Although when I signed my contract I was supposed to close within 6-9 months on my Del Webb Wilmington Riverlights home, it took 13 months for my home to be built. There were several challenges during this 13 months, promises not kept and now after being in my house 30 days, there are still several things unfinished and there is no communication from the builder. I am disappointed with the quality of construction. I was not here during construction because I was living in another state. After I moved into the house, I found so many examples of sloppy workmanship inside the house and there was a major sewer problem. The basic structure, framing seems fine. I learned from neighbors that everyone had problems with their homes and some were worse than mine.

I’m a bit put off by how the service person pressures you to give them a 10 star rating and tells you that it’s a failure if they get anything less. It’s all action at the start but once you’ve rated them, they are are nowhere to be found. They ‘ghost’ you. Still numerous deficiencies that have not been addressed. We can only hope the structure is sound as the finish work is rather poor. We had to point out many times crooked door and window framing. Some were corrected however, others were just left with the response “no way to fix it”. The shower frame and doors in one bathroom are installed incorrectly, this was pointed out before closing and 2 months later this is still not fixes. Some windows are damaged, again pointed out but not fixed. Pulte is not a custom home builder, they build spec homes. Some options were not available to us because of problems with suppliers. Biggest disappointment was with communication with project manager. Currently dealing with items on repair list.

The community is great and we enjoy the daily activities. The building of the home itself was and continues to be disappointing. Actions do not follow words and we have not been able to rely on anything Pulte states. Warranty issues remain unresolved in spite of the nice words and promises. If you can put up with the lack of follow through by the builder, sales staff and non responses, this is a great place to live. Plan of doing the warranty issues yourself.

This was the worst closing we have ever experienced (& we have owned many new construction homes)! Final walk thru was only scheduled the day before appointment with Attorney for closing. Therefore, many were not completed. Many work orders had to be submitted after move-in & some are still outstanding. When we moved in there was no Gas Meter on our house - therefore, no hot water! How did this ever pass a home inspection? Two ladies came to do a "final cleaning" on our house the day our furniture was in the process of being delivered! Excellent community which is reflected in the introduction of Del Webb during the sales process. Communication during the build process was not consistent with our initial experience.. You need to be very proactive during the build and afterwards as the delivery team’s priorities affect their responsiveness to issues.

Generally speaking, my home is well-built structurally. The quality of the finish work (flooring, trim, paint) however, is fair at best. Pulte was definitely more interested in getting the house finished quickly versus finishing it well. Someone, other than local construction management, needs to have the power and authority to insist that quality is prioritized over a closing date. This is my eighth new home. We have built a number of houses and this was the worst experience so far. The salesperson Karen was excellent—professional and extremely helpful however she had to work with corporate policies. Overall in the end we are satisfied with our home but the overall experience was a nightmare. I absolutely would not ever consider using Pulte mortgage. Use anyone else—very inefficient and problematic. We had recently financed a property with another mortgage company with no issues but with Pulte they continually dropped the ball. From miss communication during the early buying process on the lot we chose to construction errors and attempts to hide issues. I’m glad it’s over and I don’t have a part time job anymore overseeing the process. We love the community but it was a hard fought fight to get here.

Sub contractos were below expectations. Too many problems of carelessness and sloppiness. Some obviously just don't care. You need to pay more to get higher quality subs. I could cite a dozen examples but its obvious you just don't care.

The Del Webb structure of the type of community and the process listed to ensure a quality build with the customer’s best interests in mind and top warranty sold us. The workmanship was sloppy and either minimal or incompetent oversight of the trades given to see that the quality committed to happens. When the problems are identified they are worked on quickly before closing. Many times the mistakes are obvious where a little attention being paid in advance would have saved DelWebb thousands of dollars in corrections. The community is great, the people are nice and the activities are great. The houses are pretty and have good layouts. And for the most part, quality after final punch list was complete seems decent. But it’s hard to find good things to say about Pulte right now. They are not transparent about their processes, communication is automated or nonexistent, they come nowhere close to meeting deadlines and six weeks after closing we are missing lots of things. Not a great experience and not a great value for the cost. Weeks of delays, terrible communication, crooked walls, shoddy patch ups, unresponsive project managers, holes developing in the lawn, late delivery of the home.

There are many quality issues with the construction of this house and the response from the builders to make repairs is slow at best. They want us to wait until 11 months for them to correct their sloppy work.

Buyers should pay careful attention to the construction of the home and look carefully at all the details. The woodwork seems to have been cut with an old blade as the edges are ragged, the paint is very think, there is no putty/paint in many places where it should be, some of the plants and grass have already died, etc.

The sales process started off great but slide into something quite horrible. We had 5 sales agents during the sales cycle. Post sale, there were covid-related construction delays and poor communications. Overall, we are glad we bought in Riverlights. The neighborhood is fantastic.

I never expected to have so many things wrong with the house. I The quality of work on the interior was quite poor. I paid for things up front that I had to pay someone else to make right. I'm here about six weeks now, and very little has been fixed by the builder.

Not What I Thought After We Moved In

First of all, let me be clear. Karl, our field manager, was the BEST ever. He was did his best in trying to schedule the trade men to tackle the items needing attended - by there was and still is a delay in getting things done. He bent over backwards for us. We paid a lot of money for our wood floors; probably way more than if we would have done it ourselves from a separate flooring company. But, I wanted to file a claim, the floor representative came out and said indeed there are many issues and would get it fixed - but have not heard anything. The building process from Del Webb (Pulte) is terrible. It’s like they have never built a house before. My opinion is they are putting up houses so fast they make numerous mistakes. There is very little quality control. They think because the framing is built off site and it’s basically like a kit that just needs to be assembled it will be fast and easy. Good concept with terrible execution. The workers that assemble the houses are semi-skillled in building houses and if they are being trained by Del Webb or Pulte, the training dept. should be fired.
