We noticed in several locations where there was paint spots/drops on wood flooring and carpet. Painting should have been finalized prior to laying wood floor and carpet. When baseboard were installed it's obvious that painters came behind the molding installation but did not tape off the areas before painting. Glass shower seams did not get properly caulked, having some water penetrate the seams. Shower caulking was poorly done. Found concrete on front porch stained from building materials. At final walk-through exterior of the house not power washed.

I love my house. This is the 2nd Del Webb community I have lived in. I have several issues, one being no hot water in master bathtub, only lukewarm water. When the warranty department finally contacted me they couldn’t understand how I have no hot water at the tub but have hot water at the sinks. Someone was supposed to call me but so far I have not heard from anyone. I have several issues I have turned with pictures but have not heard anything. Terrible customer service.

Pulte is a great builder. Quality is good. Responsiveness to issues is very poor. Need quicker response to homeowner concerns. The response to issues in two weeks prior to the closing was excellent and the closing was done as scheduled. Response prior to the two weeks prior to closing was poor and has been zero after closing. Need better personnel to attend to homeowner concerns after closing.

The home buying experience was great . However there are some issues after closing that were reported to customer care and it has been over a month and no one has shown up to take care of it.

WISTER IS A VERY VERY GOOD SALESPERSON HE IS SUPER FRIENDLY AND HELPFUL IN EVERY WAY UNTIL THE HOUSE IS SOLD I CAN HIGHLY RECOMMEND WISTER

Just know what you see in the Model Homes most are upgrades. Be prepared for a Designer Studio visit.

We were pleased with the entire process from the beginning to the end.

Pulte Warranty is slow to respond. Many of the issues can't be identified until you live in the home for a couple of months. The Pulte Sales Team is Great!!

Don’t know all the answers. We haven’t moved in yet. The buying part went well. Don’t know beyond that.

The people and the process is excellent. For the price, the quality of materials and workmanship is average. Especially the paint and attention to cleaning details. Response to some after closing issues working but slow.

We dealt with a salesperson at the Del Webb North Ranch named Wister. This individual was impeccable and the reason we did purchase our home. He went above and beyond to ensure that our experience was pleasant. We only wish we would had come to North Ranch and dealt with Wister directly. Instead we had an outside realtor in-between and they were terrible.

Our Build Manager (Dana) has been exceptional. He has taken care of every request whenever issues occurred. He responds when needed and has always acted professionally and courteous. Our number one issue is with the home is our flooring. Our tile floor was installed improperly and poorly. We obtained our keys on February 3, 2023 and to this day our tile floor has not been corrected. The few tiles that were replaced caused issues to a number of adjoining tiles (caused them to become loose). After meeting with a tile installer, we have determined there are approximately 75 tiles that are either loose or have hollow spots. Just a very very poor installation job. A lot of work will have to be done in order to get the flooring corrected. Our flooring issue relates to the 3 star rating for Quality & Value. ... More

We had a wonderful experience with our sales person, Mike. He was very honest, supportive, and provided considerable information throughout to us. Following this, we were equally lucky to have an outstanding construction manager, ANDREW. He was an excellent communicator, he provided us with periodic photographs, as did our sales person. He explained each aspect of the construction. throughout the construction. He was with us for the entire day we moved in to make sure everything worked well. Unfortunately, the one area that has been lacking thus far is follow up and attendance to a number of minor items. Oven door – lower door – was not installed correctly, and we have not use the oven as a consequence since we moved in almost 45 days ago. The cleaners, who came in on the date we moved in, did considerable marking and scuffing of our walls and boards. This has not been attended to, although it is not a priority in terms of time. I am assuming that the warranty area is understaffed based upon the amount of homes that closed in such a small period of time. I don't know too much yet---we are just moving in.

