My salesman Zac was there from start to finish. I switched choice of house from spec to new build and he was there. He sent many documents from the sale of my previous residence to those involving the new one which was a great help. The house is fine. It would be nice if the A/C filter was in a wall instead of a nine foot ceiling. Interiors and garages should come painted. Thank you.

My Construction Manager was exceptional communicating every week! He fueled our enthusiasm with his sent photos. He phoned with questions and was exceptional assisting us with the little things that made our build wonderful

The people I delt with were all professional and responsive. The sales incentives were clear as mud and could have been easily made simple if sales wanted it that way. The quality (finishes/features/craftmanship etc.) of my 500K house is NOT what I would espect for 500K. It looks more like a 200K house.

My construction manager, Allie, was always availablle to assist me and explain any problems that popped up.

For the most part the home is good, like any new construction build there are issues to resolve. The builder puts in a very good effort to resolve any and all issues. The value (price to product) is average but to be expected in these escalating cost times. Final feedback cannot be given until ALL issues are resolved as there are still one or two issues unresolved nearly 2 months after closing. I do have confidence however they will not let them go unchecked.

Hannah our salesperson was great and Landon our project manager was also great. They both were very responsive to our needs. I am disappointed with some of the products which were used. Specifically the Whirlpool dishwasher does not do a good job of getting the dishes clean. Also the garbage disposer is only a 1/3 horsepower which is good for an apartment but not for a house. The disposer should have been at least 1/2 horsepower. The concrete on the driveway does not look good and the garage door makes awful crackling noise.

Whilst we identified our sliding door as an issue on our punch list upon closing it took two weeks and multiple outreaches to have someone come out and look at the door. They were able to fit a functioning lock but the door still does not slide. Advised someone would return but has been over a month and no communication.

Our construction manager Shelby was responsive, attentive, and friendly. She really made our experience wonderful. Our sales person, Jim L was patient and extremely helpful. Every time we had a question, he responded quickly with he information.

Still waiting on deficiencies from last walk through

My experiences at Del Webb have been very positive. The staff I met were extremely cordial and offered an abundance of information. My new home is beautiful I use a wheelchair and the builders especially Tim went out of his way to make my new home completely wheelchair accessible. What a wonderful team. Now that I am a full time resident at Del Webb I can honestly say that my decision to move here was the BEST decision I made in a very long time. Thank you Del Webb staff.

The Good: Our PM, Lance, was a great asset and advocate for us in the build process. We love the house despite below and love community! The bad: - closing date was pushed 3 or 4 times, costing us an additional 2 months of living in temporary quarters and all the expenses associated. - The quality of the paint on the walls is very poor! - The workmanship of many of the contractors was poor, requiring lots of rework. - The quality of many items in the house are poor. For a 600+k home in South Carolina, we expected better. Happy to discuss at anytime.

Use cheapest rarely used toilet flash system. I will have to hire a plumber outside to replace them. Garage and driveway not even.The alarm system is impossible to set up and after reading the manual. The builder next foot useds my electricity to build their new house and use my outdoor faucet to water their lawn.

During the build, corners were cut. Plans were not reviewed and adhered to. The trusses needed to be altered and an engineering certificate had to be obtained because they had installed the wrong roof trusses for our home. The kitchen window was installed incorrectly resulting in the siding on the house to be removed, wall re-framed and another size window installed. This was well after the house was painted and the cabinets, cupboards, countertops, and sink were all installed. Door stops that punched holes into the steel outward swinging steel door. Door to the garage is not fire-rated and does not have self-closing hinges. When the trades came to fix something, they are so sloppy, they would ruin other things. Once you close, you just get lip service and you cannot get anything repaired. We still have standing water issues between our home and our neighbor's; they need to install a French drain but still have not. Our lawn in the back and front is completely dead as a result of improper installation; they still will not address this. Overall, don't close until you are 100 percent satisfied as once you close on your home, they will do nothing to see that issues are resolved. ... More

Just know what you see in the Model Homes most are upgrades. Be prepared for a Designer Studio visit.

