Stella in sells was a little difficult to work with and a little pushy. Steve has been better to work with but mostly things were done when he took over. My advice to others would be don’t let the sells people push you into making quick decisions. Know what you’re getting into upfront. We came from a custom home experience to a production home experience. It’s very different.

Tanya ((sales) and Brogan (production) are terrific people and excellent to work with. Tanya especially kept us informed and/or resolved problems (very few) as they occurred. Overall I'd say our Pulte contacts rate a 10 out of 10 stars.

My concerns would be with the houses, as offered before options, are not really quality homes. Quality as in 24 inch center roof trusses. 24 inches seem a bit far apart but that would be a way to save money on building a home. If you do not take an upgrade option in anything, you will get sub standard materials (sinks, carpet, fixtures, etc) in the home. If you pay more for options, the materials are a bit better. For the cost of the home, seems like just offering a better grade of materials would be better than sitting across the desk talking about upgrades that really should be standard in a home. A good example would be paver driveways and walkway. This should be a standard for homes since it seems no one takes the standard concrete driveway / walkway. Why are pavers an option when concrete driveways / walkways are somewhat discouraged? Carpet is another example of placing quality carpet in your home rather than sit across the desk and discuss optional upgrades. Almost seems like the folks offering upgrades get a bonus for you obtaining upgrades rather than have a comfortable home. Are the upgrades offered really increase the value of your home if and when you decide to sell? Some upgrades do help increase the value of your house but I am not sure about most of the upgrades having weight in determining the value of a re-sale. ... More

This being our first experience building and owning in a 55+ community my wife and I are rookies for sure. I have worked in the construction industry for my whole life so I speak with experience in the trade. The buying phase of the process went well and without a hitch. Lisa our sales rep was fantastic and guided us through the initial lot and home purchase and was super helpful. 3 months later construction started and we were introduced to John our construction manager who equally was superior throughout the building phase keeping us informed and up to date on any and all issues. Being from Pennsylvania the communications and updates from John were appreciated. Structural and mechanical phases went well and were sound as well as the masonry work. We are currently working through finish carpentry and painting issues which are of concern namely too much debris on drywall not cleaned up before finished paint, moulding install and finished caulking sub standard. Too many dents and dings and scratches on doors windows and hardware. The problem is a lack of pride of workmanship and accountability for whatever the reason. On the flip side we are having the issues addressed through the warranty team and hope to have them alleviated soon. One public issue of concern is the slow approach to the amenity complex completion date. We as residents are paying nearly full HOA dues and feel deserving of a timely completion of the campus. Covid was not your friend if you were building a house. The 18 month process was indeed long and at times frustrating, not to mention the historic price increase in such as short period of time. However, our Del Webb sales person and construction manager kept in touch with us on a regular basis with updates on progress and provided pictures. Material and worker availability affected the entire country, so we understood. After finally moving in, we love the house and found very few minor issues that were handled immediately. We've only been in a month, but love the house and community. Best decision we ever made! ... More

The Carolina Gardens Community is great! Lots of wonderful people to meet. My only complaint is……. Being in an OVER 55 Community ……67 years old and living alone ….most everything needs to be done online on a computer ….And Not a phone. I totally understand that this is the times now but after a certain age my technology knowledge is not one of my best abilities. I asked my salesman if I could get a printout of all the paperwork and he said NO! Straight out No! I don’t have a printer and spending close to $800 thousand on my home I did not feel I was asking too much. How was l suppose to easily read and view all my paperwork and contracts? It’s hard to scroll up and down over a hundred pages on a computer or phone to look up information with the typed letters being so small and the buttons so tiny. It would have meant so much to me if I could have just gotten a print out! I would have loved to hear SURE THING! Was I really asking too much??? I finally got a friend who helped me get it all printed out and feel so much better. Remember we are senior citizens! Don’t need to concentrate on things like the dishwasher was raised a few inches to help with the senior citizens back issues…..concentrate on listening to the people needs. Technology needs! ... Our house manager Manny was just great. Having several houses built before , so I am used to dealing with contractors and builders, but in this case it was a pleasure as when Manny said something, it just happened. Can't be beat. Have discussed his performance with others and was surprised to hear what trials other others had with their managers. All I can say is we hit the jackpot when we got Manny.

