The construction supervisor, William, was GREAT. I give him a 10 out of 10. He worked with us and kept us updated throughout the construction process. The follow up person, Robert, that is supposed to pickup any issues still open after closing on the property has not responded or followed up on anything. He gets a 0. The sales agent, Carin, was very good. She gets a 10. We have a problem with trying to change our mailbox. It is located at the top of the row and my wife is too short to see inside the box and hard to retrieve the mail. The Closing Coordinator with Pulte Group, Rita, keeps insisting that we will have to receive a handicap box which requires a letter from my wife's doctor. To be clear, we DO NOT want or need a handicap box and have NEVER asked for one. She also says that all of the boxes have been assigned to all addresses in the community and can't be changed. She further said that the Post Master is in charge of this. But my wife spoke in person to Patrick, the Post Master, and he told her that Del Webb Pulte has all the keys and that Pulte was in charge of assignments. I am sure that Rita still has at least 100+ homes that have not been completed or even started and therefore those mailboxes have not been given to homeowners yet. Rita further suggested that my wife bring a step stool and a grabber to retrieve our mail. So, for the next 25+ years, she will, rain or shine carry a stool, a grabber, and many times an umbrella to the mailbox and then carry all of these items plus our mail and packages or boxes back to the car. What an absurd idea. Rita gets a MINUS 10. The grass from our property line to the lake was never put in. There are completed homes on our side. The ends and across the lake had grass installed several weeks ago. Our whole section has weeds growing higher every week and the dirt to the lake is eroding away. Another 0 for the HOA. ... More

We haver purchased several Pulte/Del Webb homes over the years and always have a very positive overall experience. This time was no exception. Zach, our sales person was very cordial, knowledgable and extremely accomodating. He went to exceptional lengths to meet our requests and needs. Josh, our building supervisor has been a pleasure to work with. He has been very responsive to service requests and quick to followup on any inquires or remedies.

The process was beyond frustrating. The walkthrough was scheduled before the property was even remotely ready to be shown. Many items were identified that needed to be addressed. To date all items have not been corrected. The home was dirty - foot prints on counters, windows not washed, floors not swept or washed… it is unbelievable the way the property was turned over. There are still issues with damaged walls, bulging tiles and painting needing to be done. I would not recommend anyone to purchase here. There was not enough attention paid to detail. The quality of the work is beyond poor. We signed off to move in believing that there would be immediate follow up. That was a poor decision. ... More

Devon was great as our sales person. Answered all our questions, was prompt to answer emails, etc. Our house was finished within the time frame given so it worked out perfectly for move from my old house. Think workmanship is very good. Am very please with my purchase.

We had a good experience. The only issue was the painting job. We like our home & love stone creek.

Just a very good experince

Was told many things that later discovered untrue. 1) elevation and color of house: couldn’t pick what I wanted because had to “space those elevations and colors” on street. However, I see multiple houses in a row with same elevation and colors. So rules evidently changed 2) HOA dues presented as one thing but turning out to be something else 3) improper sizing of appliances sold through Del Webb Too much finger pointing between HOA and vendors. Trying to figure out “who drives the boat” - not one person is in charge and no one knows what another department is doing. Having built 3 homes previously, with generally very good to excellent experiences, we were shocked at how horrible this building experience was and how disappointing the end result upon move-in was. The issues are too numerous to list all, but some of the more egregious ones follow. First, fighting for months to get garage door windows and front glass door to be impact-rated in an “impact-glass” community and in accordance with Building Code in a Wind Bourne Debris Region (This involved personally sending DW relevant building code multiple times, having private inspector detailing in report, reaching out to upper management and attempting to make them understand that the paperwork that they provided to the county and to us did not match the installed product, and finally eventually having Brevard County Code enforcement sending someone out to inform DW that doors were not impact-rated as required). Next, supervision and quality control was limited to nonexistent: workers urinated in our guest bathtub (urine marinated there for 6 days before being emptied out/cleaned - tub was eventually replaced) and defecated in both toilets with no water service (toilets were eventually replaced prior to closing). In addition, Our luxury vinyl plank flooring was installed in a non-climate controlled environment (no AC in 90+ degree weather) invalidating the manufacturer’s warranty. The builder had to rip it out and replace it once the air conditioning was turned on. Communications were frequently inaccurate. On the day of closing, the house was filthy, had numerable bugs, spiders and spider nests covering walls and ceilings, unpainted window sills and numerous touchups needed, paint/grout splotches on floors… We think we are finally rid of the indoor pests after having our own cleaning woman spend a considerable amount of time cleaning up. The keys we were given at closing did not open any of our doors. The house has pockets of a “grease” smell that’s disgusting. Upon hectic move-in, we realized that there was no coat closet, the builder apparently forgot to build one despite being clearly documented in the the blueprints. It is currently under construction post closing. This experience was beyond awful, indescribably painful, and in an entire league of its own. We would not recommend that anyone use this builder unless like us, they want to be in an impact-glass, 55+ community in Brevard that eventually, once Amenity Center opens one year later than originally stated (now summer 2025), should be very nice. On a side note, several items promised upfront have now changed. Temporary “Lifestyle” House was to have a pool, but will not. HOA fee was to include Internet/TV but now it appears, per most recent newsletter, that this will be billed to homeowners. ... More

Since closing I cannot get anyone to take responsibility for landscape concerns. My project manager has left. A different PM has not responded to my text and another PM said to contact warranty. Warranty said they did not handle landscaping and contact the builder.

I felt that the tradesmen were very responsive. My salesman was very responsive and helpful. Overall, my experience was very positive!

Had a great experience everything was as promised

Dealing with Pulte mortgage was a tedious experience. Pulte insurance was horrible, they presented an unrated carrier with horrible reviews on their claims paying. We paid to have our garage floor epoxy coated; they applied the coating over cracks. When I asked why they didn't fix them first I was told " we don't do that". We should have been told to have done by an outside contractor that does the job right. So far the warranty department has responsive.

Sales experience felt dishonest. The homesite we chose and even offered to put money down on and was promised was ours. (once it was released into inventory) Was sold a week later to someone else knowing that we had already committed to it. The explanation we were given was "My manager screwed up." Since then we spoke to the people who bought our lot and they shared with us that their sales women told them that they better make up their mind quickly, because she knew someone else wanted the lot and that they were going to have new neighbors who were upset at them for buying their lot. Our salesperson, Colleen L and construction manager, Jim L were always responsive and a pleasure to work with. The quality of construction Is generally very good, although the fit of the trim could be better. Also wish we had a better choice of electric ranges or the option to shop for our preferred brand. Otherwise, we are happy with our Adelwood home.

Can’t go out to my backyard or send my dog out there since it is mud. No one seems to want to help.

Biggest thing for me was communication and that’s something they did very well, from the sales person to the construction manager we were kept informed throughout the process and were invited to see different stages of the building process of our new home. Very satisfied with our home

As we’ve learned from other Pulte built homes, you buy for the community, not for the workmanship as it seems to definitely lack in a Pulte built home.

I love my Del Webb North Ranch home! Great community, beautiful club house, gym and pools. Lots of activities.

Both the sales associate (Bruce) and construction manager (Mateo) have provided exceptional service through our search, purchase, build, inspections, closing, and post close punch list. The design process was a bit of a challenge, but in the end Pulte was responsive to all of our requests. The quality of the workmanship was pretty good for a mass production home. When issues were raised they were addressed in a timely manner by the Pulte Team. What might be the best example of the great service is that the entire team continued being responsive even after closing. 5 Stars

The ratings mirror the experience. Personnel very nice & try hard. Building specs not as nice.
