The process was 99% positive. During final walk thru there were several things not completed and missed. Made a mistake after our construction manager asked to sign off even though not 100% then the next day got an email from him asking for a good review, we did. Then still waiting to get things fixed. Dishwasher was not hooked up at all. So I had to do it myself…. Door from garage to laundry room was missing a seal so bugs have easy access, had hire a exterminator…

The small things that was pointed out from the walkthrough was not repaired.

Love the home we bought.

The buying process has very much improved, however, the overall quality of the workmanship is not comparable to the process or the price. After having the opportunity to now closely, physically view the finished product, I'm finding a disappointing lack of attention to detail. I concede that I'm confident the dwelling itself is structurally sound, but the devil is always in the details. It's the small things that count like thoroughly covering the newly installed floor while painting to avoid speckling, or having professional cleaners actually clean up the unavoidable settlement dirt of construction upon completion, or insuring the caulking of gaps and holes that allow bugs to enter--simple, but telling. That said, the saving grace is the community itself at large. The people are great and the grounds are beautifully managed to say nothing of the plethora of organized activities and events. Sales reps and initial customer service were great. Recent follow up by customer service not so good.

On August 29 I sent Pulte a repair request on 11 issues. No response. I submitted a lanai screen request to HOA on August 10. Still no response. It should not take this long for a simple matter.

The home buying process is rather easy. It is trying to get things fixed that were noted on the walkthru that have not been completed.

This is the second home we built. Once we got past a few misunderstandings in the beginning of the sales process things went smoothly. The build process was awesome. Now that we are in the home the warranty people are NOTY GOOD. Things are taking forever to get fixed. The vendors are unreliable. They don't show up, and when they do they are unprepared to complete the job.

Overall the experience was good, but homeowners should be prepared for at least two months of workman coming back to fix thinks like paint, stucco, appliances, tile, etc.

Lack of sense of urgency on several issues.

I love living here but many things wrong with the workmanship in building my house.

I’m disappointed. I’ve owned new homes before . Pulte is either building too fast to keep up, or they’re hiring lower class workers, or they’re going downhill. I’ve never had such sloppy, messy, incomplete, unfinished work before. We personally have had to repair so many builder “oops” because getting them out to fix seems to be a problem. There are also a lot of larger “oops” we are waiting for resolution.

Their contractors do not keep a clean or tidy work space. Debris was left everywhere inside and out during the buildout. Their finishing work was no better than an inexperienced DIY person. Carpentry was horrible. We purchased cabinet in the entry way from garage that I could have built better with the limited tools I have. Each shelf was at different spacing. The painting was horrible and had to be done a second time.

We notified our project manager Steve of issues with our kitchen cabinets during walkthrough, at move in and after move in. Still has not been repaired. Almost 90 days later we finally have an appointment for repair after far too many emails and phone calls. There was non communication through the process - finally got the Customer Service Manager to assist. Thanks Tatiania! Still had to wait another 3 weeks to get an escalated schedule. Week 7 our microwave started spewing smoke, a board had burnt up. We called Customer Service who redirected us to Whirlpool warranty. Their safety team told us to shut off the circuit breaker as it was unsafe to use. There are no repair parts. The Pulte project manager said he would contact their Whirlpool Representative to see if he could assist in providing options. Crickets! The owner of the appliance repair company indicated if/when we got a new board it could burn up too. No guarantees. After a month of waiting, the safety concerns and no answers in sight we purchased a replacement, Now we have to wait 2-4 weeks for Whirlpool to pick up the old one and provide a refund check. Have a minor floor board issue. Have to wait a month to get that addressed. It is frustrating to see all these same service people driving around in our neighborhood doing new installations and prior buyers have to wait so long. We were so excited to purchase and move in to this community. The lack of communication and delays in repair have been very disappointing. It is extremely difficult to get any follow-up on items that are on backorder or that were promised to be fixed at thirty days after close. Seems to be a consistent problem with many new home owners.

Needed more instructions on things like irrigation, etc

You do not buy a house you buy the neighborhood experience of an active adult community. If you are willing to get involved in everything that is offered then it is a great purchase. If not you can build your home substantially cheaper. That said our community activities can extend your lifespan

That everything is a upgrade, I found I could not get what I really wanted, because the smallest thing was a upgrade. Therefore I am not as satisfied with my home. I guess I really couldn’t afford this home , so I would make sure my friend and family understands before buying here.

These homes have nice design factors.

Home was built too quickly. Workman ship is very low quality. No hot water in master shower since Dec 23 Finally repaired on Feb 9. Settlement was Dec 23. Poor quality assurance. Someone should have checked for hot water.

Value is great. Could do a better job on issues after closing.