I love my house! The floor plan is great. The design process was rushed and I was disappointed in the quality of the finishes supplied with a $500,000+ home. There have been issues that have been resolved and done issues still rock on 6 weeks post closing. Don't get me wrong, the neighborhood is great. I just think the houses are overpriced even in this market.

Entered request for repair/replacement two issues have not heard anything. Getting ready to enter two more issues hopefully I’ll get a response. The house is great but I question the workmanship. Some work appears sloppy or just get the job done to head to the next house. Not what I expected from Pulte

The sales team was very informative and responsive to all our questions. We received regular updates throughout the building process. Still waiting for the original punch list to be completed and additional items since moving in.

The buying process was easy, but I’m disappointed with the workmanship. The house seems to be structurally well built. The quality work performed by the employees hired by the builder is another matter. The paint job is one of the worse I’ve seen…paint drippings dried up on walls, on the floors, on the door frames, etc. it seems to me that they use paint to hide other issues and hoping that the buyer won’t notice. I expected much better quality based on the price I paid! Within 3 weeks of moving in, I’m having plumbing issues. I have to shower in the guest bathroom because my shower doesn’t drain. Some people might say that’s not a big issue, but this is a BRAND NEW house!!! I have several friends that have been in their houses for barely a year and flooring had to be re-done, causing the great inconvenience of moving out while floors are fixed…to me that’s completely unacceptable! We paid a lot of money for these houses and the expectations of the workmanship should be as high too. I’m praying that I don’t discover as many issues as some of my neighbors/friends have, but, honestly, I’m not too hopeful. I give credit to the builder that they do fix the problems, as they should, but come on!…do the job right the first time around without cutting corners and avoid the cost of redoing things and inconveniencing the buyers!!! ... Experiences with employees of Pulte and Del Webb were outstanding. For the prices Pulte charges we could have built a quality custom home elsewhere, with quality finishing touches, and the ability of being able to choose a number of custom features. The manner in which the lawn and soil are prepared for sod is horrible as is the installation process. Options are too expensive and too limited. We chose Del Webb since we wanted a senior only community and one that offered a large number of activities and two pools. I think the home is well built but the finishing work leaves much to be desired. The finishing work complaints seem to be ones also echoed in other Del Webb communities. Also, is no reason why cement cracks should appear within three weeks after cement is poured. Perhaps the company pouring the cement should use a good strong quality concrete, use the right amount of water in the mix, use an experienced team than can work with a stiffer dryer concrete mix. Yes, it will cost a bit more but you can pass the costs on to the purchasers. You will have less frustrated customers because at this point I have heard people wonder if the concrete in the slab under their homes has also started to crack. I guess Del Webb does not care about such complaints, since nothing has been done here or in other Del Webb communities where friends reside. Fortunately the Pulte staff and Del Webb staff are remarkable to work with before and after the move in. Our construction manager was great and very responsive during the build process. The breakdown is the AFTER closing, just resolving issues with construction and things that wouldn't necessarily be noticed until living in the home. i.e. our pantry shelves were not attached to ANY studs. Had to have drywall removed and supports put in and new shelves installed.

We bought at a time where supply chain issues were present and houses couldn’t be completed fast enough because of the demand. Having said that, between our sales agent, Valen, Joey, the field manager, Natalie, in warranty, Susan InDesign, and others. I thought that they do an amazingly good job, and they’re very detail oriented to make sure to see the jobs to completion! If there was anything wrong, it’s been addressed in a timely fashion so all in all, enjoying the whole experience, and our home! Looking forward to the amenity center opening before winter’s end so it can be enjoyed by all.

Very professional and up front during the entire process… We were looking for a place and a home to spend the rest of our lives and we found it.

Overall experience was very good. Sales person Danelle was awesome. Had some issues with the house. Incorrect kitchen faucet, and 4 interior doors that were incorrect. Had an electrical problem in the garage. A few fit and finish items as well.

Not pleased with some of the workmanship/material and cleanliness of the workers otherwise all is well and responsive team
