People are all great and fairly responsive. The problem is we had to deal with 10-12 different people. Del Webb should have 1 or 2 point people that customers can deal with. Also, HOA restrictions not disclosed until AFTER closing. Should ask for rules ahead of closing. Some of the subcontractors did not do a good job, bowed walls poor painting, dented appliances, etc. The Quality Control team did not disclose any of there or fix them.

Pulte needs to pay more attention to detail. They need more help and better trades.

Lesser quality than expected also much less follow up.

Good until closed on house then no one to followup on problems or instructions on how to use smart home features which I paid extra for.

This is the 1st time I've had a home built in community that required standardized designs. I was a bit worried that this would restrict my choices. Instead I was pleasantly surprised by the amount of customization Del Webb allowed while still retaining a community continuity of design. Del Webb assigns a dedicated construction manager to keep you informed. I can't comment on the others, but our construction manager was absolutely outstanding. He made the experience painless. We feel the sales person was very helpful and guided us to choose the right home for us. Once the build began it was downhill from there. We pointed out several mistakes in the build to our project manager and as time went by it was clear the mistakes were not being addressed. Now that we have taken procession of our home it has been a month and there are so many problems with the inside and outside paint, we have mismatched medicine cabinets, our cabinets turned out very badly and the carpet tack strips come through the carpet. There are also major scratches on the windows and slider doors. There are more but I will stop there. We have submitted our 30-day repair order and now we wait for scheduling for all the repairs that should have been done before we closed. We recently had visitors for the holidays and I was embarrassed to show this new home of ours to them with all of the blue tape pointing to all the flaws that need repair. This community is very nice but they need to keep a better eye on their tradesmen due to their quality being poor. ... More

Our home buying experience went smoothly

There seems to be a GREAT emphasis on surveys even more than true customer satisfaction. I was asked to complete a survey before I knew who my customer satisfaction rep is. My project manager Ben was very responsive and respectful. He’s stopped by since closing, a few times to check on things. My sales person Valen has been less than useful. In order to get to her I had to go through corporate. She is programed to say NO without even checking. Close to a dozen phone calls to change my paint color. Her suggestion was for me to repaint it once I moved in. That’s frankly moronic and insulting. There wasn’t even drywall when I first asked. Only when I explained I would discuss with my project manager did she even check. Two phone calls to him and it was resolved. I relocated from 1000 miles away and wanted to order appliances while I was in town. I called Del Webb to ask for locations of a Home Depot or Lowes. Again, via text , I was referred back to her. When she finally responded, I was told “I have no idea“. I worked in a culture of “we strive for 5” on surveys. I’m in healthcare. I found the emphasis placed on it paramount to administration even, at times, above outcomes. Take great care of your customers and positive feedback will follow. There are too many options in the area and your potential customers are more savvy than you give them credit for. Still waiting for multiple chips in tile to be fixed. Del Webb have great designs on three different tiers homes. We choose the premier collection. Homebuying experience was good. We put a down payment for our house in late May or early June. Del Webb delivery date was set around late September or early October. The house started construction in mid June. Mid September, Del Webb gave us the delivery date of Oct 12. On Oct 12, we did a walk through and took possession of the house. On Oct 15 we moved in. After settling down and took the first shower in the master bath. We discovered that the water didn't drained properly toward the drain hole. We contacted the construction manager. The problem was fixed 2-3 weeks later. Other minor issues that we found are drywall and interior painting. The drywalls were not mudded properly in most room. I can find a lot of shadows on the drywall at night. Ceilings had the same problem. As for painting, I used the free gallon of paint provided by Del Webb to make a lot of touch up all over the house. Overall, we like the house. The quality of workmanship was not good as expected. The community so far is good. The clubhouse is yet to be open ... More

Promises may not be kept. Pay attention to the process. Many things were told to us and they were not true. The actual building crews lack safety concerns, leave trash at the building site and just do not have experience in home building. The construction supervisors are trying to do their best with what they are given to work with. This experience has been all Pulte's way. There were no change orders accepted. None.

It was a great experience.

Our experience was excellent. Our construction manager John was the best. He took his time and went over all that we needed to know on our new home. He made a point to follow up with us to make sure all was well.

Buying an inventory home was a quick and seamless experience. From the front desk staff, to sales, to closing we dealt with experienced, knowledgeable, warm staff.

We were pleasantly surprised with the frequent communications were had with our builder, Kristen. We felt we were kept up to speed with each phase of the build.

Having a trusted expert like Steven made for a satisfactory experience. He was very knowledgeable about the entire process and addressed every problem as a real pro

The entire experience was excellent. From viewing the model homes and the worksite to getting weekly updates from the project manager to an informative walk through to easy close. The house came out beautiful - with no issues or complaints! A few minor things had to be addressed and they were done quickly!

Overall we are satisfied with the Del Web experience and are enjoying out new home.

My builder was fantastic as he kept me in the loop with weekly updates.

If the construction team worked as hard at insuring a quality build as they did in pumping up their evaluation survey things would be much better. We are here over a month and still do not have the ability to utilize the entire home, garage is full of items that are pending move in as well as storage here in Orlando and south Florida. Neighboring construction seems to be disastrous with work being done second and third times and no signs of construction managers. Outhouses line the streets, trash regularly thrown around and the street is packed with mud. Its seems unusual to install cabinets in homes that are wide open and there is no real sign of order or management, just guys that show up and work then leave with messes tossed about the site and bottles with urine tossed in the back conservation area. Disgusting! Pulte really needs to get the field managers out of the nice model home they are offices in and actually out on the job site. Our neighbor was apologized to by one construction manager about the excess port-a-potties with doors that swing open and smell, indicating he thought they were picked up two weeks ago. There were many surprises in the process. Overall, I am surprised by the craftmanship and the lack of efficiency. The costs of the inefficiency must be mind blowing. Lights and air left on with doors open; sprinkler head breaks so they turn off the water killing grass and plants instead of fixing $5.00 item. But Jason in warranty has been a lifesaver. Jason has made everything right. He needs to be recognized.

We were surprised and disappointed with the lack of customized options in a near million dollar house. Finish contractors were of mixed quality, however, our final construction manager corrected everything quickly. He was a gem!

I am happy with the honest and forthright approach of the Sales Staff. I am very happy with the Communication I have received throughout the building process. My Construction Manager kept me very well informed during the building of my house. He also has been very good at following up and correcting any issues discovered during the post construction period. I have yet to meet the person who is to address any other post construction issues that occur during my home’s yearly warranty period. My only comment would be that it would be advantageous and increase Pulte’s Sales to have someone local as a contact especially for us coming from out of State. ... More

The overall experience with the purchase of a home at DelWebb was good. My main complaint was that the closing date was inflexible. We wanted to change this date by 1 day and they said that was not possible. There should be at least a 4-5 day window that the assigned closing date can be changed especially since many of the buyers are out of state. In addition I was not pleased with the window protection screens that were provided should a hurricane hit. These screens are totally inadequate and the builder should have provided a more durable protective product such as plexiglass coverings even if the purchase price had to be increased by a few thousand dollars ...
