As an out of state buyer, we wanted constant updates on the construction timeline. Gustavo kept us apprised every step of the way. Gustavo answered any and all questions and concerns in a very timely manner. We came into town twice and both times he met us at the site and walked us through our home. He was extremely thorough. We love our new home! Thank you.

Overall my experience building, buying, and living at DWBexley was good. I particularly like the size and location of this DW community. I moved here from a bigger Del Webb community in Florida and was familiar with the style of homes and the amenities offered. Unfortunately the cost of homes and the cost of living is higher in this area of Florida. Within the first few weeks of living here I have reported a few problems to warranty dept and they’ve been generally responsive.

I had an excellent experience with my sales staff person and my construction. They were professional, available to answer questions and give honest guidance.

It was exciting buying a new dream home until we moved in! Josh, our superintendent went MIA after begging to be rated all 10's (which we did up until move in he was great - afterwards he GHOSTED us). We have had some major issues after move-in including 5-ton A/C unit which is destined to fail imminently, a non-working oven which was installed as electric when we paid over $5K for GAS package appliances, still waiting for touch up paint which is badly needed and should have been delivered at closing, NO cable conduit was laid for TV, Internet, computers etc which took 4 weeks to get (we had to increase data on our cell phones to get anything at all costing us a lot of $$ out of pocket), a huge CIRCULAR (??) break of drywall over 2 ft. wide with NO SUPPORT behind it (studs are 23" apart) and NO BACK UP FROM PULTE, sheet metal variation on chimney over cooktop hood and we could go on and on. These are rather large issues Pulte got our money at closing and now PULTE DOES NOT CARE!! ... More

Make sure to stay on top of your construction manager throughout the build process. The quality off the work by the tradesmen is sloppy and the quality of some of the materials is less than would be expected for a home at this price level.

Brian was outstanding. I have had seven homes built during my adult years, he is by far the best person I have worked with. He tried to meet our every need or desire during the home building process. We have been totally satisfied with this entire process..except the landscaping and the finished drywall. We are taking our drywall issues to Brian. Lets just say, to make this house a true high dollar house, It needs to have sanding around almost every outlet done. And before we closed, we made a deal with Brian that this home needs two coats of paint due to them forgetting to round the corners. Brian and the lead paint guy assured us on Friday, that by the time we were ready to close, they would have a second coat on the entire house. We have area's of wall that still don't have a first coat We were told that we would get at the minimum three gallon plants, not true. our landscaping looks like it was pieced together using leftover sod and bushes. We have multiple areas of no sod at all. Our tree in the front yard is dead, yet still it's in the ground. Very Shabby for a home that costs as much as it did. ... More

Had a very good home buying experience with Del Webb Southern Springs in Spring Hill, TN. From Design to Mortgage to Build Quality and Closing, Del Webb and Pulte Homes provided great customer service and excellent communication. The Construction Manager sent us weekly emails with pictures on progress. He also was very responsive to questions and concerns. I would say the same for the Pulte Mortgage team. Build quality was very good with two exceptions. The builder's painters were pretty sloppy with the overspray, especially on the floors. We are still cleaning overspray from floors as we fully move into the house. Also, the quality of the concrete pour and cure in the garage was substandard. They did a great job of grading it to run down to the driveway. But the concrete is already cracked (summer pour), and the flex gaps look like they were hand drawn by a kindergartner trying to draw a straight line. Just a note that Phoenix Systems and the Builder Technology Team (Smart Home and Low Power electrical) are not very responsive. We have been in our home for almost one month, and we still do not have a scheduled smart home orientation from Phoenix Systems to walk us through the smart door locks, MyQ Garage, and wifi range extenders. We are supposed to get "white glove" service and an orientation , but we have not gotten anything from the team. Please know that you will not get your Lodge access badges from the Southern Springs HOA on the day you close. As a matter of fact, the HOA will not give you access to anything until after they verify your home purchase after closing, so don't expect access to amenities at closing even though you pay your HOA dues with the closing. Plus, you will need one check for your access card and another check for your community name tag for anyone other than the primary homeowner and spouse. Also, this will hold you up from getting HOA approval for any upgrades to the home you might be considering having done BEFORE you move into your house. This is because they will not give you access to the web site for the HOA approval forms until after your closing. So, we could not get a concrete patio or fence installed the week after we closed because we had to wait until after closing to submit the requests for approval (so inefficient). Oh, and the approval committee for large projects only meets once per month at the beginning of the month, so make sure you have your package ready to go so you can submit immediately after you get access to the web site and the online forms. Then, run your checks (yes, these cost money) over to the Lodge (that you don't have access to yet). My recommendation would be to shop around for yard irrigation. Performance Lighting and Irrigation does not answer their phone and only seems to respond to email. Their seasonal maintenance seems expensive to winterize In the Fall and open the lines in the Spring. Plus, they are tremendously expensive if you want to make a change to the system and cut or cap lines for things like a concrete patio extension. They want to charge me $1800 to dig up, cut, and cap a few lines to accommodate the concrete patio. And, no, the builder would not allow us to make this adjustment during the irrigation installation. The technician who provided my orientation was nice enough, but he did not show me where all the heads are or whether or not they were working and pointing in the right directions. We have had problems with the electric, things happen, but we scheduled for the electricians to come out, and they showed up in the morning when we had an appointment in the afternoon, now it cost me another day of work, or I have to wait as I scheduled it for 28 December, Unacceptable. We have a complete wall of electrical outlets to shut down everything on the wall to include the . They messed up the shower and we noticed it the day after we moved in, when we took a shower, they came out, took a measurement 11 days ago, we have heard nothing from them again unacceptable. It seems that everybody bent over backwards on this house every step of the way, everybody’s being wonderful, sign the paperwork, give you your money, and now we’re second rate citizens. ... More

