical watering schedules or maintenance. This we will have to go investigate ourselves. Some of these smaller items would take little time to accomplish and go a long way to making you feel more valued and wanting to recommend the process to others. ... More

Although when I signed my contract I was supposed to close within 6-9 months on my Del Webb Wilmington Riverlights home, it took 13 months for my home to be built. There were several challenges during this 13 months, promises not kept and now after being in my house 30 days, there are still several things unfinished and there is no communication from the builder. What kept me positive throughout this process were the positive comments on the community (and the community is absolutely wonderful - very welcoming residents and so many activities and clubs to become apart of) as well as dealing with my sales consultant Kap. Kap kept me grounded and was exceptional to work with. She would always respond quickly to my emails, giving me honest feedback so I could make informed decisions along the way. Kap is the ultimate professional and if it were not for her, I'm not sure I would be a Del Webb resident today! ... More

I am disappointed with the quality of construction. I was not here during construction because I was living in another state. After I moved into the house, I found so many examples of sloppy workmanship inside the house and there was a major sewer problem. The basic structure, framing seems fine. I learned from neighbors that everyone had problems with their homes and some were worse than mine.

The sales and design process was amazing. They answers all our questions, we’re responsive and took their time with us. Once the house was built, it has been exhausting and an exercise in futility to get items repaired/ fixed that should have been taken care of prior to settlement.

I’m a bit put off by how the service person pressures you to give them a 10 star rating and tells you that it’s a failure if they get anything less. It’s all action at the start but once you’ve rated them, they are are nowhere to be found. They ‘ghost’ you. Still numerous deficiencies that have not been addressed. It’s all sell, sell, sell but no customer service after closing. Caveat emptor. As far as the community is concerned, we LOVE It. Our social director is fantastic! The HOA… not so much. Hoping we transition to another management company in the new year. Pulte has reneged on a number of things and now leaves the HOA in a major deficit. Bad!!! ... More

We can only hope the structure is sound as the finish work is rather poor. We had to point out many times crooked door and window framing. Some were corrected however, others were just left with the response “no way to fix it”. The shower frame and doors in one bathroom are installed incorrectly, this was pointed out before closing and 2 months later this is still not fixes. Some windows are damaged, again pointed out but not fixed. Glass doors to the library/den poorly painted, even the painter asked “what’s with all the blue tape” told us to report to get it fixed, we did still living with it. I could go on but hopefully you get the picture. Can not end without saying, we love our model and hope issues will be resolved soon. ... More

From our tour of the models to moving in has been a great experience. Our construction manager Andrew was always reachable and was a great “hand holder” as I was a bit needy at times. (Ha) Moving is hard .. but we’re happy to have landed here!!!

We have had issues with various items in home and we get no responses to emails and no action taken to correct issues. Terrible customer service

We, my wife and I, already provided the good and bad experiences in a previous survey. That survey was very detailed. We recommend that someone review that survey for our input.

Given the economy times, there were delays. These are not customed homes, design flexibility and options are limited to what is offered. Yet, same model has endless possibilities based on customer selections. Building. Sales, and desig team were responsive to my questions. HOA, two HOAs, did not expect that. Bylaws are strict recommend being up front w new buyers about the 2 HOAs. That seems to be the greatest challenge to many residents. The activities available to residents have variety, are well priced, and are very enjoyable.

All members of the build team, thd sales person, deorator and project manager were always present for assistance and information

Generally very pleased but your follow-up to issues and punch list items is TERRIBLE!!!! This is the feeling among everyone I have met. Know you have many houses to build but PLEASE PAY ATTENTION TO THOSE OF US WHO HAVE COMPLETEDTHE PURCHASE PROCESS

Very poor quality materials. They do not pay any attention to detail in their homes. I have screws missing from my hinges, light bulbs missing from my outdoor fixtures, noises and rattles in fans. Cabinet doors are banging into cabinets because of poor design or wrong types of hinges being used. I researched the hinges and they are made in China with very low quality.and nobody carry parts for the. Irrigation system sprinkler heads are so spread it it does not cover the whole yard. Poor paint quality and paper thin application. You can see the sheet rock through the paint. Wall switches are placed so far in Closet’s you need to search for them to turn them on. Lights through the home are a very cheap quality, and look terrible for the price of the home. Wall outlets were all loose and crooked. Some molding was never nailed in place. We had no choice of builders here, but if you do I would avoid Pulte. These are cookie cutter homes with poorly trained workers. ... More

We were extemely pleased with our Constuction Manager, Cory. The supply line problems was a real concern and very frustrating, but we managed.

Buyers should pay careful attention to the construction of the home and look carefully at all the details. The woodwork seems to have been cut with an old blade as the edges are ragged, the paint is very think, there is no putty/paint in many places where it should be, some of the plants and grass have already died, etc.

Pulte is not a custom home builder, they build spec homes. Some options were not available to us because of problems with suppliers. Biggest disappointment was with communication with project manager. Currently dealing with items on repair list.

It was great to see the house while being built. However, Pulte does not consider the buyer very well - requesting I travel on Thanksgiving week. The time to visit should be better planned along with closing time. I was fortunate since Pulte worked with me on the timeframe.

Started down hill from the beginning builder demanded full 20% down then floated on $75000 for 12 months until house was closed. We live on our investments and a minimum of 10% $7500 of our income was lost. On March 10 2021 we did our initial walk through with our “construction manager “ various things were noted on his list garage door not painted, Gutters not installed, glass plate for microwave missing, floor in front of stove gouged and scratched , cabinets gouged scratched trim not finished fitted poorly nail holes not filled, irrigation system not functional sprinkler heads not installed and many other things. All were supposed too be repaired by settlement. Construction manager said he would type up punch list and email it to me never did also said we would meet morning of settlement and redo walk through. Called him several times no answer ended up going to settlement without second walk through. Guess what not one thing was repaired. Come to find out once you settle pulte is out and any repairs are up to pulte’s warranty company. I’m going to stop here there is plenty more horror stories but I’m am getting too angry. ... More

Everyone from the sales center, the construction team, insurance group were all very professional, attentive to answering questions and assisting with all areas during the home buying process. I love my new home!

the materials and craftsmanship are sub par. too many to list

overall, I received lots of communication about the house building process. my questions were always answered till understood what I was asking. It may be just the climate of building houses nowadays with everything very rushed. I wasn't happy with the painters or paint that was used, and the concrete work could have been a little neater.

We love our house. Material shortages caused the process to be prolonged.
