Pleasantly surprised by the quality of the people we dealt with both in person and on the phone, follow up was excellent and the quality of the processes impressive

Communication between Pulte and the subcontractors (Trades) was the biggest complaint we had with the process. It also seems like the job of the project managers is to schedule jobs to be done by the Trades, but not to actually check the quality of the work. Pulte set our initial closing date, under the assumption that the home would be finished by then. We had an independent inspection performed 4 days prior to close, that ended up being 139 pages long. Maybe half of the issues were cosmetic in nature, but several were structural/insulation/roofing/gutters/floors. We had to reschedule closing for 8 days later, knowing not everything would be completed, but our lease was up and we had to get out. It's been a month since we've closed and most non-cosmetic issues have been addressed, but not all. Project manager tells us that Trades are scheduled to be here at a specific time, but half the time they don't show up or even bother to call. Very frustrating. Our last home was a custom build that went exceptionally smooth and was a great value for the price. We were spoiled by that experience. But that builder had a smaller operation and employed most of the Trades, or had very close working relationships with the subcontractors. Pulte is a much larger company with very little control over the Trades. If Pulte is the dog, then the Trades are the tail that wags that dog. The project managers are easy to work with and do their best, but the process restricts what they're able to control. Like many of our neighbors have told us, don't expect everything to be cleared off your punch list anytime soon. Some of them have been waiting well over a year for issues to be addressed. Don't get us wrong, we're happy to be in Del Webb BayView. The people we've met here are great and the neighborhood amenities are wonderful. But the building process leaves much to be desired. ... When doing a review of Del Webb you must also include Pulte Builders as they build the homes in Bayview. My overall rating is 3 stars. My wife and I have moved 18 times and usually buy new homes. The duo of these two companies probably ranks below average of the homes we have had built. We have been in our home 2 months and are still waiting on a list of items to long to include here to be completed. I realize covid and reduced manpower have caused some of this problem but to be honest Bryan our construction manager probably was our main problem. He promised things to be done at a certain time and probably missed the timeline in over 50% of the time. We were never told we would have to pay for a reclaimed water on our utility bill for irrigation when we signed our contract or when we closed. The HOA fee went up $60 a month just as we closed but we still have to pay for this reclaimed water irrigation bill every month. This is the first HOA I have ever been charged for irrigation. Simply ridiculous ! To some it up I would recommend DelWebb and Pulte but suggest you ask a lot of questions and make sure your construction manager has a good resume. The people at Pulte have far too many homes to handle per each manager. I am sure this review will never be shown to the general public but if it is please be VERY careful when deciding about not only the developer but more importantly the builder. ... More

Buying experience was fine, but getting items repaired after closing is way too difficult. Not very responsive in addressing concerns, so please do not be in a rush to close ... get every issue short of a drywall nail pop addressed prior to closing as this is when they're most responsive.

Moving to Del Webb in Union Park has been such a great experience and has totally beat our expectations!! Great quality home, great neighborhood and community! Everyone we've met has been so friendly. Such a diverse community! My husband and I love it here and would recommend Del Webb to everyone!

I have already recommended the Del Webb Sun City buying experience to several of my friends and family.

We bought a quick move-in and Jeremy was awesome as our sales person. We had 1 glitch on the day of settlement and Jeremy was right there to course correct and get our settlement done! The property did have some finish work necessary and our construction manager Marc was fabulous, responsive, on top of everything, and went the extra mile for us, since we were not quite moved into the house and needed someone to assist us with contractors and deliveries. Highly recommend both gentlemen!

Overall no major issues with the house so far other than having to replace the granite slab on the island twice. Warranty requests are usually promptly responded to. Workmanship is a bit sloppy as a repair then requires a follow up to fix things that the repair damaged. No regrets on making the purchase as long one as one makes the purchase with realistic expectations.

The most disorganized company I have ever experienced and worked with! Pulte advertises “Quality” associated with their homes and what you get is far from that! Cheaply built homes! Their trades (sub contractors) are unskilled labor. The trades will tell you that - they show up, make $600 a day, no training required! I paid thousands of dollars in upgrades only to get products that are sub par, damaged with an attempt to be covered up hoping it goes unseen. The fact that Pulte considers this “Quality” is disgusting! My home looks like it’s been lived in and used with wear and tear (doors, trim, casing, bulging walls, paint all over carpet, tile, hardware, windows, switches and outlets etc. uneven floor tiles, bathtub with scratches and gouges on the surface, cabinets that have damage, accessories that are hung crooked) A brand new home should be turn key homes! With Pulte, expect to deal with items needing repair as soon as you move in and expect to wait for such repairs for months and years to come and upon repair, expect it to take multiple attempts because Pulte is cheap! ... We love our new home! All of our dreams came true! The whole team of people have been so wonderful!

