They’re framing work is very good but they’re finish work SUCKS

We felt we needed to keep an eye on the building process. Subcontractors were slightly below average and construction manager, to us, is really a project manager. There needs to be more supervision of trades (such as uneven floors, appliance issues on day one, some doors were uneven, touch ups and prior cleaning were not done prior to closing as promised.) Expected more quality for the price point. Nice neighborhood.

Rush to get house done originally told would completed end of August closed 6-05-24 Not happy with workmanship of sub contractors seems they do quantity work instead of quality work, poor supervision during construction now have to stay home for subcontractors to come cack & make things right

DEL WEBB Sunbridge is a great neighborhood with fantastic neighbors and great home plans. However the closing and build process were very disappointing. Very inexperienced construction manager who promised much and delivered little. Poor attention to details in finishing and then a very frustrating warranty process to get the trim and final fixes capped by an incompetent warranty manager. Only through escalation to the warranty managers supervisor were final trim details addressed. End result is a great house but a bitter taste from the poor attention to detail in the finishing prior to closing. Another frustration is the incredible slow response time for post closing modifications such as additional gutters etc. ... More

Buying the home is the easy and enjoyable part. Once I closed and then moved in, I noticed so many things wrong and imperfect. One expects a great, new home after spending all this money.

Low grade materials used and no one has the time to address outstanding issues or new issues in a timely manner. I would not purchase another

Sales team is very good. Had no problems with purchase. HOWEVER, the house was not in closing condition. Its been 9 weeks and we are still waiting for punch list items to be completed. Half of our floors were damaged. Only half of those were replaced, second half is due to be replaced in December. Our bath tub needs to be resurfaced and cascading sliding doors will be replaced (too many scratches to fix) but we do not have a date when those will be done. In addition, the quality of the craftsmanship is very poor. Paint droppings on floors, fixtures, toilets, etc., bad cuts on molding, sloppy caulking. We have spent hours and hours fixing many of these things ourselves. It is not enjoyable living in a house with so much work to be done. It disrupts our lives having to be available for all the repairs and it takes away from the fun of buying new furniture and decorating etc. We just keep waiting and waiting for things to be complete, We have just begun the warranty process and the person we are dealing with is very organized and we believe all the warranty issues will be resolved in a timely manner unlike the punch list items that have taken far, far too long to resolve. Everyone has been courteous and we think they are doing their best. We don’t think the builder is giving them the resources to get the job done. Our house was not ready for closing. The craftsmanship of the house was terrible The house was far from finished when we moved in things were not completed that were pointed out in the walk through the yard has tracks from were they drove through to the back yard the back yard is very uneven very rough. There were no screens on any window which were destroyed during the build instead of being removed and set aside. There were holes in the walls by the switch and all they did was filled with calking. The siding still has the staples in the boards that had paper on them and they just painted over them. The ac unit is way to small for the house not proper size for the square footage! All in all very poor craftsmanship through the house ... More

The buying experience was great. The builder is terrible. The contractor did not return calls. A lot of items were not completed. I sent an email to the warranty department with the list of items that were not completed and they sent an email that someone would contact me. That was over a month ago and still no contact.

Very disappointed with the poor workmanship and hopefully all will be resolved during the warranty period

I used to have a Del Webb winter home in Palm Desert, California. It was beautiful! When I saw a Del Webb community in Minnesota I was ecstatic! Everything started out great! Once we moved in we had issues. Our floor popped up in the front foyer, we had rain come under our back door and it ruined that flooring, tar in new driveway sunk in spots, main shower drips, waves in trim outdoors, substandard paint used on walls throughout house…. We had someone take out damaged flooring, but that was almost 6 weeks ago! Calling customer service has been a nightmare to contact. There is a recorded message for customer service that says they are “at a meeting”. I paid a premium price for our lot and our guest bedroom is 12 feet from the neighbors garage. Don’t get me wrong, we love our home, the community, and the amenities. However, we wish we could get our issues resolved. We do have a year warranty but some things shouldn’t have to wait a year. Is this a Del Webb home or a Pulte home? ... More

WE are very disappointed in the quality of workmanship on our new home. We have been in the home about 6 weeks. Since then we have had electrical wiring issues that could have caused a firel Additional wiring issues have been found while making changes to make the home ours. We were awakened at 6:10 am from sleep when one of the blinds in the master bedroom fell. A review of all the blinds in the home revealed that none of the blinds were installed properly and could have fallen at any time. The master shower pan has a chip in the corner. we discovered a broken spacer in the grout in the master bath floor. The drain in the upstairs tub is stained. There is paint on many of the faceplate covers for swithches and outlets. It is clear that the faceplates were not removed before painting. Water flow from both hose bibs are low. A high quality impulse springker cannot be used because there is inadequate flow to make the sprinkler move. (I would note that a home in back of my home uses an impulse sprinkler and gets great coverage and no problems.) These problems are so subtle as to not be observable during the pre close walk through. ... More

You would not even want me to review what I think of DelWebb right now!!!! And none of it is the construction manager’s fault!!!! Nick has been great but terrible plumbing for MB toilet that WORKS!!!! The service wait is 2 weeks!!! Unbelievable!!!!

Did not expect this many issues with the house.

Building experience was good. Building supervisor did a great jo keeping us updated on progress of construction.We’ve bought and sold 8 homes in last 53 years. This is our last final forever home, but I can’t even start to describe how terribly disappointed we are in the quality. Everything in our home is substandard poor quality-WITHOUT EXCEPTION from drywall, paint, countertops, plumbing, unusable handicap bars, door that opens the wrong direction, loose door facing on sliding glass door, cracked LVP flooring. Based on previous buying and building experiences, it would appear no licensed trades (except electricians) worked on this house. ... More

The new house “concept” is outstanding. The actual product delivered by Pulte, not so much. This was not a designer home by any means, but it does have some very nice features, which you pay for. The people you deal with are very nice, but no single person can make up for poor construction practices. The “finishing” in our new home leaves much to be desired. There are many spots with no paint at all, windows were damaged in installation, doors do not close properly, many drawers in the kitchen are already broken, the list goes on and on. Pulte is telling us that they will fix everything that is wrong. But the point is that many if not most of these problems could have been avoided with a little more oversight and care during the installation or finishing phase. Respectfully suggest that Del Webb does not hold to a Closing date when the home has many significant deficiencies. Simply push the Closing date out a week or two and explain to the Buyer that the home does not yet meet your rigid standards. I’m aware that a home is a system of many subsystems and things do go wrong, but the Buyer should not be expected to be the Builders Quality Control system. I’m deeply disappointed.

I moved in with parts of the house still needing last minute touch ups. They were notified & im still waiting months later. I should’ve demanded these things finished before I moved in, but, I was promised they would be taken care of asap, still waiting.. all they do is give me excuses as to why it’s taking so long & tell me that some of the issues aren’t there problem. Many home owners here say the same is happening to them..

Shoddy work, behind in closing date, no pride in workmanship, not truthful, house becomes a repaired home not a NEW home.

My experience with your sales agent was excellent. However, since moving in it has been a nightmare of construction deficiencies within the home and exterior issues that have gone unattrended by the HOA customer service department including garbage inundation on my property and broken fencing, and over a month of calls, FAXes and letters to set up autopay for dues!!!

Getting the home was great but Getting a home whit lots of problems was a disappointment. Roof tile, roof vents not there. A kid could have painted the house better. Missing window. Holes in AC vent pipes. And many more things.