We are very happy with our purchase and the assistance we received from every associate. We highly recommend this Del Webb development to everyone. My mother says she feels like she has died and gone to heaven it is so beautiful here. The home shows excellent care and workmanship. We have no complaints at all.

We were excited to find a 55+ community close to our local area offering small homes with a yard that made downsizing an easier decision. Having the opportunity to spend a lot of time at Carter Mill to review the models (many times) was great and allowed us to prepare for a new home at Montebello. We did have concerns of course based on issues described by others on this post about the design choices, build quality, mortgage process, inspections and Pulte sales and project management responsiveness. However, in our case the entire process went smoothly with the only real issue being the delays in completing construction due to issues with Dominion Power. I give a lot of credit to Josh (sales), Emily (design options), Pulte Mortgage reps and David (Project Manager) for our positive experience. Of course we were not happy with the paint quality and some of the “attention to detail” issues and the limited choices in cabinets, lighting fixtures, landscaping and structural options. But all in all, we like the finished product. Since our June move in, we have met many nice neighbors, it’s easy to shop for just about anything and we look forward to to the clubhouse opening in a few months. ... More

Professional with great communication at all phases of the job.

I am a previous Del Webb owner from Florida. Team at Oxford is good but not as detailed as in Florida

We have a list of issues that I first officially reported on June 21, 2023, that have still not been addressed two weeks after my initial email. I called the sales office because no one was answering the Customer Service line, they said to just wait a few days. It appears to me once you give a satisfactory survey on the initial walk through that all support is gone. I have power breakers that trip constantly, and two full rooms are on one 15 amp breaker (seriously, even I know that will not work). After two weeks of trying to get help I finally got a hold of someone by phone who says it takes a week to get electrical help, I hope there is not a fire, I think this house was miss-wired. Even the power panel labels confirm that. Cabinets drawers don't close all the way, I have cabinet paint issues that you can only see from the dining room (too bad, Customer services says, you have catch paint issue during the walk through). The kitchen air vent looks like it was purchased from Goodwill, with obvious deep scratches. The trash can drawer is so hard to open, a 5 yr old couldn't open it. There's not even a toilet paper holder in guest bathroom and I reported that on June 6th. We are now a full month with toilet paper sitting on the floor. Where is the attention to detail, where is the respect for the customer? The outside air filter was never installed, they just threw it in with the other filters because it did not fit the filter holder, I know I tried. This outside dust left the inside air filters covered in dust and our A/C air ducts are covered in dust to the point you can see it with a flashlight. Customer service says filters are not their problem, I explained that the filter does not fit and was never installed. Still, they don't care, filters are not their problem, they don’t do filters. The floors were so dirty with dust, I had to mop the whole house twice just to not have dirty socks while walking around the house. We mop all the time because dirty outside air is blowing through our house. And finally, the air conditioner, the unit in the attic sounds like an airplane landing, you can hear it over the TV, it is so annoying. But noise is not an issue that can be fixed says customer service, only failure. So, are they saying that we have to live with noise? I could go on, but it all comes down to attention to detail and respect for the customer. This is the second new home that I have purchased and I'm massively disappointed in Pulte's product. I have already begun asking the neighbors what they think and I get the same answer from everyone, “Pulte does not pay attention to detail.” Maybe that’s just this area, but I’m not impressed, I can’t wait to sell this home and my landscaping is not in yet. ... Found many electrical issues , fixed myself. Framed Mirror was not straight waiting, still, for a replacement

Finish work is very poor. Pre-hung doors installed wrong/crooked. Caulk slopped around. Door frames poorly finished. They do not sand any rough edges on doors or frames. Only a single coat of paint that does not always adequately cover. Water main broke in the first month and warranty service team said they could not reach the plumber and gave me the same plumber's phnoe number telling me "you're on your own"!
