I really don’t think I would recommend anyone to buy a Pulte home.

Entered request for repair/replacement two issues have not heard anything. Getting ready to enter two more issues hopefully I’ll get a response. The house is great but I question the workmanship. Some work appears sloppy or just get the job done to head to the next house. Not what I expected from Pulte

Our home kept being delayed from the date promised, then it was hurry up and get it finished, so that Pulte could close before year end. Therefore there were many mistakes which are still to be fixed, such as the front door was painted/stained wrong twice, numerous drywall and paint errors, paint on the floor, puddles in the yard, missing gutters, wavy siding, etc. The overall design is beautiful, but the execution and quality control is poor,

Overall we very pleased with our new home. Everyone we dealt with throughout the process was polite and responsive. The reasons I didn’t give 5 star ratings are as follows 1) the loan approval process took way too long. We were told 4-5 weeks and it ended up being close to 12 weeks for a conditional approval. We also felt that we asked to verify and reverify financial information that had been submitted previously. 2) We did not feel that there was a lot of communication during the construction process until toward the end. 3) We did our final walk through and noticed a few minor things that were corrected by the time we moved in. However, after moving in we had the house inspected and we found several things needing correction, i,e, loose roof tiles, missing light fixtures/bulbs, bathroom cabinet with large crack in the base to name a few. We were disappointed that an independent inspector found these issues and Pulte did not. Again, overall we are very pleased with the design of the home and we love the community and amenities. Also, the warranty staff have been very responsive and polite and we are confident that the issues discovered during the inspection will be resolved timely. ... More

The build and communication during the build was fine. Never had any issues with construction manager. Pulte Mortgage tried to milk our finances just days before closing and we called them out. We switched Mortgage companies days before close and then made Pulte mortgage match the second company. This cost Pulte $73,000 at closing. Blessings to all who built our home but shame on the Mortgage of Pulte for jerking us around to attempt to gain another 50 grand with days before closing. We busted you and gained $73,000 towards are closing AND lost our recommendation after we built two Pulte homes. ... More

John was wonderful. He explained everything about the house. He sent us pictures he kept us up to date about the buying process and answered all our questions. The woman at the design center was very helpful. She went through all the options and showed us samples of the items that we wanted to have in our house ( and what was included). Nik informed us about the home building process. He gave us a weekly update and sent us pictures. The framing walkthrough was interesting. The pre closing walk had a lot of information about the house I think I need to take more notes . Lea gave us a booklet about the house and warranties. We had a great sales representative and that’s about it for the good. It only upsets us greatly to rehash how awful the construction of our home is. Most expensive house we have ever built and the worst from a construction standpoint! I don’t believe anything is square in our house. Our center island is crooked and it’s the focal point of the kitchen. Our own painters were here for 2 weeks straight fixing all the baseboards caulk and walls before they could paint! It was shameful. Our painter literally told one of the construction managers “ you guys are hacks.” because he was so appalled at the incredibly shoddy workmanship! Our house was constantly a nasty mess through the entire build process. We have built 3 other homes and we have never seen the kind of filth and debris that was in this house. Our other builders always kept a neat job site and cleaned up and swept up. They’re piles of debris everywhere in this house! I shudder to think what is underneath our carpet because they never swept anything up. We are not happy at all with the construction of our house. Your builders are machines and they could care less about quality! We have lived in really well built beautiful homes so we know what they should look like. Not worth the price at all!! Your selections and upgrades were absolutely outrageous!!! All of our entry doors have to be replaced due to all the dents. Your workers are super careless! Gary, Tim, and Joe have been so helpful and friendly. It is amazing that Tim remembers everyone’s name. It’s a great community.

The floor plan works well for me. The finishes are problematic. Drywall, texture, molding are all sloppy. Since moving in spent time cleaning up paint splatter off of floor, glue off of countertops. Will end up sanding down repainting areas of baseboards. Big issue such as frameless shower door that doesn’t close is being addressed quickly after working with warranty office.

Community is great but Pulte doesn’t communicate and build quality is poor. You have to want to live here bad enough to deal with a poor quality home from Pulte.

House was not ready at closing. Sod was put in the day of closing. No white glove walkthrough at all.

THE QUAULITY OF THE CONSTUCTION AND FINISH OF THE HOUSE IS JUST OK. BUILT LIKE A RENTAL HOUSE. #1 THE GARAGE SHOULD BE INSTALLATED AS A STANDARD FEATURE. I TRIED TO GET PAUL TO HAVE THE GARAGE INSTALLATED AT A STAGE THAT WOULD HAVE BEEN NO PROBLEM, ONLY THE WIRING WAS DONE I WAS WILLING TO PAY FOR IT. I ALSO TRIED TO GET GET THEM TO ADD SOME ELECTRICAL NO NEGATION. THE UPPER MANAGEMENT IS NOT WILLING TO WORK THE CUSTOMERS. I HAVE BEEN IN A CUSTOMER SERVICE TYPE BUSINESS FOR 45 YEARS AND IF YOU WANT REPEAT CUSTOMER YOU NEED TO TREAT THEM A LITTLE BETTER. I love living here. A few minor glitches but finally getting them repaired.

