I would say that, overall, we had an excellent experience with Pulte/Del Webb at Barton Village in Lebanon, Tennessee. The actual people we dealt daily/weekly with (sales/construction manager/project manager/vendors/mortgage company) all seemed sincere, trustworthy and motivated to deliver a quality product. I think it can be the "luck of the draw", depending on the part of the country, on how these folks approach their jobs. We were very fortunate. Like any big corporation, the local people are often constrained by the "home office" and various policies/practices/bureaucratic red tape that limited what that could often do. Even when those policies and practices don't make a lot of sense, depending on the development and house. Which leads me to another point. Remember that, generally speaking, these are essentially semi-customable builder grade homes. Sure, they want you to end up "happy" or satisfied with your new home. However, it is also a business where Pulte/Del Webb wants to make money to keep shareholders happy. Despite the fact that you can pick out your lot, floor plan, and purchase upgrades, this process isn't the same as if you hired an architect/general contractor to build your dream home. I encourage you to conduct a lot of research, talk to friends, and ask lots and lots of questions from everyone you deal with from the first time you step into the sales office. Make detailed notes of each conversation and keep each email you receive so you can follow up as necessary. Take plenty of time to prepare for your visit to the design center and come prepared and take as much time as you need during the pre-drywall and other inspections. After all, you are probably paying a lot of money for this home. You are the customer. Protect your investment. Be your own advocate. They sell you on the "experience" and the landscaping and sidewalks and amenities and the "community"; however, you will spend most of your time in your house. Make sure you get what you want and what they promise you. With that said, we would definitely do this again (not that we hope ever need to) and would recommend Pulte/Del Webb to others. Entire experience was awesome except for one.. I would NEVER recommend pulte mortgage to anyone. I logged 7 calls with not one return call. That part was terrible

Everyone we worked with during the entire process was so helpful and patient with our concerns and questions. This is the first home we have had built to our specifications and the questions were many. We were guided and everything went smoothly.

Sales person, Tracy was very helpful. Construction manager, Chad was also very helpful. After move we were transferred to a customer service person who has not been helpful with “fix up issues”. Doesn’t return calls, etc. etc.

Pulte does a great job as a production builder although much of the finish items such as kitchen & bathroom hardware, cabinetry, and trim could be better quality. My biggest complaint would be the finish painting. We had paint overspray / droplets all over are tile floor, bathroom fixtures, light & outlet plates, which were not removed prior to finish paint and had to be removed and cleaned by us, leaving us to touch up paint the walls. Lastly, anyone considering building a Pulte home needs to know in advance that the process happens very quickly and you need to be prepared to make decisions quickly as well. An example of this is your design appointment & consultation, which requires a lot of pre-planning on the buyers part to assure you are getting what you want in a finished home. We felt this process could have been better presented in advance, by having the process explained in detail thereby removing the unnecessary pressure of appointment time restraints in the selection process. Homes are better built than most I have visited.

The builder was flexible to work with our timeline towards the completion of the home. The home seems well-built and no major issues have surfaced in the first six to seven weeks.

Value, quality and delivery were just as expected from Pulte builders.

The quality of construction is very good. The process involves lots of updates and good communications which were appreciated.

Disappointed in their finish work but the overall construction is excellent for a non custom home. They are not flexible with upgrading air conditioning systems and using a different maker for a dishwasher also no flexibility in including a gas line for people that prefer cooking with gas we put the gas line for $10,000 it’s propane and it is great to be able to have our Wolf Appliances and updated kitchen appliances however we had to remove the new ones they all got donated since no flexibility on choosing your appliances !!! We purchased a brand new 'spec home' sight unseen because of a significant price drop. We are happy with the home and the neighborhood. Is everything perfect? No. We had some issues such as an exterior door handle coming apart instantly, some electrical outlets not working, and water accumulating under the condensate. Pulte Homes and their agents responded fairly quickly and appropriately.

Overall it was a pretty good experience. Our construction manger was prompt with requests and updates.

They seemed to rush things too quick and their finish isn't so pleasing for the price of the home.

We love our home and the community. If I have to be picky about what Pulte could do better. Little things such as they will not run the gas line past the house so if you get the screened in porch I had to pay $475 to a plumber to extend 12 feet. Most of the bathroom and kitchen cabinets when you open them hit another cabinet, wall or appliance. Not enough room. Pulte would not install dimmers, Some downspouts are on a grade that the water is eroding the yard. They do not cover that I have to pay someone to dig a pipe to drain water at bottom of yard.

The house was move in ready, clean, and had just a few fairly minor "fixes" that were needed. Overall I am pleased with both the design and quality of the house.

Our construction manager Brandi made the difference in creating a great experience. She was responsive, caring and gave us great guidance. We were very thankful for her and her friendship. The sales experience was “ok”. Kind of felt like a number here - some room for improvement. Overall we are very happy and glad we chose what we did.

Some options not completed and corrections had to be made. buying experience was rushed when picking options.

Some of the issues that were found when we had our pre-close walkthough led me to believe that the pre-close quality control was not the best. The kitchen sink had a leak. How was that not found? There was insulation stuck in the main water line of the home. Our private inspector indicated that there seemed to be a problem from one of the toilets and the project manager said he would have all the plumbing checked. Clearly that didn't happen. They had to dig up the beds in the front of the house to get the lines cleared. As far as we can tell, everything was fixed, but some of the items never should have happened. There is missing grout in the main shower that we didn't notice until we started to use the shower. Caulking was missing in the guest bath. Imrpvement needs to be made in your QC department. ... Del Webb provides a good list of standard models. The models limited and the selections are limited to what Del Webb can purchase in bulk. In 85 % of the selections they are acceptable. But Del Webb does not support unique taste. Be different is not encourage. Being unique is an add on.

Overall the process went pretty smoothly. My new home is well contrusted and passed an impartial review. I was pleased with the effectiveness of the sales staff, loan offersers, construction crew, settlement services etc. However, I had two issues. The first, regarding the time to select many items for the house took too long and was combersome for a single individual in the time provided. I had to select all the electrical (e.g., outlets, range, lighting, etc.), indoors (e.g., cabinets, color skim, knobs, tile, etc.) and outdoor designs (e.g., color for siding, brick, etc.) which took over 8 hours. It was a very long and exhausting process. My recommendation would be to break up the process in two days. I will have definitley made different selections if allowed more time to think about things during and after the process. Secondly, more information would have been appreicated if made available. That would have left me with a clearer picture about future and total costs regarding speakers installation. Since the information was not provided upfront, the additional costs were not anticipated and I would have definately made a different selection, if the total cost were presented. Once we were at the end of the buy/build process things went well. However, the lack of responsiveness from the Sales office and the 2 month delay was unacceptable. Worse was the lack of accountability and owning up to make it right. We pushed to have the build completed by May. The Sales simply dropped the ball and we were forced into a 2 month rental at our own expense. Had the Sales office been straight forward, answered calls and emails we could have adjusted our schedule. We simple got a shoulder shrug from the Sales office.

This is my first home I’ve actually had built. Everything with the build went smoothly. I wish there were a few more selection options with certain things like the grout color for the tile. Also more areas pocket doors could have been used. My main issue is with the yard set up, not the house. I should have looked around more since I have a berm and a drainage ditch right out back, plus a utility box on both sides out front. When I bought the lot I had for a huge beautiful tree that was in the common area next door. The sales person said there were two but one died already that would have to be replaced. The second tree eventually started dying and had to be removed as well because so many big roots were cut during grading of my lot. Such a shame the trees designated to be saved weren’t. ... More
