Need to make the finance easier For seniors

Workmanship is very poor no supervision of construction

So far it's been over a month there not getting the work that needs to be done.

I used to have a Del Webb winter home in Palm Desert, California. It was beautiful! When I saw a Del Webb community in Minnesota I was ecstatic! Everything started out great! Once we moved in we had issues. Our floor popped up in the front foyer, we had rain come under our back door and it ruined that flooring, tar in new driveway sunk in spots, main shower drips, waves in trim outdoors, substandard paint used on walls throughout house…. We had someone take out damaged flooring, but that was almost 6 weeks ago! Calling customer service has been a nightmare to contact. There is a recorded message for customer service that says they are “at a meeting”. I paid a premium price for our lot and our guest bedroom is 12 feet from the neighbors garage. Don’t get me wrong, we love our home, the community, and the amenities. However, we wish we could get our issues resolved. We do have a year warranty but some things shouldn’t have to wait a year. WE are very disappointed in the quality of workmanship on our new home. We have been in the home about 6 weeks. Since then we have had electrical wiring issues that could have caused a firel Additional wiring issues have been found while making changes to make the home ours. We were awakened at 6:10 am from sleep when one of the blinds in the master bedroom fell. A review of all the blinds in the home revealed that none of the blinds were installed properly and could have fallen at any time. The master shower pan has a chip in the corner. we discovered a broken spacer in the grout in the master bath floor. The drain in the upstairs tub is stained. There is paint on many of the faceplate covers for swithches and outlets. It is clear that the faceplates were not removed before painting. Water flow from both hose bibs are low. A high quality impulse springker cannot be used because there is inadequate flow to make the sprinkler move. (I would note that a home in back of my home uses an impulse sprinkler and gets great coverage and no problems.) These problems are so subtle as to not be observable during the pre close walk through. ... More

You would not even want me to review what I think of DelWebb right now!!!! And none of it is the construction manager’s fault!!!! Nick has been great but terrible plumbing for MB toilet that WORKS!!!! The service wait is 2 weeks!!! Unbelievable!!!!

Did not expect this many issues with the house.

Building experience was good. Building supervisor did a great jo keeping us updated on progress of construction.We’ve bought and sold 8 homes in last 53 years. This is our last final forever home, but I can’t even start to describe how terribly disappointed we are in the quality. Everything in our home is substandard poor quality-WITHOUT EXCEPTION from drywall, paint, countertops, plumbing, unusable handicap bars, door that opens the wrong direction, loose door facing on sliding glass door, cracked LVP flooring. Based on previous buying and building experiences, it would appear no licensed trades (except electricians) worked on this house. ... More

The new house “concept” is outstanding. The actual product delivered by Pulte, not so much. This was not a designer home by any means, but it does have some very nice features, which you pay for. The people you deal with are very nice, but no single person can make up for poor construction practices. The “finishing” in our new home leaves much to be desired. There are many spots with no paint at all, windows were damaged in installation, doors do not close properly, many drawers in the kitchen are already broken, the list goes on and on. Pulte is telling us that they will fix everything that is wrong. But the point is that many if not most of these problems could have been avoided with a little more oversight and care during the installation or finishing phase. Respectfully suggest that Del Webb does not hold to a Closing date when the home has many significant deficiencies. Simply push the Closing date out a week or two and explain to the Buyer that the home does not yet meet your rigid standards. I’m aware that a home is a system of many subsystems and things do go wrong, but the Buyer should not be expected to be the Builders Quality Control system. I’m deeply disappointed.

I moved in with parts of the house still needing last minute touch ups. They were notified & im still waiting months later. I should’ve demanded these things finished before I moved in, but, I was promised they would be taken care of asap, still waiting.. all they do is give me excuses as to why it’s taking so long & tell me that some of the issues aren’t there problem. Many home owners here say the same is happening to them..

Shoddy work, behind in closing date, no pride in workmanship, not truthful, house becomes a repaired home not a NEW home.

Getting the home was great but Getting a home whit lots of problems was a disappointment. Roof tile, roof vents not there. A kid could have painted the house better. Missing window. Holes in AC vent pipes. And many more things.

