I would recommend having the walk through prior to closing the day before closing in consideration for all the buyers that are traveling from out of state.

Our salesperson was very good to work with. Very experienced and great communication. The build time took longer than expected. There were very few options to select from for cabinets, paint color, flooring options, etc. probably all due to supply disruptions. Our real dissatisfaction was with the construction manager originally assigned to our home. He was very difficult to work with, would rarely follow up with emails or phone calls. We requested a new manager to complete our build and this person was fantastic and wished we had him all along. I’m looking forward to living in the house for a year to evaluate how the quality and construction holds up. ... More

Reliable builder that knows all the trades and process to make a good home. The original build had many problems, but after closing was able to re work issues out. They need more of doing it right the first time. Excellent support group.

We looked all over San Antonio for a new home and made over final decsition to by in the Del Webb community. It took longer to finish the home then originally projected. We were not given the slab inspection from the builder and didn't meet with anyone until we made a few phone calls. Finally we meet with Matt on site and stated going over things and did a frame structure inspection. Matt was very polite and helpful with all our questions and requests. We had to keep pushing back our move in date due to many delay which we understand but can only accept so much. After moving in we were disappointed in the damage caused by all the different workers coming and going from the house that in the end cost Pulte Homes a lot of money. Damage to the stainless steel kitchen sink, stove hood, tile flooring, kitchen and bathroom cabinets, walls and trim etc… Next we work with Justin who came by and listed to all my concerns and took pictures and documented everything and said he will take care of these issues for us. Well we waited a few week and did not hear a word from anyone. I call to find out that there was a layoff and Justin was gone. Then I received a call from Gabe who has been wonderful. He rechecked all my concerns with me like Justin did. Gabe has done a wonderful job and has not left us high and dry. He is a real pro and is honest and we love working with him. My biggest concern now is the I am working with Airtron Heating and air conditioning to have the fresh air box moved out of the garage attic and into the inside heater room which is where it should be. My private inspector pointed this out to me. Airtron has been to my home three times for other issues and told me they will look into it. I finally asked for a supervisor. Christen from Airtron came out and said he would move it after I had him look at another home like mine to verify what I am saying. Airtron subs out the installation part and mine is missing the installation around the ducting and it looks like a 3rd grader did the finish drywall work on the base and wall inside the heater closet. it has been almost two week and no word. I call and spook to the call center and was told they will call me back and I have left messages to be in the phone queue for a call back, and nothing happens. I paid top dollar and feel ripped off on this issue. Also my property did not get a fence installed accross the back yard of my home. The metal fence stopped at my neighbors home. Why should I have to pay for a fence when everyone else has one. I have been told that this is the why Pulte does it. I deserve a better answer that. We moved into our new home with higher expectation and turns out that there was more to deal with then expected. I feel like I have been working full time to stay on top of issues so they don't fall through the cracks. We are finally seeing the light at the end of the tunnel. I am pleased with the quality and construction of my home. However, during most of the process there was a lack of communication between Pulte, the mortgage company and my agent. It is because of that there were several delays and misinformation. There was information in the beginning of the process that the buyers should've been provided, i.e. upgrades and what was standard and what was not standard in your home versus the model home. Those small details would have made a difference in the building process. Now concerning Lance, he was and excellent liaison! He was kind, compassionate, and did the best he could under the circumstances he was put under. I could not have asked for a better person. You see I just went through a 30 year divorce, unexpected I might add, and I believe God put people in my path to help me along this new stage in my life. Lance was definitely that person. I don't consider him someone who helped me with my home, but I consider him a friend. He worked well under pressure and delivered a well constructed home. Thank you Lance! ... More

All steps are down to a science.

We are very happy with our new Del Webb home but other buyers should be aware of a few things. Del Webb is a Tract Home builder, not a custom or semi-custom builder. As a part of Pulte Group they are at the top of the tract home line and we think they are better than most tract builders. They provide a limited set of options on their homes. Buyers need to carefully peruse the options available in their options guide. Things such as structural options will need to be finalized early. You will have a limited amount of time at their design center (~2-3 hours) working with their designer selecting tile, carpeting etc.. Once you have signed off on your options at the design center things are finalized! No changes are allowed afterward. This is to allow Del Webb to lock down the basic design and order long lead time items. This also minimizes confusion and allows a smoother build process. They are building a lot of homes in parallel at any given time. We highly recommend that you hire your own inspectors for slab, framing and final build! Del Webb builds a good home not a perfect home. Think carefully about your preferences and communicate clearly with your sales person, preferably in writing via email. If you can, visit the build site several times to monitor progress. If you have questions, communicate them clearly with your builder and sales person. As a 55 plus community that may be building in a hilly area be aware that homes built on rising slopes may have stairs in their garages and entrance ways. Homes built on falling slopes may have stairs off their back patios. Walk the lot you intend to purchase! ... More

We noticed a lack of transparency during the building process. They told us that foundation plans were proprietary and so any inspection of the slab would be useless as our inspector would not have access to the plans. The pre-drywall inspection was mostly shrugged off. Final walk-through allowed us to address any aesthetic concerns which were all addressed reasonably quickly. On the other hand, we have been very happy with our home and the builder's responsiveness to any concerns during our firrst 5 months. They have done an excellent job with cleaning up common areas and neighbors seem very happy as well. ... More

Sales experience was great. I’ve worked with Pulte in my previous life as a realtor in California and one thing I have noticed is the quality of sub contractors in Indiana doesn’t match what I was use to in California.

I was suppose to get a 3.99 % fixed rate which t the builder did not honor it was very dishonest, did not honor and give me the home loan rate as promised at the time of purchase ?

Don't care about quality. Bad craftsmanship it's a shame

Buying was great. Quality of workmanship was very bad and many repairs are needed. Despite these issues, I like the house and am glad I moved here.

