The experience was good from beginning to end. The only negative was that we were scheduled to move in on February 24, and then it became April 12. Also, after we moved in, we heard clawing inside the walls. Some animal had found its way in before us, and was living in the walls. Not much help from anybody to get it out, but it sounds like the poor thing has expired.

The house is very good overall except for the paint which shows stains fast and leaves marks when trying to wash off the stains.The step from the garage to the house is a serious trip hazard The quality of the blind is too low.There should be an upgrade that is not too expensive. Buying the home is the easy and enjoyable part. Once I closed and then moved in, I noticed so many things wrong and imperfect. One expects a great, new home after spending all this money.

Our initial identifying a house and lot were a pleasant enough period but we visited during the period when the rock quarry was not using some powerful explosives to prepare their material. None of the Del Webb people advised us of this well known fact. We experienced a short but powerful earthquake after closing. This is not a publicizing or listed Del Webb "amenity". Less than a month after closing we were notified by other home owner in our area that they were receiving "incoming projectile" (AKA bullets) that were striking there newly built houses. They had notified the police and the home builder but it seems that the police initially said there was nothing they could do and the home builder and HOA pretty much ignored the reports and said for the people to just wait and be quiet. The bullets continue to fly and the homeowners continue to report them to the police who say they are reporting and investigating them. Last week I checked the on line GTPD police log and nothing has ever been reported. I am hiring a roof inspector to document the condition of my roof and siding to document and changes from the initial inspection. I am not sure but I feel pretty safe in thinking the the home builder will not own any damage to the siding or to the roof. My joy of buying and owning a home in a Del Webb Community has turned into a not happy experience which promises to continue for sometime. Hopefully the political powers put some pressure in the correct place to get this issue identified and resolved. DO NOT use Pulte Mortgage. They were very difficult to deal with!

The building experience was lack luster at best we had to deal with 2 different construction managers the first was horrible with the plans of the home not being followed. If I had not been visiting the home, it would have been built completely wrong. The second Construction Manager was better trying to correct the mistakes from the fist construction manager, but we are still have issues with the home even after we have moved in. Working with warranty department to get the issues resolved has been a nightmare. The builders Mortgage company was also a nightmare and we were left nearly homeless as the company could not figure out how to get us completely approved and close on the home. If you are considering building a new home I would not recommend Pulte / Del Webb or Pulte Mortgage. ... More

We would highly recommend both Vicky and Austin. Vicky not only spent days showing us but our family, the homes and our options. She was there every step in the process. She answered our questions in a timely manner. We lived in another state during the building process and Vicky would email us photos. Vicky is caring and dedicated not only for Del Webb but for you as a homebuyer. We had Austin, as our Building Manager. Austin made sure everything was done when it was suppose to be done. Austin also responded to questions we had within a day or two. He also keep us updated with steps that we needed to address. Very pleasant buying experience. Sales rep, project manager, warrantee manager all very competent and good listeners. Process was mostly stress free. Promises made were kept. Happy with quality and responsiveness. One of our best buying experiences!

I appreciated the effort the sales representative made in my home-buying experience. I initially placed a contract on a home that I could not purchase due to the high-interest rate. Christopher was great in helping to find another home in DWB that met my needs and suited my budget. After I closed, I was frustrated with addressing issues with my home. The repairs are perhaps minor, but I'm disappointed that these things were overlooked before closing. I share some responsibility as my walk-thru revealed some issues, but others weren't as readily noticeable. Buying our home with the Del Webb team and Pulte builders was a great experience for us. Our builder, Tim, was exceptional. He kept us updated constantly throughout the process and answered our questions quickly. Since we were not local, Tim sent pictures for us to see the progress on our home between visits to the site. Pulte builds a quality home and the Del Webb team works well with them!

The community we have moved in to is amazing and close friendships are already established. Unfortunately, the experience of building this house was not a good one. Lack of communication and concern by the builder has left us with a less than desired result. This is the 5th home we have built and had more issues with poor workmanship and choices. From the design center to the final walk thru the process was rough. Having to add so much electrical to have lighting, the paint that is nothing more than primer that you can't wash. Not given any options on color but you should be given a finish that doesn't rub off. You should not have to hire a painter! It's like having a white chalk on your walls! Silicone and grout to hide mistakes. Window screens that are too small. No pride in finish carpentry. Outside stucco painted instead of having color added before application. These items were brought to the attention of the supervisor who did not follow thru on correcting before closing date. ... More

Still waiting on my landscaping to be fixed after digging up my yard to fix broken pipes. I did get a fast response from the plumber.

The completion of our house kept getting pushed out and took way too long to complete. Now living here it seems like the focus is building a lot more houses and not getting the few houses completed in a reasonable time. Once we moved in there were a few things that needed to be fixed and it took a while to get everything done. I didn’t know that we needed to keep our trash cans inside the garage and with the the heat we have to continue to treat them to keep the odor down. I think a little storage space should be attached to the house where we can secure the trash cans outside. We love our new home but some minor issues could be solved to make it great. ... More

The stepped process of building our house allowed us to feel comfortable with the progress and plan well for move in time. Our building manger was very informative at the inspections and responsive to questions and requests that we had.

Overall I think the house is solid and efficient but after living in the home now for a little more than a month I have some issues with the fit and finish, some of the workmanship is a little sloppy

You have to check on house on a regular basis to make sure it was correct.Some of the subs were poor no supervision put up houses to fast just worrying about getting there money on the closing

We were kept informed the entire time. Final walk through did feel a bit rushed and found numerous items after move in that will have to address at 1 year. Being remote it was still great to see progress being made and delivery was right about what we expected. Couple of items on the electrical/low voltage were ok’d but not documented so when it was time the company did not deliver, but our mistake for not documenting it.

In a 55+ community, one would think all possible lines of communication would be available, especially, simple traditional phone conversations for those who are technically challenged and will not use a WIFI system. Unfortunately, the younger contractors and managers think that emails and video conferences should be the standard method of contact and have not yet understood their customers. Also, planning and schedules should be communicated and prioritized. The retired have the time to monitor and highly expect the agreements for timing to be maintained.

While we are still happy with our decision to build a new home with Del Webb (Pulte), the experience has been eye opening in terms of overall quality and the role the new home owner must play to push the builder to make things right. I am not a construction expert so why do I need to find things for them to fix? They have the expertise to see things that need attention.

Buying a Pulte Home at Del Webb was fast and easy. Siobhain was a superior real estate representative and exhibited knowledge and authority. She was great to work with and made buying fun. Corie and Amber were very helpful and efficient in making the loan process effective. They too were easy to work with. Pulte's Project Manager Josh was professional and personable; always available and helpful. The home is built well.
