Overall we are happy with our new house… that said the construction part went really well but the finish work, painting , tile work etc. was on the sloppy side.Things that should have been done before closing were not done or not checked by the builder..two months later still no hurricane screens.

We had a good experience with well managed professional sales staff and construction manager. The closing process went very smoothly. We'll have one year to test the quality of the house. For now, we're quite satisfied, and thank Devon (Delwebb sales) and Brian (Pulte construction) for their professionalism and due diligence.

We had a good experience with Frank, our Field Manager. However, processes and product switches were not good customer service. Our appliances were switched from original, no smart lock as advertised, and no impact windows as advertised. The window issue supposedly was due to supply constraints, however, houses built before and after ours did get impact resistant windows. The price of our house was never adjusted. Very unsatisfied. Also, moving here from Del Webb Orlando, we were familiar with the logical placement of the HVAC equipment on the outside of the house, on the center of the side. Here, a very poor decision was made to place that equipment on the rear of the side. As a result, our neighbors compressor sits just outside our lanai making a lot of noise and not conducive to enjoying the lanai. Very unsatisfied. ... More

We decided our overall review was about 4- stars. We were very fortunate to have Andrew as our builder. He came highly rated and did not disappoint. Materials are good but labor lacks oversight. Our saleswoman Dana made the buying process difficult and not very transparent. We love our community, but there certainly is room for improvement. When spending $600K my expectations weren’t exactly as desired.

The building process was very quick. Mortgage processing a little bit difficult. Closing agent a little bit difficult and not friendly. Sales person and building supervisor are extremely nice and help. I am giving 4 stars.

The Del Webb people are friendly but it is difficult to get minor issues and repairs done in a timely manner.

The house construction seems good. Value for the money not good. Lot has a bad view of a house in the back. Highway noise is very high. At $675K I believe we over paid for what we got. The Amazon warehouse in the neighborhood is an eye soar. Neighborhood looks more like a military. I just don’t think the neighborhood is ascetically attractive. The few people we have met seem very nice. We love the lap pool. We were very disappointed that due to the timing of our purchase we had no input (zero) of anything in the house. Lack of flexibility.

Homes are expensive here in Del Webb Nexton but a big part of what you're paying for is the location, community amenities, and style of living. It turns out our sales rep was quite honest about all the positive qualities she mentioned and she gave great advice about what home upgrade options were good value and which ones were perhaps overpriced. From what we've experienced in comparison to other homebuyers we've talked to, the biggest difference in how things turn out, be they good or bad, is the effectiveness of the construction manager. It turns out we had one of the best construction managers and therefore a good outcome, as did other homebuyers who had the same manager. Others who had not so effective construction managers or multiple construction managers during their construction process have had numerous issues to deal with during and after construction. ... We are evaluating our purchase through the lens of intent. We were looking for a 6 month oasis in a community that offers all the amenities for an active lifestyle. So the larger view is that we are thrilled with out purchase and looking forward to returning in October. One can find negative reviews, construction inadequacies etc, - but our experience with Peter and Edith to acknowledge, coordinate and follow up with remedial actions has been entirely positive. The repair timeline was well communicated and adhered to. The sub contractors that we have met have been professional, competent and very diligent in correcting any issues. Ask a lot of questions and make sure you understand the process.

Last August my wife was helping a friend find a place to move from Denver. They did a stay-and-play, and when my wife returned home, she said that she wanted to join the Del Webb SCHH community. In October we flew down so I could check the place out - and we signed on the spot. The selection process is semi-customizable, as there’s always a choice of small, medium and large within lot size, house size, and choice of finishes. We were happy with our choices, and how the house turned-out. Key to our satisfaction was our assigned construction manager who kept us informed every step along the way, and wanted to make sure things were perfect before closing. With Del Webb’s construction warranty, it’s better for them to fix things up front, rather than later. We chose to be the pioneers in a new major expansion of an existing community. We were aware that our adjacent amenity center would be completed about 18 months after our close - no problems - there are already six other pools in the community to drive our golf cart to visit. A year ago this was not on our radar; based on the features of this Del Webb community - we are excited about this new phase of our retirement. It was well worth the look. ... More

We are pleased with our experience with the staff at Del Webb Oak Creek. This is our second experience with buying and building a home via Del Webb and its builder, Pulte Construction. The process to buy a lot, customize the home and build is challenging enough but the sales person was great at communicating from beginning to closing.

