They sell you a home, tell you the name of your project manager who is supposed to watch over your home, but no one communicates. Sub contractors have no authority over what they are given to work with. Whatever wood they are given they put it up even if it is not good wood. 31 studs had to be replaced. Painters paint over muddying errors. Project managers order things for your home build and other managers steal them. To me this is not good work ethics. I closed April 5 and as of May 24, I still do not have any grass and no prospect or communication about it. Once you have closing and they have their money they pass you off to a customer care person who is an hour away and can’t seem to be reached. I recommend you get your own inspector before the 11th month so you have proof of needed repairs to be finished before your warranty expires. ... More

Our buying experience with the sales team was very pleasant and professional. They responded in a timely manner to all of our questions. However, the choice of materials for the kitchen and bathrooms were limited. The kitchen appliances did not include the French door refrigerator and we had to spend several days looking for an equivalent appliance. Unfortunately, after we moved in, we were faced with very poor quality workmanship — the doors, the window panes, the walls etc, were done using poor quality paints — and painters did an unprofessional job. In the kitchen the stainless steel sink and the counter tops are scratched. In addition, all the LVP floorings are scratched in some areas and dotted with specks of white paint. The small front porch railings are broken. Of course, we will continue to discover other issues with time. However, we would like to mention that the Builder’s Manager was very professional and replied in a timely manner to all our questions and took care of the issues we found during our walk-throughs. interior of home poorly done for price. Came from a Dell Webb built home which was great compared to this. A lot of work was required after moving in and seeing what problems were there with this house.

I was so excited to start this new adventure I may have overlooked the obvious. We bought the castlerock floor plan which is beautiful but has a lack of storage in the master closet and bath. Having a basement helps. There was no light fixture in the flex room. All wire shelving in the house is to cheap for the price of the home. Wall paint should be an eggshell not a flat paint every mark shows and isn’t easy to clean up. Escrow work is being completed and Nick has been very responsive to issues. Great guy!! Kitchen island is beautiful as well as the buffet. Closing was a shock. The builder penalized us for not being able to close on the builders timeline even after they were told twice we couldn’t close until a specific date. I’m ashamed of this multi million dollar company not having the ability to work with the client. So far we are enjoying the amenities that come with the hoa and looking forward to many more years here. ... More

During our first visit, we were greeted by kind caring and knowledgable individuals who had a heartfelt interest in us joining their community. Everyone was helpful and courteous . Our experience started with a wonderful greeting by Sandi...followed by exceptional sales representation by Paul...who helped us select from several great choices. The process simply continued to get better as we dealt with mortgage, insurance, HOA and Guest services... WOW...great people all around. Builder representatives were exceptional. Follow through timely. This is clearly the most satisfying new home purchase we have made...having built three new homes in the past 6 years...ahhhhh... the twist and turns life can throw at you. It would be great to have options on backyard landscaping when time to close, so front and backyard would be done when you pick up the keys. I know this would be an upgrade but an option in backyard packages would be great.

The total experience of building was a good overall. If I had one complaint it would be the design/ products of the home itself. Putting a dishwasher a cabinet away from the sink? Towel rods put in a toilet room?, but nothing near the shower area? No electrical outlets in laundry, toilet room, pantry (for night lights, irons, room as or plug in sweepers). And no choice of appliances even if someone is willing to upgrade (I am very unhappy with cooktop).

Poor workmanship, bad communication, after closing they are non-existent. Would not recommend Pulte as a builder.

They give you a $9000 closing credit incentive to buy and use Pulte Mortgage. Mortgage company then jacks up the points to eat up the entire incentive, plus some. Ended up going with outside financing. Same rate essentially no points. I would not make another purchase unless the incentive isn’t linked to the mortgage company or there is a guarantee to match current market offers at outside banks.

Andrew and Kenneth have been more than helpful and considerate through the past year. The house is pretty much what we wanted and the neighborhood is truly a friendly atmosphere with lots to do. The house has a few minor cosmetic issues which should be easy to fix and one issue that will need to be resolved soon. All in all, we are happy to have made the move.

