Overall the whole process of buying and building the house was as to be expected. Alex in the sales center was more than helpful, she returned calls and answered any questions almost immediately. In the design center we were a little disappointed that some of the options we wanted were discontinued. Overall Elana in the design center made the experience very enjoyable. The switching of building managers in the middle of the build threw us off a bit. Ultimately Ryan did an excellent job picking up where someone else left off. He was key to finishing up the house just the way we wanted it. All of my concerns were addressed, and he left no stone unturned. He should be sainted. Well the house is done and it looks great. When we open the front door and stepped into that empty house for the first time we were in awe. It had come out exactly the way we planned. Buying a home is a very complicated experience and Del Webb tried very hard to make the experience as easy and comfortable as possible. There are some small concerns about internal communications at Pulte throughout the process and that, at times was aggravating. Of course, now that I have moved in to my new home everything seems fine.

Our Agent John has been magnificent. He is responsive, caring, and professional. John responds quickly to our warranty issues and quickly fixes the problem. The beginning was a little exciting; but John has been truly wonderful. He is customer focused; and we firmly believe that he really cares. I feel very lucky to have the absolute best warranty representative employed by Del Webb

If you’ve never experienced buying brand new construction, it’s a long and detailed process. You must stay on top of all the paperwork and requests. Having said that, the Pulte folks on site were terrific. In the beginning, we considered a mortgage through Pulte. That was a nightmare. Too many lengthy requests at the last minute, lost emails, maybe not the best advice or suggestions. We finally just threw in the towel and just paid cash for the house. Our only issue was with Pulte Mortgage not having their act together therefore turning our closing into a 4 hour fiasco. Shame on you Pulte Mortgage.

The CM Kyle and his manager Patrick were very responsive and responsible to get issues corrected prior to closing.

I would recommend using a third party agent that has your back to take care of some of the requirements in purchasing a new home

Our salesman, Zachary was wonderful, and very helpful without being pushy. Our construction manager, James was honest, capable, detail oriented and professional in delivering a quality home. Our only concern that has not yet been corrected by Pulte is grading and drainage along the sides and rear of our property. I know this is a concern for a number of new residents and we have all been told it will be addressed. When this is resolved, we will make sure we also communicate the positive outcome and my rating of Pulte on social media will become 5 stars!

Lance our sales agent was great to work with and stays in touch. Pulte closing agent was somewhat overwhelming, too many individuals involved, too many emails and forms to sign. The house is very nice and well constructed. The Wildlight HOA staff are terrific, accessible and very responsive. The neighbors are extremely friendly, active and involved in the community and willing to assist with anything. Overall we have been extremely satisfied.

Alejandro was a great supervisor on our home after starting out with someone else. All minor issues were resolved and the house is engineered very well. Well designed house for use of space and functional.

Wish there was more info provided about steps in the buying process. Also since models have higher end features, when making your final selections the design should inform buyers about affects of options chosen. For example, if you select the arch package your baseboards will not be standard (now curves). Found out near end of process videos were available ( and wasn’t told) to talk about steps in the homebuying purchase. More info about earnest deposit and how is applied to final purchase or not. Great responsiveness and quality from Manny and Matt. Pulte was pretty inflexible but the people overcame this.

Every aspect of dealing with Del Webb from lot choice to move in was terrific. The only detractors from an otherwise perfect experience were dealing with Pulte Mortgage and Pulte Insurance. I love my home.

We have been very happy, overall, with our New hope buying experience. From the sales personnel to the construction foreman to the handy man and to the response team when we have made a call, everyone cares to do the right thing and to make your experience a thoroughly happy one.

We were very pleased with April and Misti from the sales office. They answered all our questions and couldn’t have been nicer.

Last August my wife was helping a friend find a place to move from Denver. They did a stay-and-play, and when my wife returned home, she said that she wanted to join the Del Webb SCHH community. In October we flew down so I could check the place out - and we signed on the spot. The selection process is semi-customizable, as there’s always a choice of small, medium and large within lot size, house size, and choice of finishes. We were happy with our choices, and how the house turned-out. Key to our satisfaction was our assigned construction manager who kept us informed every step along the way, and wanted to make sure things were perfect before closing. With Del Webb’s construction warranty, it’s better for them to fix things up front, rather than later. We chose to be the pioneers in a new major expansion of an existing community. We were aware that our adjacent amenity center would be completed about 18 months after our close - no problems - there are already six other pools in the community to drive our golf cart to visit. I am very pleased with my home. Be aware that the buyer has zero say so on landscaping. You are allowed to make multiple decisions and give input on your home, but you have no input on your landscape. You have to wait till you move in and request HOA approval before you can replace anything. My yard was full of small holes, very uneven. Landscaping was and still is a disappointment.

They give you a $9000 closing credit incentive to buy and use Pulte Mortgage. Mortgage company then jacks up the points to eat up the entire incentive, plus some. Ended up going with outside financing. Same rate essentially no points. I would not make another purchase unless the incentive isn’t linked to the mortgage company or there is a guarantee to match current market offers at outside banks.

The only challenging part of the homebuilding process was the waiting and delays due to inspections or govt officials were taking too long to approve. It caused about a five week+ delay to our build. At no fault of Del Webb/Pulte.

All representatives we encountered were very professional and knowledgeable. Some of the workmanship was less than top flight.

We were extremely please with the process of building a home at Del Webb in Griffin. We had looked at other 55+ communities, and they just didn’t have the feel of community as this Del Webb. It just seemed like the perfect fit for us.

Danny, our Construction Project Manager was a true professional. He was on top of every phase of the construction of our villa and was inconstant communication on the status of the construction. We met with him in person several times during the construction phase and remotely when it not possible to meet in person. He delivered on every commitment made to us and when "over and above" to make sure our needs were met. We noticed a lack of transparency during the building process. They told us that foundation plans were proprietary and so any inspection of the slab would be useless as our inspector would not have access to the plans. The pre-drywall inspection was mostly shrugged off. Final walk-through allowed us to address any aesthetic concerns which were all addressed reasonably quickly. On the other hand, we have been very happy with our home and the builder's responsiveness to any concerns during our firrst 5 months. They have done an excellent job with cleaning up common areas and neighbors seem very happy as well. ... More
