The process from start to finish was easy an fast. I was kept updated weekly on what was going on with the building process.

They listened and responded by correction or explanation or suggestion/recommendation

it was quite an experience.

It's important to notify the homebuyer of any kind of delays that might impact their closing date since so many factors are based on the date presented when you buy the home. We had several delays with the help of our construction rep and sales rep we were able to over come. Although, a little stressful I'm glad we were able to move-in with only a 2 week delay.

We were not expecting to buy new when we started this venture but we found ourselves having to move quickly after the sale of our existing home. Fortunately there was a quick move-in home available and it had 99% of the features we were looking for. Unfortunately the one feature we would have liked added the contracting team didn't have availability to do for us (epoxy the garage floor), and this was the only quick move in for us to choose from. But the process for purchase was smooth, the site manager met with us and took his time to walk through giving us plenty of opportunity to check out the house. From purchase to move in the entire process was smooth.

Whenmeeting with the building supervisor, we realized the quality and care that went into our new construction. We were actually lucky for buying when we did because we got many updated features that were not included before.

Good overall experience with the process of building and purchasing.

They work with you to give you the best home for the money and address any concerns you may have!

The neighbors are so nice and thoughtful in this age restricted community. This is my 4th home by Del Webb.

The construction went smoothly. The house is well built and extremely impressed at the quality of the house. However, the confidence of sales person to loan officer and others in terms of communications to the buyer (me) was quite poor.

Our construction manager, Mitch, listened to our wants, needs, and must haves and succeeded in making our building experience a positive one. Kurt, our salesman, helped us through the buying process and continues to interact with us when we see him on the property or at the sales office. The closing process with Pulte Mortgage was a bit stressful but we caused a bit of that by not being decisive about whether to take a mortgage or pay cash at closing. Once our old house sold and that decision was made, things went much better. We’re very happy in our new home and looking forward to many years here. ... More

Paint workman ship was poor, texture on walls was not great, finish on doors was poor. Concrete work on flat work was poor, garage concrete was very poor. We love the house layout & plan. Color and other selections at the Design Center was a good experience, some selections like light fixtures, ceiling fans & paint colors needs work.

We knew we wanted "lifestyle". We knew that meant Del Webb. We had visited several other lifestyle communities, some Del Webb, some not. Carolina Overlook has the perfect combination of features, size, age, community and price. We couldn't pass by. The house is great, the neighbors are welcoming and the process was as simple as a hard thing can be! Moving is hard, but Carolina Overlook by Del Webb makes it worth the effort!

Overall, my purchase experience was good. I have been a bit overwhelmed with information regarding warranties and HOA policies but it will get better as time goes on.

Del Webb Homes RE: Our new Del Webb home I thought that I would write to you about my recent experience in purchasing a new Del Webb home in the Sunbridge Community, Orlando, Fl. The first encounter with Sunbridge was meeting Chris B.. He was friendly, personable and knowledgeable about the home buying process. He showed us many models, and we settled on the Renown. My wife Joyce and I feel that Chris is a star, and hopefully he will continue to guide people thru the process. The next portion of the home buying process was the Design Center. We feel that this is a weak point of the process. Although the choices are available to preview online, they are not good pictures, and some choices are not available. The process was confusing. We felt rushed and that the 3 hour allotment was simply not enough time to make the number of choices we had to make. We were told that we had to make all of our choices then and that they could not be changed. It was very stressful to say the least. Unfortunately we were not allowed to make some simple changes that we thought would be helpful. i.e. moving a garage sink, moving a garage electric outlet. Buyers should be asked if they want electric outlets in the middle of a wall to allow for hanging TVs. The door to the pantry doesn’t make sense, as it opens into the pantry, cutting off space. Also, it would have been great to be able to flip the house layout. Currently our lanai faces the neighbor’s lanai. Very small space between houses. Our next step was meeting with our construction manager, Ashton T.. Ours was her first house to manage, so we were both on a learning curve. To say that she was outstanding would be an understatement. She is personable, knowledgeable, and simply a joy to work with. Her communication with us was always prompt. Her knowledge of construction was very helpful throughout the process. We never worried as we knew that Ashton would take care of anything that came up. She is another star in your company. My wife and I have built several homes, and have had many mortgages throughout the years. We must say the Pulte mortgage left a lot to be desired in a mortgage company. Not only was there poor communication, we felt that they were not listening to our concerns. We would be asked the same question over and over, as if they did not hear our answers. They asked for so many items concerning our finances, some seeming rather trivial. We received many phone calls concerning our existing home for sale,. We felt it was not appropriate for them to continue to call with the questions. We went with Pulte mortgage because of the incentive offered, but we would be hesitant to use them again. The property insurance through Pulte was another concern. We thought there should be better communication between Pulte mortgage and Pulte Insurance, but there was none. Workers keep cutting my internet lines.

I keep finding electrical plugs that don’t work. Builder responsive but I should not have to deal with it. Caulking and in chipped tiles bathrooms. Window in laundry room doesn’t close. Sliding class door won’t always lock, etc

The Sales Team and Service Team were / are great. Very helpful and customer service oriented. I purchased a completed Mainstay model. Here are a few cautions: The coverage of the tiled area in the Master Walk-in Spa Shower is insufficient. Water splashes onto unprotected drywall and wood molding. Pulte refused to correct it as it was "built to plan." Light switch in the Master bath is mounted several steps inside adjacent to the sink. At night you have to "feel your way" into a darkened bathroom to turn on the light. The steps inside the garage are a trip hazard, especially for older residents. The entire wall inside the garage that connects to the house has no electrical outlets. My home was already built and "move-in" ready, so I didn't have an opportunity to correct these issues. If you are considering a Mainstay model, be mindful of these issues and seek to correct them during construction. ... More

The process of selecting a model was straightforward and a fun process once you know how much you can spend. There are models for most every one. I would have liked to have more customization in the interior of the build. Our assigned builder’s agent was superior in her attention to detail.

Had a good experience with the local construction manager.

Tony wasn't happy with the last minute requests from the underwriters. Not pleased with the mortgage company our mortgage was transferred to. This whole experience caused Lorraine and I frustration and anxiety.

I was most impressed with the design center experience. There were so many options, all very systematically arranged. The quality of these varieties were tangible. Michelle A was extremely approachable, not making you feel judged by the level/pricing of any of your selections. She was also so knowledgeable and an absolute pleasure. Most of the construction management team was wonderful. They were friendly as well as informative. The frequent construction updates were exciting and welcoming to receive.

Realtor and Work Manager were excellent. Workmanship fell short as identified in several areas through professional after build inspection. However quick fixes were accomplished after reporting. Price of home was overpriced per VA appraisal, negotiated new value and price were determined and accepted.