There are so many issues with our “new” house that it’s way too many to mention. Cracking paint on the ceiling, poor drywall finishing, defective windows, defective shower door, poor quality cabinets that were a $10,000 upgrade, 2 large holes in the walls that Pulte didn’t notice, poor trim finishing work. The list goes on and on. It’s so discouraging and upsetting. We gave the warranty rep pages of our problems. She didn’t say anything wasn’t legitimate. She is trying her hardest to help us but it’s not her fault Pulte has such poor workmanship to begin with. Most of these issues could have and should have been resolved before we closed if Pulte had proper field supervision. Very, very poor quality control. So frustrating senior citizens have to deal with the result after closing and live in a construction zone in a brand new house while the builder’s mistakes get fixed. What a nightmare! Apparently Pulte doesn’t care about their customers because after speaking with neighbors we aren’t the only people with issues in our brand new house. A corporate supervisor needs to call us ASAP. ... More

I feel I have a Wonderful new home, BUT, I also feel there's a bit that could be better. Several things are really rather "cheap" like the "pot" lights everywhere. I also would of liked a bit more flexability in choosing my "design" choices. Like leaving out the pot lights. But, I still overall am very happy and soon this new house will feel like home.

Construction manager kept me informed every step of the way sharing not only the good news but honest disclosure on any delays. My salesman was included in phone calls so I felt supported by the entire team.

The only reason we used Pulte was they were the only builder for the 55+ active community. This is the second house we have built in 4 years and we were very disappointed in Pulte

Garden series home are poorly constructed. Get an independent inspector for every step. If you buy an inventory/spec home get an inspector. Have them send a camera down the sewer line. This is my second home in this area and both had broken or clogged sewer lines; many of my neighbors had the same problem. Landscape is not warrantied because the company doesn’t do it right so the yard is difficult to walk in which is dangerous for the older homeowners. They are planting two trees in tiny front yards that will be huge when they mature and that goes against the foundation paperwork you receive from Pulte. Expect the entry to your new home like the sidewalk, porches and driveway to be cracked, discolored, have globs on it and have holes. However, all this said there is no other age restricted community near or in San Antonio, so we all just live with it and have lots of repairs. ... More

Great home. Landscape and quality

All it took was meeting the staff in the sales center, looking at the community and seeing the model homes and we were sold. The homes appeared to be extremely well constructed and equipped with everything we could want plus more. Amenities and opportunities were all right there and the calendar of events was full. We gravitated back to the first model we saw. It reminded us my Grandparents cottage on a natural lake in Indiana, we felt comfortable and at home. We returned to the sales office ready to get the ball rolling and within a very few days we were under contract. We we’re very confident the staff tearned our trust. Del Webb has a specific schedule for every phase from purchase, build, and closing and it all made sense. The communication was terrific because we knew what to except and once they broke ground we got weekly up dates from the construction manager. Through the entire process we were surrounded by our realtor, salesman, construction staff and title staff who were professionals and they knew how to handle everything. At one point there was a question during our weekly call our construction manager had a question and our salesman, with no hesitation, knew the answer without looking through our file. The day we made the decision to build we called our son, a former project engineer for a home builder, and he was thrilled. He said it was a great choice and made him feel secure to have us grow old in our home. We are in our home and it is wonderful. ... More

Our contractor was great to work with. Response to issues has been quick. Unfortunately, we did have problems with the finished product. Seems like subcontractors hired by the builder should be vetted more thoroughly. Upon moving in we have had significant problems with the electrical and HVAC, and the painting was very sloppy.

Pulte Warranty is slow to respond. Many of the issues can't be identified until you live in the home for a couple of months. The Pulte Sales Team is Great!!

I wish they would have told us how cheap the paint would be so we could have had the interior painted before we moved in

Renee at the sales office represented DelWebb homes with professionalism. The models convinced us to sign a contract. We're impressed with the quality of the homes.
