Every aspect of the home building and buying experience went well!

My experience with Dell Webb was smooth , I purchased my home during covid so there were some delays . Which I expected , supply chain delays , workers being out and such . My sales agent Holly was great . She kept me informed and sent pix of progress regularly. Construction manager , Jake was always available for questions and responded quickly. All in all everything was handled professionally. Even my closing was smooth , done virtually. Acctually signed all my docs in the airport waiting for my flight back home after my final inspection in person. Very pleased with all involved . Once moved in Lucy was able to guide me through what I needed to do and she did all with a smile . ... More

Date: 31 August 2023. Subject: Quality of the outdoor water drainage in the areas around my new home. I am writing to make the community managment aware of my deep concerns regarding the possibility of damage to my new home by large amounts of outside water from heavy rain or snow which might flood my home's foundation and/or basement due to poorly designed drainage of the community land surrounding my home. Please examine the photos I send with this query. I do not claim to be a civil engineer but it appears little thought has been given to how my home might be affected if the surrounding areas are not of the proper level and slope and reinforced as appropriate to properly handle heavy water saturation. I note some areas of the community have stone walls and other structures which appear to be designed to ensure good drainage but the area surrounding my home has no obvious drainage related structures of any kind. Quality homes are expected to be designed to withstand all reasonable weather possibilities. I wish to discuss this issue in person with community management and receive written assurances that upon news of a coming severe thunderstorm or heavy snow storm I will need not be concerned with water damaging my new home. ... I really enjoyed my entire Sun City experience. I had a great sales lady Jodi. She was super honest and her communication was awesome. I felt like she really wanted me to move here. My home builder Jeff was even more amazing. He was always ready to speak to me and walked me thru all of my dumb questions. He also was very genuine with me. I liked that. Now that I'm here in Sun City I couldn't be happier. I absolutely love it here.

After driving thousands of miles to get into our new home we discovered that our brand new washing machine (that we purchased from Pulte) was leaking water. It took three phone calls and a heated conversation with the Customer Care people to finally get someone from Pulte to respond. They refused to replace washing machine even though it never wash one load. Their warranty states it will be repaired not replaced. Three weeks later and it still has not been repaired. No parts in stock to repair.. Totally frustrated!!

My experience was good from the beginning until the house was ready. The builder pay attention to details on correct things that needed. I did not have any issues.

From beginning to end of purchasing our home DelWebb was very helpful and made the process very smooth and easy to complete.

House was not cleaned. I have had cleaners redo tiles and flooring all around. A lot of glue stuck to floor. I have paid to have it taken care of. I was told I could not have items installed before moving in but have discovered many new owners were allowed plus had fans/ lights installed. This put my moving in at a later date. Did not like that within 23 hours of closing that Del Webb wanted to push it out because they did not take care of their hiccup. I closed and waited for 2 weeks to get my problems taken care of. After going to the orientation at Del Webb Bexley I am sure there are items I need and am not aware of. Love my home but as with everything. You make a sale and then move on. How sad. I had a realtor. Said easy moving into new build. Haven’t heard from them either. Easy way to get 21/2%. Community is wonderful. !!! ... More

Make sure you stay in touch with your Sale Agent and Construction Project Manager, as they can answer questions and resolve issues early on. My home has turned out very well and with minor issues.

From miss communication during the early buying process on the lot we chose to construction errors and attempts to hide issues. I’m glad it’s over and I don’t have a part time job anymore overseeing the process. We love the community but it was a hard fought fight to get here.

The quality of the condo is what I was shown on the model when I was considering to make a purchase. Tim and his construction team had a checklist posted in each unit. His team reviewed it weekly to make sure progress was being made and it was done correctly. Very satisfied with my purchase.

Overall experience is moderate. The time from initial choice to completion of home is way too long. Like 15 months to closing. Which is Ridiculous. Exposed electrical wiring and open circuits. Wonderful communities. However, the experience takes too long, and overpriced options. Great experience with the General Manager is excellent, keeps customer update on progress regularly, and addresses any questions. Sales person fails to keep contact with the customer after signing purchase agreement. Not a good relationship, nor experience. Recommend hiring a Realtor to interface with Pulte Sales Personnel before coming to view Pulte Model Homes. If not, you will regret it, and your experience will be stressful... ... More

From start to finish the process ran very smoothly. We were kept informed on the progress being made and answered all questions we had. As well as addressed any concerns/issues. They continue to be engaged even after closing. The sales/design team, construction manger and after close manager are true professionals. I would highly recommend Pulte.

