Overall we had a good and reasonably easy process. I am however still not satisfied with the painters quality. Lots of paint speckles left on the tile floor. We are also not satisfied with the trim calking throughout the house and in the master bath. Many gaps and also spots where the floor meets the wall that there is either too much or not enough calk. All of this said, the process itself had a very good flow and our salesperson was very helpful.

The construction manager was very knowledgeable and help full. Some minor issues were taken care of.

Project Manager communication was great. Superintendent & quality control did bot meet up to the tasks at hand, Oven frame not installed left in oven. Oven warranty not with oven package, Had to put your head inside the oven upside down and take a picture on cell phone to complete the warranty information. Quality of microwave, wall oven, bathroom hardware accessories below quality. Laundry room facet cheap. House was dirty, workman sloppy trash left inside home on visit before final walkthrough. HVAC did not have a filter in the A/C unit. Closing process to meet new home buyer with HOA is non existent . Welcome package was picked up at sales office. HOA or sales should meet with new homebuyer and review information for the community. Facebook, community links, tour of the facilities. Very disappointed . Email is efficient but not personable. ... We had a great experience with Pulte. Their mortgage people, Robin, Chris, and Theresa were exceptional. Their service department with Scott is great. He is very knowledgeable and wants to help resolve any issues. They are lucky to have him.

We came here to look about 31/2 years ago.back then we looked at Sterling on the lake and crosswind along with del web. At that time we put del web aside since we thought they were more expensive but after 3 years we found out other 2 has gone up in price more than del web. Del webs hoa is little more expensive but I believe they keep you more busy... we were lucky enough to find the almost center lit in big cul de sac with lots of trees behind and streams running thru. It truly is healing place. Especially builder, putty, n project manager were great. Quality of the house is pretty good and price is good too. I have a problem with the low quality appliances and after purchase issues that I am not able to resolve because I cannot get anyone to call me back. Emailing doesn't work, and there are no telephone numbers to call. I am quite disappointed with the after purchase experience although the builders are still as helpful as they can be and go out of their way to try to help even though their job has long been over.

Maureen was a great sales rep and Lance was unbelievable good project manager. Also Donna and Denise did outstanding jobs thru the process

The realtor who I worked w/was amazing! Very knowledgeable and responsive to all my questions. The contract supervisor was terrific too. He also was very responsive and sent weekly updates during the entire building proces. I felt like I was being “nickled and dimed” as everything was extra instead of being part of the package. For example, why weren’t kitchen island lights or outside gutters included in the price of the home like so many other builders do? Lastly, the workmanship was okay…not great!

Bought a "spec" home". Saved time to "get in" but no changes allowed, so had to make changes after moved in at greater cost. Initial "punch list" of repairs and touch up has not been addressed in over 30 days. Not a big deal, just disappointing having to stare at little pieces of blue tape.

The entire process was very smooth. I was kept well informed throughout and I couldn't be happier. Special shout out to Mike and Richard. They were gems to work with on both the sales and construction side. I would definitely recommend a Del Webb community and home.

We had an independent house inspector do the inspection before the sheetrock got installed and the final inspection. It was the best insurance we ever purchased. His inspections showed that the quality of construction was good and he tagged everything that needed to be repaired prior to closing. We had three different construction PM's during the building process. All of them seemed competent and easy to work with. Our inspector will also do the 1 year warranty walkthrough when it comes time for that.

Experience has been relatively painless. Happy with landscaping. Home seems well built.

We came to Sun City Peachtree and immediately knew this is where we wanted to live. We worked through the detailed processes with sales and most everything went as planned. The few hiccups were easily and quickly rectified. Our build team were also excellent and easy to work with. Phil, our Del Web Construction Manager was beyond excellent. He stayed in continuous contact with us on everything. We are in and almost settled and so excited with the choices we made.

Very well built home overall. Brian, our construction manager was great at attending to any issues we've had.

Homes are not high quality and there are many areas where a higher quality product should have been used for the price you pay for the house.Quality of work ie painting and attention to details need improvement to say the least.

Pulte followed their timeline for building and delivered the home within the time frame they originally told us. The process from breaking ground to closing was great! Our construction manager contacted us weekly with updates during the process and sent photos. Pulte mortgage could have been more competitive with their rates as they are in other areas of the country. The sales team changed over during our build so we needed to follow up on some things ourselves. Currently we are preparing our home to move in and are looking forward to living in our new home.

The sales contact Mark was very helpful through the early process. We may have missed out of some of the normal sales flow because this was a "spec" house with no customization possible and the last house in the phase available. The compressed timeframe from initial signing to closing put pressure on all phases but that was Pulte's decision, not us forcing it to happen that fast. I think we missed a lot of opportunity to learn things as we went along because of that. The mortgage loan process was exasperating especially the income verification portion with having to repeatedly provide essentially the same information and the list of "fees" being endless. The initial contact with Levon and the closing were the only bright spots in the process. The walk throughs were lacking some details about specific systems that proved to make learning more difficult than it should. We've never received a manual for our thermostat which we requested multiple times. We've have a few quality problems with electrical systems but have managed to work those out. William, our warranty contact has been great and helped us a lot. The design of the house, given that this is a Del Webb over 55 community, leaves something to be desired with high sink counter tops and very little obviously done for the target age group but nothing causing a major problem so far. We are happy with the house and the community and would recommend it to others who want something with much less hustle and bustle, many fewer cars, lots of social activities and neighbors who are very friendly. ... Our builder Ronnie was great he responded to all issues quickly.

As with any new home build there are always issues and /or concerns which were answered as best could be considering the different inspections. Living in the area during the build was VERY beneficial to see things that were of concern before too late.

Dana did a great job of communication and keeping us informed. Overall the home is completed well. There are some things that in the design process should be pointed out so changes can be made to make logical choices that are not visible until after you move in like light switch placement when certain door choices are made and other similar items. These things Pulte should know and could point out to buyers. Also attention to detail around trim finish, paint on switch plates and the low quality of the under- counter lighting finishing were a bit of a disappointment all of which we have resolved on our own. We realize we are not buying a custom home and as such the above items perhaps should be expected in a spec home even though the cost was above the typical tract house. I think the final inspection process by the Pulte team needs to be a lot more critical and detailed so as to catch many of these things. One last item is the SST offerings, in particular the WiFi access points. In today’s environment these really are of little use. The WiFi routers supplied by the Internet providers (Cox, Quantum) often free, provide the same( or in our case) better WiFi coverage throughout our home AND yard. As of today the Access points we have are of little use and remain the single largest regret we have about the purchase experience. ... More

Sales experience was fair, too much pressure on buy it or someone else will, yet still units available. Things not fully explained during sales pitch, such as responsible for landscaping. Once purchase made, builder should provide detailed floor plans, made everything more frustrating when you couldn’t do furniture layout in advance. Build quality good, not great, especially tile work. Closet systems are a joke. Have to upgrade everything to get average quality.

Homes are handled with care but like life, we make mistakes. Look over carefully and voice your concerns so they can make them right.

Overall the whole process of buying and building the house was as to be expected. Alex in the sales center was more than helpful, she returned calls and answered any questions almost immediately. In the design center we were a little disappointed that some of the options we wanted were discontinued. Overall Elana in the design center made the experience very enjoyable. The switching of building managers in the middle of the build threw us off a bit. Ultimately Ryan did an excellent job picking up where someone else left off. He was key to finishing up the house just the way we wanted it. All of my concerns were addressed, and he left no stone unturned. He should be sainted. Well the house is done and it looks great. When we open the front door and stepped into that empty house for the first time we were in awe. It had come out exactly the way we planned.
