It was a good purchase.

Everyone we encountered is very nice. However the materials used are poor quality and the installers/builders are not trained very well. Items were installed incorrectly and repeatedly had to be re-installed. A tremendous waste of resources. We love the Del Webb lifestyle and are enjoying living here, but our home building experience was not pleasant. We hope our home survives past warranty.

While the community has great amenities, the new home building lacks quality. They changed the style of the homes and they all look alike. Not enough details on the elevations. I wish I would have bought a resale as the older homes are much better quality. The new homes are on much smaller lots….so they can fit in more homes. Pulte will cut every corner they can financially. You pay top dollar for a mid-quality home.

Participate in all inspections and ask questions.

Rafael and all the staff we worked with from Pulte did a great job. We could not have asked for any better.

The home buying experience was rushed because I took over someone else’s purchase. There were corrections that needed to be made prior to closing that were not completed. I became aware of them two hours before the closing. I was promised at the final walk through that they would be completed. Days after my closing the project supervisor was dismissed so there went my promised corrections. There is a lot more to say, but I think one of the last things I will say is that my closing was classless, I met with an attorney, there was no Del Webb/Pulte representative, I didn’t get a welcome plant, keychain or even an envelope for my closing paperwork. I understand that the developer owes me nothing, but for the premium I paid for this home I think a keychain or a plant is not a lot to ask for. Do better Del Webb/Pulte. ... More

Project took longer than expectation set

I am so pleased with my decision to purchase this home. The entire process exceeded my expectations, and I feel value received is outstanding.

We noticed in several locations where there was paint spots/drops on wood flooring and carpet. Painting should have been finalized prior to laying wood floor and carpet. When baseboard were installed it's obvious that painters came behind the molding installation but did not tape off the areas before painting. Glass shower seams did not get properly caulked, having some water penetrate the seams. Shower caulking was poorly done. Found concrete on front porch stained from building materials. At final walk-through exterior of the house not power washed.

Overall, the condo looks great. When we asked the sales team why one side of the building was considered 'premium'. The response was that they do not decide but they are told by their management which side is considered premium. Of course, we do not actually see our condo until it is finished, and we do the walkthrough. It is then we found out why one side was considered the premium side of the building. In the unit we were interested in purchasing, as you look out each window on the east side, all you can see is a state owned impounded, car lot. We asked if there were any other available units within this building. We were able to view them and liked one of the units shown to us. We asked if we could swap units and purchase one on the premium side. The sales team could not answer but later that day, we were told their immediate manager said no. We asked to speak to the manager. A call was to take place the next morning. We had decided, even though we had put down the required 15%, we were ready to walk away from the condo. Once we talked to the manager the next day, we told him we were not living in that unit. He agreed to let us change out the condos. After being here a few weeks, we found out that the impounded car lot was an ongoing issue with several residents within the community over the last two years, so we now also knew the sales team obviously knew and withheld that information from us. As for the quality of the condo, we have noticed some issues. The AC/heating unit is essentially outside the condo. I can see it is insulated and has a small heating unit, but it is separated from the rest of the condo. The problem is that this is New England. If we lose power in the winter, there is a good chance that significant damage could be done. I am told this has happened already to some of the units at this complex, mainly pipes freezing. We were also told to check on the heating unit during the winter just to be sure it is still working. Apparently, some of these heating units stopped working but most were discovered in time to have them repaired/replaced. I have been to several condos in Florida and they put their units in the interior of the unit. The hardwood flooring was not installed correctly. There is also some type of glue that someone dropped on the hardwood floor. We have notified Pulte personnel, and a work order has been submitted, but no date as to when they will be here to repair. We were told that they are busy and will try to schedule us in when they have time to get the work done. The screens in the window do not sit flush with the sills. I am constantly pushing the screens down, but they seem to manage to open up that little crack again allowing these little annoying bugs (gnats, mosquitoes, and one-time yellow jacket) into the condo. The lights, faucets, and hardware in the bathrooms seem to be whatever was laying around at the time the workers were installing them. We have a mix of brushed nickel and chrome. There does not seem to be any thought in what was picked to install the bathrooms. The last three items are more annoyances than anything else. But when you purchase something brand new, you expect to have quality work done and not looking at something that appears to be thrown together just to get it off the shelf. ... More

Sam did everything he could to make things right.

