The people we dealt with at Del Webb (Pulte Homes)were fantastic, from Darren the sales person, Nikki in the design studio, John our Field Manager, to the girls at Pulte Mortgage. I give each and everyone of them 5 stars. I love our home, but I believe they do not have enough workers to complete the homes within the time frame and do a quality job. Our sod has been our biggest complaint even before we moved in, but Pulte refuses to do anything about it. Many others in the neighborhood have the same complaint. Love the floor plans, place is very nice. Salesperson did give us some misinformation specifically that the water and sprinkler system are part of HOA and that the taxes would be 1900 per year. At closing we found out the irrigation system is our responsibility and the 1900 taxea is onlyy for first year the it goes up because the house was built. Would not of changed our minds but ho eaty took a hit.

The home buying process was very good. The materials and designs are great but the workmanship building the home is lacking. Contractors are lacking attention to detail and are careless in their finished product. Examples are chipped tile, poor drywall plaster. Overall we are happy with the home but we made a lot of corrections ourselves.

overall it was a good experience, the only downfall was we had many construction managers and when it was time for the final walkthrough the repairs were not done prior to closing and it was a process to get things fixed but they are addressing all of our concerns.

The home buying experience is good at Trinity Falls. Quality is ok, thin walls and old persons step of death in front of garage aside, the overall buying was good. Pulte is relentless in trying to upsell you on insurance, financing , etc is relentless. But they're nice about it.

We noticed in several locations where there was paint spots/drops on wood flooring and carpet. Painting should have been finalized prior to laying wood floor and carpet. When baseboard were installed it's obvious that painters came behind the molding installation but did not tape off the areas before painting. Glass shower seams did not get properly caulked, having some water penetrate the seams. Shower caulking was poorly done. Found concrete on front porch stained from building materials. At final walk-through exterior of the house not power washed.

I love my house. This is the 2nd Del Webb community I have lived in. I have several issues, one being no hot water in master bathtub, only lukewarm water. When the warranty department finally contacted me they couldn’t understand how I have no hot water at the tub but have hot water at the sinks. Someone was supposed to call me but so far I have not heard from anyone. I have several issues I have turned with pictures but have not heard anything. Terrible customer service.

We dealt with a salesperson at the Del Webb North Ranch named Wister. This individual was impeccable and the reason we did purchase our home. He went above and beyond to ensure that our experience was pleasant. We only wish we would had come to North Ranch and dealt with Wister directly. Instead we had an outside realtor in-between and they were terrible.

Our Build Manager (Dana) has been exceptional. He has taken care of every request whenever issues occurred. He responds when needed and has always acted professionally and courteous. Our number one issue is with the home is our flooring. Our tile floor was installed improperly and poorly. We obtained our keys on February 3, 2023 and to this day our tile floor has not been corrected. I love my house! The floor plan is great. The design process was rushed and I was disappointed in the quality of the finishes supplied with a $500,000+ home. There have been issues that have been resolved and done issues still rock on 6 weeks post closing. Don't get me wrong, the neighborhood is great. The buying process was easy, but I’m disappointed with the workmanship. The house seems to be structurally well built. The quality work performed by the employees hired by the builder is another matter. The paint job is one of the worse I’ve seen…paint drippings dried up on walls, on the floors, on the door frames, etc. it seems to me that they use paint to hide other issues and hoping that the buyer won’t notice. Experiences with employees of Pulte and Del Webb were outstanding. For the prices Pulte charges we could have built a quality custom home elsewhere, with quality finishing touches, and the ability of being able to choose a number of custom features. The manner in which the lawn and soil are prepared for sod is horrible as is the installation process. Options are too expensive and too limited. We bought at a time where supply chain issues were present and houses couldn’t be completed fast enough because of the demand. Having said that, between our sales agent, Valen, Joey, the field manager, Natalie, in warranty, Susan InDesign, and others. I thought that they do an amazingly good job, and they’re very detail oriented to make sure to see the jobs to completion! If there was anything wrong, it’s been addressed in a timely fashion so all in all, enjoying the whole experience, and our home! Looking forward to the amenity center opening before winter’s end so it can be enjoyed by all.
