The sales staff at Del Webb Wilmington was outstanding all around; totally professional and friendly and helpful. But Pulte throws these houses together as fast as possible. The builder contractors are paid by the job, not hourly, so they just slap them together. Then, they bring in the professionals to fix whatever the homeowner is able to find. Most of us know to hire a building inspector at the 10-month mark so we can submit all our warranty claims before the one year warranty runs out.

Overall the house was well constructed but there could be improvement in some of the sloppy workmanship in the details. The builder was not flexible and many items shown in the model were not available or changed without notice. The salesperson and project manager made the experience more positive but it was frustrating not to be able to speak directly to the corporate office where the decisions were made.

Had some issues Christian was pretty responsive and got back to me quickly. Still some problems to work out A/C compressor is very loud. Extremely poor placement of unit putting it right outside a bedroom window. They came to fix it but is still loud. Will try again but placement is is major issue ,it’s so loud someone could never sleep in that room and with a two bedroom home that is a problem

Would have liked more transparency with changing finishes when a vendor was changed and one of my choices switched out. Very difficult to pick all finishes in one session. Some outlets promised in master closet for example were not installed. Poor design with door into laundry room that does not have room to open all the way.

We love the house. BUT. Models have at least $200k in upgrades from base price. They grossly exaggerated expected closing date. They need to improve their responsiveness. Emails and calls often not acknowledged. After closing, it was as if we disappeared. Didn’t get a thorough punch list. We identified items that have been ignored. Linear fireplace set too high. Exterior doors that wouldn’t lock. No meter for irrigation (supply issue) that wasn’t pointed out to us. And more.

The sales and design process was amazing. They answers all our questions, we’re responsive and took their time with us. Once the house was built, it has been exhausting and an exercise in futility to get items repaired/ fixed that should have been taken care of prior to settlement.

Sales representative attentive, helpful, and not pushy. Impressed with some things in the build quality that they need to do a better job marketing, unimpressed with other things not aware of in the build. Need to make some adjustments for 55+ buyers ; like the filters for the furnace, not elderly friendly in a nine foot ceiling. Should older people be on a 9ft ladder changing the filter every month? We love our house and the community with all of the activities available. A good experience from the initial purchase, design and option selections. Some quality and craftmanship issues with the home, but nothing that could not be corrected. Home was finished well before the initial completion date stated at time of purchase. Field Manager and Sales have been very responsive to all questions and concerns.

We had very good communication during the building process. We were able to e-mail and get responses from our building supervisor (Justin) and sales person (Sherri). However, now that we have closed on our house and moved in, we are experiencing terrible delays and trouble getting responses from the warranty-service team. Your warranty is only as good as the service you receive. Right now, we as not getting ANY service.

Good while building but not after closing

Pulte disappeared to some extent after closing so things that should be done have taken longer than it should (and some not done even now 6 weeks later). Oh, and that is just about my house. Also problems with the common areas and what they said would be done in terms of the ultimate landscaping.

Working with the sales staff & design team was an excellent experience. Regarding the finished home, many details lack quality workmanship. The warranty team, however, has been very helpful in resolving many issues.

When speaking with the subcontractors, they complain that Pulte is not paying them enough to provide higher quality work, and some have claimed not to have been paid at all or late. Recommend that Pulte take care of their subcontractors since they are the ones representing Pulte.

Del Webb home: 1. Quality of workmanship is poor. Examples: a) shower pan in master bathroom is not level, the result is pondering and poor drainage. Additionally, the metal plate does not securely fit into the opening.- i have cut my foot on this twice. b) faucet in kitchen sink is poor quality- the extension and retraction features do not work well. Signed contract in November 2021 and closed December. 2022. Went months without hearing anything. Sometimes felt had no input into what was going on. Salesperson and design person were both very good. Noted lack of agreed upon features and shared them with project manager, but only had them corrected the week of closing. Everything, it seemed, was blamed on supply chain issues. Who knows? Now both project manager and design person are no longer with company. The biggest issue is that we had four different field managers over the course of our build which led to a great deal of confusion, and the communication between us and the builder was non-existent until the very end. The last field manager towards the end of the process was better and at least attempted to care about the customer - but up till then it felt like we were not even part of the process. Make sure you really check drywall, painters painted floor so check for that, numerous scratches and chips in floor, upgraded carpeting is not good.

Overall I was disappointed with the process. While I feel we did receive a quality home, there were some items around the workmanship that were just below what was expected for the price. In addition, I was told the house was complete and was expecting a house that was complete on the date of close only to arrive to a house that was missing a shower door in the master bath, screens for the entire house and a few other unfinished items throughout. In the middle our home being built we had a change in field managers and the details of our project requirements were not shared. There was also some third party contract pricing issues that were exposed as well. There was some quality control issues as well. I’ve paid a third party to resolve an issue instead of waiting for our warranty service to address our need as we at this time we are still waiting for several issues to be addressed.
