The entire experience was essentially virtual, from west Africa to Florida. Despite communication challenges the process moved along smoothly, albeit with with some “delays”. Note: my only “negative” has been the inability to evaluate our Construction Manager since I never received a link to do so. Please take note that for all intents and purposes, I would rate the experience with David G a solid “10” across the board, and nothing less. Please let me know if any further clarifications are needed.

Construction Nails on my tire. Should clean in detail (Magnet cleaner to pick up construction metal piece) the current resident drive way to main road From time to time until finish the construction.

Overall it has been a positive experience from sales, building and warranty items being cared for.

I purposely start my review by recognizing two Pulte employees: our construction manager, Brian, and Pam, our customer service representative. Pulte is fortunate in being able to employ such professionals- we were fortunate to have worked with them during the construction and post construction process, as per: Because we weren’t present during a majority of the construction phase, Brian was our key contact in regularly providing updates, photographs and by being immediately responsive to questions we had along the way. He couldn’t have done a better job filing his position as construction manager during the entire process. He was our advocate. Post closing, we had a significant construction set back requiring Pam to step in as Pulte’s representative in returning the house to its original state. Pulte, through Pam, never hesitated in providing the labor, material and financial resources to get the job done in a very timely manner so we could occupy the home. Truly exemplary customer service by Pulte in general and by a capable, knowledge and pleasant professional in particular. As for Pulte and specifically Del Webb Nocatee, we recognize these are difficult times with well reported difficult issues for builders and home buyers. As we, along others experienced, there were delays in construction due to unavoidable labor and material shortages, frenetic market activity and in some cases quality workmanship issues likely due to a lack of skilled labor. I specially mention interior trim work and interior painting. A limited summary breakdown ( builder and up grade materials): PROs: kitchen appliances, bath fixtures, flooring ( tile, carpet, vinyl), cabinets, floor plan, yard/landscape, pavers, master bath shower, tubs, customer service, over- all building experience and the beauty of the community CONs: majority of the interior trim, wallboard taping and painting; upgraded “drop zone” and other expensive upgraded items of questionable value and quality; sloppy electrical work ( outlets); inflexibility in making design changes. CONCLUSION: What it all breaks down to is knowing what we now know would we make the same buying decision-the answer is yes (although noting we have only been here two months). Some limited advice includes working closely with your construction manager; know that all your expectations will not be realized due to unforeseen circumstances; that your home is a customized home not a custom home; and that your purchase will be expensive considering the combined base cost of the home, lot cost and items you may select from the Design Center where you will work with the capable and pleasant Priya. ... Time frame of the build was long. Covid? Or all that was going on.

From my initial visit until closing, the experience was fairly seamless. Pulte incorporates all facets of the process into one of their subsidiary companies. So, building, mortgage and insurance are under one umbrella. Representatives are friendly, professional and glad to work with you to meet your needs. The responsiveness after move in to issues is just adequate, not great. Overall I'm am very satisfies and happy with my new home.

I would highly recommend Tim the builder and Jeff who sold me the home. They were both beyond outstanding , always willing to serve and help navigate me through the buying process as well as following up in a timely manner. As a healthcare practitioner in a demanding field especially at this given time in history these two went above and beyond to help make for a smooth buying transition and filled in the gaps when I was unable to do so. If it wasn’t for having an established relationship of trustworthiness and knowing that things would be taken care of in a timely manner I would have had to opt out of the buying process. On a personal note, to capitalize on it all ... the month prior to my scheduled closing date I experienced the sudden loss of an aging parent and shortly after was dx with the COVID- 19 virus. Thankfully speaking , these two professional individuals went above and beyond to extend a mile of empathy and willingness to help walk / see me through the final stage of the buying process to make for a successful closing in a timely manner. A big TEXAS Thank y’all for your superior customer service! My prayer is that others will find del Webb Union Park, Little Elm, Texas and be able to call it “home away from home” or perhaps their “forever home” until the next chapter of life what ever may be. Great sales staff & Construction Personnel with Fast closing

The house was completed on the day estimated 4 months in advance and that really helped with our move and selling our other home. My experience after moving in has been good with warranty issues. Easy to set up a ticket and get a date for the service to be done, but it takes quite a long time to actually get the people here to do the repair. We love the house!

Everything was fantastic during the purchasing and building process. The only issue we had was a lack of details when finishing the house. For instance, uneven cabinets, crooked handles, paint on hardware, floors and grout that we had to clean off after moving in. When one contractor did their job, sometimes they would damage something that was not originally damaged. Everything so far is being fixed though.

Starting with the sales process at the model homes with John, throughout construction process with James, we were very pleased with our Pulte treatment and results.

All went well. Good response on any repairs.

Our Field Manager Ben was very inflexible and not accommodating to any requests. A light was not centered off the windows in the dining room by 6” and that is where anyone would want a chandelier to go. He said, “it’s according to the plans and we can’t deviate from the plans.” I had to pay to have the light moved so it would be centered over the table. Even though all the windows are off on measurements when trying to order blinds by 1”-2” from top to bottom.

Our home was completed in time as promised. Minor problems have been identified with schedules provided for repair/replacement. We are very happy with the response from Pulte and look forward to a long satisfied relationship.

Basically the house is sound and well built. Materials used are really low end, particle board siding rather than Hardy Plank, all interior trim is paper composite rather than wood, paint cheapest that can be purchased

Ian was an amazing salesperson. Professional and responsive. Jamie was an excellent construction manager. Very thorough. I loved the design suggestions from Prya.

As is the case in any large purchase, there are issues that come up. The resolution of these issues is what differentiates Pulte from the rest of the pack. I was very impressed by Madina's commitment to resolve and advocate on our behalf to work out a solution that was mutually beneficial to both parties. In addition, there were supply chain issues with our floor and we needed to change the floor. Another floor was chosen and even though the new floor was an upgrade and more expensive, we were not charged the difference. Pulte is a company that demonstrates appreciation of its customers! Overall a positive experience. A few nagging issues, one electrical that I can't seem to get fixed.

Construction and closing was on time. Interaction with the building process via the project manager was a smooth process, the process along the way was well communicated from the mortgage process, to the final closing was as advertised and exactly on time. Quality of the home built was to may satisfaction.

Fabulous experience with both Dean (Project Manager)and Ralph (Customer Service Manager). Both went above and beyond in helping us with questions and concerns. Their response time was unbelievably fast and consistent. They made the experience wonderful. We are grateful to have worked with such terrific representatives from Pulte.

The builders were very communicative and responded to my questions and needs whenever I contacted them.

Good Builder to work with

Exceptional follow up on a couple of small issues post closing. From initial sales meeting to closing to post closing every employee has been very responsive, respectful and highly professional.