As with most new construction problems are on going prior to closing and continue following that date. However, a rating of “10” from us to sign off at closing was expected. We were far from satisfied with a finished product at that time, but simply wanted to complete that phase of closing. We felt considerable pressure to rate the completed project too high at that time.

Our experience with all the Pulte Home people was exceptional. From the sales process through design, electrical selection and construction management. Very professional, respectful and helpful through the entire decision making process.

Lots of issues due to poor craftsmanship. Now I must spend time waiting for repair men to to come and go for things that should have been addressed prior to closing.

This was about as easy as it gets to purchase a high quality home.

After having good experiences in building 3 homes, our expectations were high after reviewing the home building stages of Del Webb's homes online. We experience none of the process that was advertised, until we complained, and then we still only received 1 of the building stages of the presentation. We had 3 different construction managers who did not communicate with each other which caused us to missed opportunities to make changes we wanted before the final deadline. We visited a different location where we chose the model we wanted to purchase (due to our location was not completely built). The Sale Rep was unaware of certain home features at our location where our house was going to be built, which caused us to miss opportunities to purchase other features. After closing we could not live in our home due to the infestation of insects in the home, and a tub I could not use for a week. I was very upset and hurt for the first time in building a home and our last home for retirement. Numerous cosmetics and some structural issues, which was surprising for the price of our home, and still ongoing issues approximately 30 days after closing. We never heard from anyone of our concerns during our building process after we made two attempts, through customer service and corporate through our survey process. We are currently working with a wonderful Customer Care Manager to address our concerns, and issues with our new home that's the only reason why we marked "Trustworthiness" and "Responsiveness to issues" a 3. We are hopeful these issues will be resolved soon. We wanted to be honest about our experience so no one else will have to deal with these types of issues moving forward. Sales support was excellent construction manager has great customer, focus and follow through on all items

The sales-rep (Alex), Construction Manager(Ryan) and warrantee manager(Jason) have all been exceptional. All get top marks. It's odd that Del Webb keeps saying "Congratulations" when they should be saying "Thank you". The purchase process is almost deliberately confusing and is not client-focused. I asked the online team one question and the response was non-sensical so I did not communicate with them again.

Overall satisfied with our new home, disappointed in the quality of interior paint and wood trim. Everyone at the sales of was professional and responsive.

The buying process was very easy and the sale staff was excellent. However, now that I have moved in, and paid in full my new home, I have experienced a large number of construction flaws and the response to get the issues fixed is unacceptable. I have no return on my phone calls nor text messages, I feel very neglected by a builder whose contractors did not complete quality workmanship and the final inspection should have corrected the problems. I am not a happy customer as I am left hanging waiting for someone to not only acknowledged the problems but will send reputable workers to fix the issues in a timely manner and communicate with me on an ETA. Having the shelving of the master closet collapse and tearing the drywall to mention the latest is very dangerous, I am afraid that the shelving system in the entire house is weak and could become a danger, Having exposed wiring was also dangerous. Sending an electrician who does not follow the work order and does not complete the task is neither professional nor acceptable. At this point, I am very disillusioned with my purchase and will think twice about recommending Del Webb and Pulte ... More

House was not properly cleaned before closing. Closing was postponed several times and we were not able to move in until about two weeks after closing. Painting required a lot of touch and redoing. Calking quality in bathrooms and other areas was poor and had to be redone. Trim was missing and front door would not propery close. Rear patio was below ground level and flooded. Our original sales lady, the construction manager and warranty manager have been helpful in getting most of the required work finished but there are still outstanding items and issues.

Warranty issues need to be addressed with some urgency. Toilets were cheap and seats should be self closing. This is a low cost feature. Sales need to offer more options and time to consider.
