Caleb and Steve, onsite project managers were superior to work with, Our concerns were addressed with no issues. One major issue at least to me was the distance of the HW heater to the bathrooms and kitchen. I was told had never been an issue well it is. It takes forever to get HW to the kitchen sink and bathrooms. The Rinnai could have been located 25 to 30ft further down the side of the bldg closer to the source of use. Also, there is no protectove sleeve at grade level that I see protecting the water pipe from the Rinnai, my concern would be a string trimmer ripping into it.

We were rushed through the design center process and were not fully informed about everything. Our preclosing walk through was only one week before closing instead of two weeks before closing. Therefore some issues were not fully resolved prior to closing.

Kevin was the best construction manager he showed us Quality at every encounter, we recommend him to all! Rachael was incredibly helpful. Tara made closing a breeze because she was so exacting & early!

Having built and remodeled a few homes we have a perhaps more critical eye when looking at the construction and finish work - so take that into consideration while reading the review. And right up front, if you asked us if we'd do it again? Yes we would. Always start with the good - Scott our build manager and Lisa our sales agent were excellent! Responsive, understanding and professional - and enjoyable to boot! First off, the permitting/approval process, which to be fair is mostly out of Del Webbs control, took 3-4 months . PA signed in early April ground broke late July. Once the dig started the process moved along pretty rapidly as we closed mid November. If you have the option of watching the process - all I can say is I did as we glad I did, found it fun to watch things unfold. Del Webb is a 'national builder' which as it turns out is different from a 'custom' builder. Perhaps this sounds obvious, but options you have in regards to 'twiddling' your new home are very different. With custom you can do whatever your checkbook will tolerate. With a national builder, you choose from a select set of options. Both in the construction and the finish. While I would have liked to tweak some of the construction choices, (floor trusses instead of beams, mover/remove a wall, shift some plumbing) those aren't options. That being said, we really liked the model we picked out so all is well. The same is true for finish materials. I would have liked higher grade carpet and flooring options but those were not available. What was available isn't bad, I just have the feeling they'll have a shorter lifespan and need replacing sooner. Regarding countertops and tile - while the options were somewhat limited the quality seems really good. Lighting we've found is a excellent way of personalizing your home - so we left it at base builder level and replaced it. A better value for you dollars. One thing I was particularly pleased with was the fit and finish on the trim, doors and cabinetry - all done with care and resulted in very professional look. The one item that was a disappointment, but not catastrophic was the final clean. Construction clean they call it - which really means it not clean - really. Not that it's filthy with debris scattered about mind you. But - my wife had to scrub the floor several times to get the grime out of the flooring, not the experience you'd like upon walking into your new home and the first thing you find yourself doing while moving in. A last comment on national vs custom build. While we were watching our house build, I looked at similar size custom homes being built with similar amenities (but not the Del Webb Community experience), and they were easily 20% to 35% more. From our perspective very consequential price delta and one that didn't warrant the extra investment. And finally, (yes I'm long winded and this is the abridged version!), the 55+ community experience. As one person put it to me, it's the difference between being in a neighborhood and being in a community. You see your neighbors, say hi and maybe hang once and a while - the Del Webb version of community is very different. There's a plethora of activities, groups, and socialization opportunities that you can choose from to tailor your lifestyle experience. And in truth - that's at least as important as the house you build, and why you're building into the community in the first place. Good luck on your journey! ... More

Homes are efficiently and expeditiously built, no wasted time. Some designs are too rigid and don’t allow homebuyers to individualize according to their needs. Prices for options are often higher than local market value. One item that really disturbs me is the electrical outlet in the gathering room floor, $500. for a rubber outlet and cover. Really, that is so cheap! Should have been brass.

David the Builder was a pleasure to work with. He communicated well and was trustworthy. I never felt like we had to "check behind him". We did, but only because we wanted to be responsible home buyers. The contractors used were respectful and did quality work. Is the house perfect? No. There is no such thing as a perfect house. We are very pleased with our home and we love living in SCP.

Construction Managers Allen and Paul were knowledgeable and a pleasure to work with.

Spencer and Bret were great to deal with. You should always expect a few bumps in the road with a new build, but Spencer and Bret made sure that everything was to to go before closing. This is our second Pulte build, we were updated with progress from beginning to end.

Great sales representative. Excellent project manager. However, we will be repainting the flat white painted interior walls with semi gloss paint. After moving in, we were not pleased with the sloppy dark-blue caulking job around the exterior white trim (project manager is helping to get this, and several other minor issues resolved). The sales and office staff are outstanding!

Easy process happy with my selections

We had a wolderful experirnce with the sales person, Ian. We can't say enough positive thing about him. He was wonderful.