I've lived in many homes, townhomes and apartments in my life - I've never seen anything built as well as Pulte for this Del Webb community. The amenities here, and HOA included items are amazing too. My construction manager was and still is responsive and friendly. Unfortunately, I know I bought during a high bubble in real estate values and supply chain costs, but that will work itself out over time.

Tim C. Your project manager did our preclosing walk through on a monday.He is super efficient & totally organized.On Wednesday all of our issue were resolved.We haven’t officially moved in yet since we haven’t sold our other house .

Great experience, sales team and builder were knowledgeable and professional. Our home was completed on time and closing was easy. Builder was great in taking care of after move in issues. We love our new home.

Awful. I had to be hospitalized and checked myself a day early based on Pulte’s pressuring me. I did a walk through and didn’t notice corrections to be made. Now they want to walk away.

Was not the enjoyable process we hoped for.

DEL WEBB Sunbridge is a great neighborhood with fantastic neighbors and great home plans. However the closing and build process were very disappointing. Very inexperienced construction manager who promised much and delivered little. Poor attention to details in finishing and then a very frustrating warranty process to get the trim and final fixes capped by an incompetent warranty manager. Only through escalation to the warranty managers supervisor were final trim details addressed. End result is a great house but a bitter taste from the poor attention to detail in the finishing prior to closing. Another frustration is the incredible slow response time for post closing modifications such as additional gutters etc. ... More

We purchased a townhome from Pulte Del Webb in Spring of 2023. Our home buying purchase was seamless. We were kept up-to-date throughout the process and promises mad were kept. We are very happy with our new home.

In building this house, everyone was very nice and helpful the whole way. They gave good advise and followed through on every step.

Given the opportunity to buy here is a heartwarming Experiance to know this community cares for all who come.

The Del Webb structure of the type of community and the process listed to ensure a quality build with the customer’s best interests in mind and top warranty sold us. The workmanship was sloppy and either minimal or incompetent oversight of the trades given to see that the quality committed to happens. When the problems are identified they are worked on quickly before closing. Many times the mistakes are obvious where a little attention being paid in advance would have saved DelWebb thousands of dollars in corrections. Incorrect counter tops, cabinets, shower head, and washer dryer connections had to be corrected long after they were installed forcing other trades to redo their work to correct. After closing, you’re on your own. Wilmington “Customer Care” didn’t respond for three weeks on quickly identified problems - then took a week (with no promised day or time of repair) to have workmen show on the first problem. Then they made it worse than it was and a week went by until the sub’s owner came to fix. Three other trades have still not appeared. Customer Care demands that you follow their system, but treats every issue as if we are bothering THEM. Management must get involved in the actual performance of their promises if this company will ever meet its potential. ... More

Overall, this has been an enjoyable home buying experience for us. The price was reasonable and we are happy with the house. I would like to see them improve the fit and finish of the interior, however. The drywall/texturing/paint/trim work wasn’t up to Pulte standards.

We have a nice house. However, there are still unresolved punch list items 7 weeks later. The process was nothing like it was communicated to us. Disregard the nice friendly sales literature. Communication was poor. The inspections never happened, the design meeting was poorly run and although we agreed to and expected certain items (and upgrades);the builder just changed some products without our consent or agreement. We should never have closed when we did. We felt pressured to give the construction site manager a good grade. We never did have a “celebration” walkthrough. As I said, we do have a very nice home and our experience so far with the warranty side has been positive. ... More

During build DW (Pulte) was responsive, we had several 3rd party inspections, all issues were addressed. At closing many items which could have been dismissed, were corrected. Everything great through closing. After closing a few unidentified issues arose, the response is not as great. The build manager did a few things, but warranty department simply does not reply. So be as detailed and vigilant as possibly before closing.

I am very pleased with my home. Be aware that the buyer has zero say so on landscaping. You are allowed to make multiple decisions and give input on your home, but you have no input on your landscape. You have to wait till you move in and request HOA approval before you can replace anything. My yard was full of small holes, very uneven. Landscaping was and still is a disappointment.
