We didn't have any issues during construction. Delays are still ongoing in the building industry. We felt like we had a good sturdy product when we moved in. If you don't expect perfection and can accept some minor cosmetic flaws you will be happy with the home. Pulte/Del Webb has a good building process, and it keeps you informed about the process.

Pulte is a great builder. Quality is good. Responsiveness to issues is very poor. Need quicker response to homeowner concerns. The response to issues in two weeks prior to the closing was excellent and the closing was done as scheduled. Response prior to the two weeks prior to closing was poor and has been zero after closing. Need better personnel to attend to homeowner concerns after closing.

From the beginning of our journey to purchase our new home about 2 years ago it was a pleasure dealing with Karen in sales . Karen is professional courteous and responds to any questions quickly and provided us with contact personal if she could not answer our questions .. She was always just a phone call or tempt away . Had some issues Christian was pretty responsive and got back to me quickly. Still some problems to work out A/C compressor is very loud. Extremely poor placement of unit putting it right outside a bedroom window. They came to fix it but is still loud. Will try again but placement is is major issue ,it’s so loud someone could never sleep in that room and with a two bedroom home that is a problem

We had a great experience with Del Webb from purchase through design, construction and closing. Scott was very helpful with lot selection and the home purchase. We enjoyed our appointment at the design center. Steven was fantastic throughout the construction process! He remained in close contact with us, and he took care to ensure that our home was a top quality build. Steven attended to all of the small details during our final walk-through. We bought our house in July ‘22 and from that day to our final walkthrough with our realtor and project manager we had excellent communication every week. Ben ( the project manager), sent pictures and a weekly update. There was a set back with utility that was out of Ben’s control, he called us to explain what was happening. Great experience!

Hello, we purchased a Del Webb home with Pulte builder. Our experience was better than we hoped for mostly due to the efficiency of our Contractor Project Manager who was very good at organizing his workers which resulted in a very quick build. All new builds have issues and ours were minimal. As in all purchases, the sales group was a little misleading. In this case in the number of households planned for the neighborhood. After living in the DelWebb community for 6 weeks, we love the neighborhood and activities provided.

The Pulte name was supposed to be higher quality than most but they are no different than the rest. Many of the sub contractors hired do very poor work and the lack of quality clearly shows. They would rather clean up the mess after settlement than doing it right the first time. Our home has been a constant parade of contractors to fix many issues that has delayed full use and enjoyment of the property. Our construction manager Gordon did a great job answering questions and keeping us informed. He was very patient and understanding with our questions and always took the time to explain everything. Our sales rep Darren was also very helpful throughout the process and we have made several referrals to him.

We had very good communication during the building process. We were able to e-mail and get responses from our building supervisor (Justin) and sales person (Sherri). However, now that we have closed on our house and moved in, we are experiencing terrible delays and trouble getting responses from the warranty-service team. Your warranty is only as good as the service you receive. Right now, we as not getting ANY service.

Overall an ok building and buying experience. Make sure you do your research and know what homes and options are available to you as the sales people don’t know themselves or want to spend too much time with you. The initial build was great and solid. But the self inflicted damage weekly by workers was hard to believe. One tradesman finishes their work and someone else come along and damages it. Do not buy into Del Webb at Viera if you can avoid it. The quality of workmanship is horrible. The houses are slapped together. We have problems with drywall, paint quality, door trim gouges, paint on flooring, exterior paint coverage, pavers are sinking in on driveway, sprinkler system pipes are not buried, bathroom shower leaked into bathroom floor, scratches on glass in shower enclosure, door wall glass is scratched, bathroom mirror is scratched. If you are out of state from where your house is built, make sure to plan to visit your new home often so as to meet face to face all involved and monitor the construction progress. Make sure to establish a good rapport with the project/construction manager.
