Starting with Megan (Sales) the service and support was fantastic. She understood what we were looking for, and set about putting a proposal together that matched our needs. Always responsive, which is important for me. Moving to Robert (Construction) he did a great job communicating and listening. Regular updates and pictures on the build helped us see what was going on, without living in the area. Very responsive and regular communications made the build go smoothly.

Del Webb at Viera finished our home within the original time estimate. We had a great construction manager that gave us weekly text updates with pictures. Overall quality of work was good. There were some issues that were corrected prior to closing. We have several minor warranty issues that were quickly responded to and fixed. Very pleased so far going into our second month in the home.

Stella in sells was a little difficult to work with and a little pushy. Steve has been better to work with but mostly things were done when he took over. My advice to others would be don’t let the sells people push you into making quick decisions. Know what you’re getting into upfront. We came from a custom home experience to a production home experience. It’s very different.

We were so excited to have this house built and our move from South Naples to Ave Maria. Our sales person was over the top helpful from start to finish. But after closing, the number of functional issues we have run into, that should have been discovered prior to closing, is very frustrating and disappointing. Too many electrical issues (one dangerous), windows that did not open, and....... We have spent over a month (and still going) of constantly having contractors over handling issues. I do have to give Del Webb/Pulte a good grade for taking care of the issues on the back end but so much of it could have been caught if the folks that are paid to check the house from top to bottom did a better job. I don't think it is too much to ask that someone test the outlets or make sure that every light has a switch to turn it on. It just does not seem that during the construction process that contractors are being held to high standards. The contractors that handle the warranty issues know exactly what needs to be corrected because of the pattern of problems created during construction. I am just not sure that Pulte understand the amount of time that the owner needs to take to get these issues corrected and to be around waiting on contractors. I hate to write a bad review. We love our new home but now question the quality. I am hoping that a year from now we can move on from some of the very large issues and I can write a better review. I thought the whole process is just average! I believe they kind of rushed the whole house build! The quality is below average… had to deal with things like doors not level or closing correctly. Many hinges still have paint splatters! I even had a window screen put in severely bent! For an $512,000 I would expect better quality!!

Tanya ((sales) and Brogan (production) are terrific people and excellent to work with. Tanya especially kept us informed and/or resolved problems (very few) as they occurred. Overall I'd say our Pulte contacts rate a 10 out of 10 stars.

Pulte homes are well built and any questions or concerns are handled immediately.

My concerns would be with the houses, as offered before options, are not really quality homes. Quality as in 24 inch center roof trusses. 24 inches seem a bit far apart but that would be a way to save money on building a home. If you do not take an upgrade option in anything, you will get sub standard materials (sinks, carpet, fixtures, etc) in the home. If you pay more for options, the materials are a bit better. For the cost of the home, seems like just offering a better grade of materials would be better than sitting across the desk talking about upgrades that really should be standard in a home. A good example would be paver driveways and walkway. This should be a standard for homes since it seems no one takes the standard concrete driveway / walkway. Why are pavers an option when concrete driveways / walkways are somewhat discouraged? Carpet is another example of placing quality carpet in your home rather than sit across the desk and discuss optional upgrades. Almost seems like the folks offering upgrades get a bonus for you obtaining upgrades rather than have a comfortable home. Are the upgrades offered really increase the value of your home if and when you decide to sell? Some upgrades do help increase the value of your house but I am not sure about most of the upgrades having weight in determining the value of a re-sale. ... More

Salespeople were knowledgeable about their business and the construction department was fabulous. All aspects of the company so far have been exemplary.

Thrilled with my new home and all the people who made it happen - lots of TLC from the very start and along the way.

This being our first experience building and owning in a 55+ community my wife and I are rookies for sure. I have worked in the construction industry for my whole life so I speak with experience in the trade. The buying phase of the process went well and without a hitch. Lisa our sales rep was fantastic and guided us through the initial lot and home purchase and was super helpful. 3 months later construction started and we were introduced to John our construction manager who equally was superior throughout the building phase keeping us informed and up to date on any and all issues. Being from Pennsylvania the communications and updates from John were appreciated. Structural and mechanical phases went well and were sound as well as the masonry work. We are currently working through finish carpentry and painting issues which are of concern namely too much debris on drywall not cleaned up before finished paint, moulding install and finished caulking sub standard. Too many dents and dings and scratches on doors windows and hardware. The problem is a lack of pride of workmanship and accountability for whatever the reason. On the flip side we are having the issues addressed through the warranty team and hope to have them alleviated soon. One public issue of concern is the slow approach to the amenity complex completion date. We as residents are paying nearly full HOA dues and feel deserving of a timely completion of the campus. Overall it should be a great place to call home and enjoy life in a beautiful community. ... More

Builder is inflexible. Talk about quality process but it is anything but. The house itself is solid but the finish work is terrible. Lots of promises not followed through. Lack of coordination and poor scheduling process. Multiple things not done correctly the first time. Too many unskilled workers and inconsistencies.

The entire experience was excellent.

Covid was not your friend if you were building a house. The 18 month process was indeed long and at times frustrating, not to mention the historic price increase in such as short period of time. However, our Del Webb sales person and construction manager kept in touch with us on a regular basis with updates on progress and provided pictures. Material and worker availability affected the entire country, so we understood. After finally moving in, we love the house and found very few minor issues that were handled immediately. We've only been in a month, but love the house and community. Best decision we ever made! ... More

The price to own and live this community is GREAT

We had an excellent experience building in Stone Creek, Ocala in sales, design, construction and closing. The Stone Creek construction management team was responsive to every detail following our walk-through. The sales, design and closing team were all excellent.

Overall a good experience. Construction manager did a great job overseeing. A little over 5 months from start to finish. No major issues. Home came out nice.

My how things have changed for the worse. A Del Webb home is no different from any of their other divisions or their competitors. The overall quality of our home is borderline atrocious. Mounding isn’t properly cut and fitted, tile work is slightly better. Wall texture is totally inconsistent. No amount of caulking, which is improperly used everywhere helps. Landscaping is as poor of quantity as one can get away with. Everyone who works for this builder has a lane, and in it they stay. Nothing with this build happened on time. And excuses flowed frequently for every imaginable issue. So far our del Webb experience leaves a lot to be desired. And I’m pretty sure I am not alone with these sentiments. ... More

The Carolina Gardens Community is great! Lots of wonderful people to meet. My only complaint is……. Being in an OVER 55 Community ……67 years old and living alone ….most everything needs to be done online on a computer ….And Not a phone. I totally understand that this is the times now but after a certain age my technology knowledge is not one of my best abilities. I asked my salesman if I could get a printout of all the paperwork and he said NO! Straight out No! I don’t have a printer and spending close to $800 thousand on my home I did not feel I was asking too much. How was l suppose to easily read and view all my paperwork and contracts? It’s hard to scroll up and down over a hundred pages on a computer or phone to look up information with the typed letters being so small and the buttons so tiny. It would have meant so much to me if I could have just gotten a print out! I would have loved to hear SURE THING! Was I really asking too much??? I finally got a friend who helped me get it all printed out and feel so much better. Remember we are senior citizens! Don’t need to concentrate on things like the dishwasher was raised a few inches to help with the senior citizens back issues…..concentrate on listening to the people needs. Technology needs! ... Contractor response for warranty issues brought up with Pulty are poor

Now I realize I bought an expensive track house. I worry about the future of the Sun City “neighborhood” concept that it was built on. Now the emphasis is on how many homes can be built and how fast. Infrastructure and amenities no longer come first but only after most of the homes have been built. Very disappointed in the Pulte model of Sun City.