My construction manager, Allie, was always availablle to assist me and explain any problems that popped up.

For the most part the home is good, like any new construction build there are issues to resolve. The builder puts in a very good effort to resolve any and all issues. The value (price to product) is average but to be expected in these escalating cost times. Final feedback cannot be given until ALL issues are resolved as there are still one or two issues unresolved nearly 2 months after closing. I do have confidence however they will not let them go unchecked.

The buying process is good. The quality is average. Workers aren’t the best craftsmanship. There are things they should have done for the cost. For example sealing the grout, top coat on epoxy garage floor we paid extra for. They don’t do the clear coat. Major issues were fixed with no questions asked.

All in all a positive experience. Disappointed that we were not provided hurricane impact windows. Closed with two broken windows - repair person came but did not fix bathroom window based upon anticipated rain but has not yet rescheduled. Other window in flex room requires our shutters to be removed first.

During the building process, we had problems with communication. Improvements can be within the Pulte organization and the home buyer. Be patient, persistent and document. We believe their intent is build a good home.

We are very happy with our home and the experience. Carlos was a great project manager, he kept us informed and he quickly addressed any issues.

The Estate series home which we had built at Del Webb Trinity Falls has good bones (a well engineered foundation, good framing, plumbing and electrical). The fit and finish work on our new home met our expectations.

The process of building, my home was very good. Keith, Sales, and TJ building superintend, were outstanding because of their responsiveness , and knowledge. On the other hand, I was very disappointed in Pulte offerings. Although home prices looked reasonable to begin with as it turns out, there are very few opportunities to upgrade, such as lighting fixtures, flooring, paint, etc. so therefore, once I moved in, I had to pay to get what I wanted in the first place. Also, some of the workmanship could have been better. For example, many areas in the home had glue on the flooring, which had not been cleaned up. Also something is seriously wrong with the paint in some areas. It is extremely sticky even after two months. Overall, I am pleased with my home, but caution anyone getting ready to purchase that you’re going to have to put money into the home if you want anything upgraded , additionally, some things aren’t even provided such as towel racks with the excuse that buyers don’t like where Pulte was installing them ... Material quality used by DelWebb is very good. Even the standard options are great brands. Workmanship was sporadic. Many of the contractors were incompetent, while some were excellent. This made for a diverse experience when a top-quality component was installed by an incompetent worker. I was satisfied with the companies response to fixing issues, most of the people were responsive. I was a nuisance to have workers continually coming the the house to repair things that should have been done correctly in the first place. However, all issues were addressed in a reasonable time. Overall, the community and house construction is excellent. The variability in working skill level was the major reason for build flaws. Although frustrating, the issue of finding skilled labor is just a fact of life. ... More

Enjoyed working with Ericka and Chris. Both were very helpful and informative.

During build DW (Pulte) was responsive, we had several 3rd party inspections, all issues were addressed. At closing many items which could have been dismissed, were corrected. Everything great through closing. After closing a few unidentified issues arose, the response is not as great. The build manager did a few things, but warranty department simply does not reply. So be as detailed and vigilant as possibly before closing.

I am very pleased with my home. Be aware that the buyer has zero say so on landscaping. You are allowed to make multiple decisions and give input on your home, but you have no input on your landscape. You have to wait till you move in and request HOA approval before you can replace anything. My yard was full of small holes, very uneven. Landscaping was and still is a disappointment.