Construction managers are deceitful

We feel the sales person was very helpful and guided us to choose the right home for us. Once the build began it was downhill from there. We pointed out several mistakes in the build to our project manager and as time went by it was clear the mistakes were not being addressed. Now that we have taken procession of our home it has been a month and there are so many problems with the inside and outside paint, we have mismatched medicine cabinets, our cabinets turned out very badly and the carpet tack strips come through the carpet. There are also major scratches on the windows and slider doors. There are more but I will stop there. We have submitted our 30-day repair order and now we wait for scheduling for all the repairs that should have been done before we closed. We recently had visitors for the holidays and I was embarrassed to show this new home of ours to them with all of the blue tape pointing to all the flaws that need repair. This community is very nice but they need to keep a better eye on their tradesmen due to their quality being poor. ... More

Poor quality from tile, walls, outside drainage, sprinklers, electrical. Vendors do poor work and nothing is corrected until the last week & they want you to close & promise what's not fixed will be taken care of,then when you find issues they say that wasn't there during the walk through.

The community amenities are great, the build of my home another issue, the trades Pulte has working for the company building these homes should be all fired , start new with people that are experienced in drywall, electrical, plumbing, laying tiles. Should be a no-brained, maybe when the home is completed there might not be a lot of problems wrong. I am not the only one complaining. The meridian club house is awesome, but that’s not where I live, I expected a better finish from Pulte homes.

Terrible response to calls on big plumbing problem. It was egnored and resulted in many other problems in house. After 7 weeks still dealing g with it.

First of all are home buying experience with our agent was a tremendous experience. She went above and beyond and make sure all of our needs were met she was very professional and personal. Once we get our walk-through we were told that everything would be taken care of. Our home was not ready and there are several items that are unacceptable. You were told numerous times that these would be taken care of through texts and phone calls and they were never done. We we chose the home we wanted by viewing the model and that’s what we expect. We deserve a home that is finished to say the least. We are so tired of being nice. This is been a horrible experience and there are too many items to list that need to be addressed. Someone finally reached out to us today after we sent an email to the selling agent and voiced our concerns. Please reach out to us. It feels we have been treated like a number and we deserve the home that we are paying for. All in all this is been a miserable experience. ... More

The sales, construction, and design teams were delightful to work with and provided added value. The Escrow team, not so much, poor communication and their communication portal could not be opened.

I was delighted with the Pulte experience from first gaze until long after my 30 day walk-through touch ups. The supervisors, workers, staff and sales people are all remarkable. There were a few hiccups along the way which caused a bit of stress: 1. My name was misspelled when it was entered into one the Pulte databases. Thus, while the building supervisor attempted to contact me throughout the building process, I did not have the opportunity to connect with him until my final walkthrough. This disconnection was disconcerting and left me doubting the Pulte Quality Building process. Nontheless, Pulte’s commitment to quality made my final walkthrough an excellent experience - showing me I did not need have to double check or supervise everything along the way. 2. Once I became the ‘property owner’ rather than the ‘buyer’ I encountered another couple of wrinkles, that again, caused confusion. The misspelling of my name in the Pulte database resulted in a lack of communication between the HOA and myself. Although, I asked many questions, it took several in person conferences at the HOA hub to clear things up and to then obtain continuous information from the HOA staff. 3. I was one of the first homes in my neighborhood. The post office was unable to verify my location and thus none of the mailed communication from Pulte or the HOA was delivered, resulting in a further disconnect. Additionally, Google maps was unable to locate my address and all deliveries (e.g. my moving truck, outside vendors and Amazon) could not locate my address which caused additional confusion and distress. However, 60 days after closing, I feel comfortable in my home and community. I could not ask for a better place to live and play in my retirement years. ... More

Overall experience was wonderful, everyone was very helpful with our paper work. The builders are very nice, love that they come out to meet you and make sure your house was build correctly. Delwebb is the best to live

Excellent home build ad responsive feedback.

I would love to give this a 5 star review but having to try and use the mortgage division prevents that from happening. After 70 + days I went through another lender and was completed in 9 days with a clear to close. Pulte mortgage certainly doesn't like self-employed business owners. My wife and I are so glad we decided to proceed. We love it here. Can't wait for the club house!!!

We were very happy with our builder, Adam Kruse. What a great guy! We were occasionally vexed with some of the forced choices such as carpet in the loft, etc. overall, we are quite pleased.