Its too early to rate quality and value. Trustworthiness is low as our field manager disappeared and would not return calls or texts. Other neighbors have the same experience so that tells us that management instructs the FM's to ignore calls and therefore you get an F in responsiveness. We still do not have screens for the windows, some of the vegetation in front is already dying (not sure if its a sprinkler problem?)

Great until we moved, less so since.

Our sales experience was great. Our Sales Manager, Dan, answered all our questions, was responsive and provided us pictures and updates throughout the whole build process. Our Design Center experience was non-personable and felt a little rushed (we finished our consultation an hour early), even though we were very organized and had picked out all our options prior to the meeting. We were not allowed to select our desired our kitchen cabinet handles to match our bathroom handles, even though they were the same cabinets. We asked for an explanation of this during the design consultation as well as a follow up after the consultation, and never received a clear explanation. The strengths of the construction process were that the build was on-time; we received all of our design selections, and the communication was responsive, when we initiated it. While we did not receive the upgraded refrigerator we selected, Del Webb, did provide us with a high-end replacement. While we did not expect perfection in the build process, due to the number of houses being built and the rush to close on our house before year-end, there were a few items not installed (shower enclosures and mirrors), and items that needed to be addressed/corrected. Our build manager Nick, was very responsive and diligent in addressing the major items of concern. While a few items are still pending, we are confident, based on Del Webb’s responsiveness, that these items will be corrected in a timely manner. Feels more like my entry level home buying experience. Not the same as the Pulte build I had a few years ago in Las Vegas

Never replied to my complaints workmanship was awful . Tile in kitchen coming off they won’t fix lt paint and scratches on floor. Workmanship was awful careless windows were dirty counter tops were not clean of I had it to do. Over l would never buy a dell webb . Would not recommend dell Webb to anyone.

Our second builder, Jason, came on late and has tried his best to rectify several critical issues. He is friendly and has worked admirably to try to help us be satisfied. In our opinion, he is a tremendous employee. Though the materials of our home are what we expected, the overall craftsmanship of our home has been pretty shoddy. That being said it is better than many of our neighbors. It is unfortunate that the builder feels it more important to build as many homes as fast as they can, rather than to take a bit more time to create a quality product. The saving grace are the community amenities, and the wonderful climate. If not for that this would be overpriced and not worth the effort to relocate. ... More

We moved here from the west coast where over the years we had purchased several brand new homes so know what to expect and are familiar with the interactions with builders. This home has a nice layout and great neighborhood but the quality of the build is mediocre at best. The house serves its function of giving us shelter and making us comfortable but it comes with sacrifice of a good quality build. If we had to buy again in this region it probably wouldn’t be here. We paid premium price for average house.

Bought at the height of the market when sales process & lender took buyers for granted. By the time the house was estimated to be done, market had crashed, but the home had still had 2 months + to go before completion. (Wish they'd taken their time to do it right, though!) Kept getting dates shifted for closing, and I was then pressured to close before house was done and all systems connected, let alone finishes done. Pulte declared my home done and ready to close. Had I held out for the finish work to be done, the lender would've cancelled my rate lock. Was invited to two final walkthroughs, but received lame apologies for all the unfinished items both times. Spent the last several months trying to get all the unfinished or rushed items fixed. Home wasn't even livable for the first couple of weeks and dirty interior besides. Multiple visits required to fix the same items. I'd thought Del Webb meant quality instead of slapdash finishes and rude treatment. ... More

Not living up to delivery dates, many delays.

We bought a "spec" house and were able to see everything prior to purchasing the house. Pulte employees have been pleasant however, we notice the warranty dept has been slow to address our issues. Primary issue is the warranty on the HVAC system from Lennox. Our Pulte warranty representative is supposedly Jeff however, he was on vacation thru the holidays and Jim covered us for him. All went well (roof shingles repaired) but when I tried to register our HVAC system I found it was already registered to someone else (name unavailable to me). Jim checked our serial numbers again and they were correct. Both Jim and I emailed Lennox about the issue. Jim tells us that Jeff is still our rep but he is emailing Lennox weekly about the issue on our behalf. So far, we have yet to hear from Jeff. Since HVAC repairs can be pricey & we want to be sure we are covered, I emailed Jim asking that he call Lennox. He emailed stating he would approximately a week ago. So far, we haven't heard the outcome of that call. It is now two months since we closed on this house. Additionally, we received a mailing stating that the warranty on our Kitchen Aid stove expires April 12th, four months after our closing date of Dec 9th. How can this be? Was this also registered to someone else? This doesn't seem right. I hope someone can straighten this out so we don't have to put time and effort into resolving this any longer. The communications from the Del Webb team through the entire process was good. The quality of the home is great. We did point out a few minor things to our construction manager prior to closing and he had them corrected right away, I would go with Del Webb again.

Had a great experience with Pulte sales dept, design, mortgage and construction. We feel the closing was rushed at end of year and the house fell short of expectations. Several big items were not complete. (i.e no master shower for 2 weeks after closing. ) And evidently noone told the construction crew on the closing date bc the house was wide open when we arrived the next day. And still had debris left on floors and counters, hole in wall where dryer gas line was. Along with other items addressed the week we was also moving in. Warranty advertises a few working days to contact you but it's been over a month and nothing heard. Our first time building and know now we should have been more assertive and direct and pushed closing until everything was complete and to standards. But doesn't eliminate Pulte's responsibility to deliver a finished product either. ... More

Sales coordinator Jill was awesome, workers showed little pride in quality of their work in several areas though construction project manager Jordan communicated well and was somewhat effective in getting problems addressed. Have had poor post close communication and no resolution efforts on any defective work after 45 days since close.