We do enjoy our new home. The lot, the view, the finishes, all meet our expectations. HOWEVER, requests for updates on the multitude of warranty issues that have been submitted remain either uncorrected, or completely ignored. NO NEWS IS NOT GOOD NEWS! We want what we paid for and although I know it takes time, I do not appreciate being ignored! Because of the current labor and supply chain environment, proactive communication should be THE top priority for your customer service / warranty department. When the response is "crickets", it is 100% disrespectful. We mattered a lot before you received our money. Now that you have it, that same level of service would be appreciated. ... More

The sales team was very informative and responsive to all our questions. We received regular updates throughout the building process. Still waiting for the original punch list to be completed and additional items since moving in.

The buying process was easy, but I’m disappointed with the workmanship. The house seems to be structurally well built. The quality work performed by the employees hired by the builder is another matter. The paint job is one of the worse I’ve seen…paint drippings dried up on walls, on the floors, on the door frames, etc. it seems to me that they use paint to hide other issues and hoping that the buyer won’t notice. I expected much better quality based on the price I paid! Within 3 weeks of moving in, I’m having plumbing issues. I have to shower in the guest bathroom because my shower doesn’t drain. Some people might say that’s not a big issue, but this is a BRAND NEW house!!! I have several friends that have been in their houses for barely a year and flooring had to be re-done, causing the great inconvenience of moving out while floors are fixed…to me that’s completely unacceptable! We paid a lot of money for these houses and the expectations of the workmanship should be as high too. I’m praying that I don’t discover as many issues as some of my neighbors/friends have, but, honestly, I’m not too hopeful. I give credit to the builder that they do fix the problems, as they should, but come on!…do the job right the first time around without cutting corners and avoid the cost of redoing things and inconveniencing the buyers!!! ... Expectation set of six months to build. Reality was 12 months. I understand this is getting better now. Small issues were taken care of quickly

Unfortunately our dream retirement home became a nightmare. Of course they are real pleasant during the shopping and initial signing phases. However once you sign it goes down hill. The craftsmanship is VERY poor and it’s nearly impossible to get items repaired or replaced. IF you desire to buy from DelWebb I recommend you use a agent (it does not cost you anything) to have someone on your side of the table before and during closing and you must get a good home inspector. Many of us did not because they are brand new homes…BUT don’t learn the hard way. Many folks in the Montebello development and in Haymarket are reeling from the state of their homes and the lack of customer service. When/ If they do come to repair something, like windows, doors, tile….. they act like they are doing you a massive favor. Honestly, it seems like ‘senior’ abuse. Think twice on this purchase! ... I love my new home and especially the neighborhood and my view. They got home ready for me on time. The Superintendent working on my punch list was amazing. Robby responded quickly to any issues that needed addressing. I would recommend a home here to my friends.

Throughout the build process I was communicated the updates in a timely manner and explained any questions I had. The quality workmanship and the attention to detail helped make the home buying experience meet my expectations

It took a while to finish (13 months) but the finished home is absolutely lovely. Once we moved in we found very few things that needed follow up with customer care which is much better than the experience I hear from other new home buyers. The initial 9 months of the building process was disappointingly slow and communication was almost nil, which I complained about, but the builder assigned a new manager at that point and then everything moved quickly. Very quickly. A couple parts were not available by closing and I’m still waiting to get those resolved but one issue is being taken care of next week and the other appears to be progressing. It was supposed to be a dream house for retirement. We liked the location and the floor plan. The model houses are presented as spacious with views out of your window, but when you end up in your newly built house you have houses next to you in 12 feet. Windows do not help much to get daylight. AC units are next to your bedroom. Workmenship is a very low quality: bathrooms need caulking around the shower and bathtub, a lot of paint on the floor boards, kitchen doors are not alined, electrical outlets and switches messed up, missing items that we paid for, the concrete at the front door entrance is so dirty that the power washing could not take off the red mud stains. Not what you expect from PULTE builder. Very disappointed. The dream house needs a lot of fixing to do. We keep cleaning and fixing our house, I hope one day I will star seeing it as my dream house, but not yet. We have been in it for one month. ... More

We are very happy in our new home. Everyone we worked with were professional and responsive. The home buying experience was great.
