The process for design and layout went very smooth. Robert was terrific to work with in sales center. Mary was also a jewel in helping with design decisions. Our first builder Tim was very knowledgeable and easy to work with. Shane our 2nd builder was new to the job, but did his best. There needed to be more attention to finishes, painting, sanding, cleaning, concrete and concrete work .

Very poor workmanship on finishing work. Grout color is different throughout the house. Tile in Owner's bath is crooked and cracked. A cabinet in the kitchen is crooked. Front door and garage door not fully painted. Baseboards look like they are used. As of today, we have received "lip service" that everything will be fixed. The trades are scheduled to come May 24 & 25 to address these major issues. Time will tell if our home will be "a quality build."

The house is still not completed , I closed March 29, Door bell is still not working, some painting not finished as of yet. My keys have not been fitted for just me yet since builder still needs to be able to get into house. I have not moved in full time as of now, loan process with Pultee was not the best, was questioned after closing regarding my fence which Pultee arranged to be include in build, it was picked out during the design phase of the process Doesn't seem like Del Webb and Pultee communicate to each other like they should. Del Webb had no idea I was getting a fence when Pultee and the design people for the house made all the arrangements. ... More

Jill, our salesperson, was fantastic. She explained the whole process to us and was available anytime to answer any questions. Our Field Manager Jarod kept us up to date with start times and completion dates throughout all of the building process. After our on time closing Pulte warranty has taken care of a few minor issues in an extremely timely manner. I would definitely build with Pulte again.

From our first encounter with Del Webb we have been impressed. Chad, our sales person, was always available to answer questions and help us navigate the process. Al, our construction manager, was the best. He and Daniel were always so helpful and patient. We hired an independent inspector to evaluate the house before the slab was poured, before the dry wall went up and after completion. He was very complimentary of Pulte's processes and execution. We're so excited about our new home and look forward to making many memories here!!!

The house is built fairly well. However, the attention given to the finishing details is poor. Our punch list is very long and after 2 months our house is still littered with blue tape showing the defects yet to be corrected. Upgrades, although costly are about medium grade .

Plan on a good bit of stress throughout the process and after you move in with callbacks, lack of responses and poor follow up repairs. Not poor quality but not what you expect for what you paid.

The overall process went well. Any problems during the building process were usually taken care of in a timely manner. The Customer Care Team has been responsive to our requests for the little things that crop up during the first few weeks of ownership.

Very unhappy with the workmanship of our home. No attention to detail. Our project manager did everything he could to make things right. Del Web is only interested in getting as many houses built as possible instead of focusing on the detail/quality of their homes.

My initial calls to the warranty department were answered promptly and addressed with a sense of urgency.

Each phase of the construction was reviewed in weekly phone calls from our construction manager.

I’m glad I found Del Webbs Montebello Farms. The condos here are perfect for me. I’m looking forward to completion of the Club House and it’s amenities which will really make this a community.

Love my new home. We've been in for 2 months now and had no issues. The home was delivered clean, finished and within in the completion window they originally provided. The staff that work with you through out the process were all very professional, friendly and easy to work with.

The sales experience and design process were awesome. Allen and Nikki are the best! The house was completed on time as scheduled. We love the neighborhood, amenities, etc. All systems and maintenance were thoroughly explained to us (sprinklers, pest control , hot water heater, A/C, etc.). Warranty items are addressed sufficiently; some quicker than others, but they are very busy. The downside: we couldn’t believe how many doors bump walls when opened. Design flaw? Be prepared to apply bumper pads. The cleaning crew left a lot to be desired. Baseboards, walls, doors, shelves, everything had to be cleaned. Very sloppy tradesworkers. Dings, gouges, mismatched screws, dripped paint and grout, scratched glass, sprinklers covered by sod, just to name a few. Pulte would save a fortune in repair costs if they just hired crews that did the job right the first time. Chase was great at ensuring damaged items were repaired (or did it himself!). Wonderful and smooth experience buying a new home from Del Webb. They made everything easy, right from the start in viewing their model homes, selecting a spec house and buying the house to their quick response to the few issues I had after moving into my new home. My second Del Webb home. They've been great!

Excellent sales lady!!! Excellent contractor!!! Excellent loan closing process!! I love my new home and the 55 plus neighborhood!! Overall experience and satisfaction is simply Outstanding!!!

We were pleasantly surprised by the responsiveness and professionalism from Caryn and Michael.

My husband and I purchased a Pulte Del Webb lot in March 2022 and moved into the completed house in April 2023. Unfortunately no cable line had been installed. The project manager blamed AT&T and AT&T blamed Pulte. As of today ( six weeks after closing), THERE IS A CABLE LINE EXPOSED RUNNING ACROSS OUR DRIVEWAY THAT NEEDS TO BE BURIED. We have been in constant communication with AT&T to get this resolved. Seems like the project manager should have been the one to double-check this from the onset of the build. After one month from our purchase, the realtor associated with Pulte took another position within the company. She was replaced and, after a few more months, the second individual assigned to us moved on from Pulte. Our initial project manager was removed after two thirds of the house build. I will say the first project manager was very faithful with his email and photo progress updates. Enter the second project manager who was not great with progress communication. The first and final walkthroughs felt rushed and I felt quite pressured to give the project manager “10s”, as he made it seem his job would otherwise be in jeopardy. After the first walkthrough, there were 14 areas to be addressed. To his credit, the project manager had corrected 13 of the areas by closing date. My husband and I were introduced to the customer care rep. the day of closing. A binder was not left with the house, but the rep brought one by the next day. He also mentioned that he had registered all the appliances for us. After one week of living in the house, there were several “ issues”. - The bathtub does not drain - Towel holders were loose - column in back of house dinged up ( chipping) - no “ decking” installed in attic - sloppy grout work mostly in bathrooms - the house was basically dirty when we moved in with bits of grout ( like they were dripped ) stuck on tile pieces. There are certain areas with clean grout and other areas with dirty grout lines. Our customer care rep., to his credit, did come by and address the problems. Pulte lined up companies to come fix most of the issues. We are still waiting on a response to the clogged drain in the bathtub. In looking around this community, I see many trucks and workers. Houses seem to go up quickly, although ours took a little over a year. I expected a more professional job due to the duration of the build. It appears the workmanship was hurried, with not much attention to detail. I suppose the turnover with realtors and project managers could have played a part in this result? Still on the fence as to whether I would recommend Pulte to prospective buyers. ... More

We entered this experience with eyes wide open. 18 years ago we built a house with a similar type builder. These are not custom builders. They offer a few options in a pkg. house. There are many in this community the same as ours. Since moving in we have improved on the quality of several items. The one area I'm most disappointed in is the paint quality is very poor. I'm hoping to tolerate it for a few years then improve on it. The house looks very nice from a visual perspective and seems to be pretty well built. Our construction supervisor was wonderful and kept us informed on progress. We wanted a smaller house in a 55+ active community and that is what we have. The house is comfortable and we are making it our home but it isn't a custom home. ... More

I like the after care that is provided, the extra warranty on appliances is great, The quality of workmanship in the home is great. A great place to live and call home.

We had a good experience from the initial meeting, through the build. In the beginning they sent updates by emails. Towards the end we received a phone call every other week with the update. If I sent a question by email it was responded to by either email or phone call. Overall, we were satisfied with our entire experience.

My new home is great. Perfect senior community with loads of activities and new friends.

We were able to purchase a lovely lot thanks to our original salesperson and had an excellent building manager. The overall quality, or craftsmanship, of the build was a little lacking, however.

The entire buying and closing experience was smooth from beginning to end. Everyone involved was professional and responsive, making the entire process a easy experience.