Overall, we are very happy with our new home. Our disappointment is that two big issues we identified during our pre closing quality walk-through have not been completed after six weeks. We have no idea when these will be completed.

Ok experience overall, however attention to detail in the home is lacking. Many paint issues along with Pultes unreasonable position on replacing dead plants and trees in first year dampens experience. In addition I have watched the trades on the 2 adjacent homes. Quite frankly the trades are not watched closely and are pretty careless when it comes to completed homes and property. Our Pulte Construction manager was excellent and responsive, however the one responsible for the homes next to us seems to be hardly ever around. I suspect they are short staffed to properly supervise their Subcontractors. ... More

We are excited to have moved into our new home built by Pulte/Del Webb. We picked the Compass model home which perfectly suited our needs during retirement. Bright spots in this process were Mike our Construction Manager and Art our Sales Consultant. Both Mike and Art were excellent points of contact during our home build process. We bought a spec home (already in build process) which meant that we had no input on additions, colors, materials, etc. That was not an issue as the home is absolutely beautiful. Our home however from the pre-close walkthrough on September 16, 2024 until just last week had many finish issues with trim, drywall, baseboard, and paint. The process to get the warranty issues corrected was painful and stressful, and required getting next level management involved to get the correction process moving forward. I understand that these are spec homes, not custom builds, but the quality of the finish work in our home was awful. My understanding from talking to other new home owners in our neighborhood is that we are a one off situation, and many of the other homeowners were pleased with the quality of their home builds. I needed to bring this issue forward and provide this recommendation; communication via text and email, along with pictures to your point of contacts with Pulte/Del Webb are key to your process in the event warranty issues arise. Pulte hires multiple contractors for their build process, and though many are excellent, you may run into a situation as we have. In the end, our warranty issues have been addressed, although we still have remaining issues to get completed even after the paint/drywall contractor arrived to do the warranty repairs. As a note, when the paint/drywall contractor completed their work, it was left to me as the owner to do a walkthrough with the contractor employee, and even though items below par were pointed out, they remain to be corrected. Pulte/Del Webb did not have anyone on-site to review the contractors completed warranty work. Do your homework when looking to purchase a new home. Come to the neighborhood or location you are looking to buy in, talk to existing homeowners and get their input. It may help you to avoid issues up front as you discuss your home build and purchase with whomever you decide to buy from and work with. ... More

We have been disappointed with several items in our new home and have turned in several warranty requested. Our pocket door entry into our master bath was rubbing the paint off the door. It was fixed after we submitted a service request. We had to submit a request to fix our third bedroom sliding closet door that had 2 right handle doors as opposed to our 2 bedroom which had the correct right and left handles. In addition I just turned in a service request for my lawn surface which it is uneven enough to be a concern for a twisted ankle or knee walking on it. Also the technology entry point at the street culminating at our house is a mess. I just turned in a service request for these items. Also following Milton we discovered a leak in our family room from the corner of our tray ceiling. Is that an anomaly or is it something we need to be concerned about? ... More

Everyone I dealt with to buy my home were very friendly and helpful.

I was glad that I hired an independent home inspector to join at various phases of my home's construction. A number of quality flaws and irregular build practices were caught, and corrections were requested. Pulte did make the necessary corrections or explained why non-traditional methods were employed. I did find small spots of paint from the rolled ceiling on my bathroom counters and various walls. Concrete pavement could have been higher in quality and free of damage from ongoing construction. One section of side lawn shrubbery died off when one zone of my irrigation sprinklers had not been connected to power in the control box. ... More

The community is a nice one and the other homeowners are very friendly

Several repairs to our brand new home have been required, each request has been fulfilled in a timely manner.

The home-buying process was extremely easy and well-explained, no complaints. Rachael, the design specialist, was fantastic. The choices of finishes are pretty expansive, and if you have the money, you can buy most everything. Due to the cookie cutter nature of Pulte builds, however, we could not get things like an outlet in the floor of the office, multiple paint colors, dimmers on any of the lights, or a wet bar. The kitchen and bathroom cabinets are definitely “builder quality,” and there’s absolutely nothing you can do about that, unless you do it post closing. We had an overall great experience with our builder for the DelWebb North Penn Community. Unfortunately, we purchased in a very hot real-estate market and feel the price was higher than we wanted to pay. Not really a knock on the builder, just a sign of the times.

Happy to have made the decision to move to the Sun City Mesquite NV location.

Our sales person Melissa was very professional and knowledgeable. Our second construction manager Daniel corrected incomplete work issues. So far our customer care rep. John has answered any of our concerns, we are only in our home one month.
