Walk through before closing. Keep casual conversation to a minimum so you can ask questions. There were items about the HVAC and sprinkler system we were not told. We previously owned a home for 33 years so we are familiar with both. Simply turning on and off is not informative. There are vents that don’t work they help with pressure, this was not explained on walk through. Sprinkler rain gauge, not sure we have on we can’t locate it. Shrubbery should be guaranteed one year, even Lowe’s does this. I think since closing was in the winter our home does not have similar landscaping. It is disappointing. The home buying was easy the loan process was an over kill.

Mike P. who was our Phase II Construction Mgr. has and continues to be Awesome. He is responsive and goes above and beyond to assist us in both during the Construction phase and afterward.

A good house. A great community. Some issues but they have been responsive to my needs.

I will certainly encourage friends to buy a home in SCP.

I was very disappointed at the finishing of my home. The mudding around the light switches has gaps and the home was painted with the light plates on. There is paint on the door hinges and thresholds. The baseboards need repainting. The window frames and sliding doors have paint on them. No eye for detail.

The overall home buying experience was a positive event. From Sales, to Design, to Project Management, the Pulte team continued to keep us apprised about the home being built and developed. All involved were exceptional and would recommend the Pulte group for their next home purchase.

We were very unhappy with the experience. We closed on the last day before Pulte shutdown for their extended Christmas break. The house had so many issues, it was impossible to catch or note every problem. We seriously considered listing the house with a local realtor and starting over with a different builder. Fortunately, all of the issues were cosmetic. It was obvious that the closing was rushed to book the sale for YE 2024, and it showed in the quality of the finished product. The only reason we didn't rate every category 1 star is because of the efforts of our project manager, Kevin. Kevin is professional, honest, personable, and a pleasure to work with. Kevin is the reason I rated "Trustworthiness" and "Responsiveness To Issues" 5 stars. Every promise Kevin made, he kept. Pulte is fortunate to have Kevin as a project manager. We were fortunate to have Kevin as our project manager. Even our home inspector commented on how responsive Kevin was to his reports. The inspector also noted that the main structural parts of the construction and the systems of the house were very good quality. It was the cosmetic issues that were the problem. We are grateful for Kevin's efforts to make sure we were happy and would enjoy or new home. We'd also like to note that Kimberley from the design team was also great to work with. She made the process fun, easy, and guided us to achieve what we desired. We understand that time is money, and that is why the closing was rushed. If Pulte wants customers to be completely satisfied and rate every category Great!, then Pulte should eat or pass on the cost to the buyer of a slightly longer build process and delivery homes without countless cosmetic issues. ... Adam was very helpful from our first meeting and he has continued to be a great resource. Even after moving in, I feel comfortable reaching out to him if I have any questions or concerns. Throughout the whole process of building my home and now living in Sun City, Adam continues to offer the kind of customer service that makes you glad he is your contact.

We had read several reviews prior to committing to the new build and did have some angst in that they were not all perfect. We went tohrit the process ensuring we did all of the things that would make us feel confident and avoid potential land mines other had faced. It worked Our experience was very good - Great people.

Sales coordinator was excellent. He was caring, conscientious and stayed hands on throughout. The project manager was also excellent until the closing. The quality control contact was , is and more than likely will be outstanding. The QC on line department does not return calls.

The final price was a bit of a surprise. All the options add up really fast and some items we thought should have been included were not included or were not even offered. For the cost we felt closets should not be wire shelves, but should at least be wood, and a pot filler was not an option. The floor plans and style of homes are great and the purchase process was very well organized.

Our construction manager JC was/is very helpful before, during and after the homebuying "process." He helped make the whole experience easier for both my wife and myself.

Overall Home Buying Experience was excellent. The home (Mystique), local sales consultant (Lynn P.) and home build manager (Mike R.) were outstanding.

It is a lovely development and things are very well organized. For the most part the quality is good but I’m only here 2 months. I do think it is crazy that we need to hire someone to seal our grout. I’m 76 and 5’2”

The actual purchase and inspection was v good. Construction Manager Marvin, awesome. Warranty people are awesome. Dealing with the women in the Viera office is difficult & opaque. Lots of untimeliness, "not my job" & "email only" going on. Except Shannon, she is helpful and picks up the phone. Getting additional landscape is a colonoscopy. Landscape vendor super unreliable, opaque & $$$. Not as easy, breezy as it was made out to be!

I think when you go to closing, you have a right as a buyer to be involved in a convenient time and date for the closing. We had to close on December 20 and we had airline tickets for a Christmas holidays and they would not budge. I think that sucks

Overall I’m very happy with my new home and with the community. Del Webb’s home design baths the interior with natural light and their planning/layout of this community allowed for plenty of natural space. My sales experience wasn’t great, however my GC (Nate) was amazing!! The grading of the lot (water management) and the quality of the build are very good. That said, some of the tradesmen could have done a better job. I hired a home inspector pre-closing and really wish I would have also hired an inspector at the framing stage as some of my neighbors did. Overall, the amenities are nice and the community is nice to walk in. What you won’t learn until after closing is that homeowners must pay additional fees for exercise classes and (for several classes) if you’re not poised at your computer the moment sign-up opens you won’t get in. The dog park is just a fenced area under power lines that couldn’t have been used for anything else. It’s a low area where rainwater runs and is already becoming muddy, plus no running water/water fountain and no equipment aside from benches. All of that said, the residents here are wonderful!! The neighborhood layout/design is lovely!! My home feels spacious with ample storage and is filled with natural light. I would recommend this community. ... More

We purchased a quick move in home. Overall it was great. Salesperson was the best and superintendent has been very attentive.

They take care of issues fast

Not being familiar with the process ahead of time, I found I was behind the curve and in hindsight may have made some different choices; however, all issues were eventually addressed and we were satisfied with the contracting and design process. What was outstanding was the weekly updates from the building manager, and his responsiveness to questions and concerns presented to him. I cannot say enough about his concern to make everything what we wanted and had contracted for. The pre-closing process was amazing. Again, great response and helpful in identifying the cosmetic things that needed to be fixed. My biggest disappointment was the attention to detail by the contractors. Things like corners not meeting - and not puttied to fill in the gaps; putty missing in other places. A warped baseboard was used and not nailed to the framework to make it straight. Doors were delivered with the edges rough, as if they had been run through a saw and shipped as is. There was no attempt to sand them smooth, and even after asking for that to be done, some were missed and had to be recalled. These seem like minor things, and they are; however I built a home 30 years ago, and the workmanship was a step above and I expected the same. ALL WERE FIXED TO MY SATISFACTION! I was just disappointed we found so many little things. The post closing service process is outstanding. There have been a few things we found after moving in, and the process to get them corrected has proven effective and timely. Thanks to great coordination with the building management. Overall, we are happy with our new home, and would recommend a Pulte home without reservation. ... More
