I was told when I signed papers the build time would take approximately 8-10 months, then when the build process did not begin when they advised it would I was told not to worry now the build time has shortened to 4-5 months. Well, that did not happen either. It took over a year from the time I signed papers until the closing. Once the build manager, Jack, began communicating with me he gave weekly updates and photos which were exciting to receive. Now that I am finally in my home/I am very happy with it. However, I have a sour feeling when finding out neighbors, who bought 6 months after me and closed the same week I did , had received $50,000 in upgrade credits. ... More

The order of the work makes no sense. Carpet installed before tile is finished creates dirt all over the carpet; fixtures arrived and installed too early and by move-in date, they were filthy. Cleaning crew doesn't know how to clean thoroughly.

The construction manager was the best part of the building experience with Pulte. Explained thing very well, quick response to our questions, very helpful.

The house would be so much better if the finish work was better….much better. Ethan, the construction manager is a fantastic rep for your company and is currently addressing the many issues with the workmanship. Some of the finish work on the interior is so bad that it would be laughable in my home state of Wisconsin. Where is the pride of a quality finished product? However, we are working through the issues and are enjoying the things that were done correctly. So far, I have enjoyed my new home. Seems to be of good quality and the neighborhood has many amenities. The HOA is taking some getting used to although they were very responsive on my first request. First home I've owned in 43 years where I do not have control over what I can do from a landscape and decoration standpoint. But I knew that going in.

We moved in about a month ago and we are very happy with our new home. Everyone on site was great and very helpful throughout the whole process.

The CM Kyle and his manager Patrick were very responsive and responsible to get issues corrected prior to closing.

moved in in Oct{4) and now Moved in Oct 4 and would do it again! Feel happy and safe!

Use Darren as sales and Gordon as project manager.

Project built during COVID so construction was delayed. Communication was very good and the team was very proactive with the owners interests in mind. A good project during a difficult time.

Pulte Mortgage did a great job with the people who were my contacts in Colorado (Jordon & Trisha). At closing we only had the attorney present. Wish we could of had a Rep. from sales and Del Webb Sun City HOA. Had some questions should be answered (Mail box key, Garbage can & pickup, Gate pass) Still don't have mail box & Key after one month, Must go to post office for mail. House is good. One thing to mention is the paint used in house is not of the same quality as the model homes. Talked with contact from paint MFG. they said it was a low grade that they used,

The buying process was pretty good. The quality is pretty good. The project Manager was vey good.

I would recommend using a third party agent that has your back to take care of some of the requirements in purchasing a new home

We were surprised and disappointed with the lack of customized options in a near million dollar house. Finish contractors were of mixed quality, however, our final construction manager corrected everything quickly. He was a gem!

The overall experience with the purchase of a home at DelWebb was good. My main complaint was that the closing date was inflexible. We wanted to change this date by 1 day and they said that was not possible. There should be at least a 4-5 day window that the assigned closing date can be changed especially since many of the buyers are out of state. In addition I was not pleased with the window protection screens that were provided should a hurricane hit. These screens are totally inadequate and the builder should have provided a more durable protective product such as plexiglass coverings even if the purchase price had to be increased by a few thousand dollars ... Overall my experience building, buying, and living at DWBexley was good. I particularly like the size and location of this DW community. I moved here from a bigger Del Webb community in Florida and was familiar with the style of homes and the amenities offered. Unfortunately the cost of homes and the cost of living is higher in this area of Florida. Within the first few weeks of living here I have reported a few problems to warranty dept and they’ve been generally responsive.

Had a very good home buying experience with Del Webb Southern Springs in Spring Hill, TN. From Design to Mortgage to Build Quality and Closing, Del Webb and Pulte Homes provided great customer service and excellent communication. The Construction Manager sent us weekly emails with pictures on progress. He also was very responsive to questions and concerns. I would say the same for the Pulte Mortgage team. Build quality was very good with two exceptions. The builder's painters were pretty sloppy with the overspray, especially on the floors. We are still cleaning overspray from floors as we fully move into the house. Also, the quality of the concrete pour and cure in the garage was substandard. They did a great job of grading it to run down to the driveway. But the concrete is already cracked (summer pour), and the flex gaps look like they were hand drawn by a kindergartner trying to draw a straight line. Just a note that Phoenix Systems and the Builder Technology Team (Smart Home and Low Power electrical) are not very responsive. We have been in our home for almost one month, and we still do not have a scheduled smart home orientation from Phoenix Systems to walk us through the smart door locks, MyQ Garage, and wifi range extenders. We are supposed to get "white glove" service and an orientation , but we have not gotten anything from the team. Please know that you will not get your Lodge access badges from the Southern Springs HOA on the day you close. As a matter of fact, the HOA will not give you access to anything until after they verify your home purchase after closing, so don't expect access to amenities at closing even though you pay your HOA dues with the closing. Plus, you will need one check for your access card and another check for your community name tag for anyone other than the primary homeowner and spouse. Also, this will hold you up from getting HOA approval for any upgrades to the home you might be considering having done BEFORE you move into your house. This is because they will not give you access to the web site for the HOA approval forms until after your closing. So, we could not get a concrete patio or fence installed the week after we closed because we had to wait until after closing to submit the requests for approval (so inefficient). Oh, and the approval committee for large projects only meets once per month at the beginning of the month, so make sure you have your package ready to go so you can submit immediately after you get access to the web site and the online forms. Then, run your checks (yes, these cost money) over to the Lodge (that you don't have access to yet). My recommendation would be to shop around for yard irrigation. Performance Lighting and Irrigation does not answer their phone and only seems to respond to email. Their seasonal maintenance seems expensive to winterize In the Fall and open the lines in the Spring. Plus, they are tremendously expensive if you want to make a change to the system and cut or cap lines for things like a concrete patio extension. They want to charge me $1800 to dig up, cut, and cap a few lines to accommodate the concrete patio. And, no, the builder would not allow us to make this adjustment during the irrigation installation. The technician who provided my orientation was nice enough, but he did not show me where all the heads are or whether or not they were working and pointing in the right directions. Rely on your construction manager as the house is bing built. Communicate often and build a rapport. it will prove valuable in the end.

We moved into a house that had been sitting for about a year, so we knew everything would not be brand new. At first, the superintendent was very responsive, but after the 10 day fixing period, things have slowed way down. We had an independent home inspector go through the house and point out issues that we would not seen on our own. For example, the roof had a leak at one time that is fixed and there are issues on the roof that will be fixed. But we have a spot under the carpet that is missing pad and we are still waiting for an answer on that. We have sent the report provided by the inspector to the superintendent and Pulte Warranty. We understand that some of these small issues can wait for the year follow up, but some we would like taken care of ASAP. ... More

Our salesman, Zachary was wonderful, and very helpful without being pushy. Our construction manager, James was honest, capable, detail oriented and professional in delivering a quality home. Our only concern that has not yet been corrected by Pulte is grading and drainage along the sides and rear of our property. I know this is a concern for a number of new residents and we have all been told it will be addressed. When this is resolved, we will make sure we also communicate the positive outcome and my rating of Pulte on social media will become 5 stars!
