We purchased a spec home in the final phase of our development. Pulte offered strong incentives to settle quickly. The upside is that we got a great value. The downside is that there are things about the home we would’ve done differently had we been able to customize it at the outset. The construction manager responsible for the home was extremely responsive and helpful prior to and immediately following move-in. Overall, we are very happy with our home.

Alvaro, the Construction Manager was easily the highlight of the entire process. He genuinely cared about us, the customers. His communication was incredible. I feel like because he sets the standard so high (a good thing), other areas were not close

Working with one of the Pulte Mortgage people was the biggest drag of all, Zero to One star is what keeps Overall from being a 5 star; Quality of workmanship was shotty in a few areas; Trustworthiness was close to 5, but we had to alert builder about things that were promised in written things not done; design center cost were marked up way too high on several items; vendors are way too slow responding to warranty ticket items, then they don't really do anything to correct issues on the first time. The Pulte Mortgage loan processing experience is horrible. Look somewhere else for your loan unless you enjoy being stressed, dealing with ridicuous requests, and lots of mistakes in verbal information you are told and papereork errors. The Pulte built house is fine.

The closing process was very smooth, we had the opportunity to visit our home several times before completion. The sales person was great to work with. We were introduced to building manager and manager of the sun city peachtree.

General appearance great! Not so great with things we have found like furnace not installed correctly. First being told that’s the way it is. Saw other villas, they did good job.

Once you buy your home, a person from Pulte or Del Webb goes through the house with you and then they want an excellent rating and tell you so Be sure before you do any rating that ALL has been completed on your checklist. We were promised repairs but they never came through and this was after the rating! Beware

I don't think my experience is any different from most buyers of semi custom, mass build communities. Terrific customer service from sales office and construction manager. Some parts of the home are done high grade, some done cheap. Pulte warranty is prompt to correct problems. Beware of Pulte Mortgage. They are the worst, and should be avoided if possible.

We bought a home that was already built. There was an open lot adjacent to ours. We didn’t expect the house to be built next door to be a bit less than 12 feet away from our foundation. The builder had done a decent job with building our home. A little surprised that we found a significant bulge in our living room wall but that was corrected before we moved in. Overall we are happy with our choice

Great Quality Throughout the House

I've been in the house 2 months now and am extremely happy with the quality off the house. The attention to detail and quality was extremely well done. I have tons of cabinets throughout the house and ever single cabinet door self closes perfectly as an example. The energy efficiency is also off the charts. Everything is so air tight. My electric bill for June is projected to be $130 for a 2,800 sq ft house in Florida that I air condition to 74 deg and I have an electric car I charge here.

The building process was precise, informative, and extensive. Russ was there each step of the way keeping me informed about the status of the build as it progressed. Russ was honest and helpful in keeping me abreast of inspections and concerns with regard to each phase of the construction. He kept me up to date from beginning to finish. Kudos Russ.

Walk through before closing. Keep casual conversation to a minimum so you can ask questions. There were items about the HVAC and sprinkler system we were not told. We previously owned a home for 33 years so we are familiar with both. Simply turning on and off is not informative. There are vents that don’t work they help with pressure, this was not explained on walk through. Sprinkler rain gauge, not sure we have on we can’t locate it. Shrubbery should be guaranteed one year, even Lowe’s does this. I think since closing was in the winter our home does not have similar landscaping. It is ...

Mudding, painting and cleaning leave something to be desired

I was very disappointed at the finishing of my home. The mudding around the light switches has gaps and the home was painted with the light plates on. There is paint on the door hinges and thresholds. The baseboards need repainting. The window frames and sliding doors have paint on them. No eye for detail.

We were very unhappy with the experience. We closed on the last day before Pulte shutdown for their extended Christmas break. The house had so many issues, it was impossible to catch or note every problem. We seriously considered listing the house with a local realtor and starting over with a different builder. Fortunately, all of the issues were cosmetic. It was obvious that the closing was rushed to book the sale for YE 2024, and it showed in the quality of the finished product. We had read several reviews prior to committing to the new build and did have some angst in that they were not all perfect. We went tohrit the process ensuring we did all of the things that would make us feel confident and avoid potential land mines other had faced. It worked Our experience was very good - Great people.
