Walk through before closing. Keep casual conversation to a minimum so you can ask questions. There were items about the HVAC and sprinkler system we were not told. We previously owned a home for 33 years so we are familiar with both. Simply turning on and off is not informative. There are vents that don’t work they help with pressure, this was not explained on walk through. Sprinkler rain gauge, not sure we have on we can’t locate it. Shrubbery should be guaranteed one year, even Lowe’s does this. I think since closing was in the winter our home does not have similar landscaping. It is ...

Mudding, painting and cleaning leave something to be desired

I was very disappointed at the finishing of my home. The mudding around the light switches has gaps and the home was painted with the light plates on. There is paint on the door hinges and thresholds. The baseboards need repainting. The window frames and sliding doors have paint on them. No eye for detail.

Our experience with Pulte Del Webb

We were very unhappy with the experience. We closed on the last day before Pulte shutdown for their extended Christmas break. The house had so many issues, it was impossible to catch or note every problem. We seriously considered listing the house with a local realtor and starting over with a different builder. Fortunately, all of the issues were cosmetic. It was obvious that the closing was rushed to book the sale for YE 2024, and it showed in the quality of the finished product. We had read several reviews prior to committing to the new build and did have some angst in that they were not all perfect. The final price was a bit of a surprise. All the options add up really fast and some items we thought should have been included were not included or were not even offered. For the cost we felt closets should not be wire shelves, but should at least be wood, and a pot filler was not an option. The floor plans and style of homes are great and the purchase process was very well organized.

The actual purchase and inspection was v good. Construction Manager Marvin, awesome. Warranty people are awesome. Dealing with the women in the Viera office is difficult & opaque. Lots of untimeliness, "not my job" & "email only" going on. Except Shannon, she is helpful and picks up the phone. Getting additional landscape is a colonoscopy. Landscape vendor super unreliable, opaque & $$$. Not as easy, breezy as it was made out to be!

I think when you go to closing, you have a right as a buyer to be involved in a convenient time and date for the closing. We had to close on December 20 and we had airline tickets for a Christmas holidays and they would not budge. I think that sucks

Overall I’m very happy with my new home and with the community. Del Webb’s home design baths the interior with natural light and their planning/layout of this community allowed for plenty of natural space. My sales experience wasn’t great, however my GC (Nate) was amazing!! The grading of the lot (water management) and the quality of the build are very good. That said, some of the tradesmen could have done a better job. Not being familiar with the process ahead of time, I found I was behind the curve and in hindsight may have made some different choices; however, all issues were eventually addressed and we were satisfied with the contracting and design process. What was outstanding was the weekly updates from the building manager, and his responsiveness to questions and concerns presented to him.
