They give you a $9000 closing credit incentive to buy and use Pulte Mortgage. Mortgage company then jacks up the points to eat up the entire incentive, plus some. Ended up going with outside financing. Same rate essentially no points. I would not make another purchase unless the incentive isn’t linked to the mortgage company or there is a guarantee to match current market offers at outside banks.

Andrew and Kenneth have been more than helpful and considerate through the past year. The house is pretty much what we wanted and the neighborhood is truly a friendly atmosphere with lots to do. The house has a few minor cosmetic issues which should be easy to fix and one issue that will need to be resolved soon. All in all, we are happy to have made the move.

There are so many issues with our “new” house that it’s way too many to mention. Cracking paint on the ceiling, poor drywall finishing, defective windows, defective shower door, poor quality cabinets that were a $10,000 upgrade, 2 large holes in the walls that Pulte didn’t notice, poor trim finishing work. The list goes on and on. It’s so discouraging and upsetting. We gave the warranty rep pages of our problems. She didn’t say anything wasn’t legitimate. She is trying her hardest to help us but it’s not her fault Pulte has such poor workmanship to begin with. Most of these issues could have and should have been resolved before we closed if Pulte had proper field supervision. Very, very poor quality control. So frustrating senior citizens have to deal with the result after closing and live in a construction zone in a brand new house while the builder’s mistakes get fixed. What a nightmare! Apparently Pulte doesn’t care about their customers because after speaking with neighbors we aren’t the only people with issues in our brand new house. I feel I have a Wonderful new home, BUT, I also feel there's a bit that could be better. Several things are really rather "cheap" like the "pot" lights everywhere. I also would of liked a bit more flexability in choosing my "design" choices. Like leaving out the pot lights. But, I still overall am very happy and soon this new house will feel like home.

Construction manager kept me informed every step of the way sharing not only the good news but honest disclosure on any delays. My salesman was included in phone calls so I felt supported by the entire team.

The only reason we used Pulte was they were the only builder for the 55+ active community. This is the second house we have built in 4 years and we were very disappointed in Pulte

Garden series home are poorly constructed. Get an independent inspector for every step. If you buy an inventory/spec home get an inspector. Have them send a camera down the sewer line. This is my second home in this area and both had broken or clogged sewer lines; many of my neighbors had the same problem. Landscape is not warrantied because the company doesn’t do it right so the yard is difficult to walk in which is dangerous for the older homeowners. They are planting two trees in tiny front yards that will be huge when they mature and that goes against the foundation paperwork you receive from Pulte. Expect the entry to your new home like the sidewalk, porches and driveway to be cracked, discolored, have globs on it and have holes. However, all this said there is no other age restricted community near or in San Antonio, so we all just live with it and have lots of repairs. ... More

Great home. Landscape and quality

All it took was meeting the staff in the sales center, looking at the community and seeing the model homes and we were sold. The homes appeared to be extremely well constructed and equipped with everything we could want plus more. Amenities and opportunities were all right there and the calendar of events was full. We gravitated back to the first model we saw. It reminded us my Grandparents cottage on a natural lake in Indiana, we felt comfortable and at home. We returned to the sales office ready to get the ball rolling and within a very few days we were under contract. We we’re very confident the staff tearned our trust. Del Webb has a specific schedule for every phase from purchase, build, and closing and it all made sense. The communication was terrific because we knew what to except and once they broke ground we got weekly up dates from the construction manager. Through the entire process we were surrounded by our realtor, salesman, construction staff and title staff who were professionals and they knew how to handle everything. At one point there was a question during our weekly call our construction manager had a question and our salesman, with no hesitation, knew the answer without looking through our file. The day we made the decision to build we called our son, a former project engineer for a home builder, and he was thrilled. Our contractor was great to work with. Response to issues has been quick. Unfortunately, we did have problems with the finished product. Seems like subcontractors hired by the builder should be vetted more thoroughly. Upon moving in we have had significant problems with the electrical and HVAC, and the painting was very sloppy.

Pulte Warranty is slow to respond. Many of the issues can't be identified until you live in the home for a couple of months. The Pulte Sales Team is Great!!

Renee at the sales office represented DelWebb homes with professionalism. The models convinced us to sign a contract. We're impressed with the quality of the homes.

The community and people are fantastic

The experience left us exhausted and extremely frustrated. 1. Pulte employees continually state that they are a “production builder,” yet they have the audacity to charge custom home prices. 2. The attention to detail was non-existent in most regards (walls in/out of square). We pointed out several things and time and again subcontractors had to be brought back as they couldn’t seem to correct the issues the first or second time. If Del Webb was still building here in Sun City, I would hope it would be a much better experience. Sadly, Pulte is the only choice of builder if you want to live in Sun City. We are just learning the community, but pleased so far

Settlement date was not negotiable even though the house was not completed. A certificate of occupancy was issued but should not have been. The inspection process seems to be shoddy. Construction supervisor, foreman, crews are unresponsive to fix deficiencies noted. Very unprofessional. Would not recommend this builder (Pulte) to anyone. They do not stand behind their product or process.

Our warranty contact handled questions very efficiently

The availability to see progress on the home was extremely limited. Questions on minor detail items were difficult to get answered. Concerns on more important issues were difficult to get addressed and some remain open. “No” is Del Webb’s favorite word.

The end to end home buying process with Del Webb was a positive experience for my wife and I. The Del Webb Sale Manager (Michelle) was courteous and extremely helpful in selecting our property and driving through the bidding process. The builders we had (Brian and Sam) were both meticulous and diligent throughout the process, keeping us updated on a weekly basis and ultimately delivering a high quality home with only minor adjustments to be made prior to and after closing which is to be expected. Overall great experience and I would recommend Del Webb to any prospective buyers.