The sales-rep (Alex), Construction Manager(Ryan) and warrantee manager(Jason) have all been exceptional. All get top marks. It's odd that Del Webb keeps saying "Congratulations" when they should be saying "Thank you". The purchase process is almost deliberately confusing and is not client-focused. I asked the online team one question and the response was non-sensical so I did not communicate with them again.

The process was very well organized. Sometimes I felt under pressure to do things and make decisions more quickly than I would have liked. I hope we made the right decisions. Selection of options / extras / style / colors was an especially stressful process. On the other hand I understand that Del Webb had to nail down the specs to build.

Overall, very nice experience. I would recommend a friend.

Our Sales person was absolutely wonderful. She keep us updated on the entire process of the the home being built. Every 2 weeks we received a status update on the home from ground breaking to the week before closing. As always, there were a few issues upon closing but the crew was very professional and great to work with in getting the issues resolved. Overall, we are very happy with the build of the home.

Overall experience was good. Make sure you are fully committed to your choices because changes can be frustrating and expensive.

Every aspect of dealing with Del Webb from lot choice to move in was terrific. The only detractors from an otherwise perfect experience were dealing with Pulte Mortgage and Pulte Insurance. I love my home.

There was only one real issue that was always present and that was the 15 month wait to build the home. We signed the contract in May of 2022 and were assured that the home would be built by April, 2023. We didn't move in until Sept 22, 2023. The problem was that we had to move to 2 different rental locations due to this delay. We would see our lot set idle for 2-3 months before any workers arrived. Communication from Pulte was spotty and not informative, very frustrating. Once in the home, I believe that it was well built and we are enjoying our living experience. Pulte needs to better inform clients with accurate info. ... More

Overall really good experience, I did not care for the Edmonton options for power windows. Maybe I did not understand, but I assumed it was power for any blinds, but it was very proprietary. It also seemed like the doorbell camera system lacked some basic functionality. The fire alarms went off at 3am, two separate times. So the electronic components need work. The only thing I would like more from Pulte was the kitchen island was cut in two pieces and the patterns do not look natural. We noticed on the model, the the island was a single piece, and we were very disappointed with what is beautiful granite, is now something less. Finally, the two types of grass seems tacky. They grow at different rates and just adds to maintenance for homeowner. Also, the St Augustine grass had numerous dead squares when we moved in. We have yet to figure out how to restore it. We have been very happy, overall, with our New hope buying experience. From the sales personnel to the construction foreman to the handy man and to the response team when we have made a call, everyone cares to do the right thing and to make your experience a thoroughly happy one.

You'll certainly have bumps in the road as they seem to be unavoidable but the Del Webb team is certainly committed to doing their best to make things right. From purchase agreement to closing was just about 1 years time but now that we're in the home we're very happy!

We have had a good buying relationship with Del Webb/ Pulte from communication,buying,loan process. Follow up has also been quick on any items that needed to be addressed once we moved in. The community programs are well organized . We have only been in our current home for a few weeks hoping this positive relationship continues.

We purchased in November 2022 and closed in July 2023. With a bundle of incentives and a competitive 15-year interest rate, we feel we received significant value for our dollar. Add on the fact that we are living in Del Webb Lake Las Vegas, and it is positive all the way around.

Pulte really goes the extra mile to help you with all decisions from picking your lot to the final walk through. Each person I worked with was great! If you're looking for quality, ease of purchase and wonderful people to work with, I highly recommend Pulte.

I did buy at the end of the community so I paid quite a bit more. Do I think the quality equaled the amount I paid, no. For this price I should have gotten a better quality as a standard. ie... no wire shelving, wood, better exterior elevation, lighting package. Customer service and team have been very responsive to all of my requests in a very timely manner. Very happy with them. Very Happy with Builder, Mike, Karen and crew!