Our experience with buying a pulte home in the del Webb community was very good. Our questions and concerns were always met with care and professionalism.

Our Construction Manager, Spencer was great. He communicated regularly, he took care of things quickly and he is still helpful with recommendations for vendors etc.

Very poor experience with purchase and quality of this house.

Rely on your construction manager as the house is bing built. Communicate often and build a rapport. it will prove valuable in the end.

Superior quality workmanship. Attention to details like the crown molding was great. All personnel I had contact with were amazing. They never got tired of me asking questions and answered every one.

The best thing about the experience with Pulte was Nathan, the construction consultant for Pulte. He was personable and professional and was always there to answer questions and take care of problems. During the construction process, he sent weekly emails, with photographs, to keep us informed about exactly what was going on. Before the closing, he thoroughly educated us about our new home, and he promised us that any residual problems would be taken care of, and he stuck to that promise. Even a month after closing, he has continued to help us with some unresolved issues. We were lucky to have Nathan as "the face of Pulte." Nathan is a class act all the way. ... More

Our overall experience was very good! We are out of state and felt very well informed throughout the entire building process. EVERYONE we worked with was so nice, helpful, and responsive to our inquiries. We love our home, it is not only beautiful but we're confident that it is very well-built. I wold recommend hiring a good realtor (thank you L.T.) before you even walk in just to have that extra level of customer service.

We moved into a house that had been sitting for about a year, so we knew everything would not be brand new. At first, the superintendent was very responsive, but after the 10 day fixing period, things have slowed way down. We had an independent home inspector go through the house and point out issues that we would not seen on our own. For example, the roof had a leak at one time that is fixed and there are issues on the roof that will be fixed. But we have a spot under the carpet that is missing pad and we are still waiting for an answer on that. We have sent the report provided by the inspector to the superintendent and Pulte Warranty. We understand that some of these small issues can wait for the year follow up, but some we would like taken care of ASAP. ... More

We moved from out of state and we were promised by the site manager and sales team that all the issues that were reported would be taken care of and the house would be cleaned and move in ready when we arrived. That was far from true. We arrived three days prior to closing and were told by the site manager Josh that everything would be completed before closing. The house was filthy and needed many repairs. Including but not limited to: filthy tile floors, floor tile grout all over floor boards, damaged kitchen drawer, trim missing around dishwasher, cracked tub and shower unit, provided front yard landscaping poorly done and 7 dead plants when we arrived which were never replaced, and subsequently all plants died due improperly installed watering system. Kitchen light switches improperly installed hanging by one screw. Then you are promised they will show up to make repairs and never show up for scheduled appointment's, we are now hearing from many in the neighborhood that this is a very common occurrence and they just hope you will go away and stop requesting repairs, It appears if we want anything fixed we will have to do it ourselves. The neighborhood gossip have made it very clear this is a common practice, promises made and not kept. Even at your one year warranty we have been hearing nothing gets done, more promises and again not kept. So buyer beware! ... More

Several problems were not resolved. Most of the window screens do not fit properly into their jams. On just stick out and will NOT fit. I think almost all are just a bit to large for the jams. Shower can NOT adjust flow, temp yes. All the outside drain and sewer access cover have been painted over and will not open with out possible breaking .

Salesman was easy to work with and extremely accommodating. Construction supervisor was fantastic and very responsive. Mortgage loan officer was knowledgeable and forthright.Overall a very pleasant experience and we are thrilled with our new home.
