This was the worst closing we have ever experienced (& we have owned many new construction homes)! Final walk thru was only scheduled the day before appointment with Attorney for closing. Therefore, many were not completed. Many work orders had to be submitted after move-in & some are still outstanding. When we moved in there was no Gas Meter on our house - therefore, no hot water! How did this ever pass a home inspection? Two ladies came to do a "final cleaning" on our house the day our furniture was in the process of being delivered! Of course I would not permit them to clean around ...

Slopeside or ski-in/ski-out The entire experience went very smoothly. Our sales agent and builder were very accessible and answered any questions we had in a timely manner. They completed our home faster than they first anticipated, making our move in sooner than we anticipated. We love our new home and community!

The sales staff at Del Webb Wilmington was outstanding all around; totally professional and friendly and helpful. But Pulte throws these houses together as fast as possible. The builder contractors are paid by the job, not hourly, so they just slap them together. Then, they bring in the professionals to fix whatever the homeowner is able to find. Most of us know to hire a building inspector at the 10-month mark so we can submit all our warranty claims before the one year warranty runs out.

Excellent community which is reflected in the introduction of Del Webb during the sales process. Communication during the build process was not consistent with our initial experience.. You need to be very proactive during the build and afterwards as the delivery team’s priorities affect their responsiveness to issues.

Not What I Thought After We Moved In

First of all, let me be clear. Karl, our field manager, was the BEST ever. He was did his best in trying to schedule the trade men to tackle the items needing attended - by there was and still is a delay in getting things done. He bent over backwards for us. We paid a lot of money for our wood floors; probably way more than if we would have done it ourselves from a separate flooring company. But, I wanted to file a claim, the floor representative came out and said indeed there are many issues and would get it fixed - but have not heard anything. Not sure why Pulte uses a whole panel screen ...

In the middle our home being built we had a change in field managers and the details of our project requirements were not shared. There was also some third party contract pricing issues that were exposed as well. There was some quality control issues as well. I’ve paid a third party to resolve an issue instead of waiting for our warranty service to address our need as we at this time we are still waiting for several issues to be addressed.

Sales representative attentive, helpful, and not pushy. Impressed with some things in the build quality that they need to do a better job marketing, unimpressed with other things not aware of in the build. Need to make some adjustments for 55+ buyers ; like the filters for the furnace, not elderly friendly in a nine foot ceiling. Should older people be on a 9ft ladder changing the filter every month? No standard grab bars in showers and then not installed to meet Amer. Disability Act standards. Pulte Mortgage company a vey negative experience. Pulte needs to stay with building quality ...

Excellent experience with "one exception" ..................

Our field mgr and sales agent are fantastic.. The "exception" is CPI sub.contractor who did the interior walls internet wiring - quality of their work was zero - they never tested their lines and I was forced to pay several hundred dollars to another "quality" sub contractor to fix their errors and shoddy work. That is why above Quality rating is only 4 stars.

Make sure you really check drywall, painters painted floor so check for that, numerous scratches and chips in floor, upgraded carpeting is not good.

Very poor quality control. Have spent the first month in my new house getting things fixed that are terribly built including-brand new hv/av required (was without air for 4 days), dead lawn and plants due to no working sprinklers, master shower has to be rebuilt as it is totally out of square and two different colors of tile were used....the list goes on and is much more than the cosmetic, punch list items one would expect .Would never build with Pulte again

We love our house and the community with all of the activities available. A good experience from the initial purchase, design and option selections. Some quality and craftmanship issues with the home, but nothing that could not be corrected. Home was finished well before the initial completion date stated at time of purchase. Field Manager and Sales have been very responsive to all questions and concerns.

Working with the sales staff & design team was an excellent experience. Regarding the finished home, many details lack quality workmanship. The warranty team, however, has been very helpful in resolving many issues.

Del Webb home: 1. Quality of workmanship is poor. Examples: a) shower pan in master bathroom is not level, the result is pondering and poor drainage. Additionally, the metal plate does not securely fit into the opening.- i have cut my foot on this twice. b) faucet in kitchen sink is poor quality- the extension and retraction features do not work well. I expect it will fail within a few months. c) the floor in master bedroom is uneven and has rock-like substances under the carpet, which hurt feet when walking on it barefoot. d) poor ventilation in bathrooms (despite using exhaust fan in ...

Del Webb staff members work hard to fix the problems created by the subcontractors. It would be better if the problems were eliminated before they arose.