So far so good! No major issues….. They have fixed/corrected things fairly quickly! So far a good experience!

We had a truly awful experience. Too much to detail here. Interior work in house was deplorable; we refused to close and then got taken seriously. House was finally fixed up reasonably well after complaints to Del Webb corporate management. Had five closing dates over a 10-week period; finally closed on the fifth one. Were lied to over and over and had endless aggravation. Kudos to the crew that fixed up all the problems so we could close.

Everything was looking like 5 stars at the beginning but went a little downhill after that. Once you move in, you get a lot of immediate attention for the first week, and then, not so much. Also, you start to see the sloppiness in the workmanship, from doors that aren't hung correctly, plumbing that was not fully tested, down to appliances, fixtures, tubs, counter tops, tile, etc that are scuffed up, chipped, dented from carelessness. All things you won't catch on those quick walk throughs leading up to closing. I realize there will be issues as a new house settles, but these are just a few types of problems that could have been avoided by treating the place like a new home, versus a barn. Di the walk through on-line. He also showed up on my closing day and walked me through everything. Covering all the appliances and all the questions I had. It took several hours. Gave me suggestions and answered all my questions. Identified several items that needed attention.

We had a great experience with the agent and the builder. They did need to fix several items after the two inspections we had. We moved here for the amenities, especially the indoor pool. The outdoor pool is beautiful and there is so much to do in this community. THE INDOOR POOL IS VERY COLD. We are NOT happy that the indoor pool is so cold. We were promised 86 degrees and it is not. It is very cold getting in and no matter how many times we ask to fix, we are ignored. We are hoping they actually will fix this situation because many people are not happy about it and we certainly pay enough to have this luxury. ... More

Overall, this was a very good experience, beginning with our salesperson Bruce and continuing throughout. Nikki was great with helping to make our selections. We were kept informed by our construction manager Mateo every step of the way. He always followed up on any items brought to his attention and noted most items without our having to mention them. He also responded promptly to a couple of items found after closing.

Tanya in the sales office and Brogan in customer service are awesome!

Our site manager Matt was a real help and pleasure to work with. Even after we were moved in he would contact us and ask if we needed any help or problems. He has been a real blessing. This is our 2nd Del Webb home now. We bought one 8 years ago that was 5 years old in Indio California Sun City Shadow Hills. We did an add to that home and saw the great construction when the back was torn down and square footage was added. These homes are built very well. So when we saw during a road trip to Colorado the Del Webb in Lake Las Vegas we were intrigued as to the new designs and the lovely location around the Lake. We are so happy we moved to this lively, friendly community and the cooler weather compared to Indio! A move is uncomfortable but having the help of the sales staff and your construction manager leading you and through your build made it so much easier than we expected having done a major remodel years before in our other home. Spencer is the best! He always shared his time to answer questions [many questions from me]. I believe he went above and beyond to check on the building process but also followed up after my move-in - solved an issue with nonworking light switch to checking on me prior to the current hurricane.

As we began the purchase of our new home the Sales person was very helpful in showing us homes that meet our needs and it was very easy to choose the right home for us. Through this process the foreman listened to all of our needs to address items we wanted corrected in our walk throughs. They were all addressed in a timely manner before we closed. The closing was made very easy through the Pulte online portal. We felt very secure doing the DocuSign to close on our home. After we moved in and got settled in, we noticed a few items that needed to be corrected. The doorbell didn't work correctly, and the kitchen cabinets needed some attention and adjusted. I filled out a request to have these items addressed and that very day I got a response. The work was scheduled and taken care of. I am very pleased with the home and the complete process of getting into our new home. I would certainly suggest anyone looking for a new home to consider a Del Webb home. ... More

Air Conditioning does not adequately provide cooling to Master Bedroom, Master Bathroom and Walk-In Closet. Large Holes left in the Garage Floor. Front Door not sealed properly. Piece of Trim cut to short in Master Bathroom which has left home exposed to Ants and other insects entering the home through Large Opening. Landscaping and Sod are Very Poor Quality for thr Price Paid for this Home. Large amount of Weeds were left present in Landscaped Areas at Time of Closing. Dead Sod was installed in yard. Some Areas did not have Sod installed at all.
