Love the Del Web community. House was completed 3 months later than promised!!! Response from the warranty team was timely. Pulte could have done a better job checking the workmanship quality of the exterior and interior painting, and the tile floor installation.

We had a great build experience. The sales staff and construction manager were with us all the way and we could not have been happier.

Construction Manager Jeff was very responsive, and kept us informed of each step along the way, including photos.

The community is very attractive; however I regret my purchase due to the poor quality of construction. Particularly poor workmanship with painting, drywall and cabinetry. Issues with electrical, appliances and plumbing. Simply stated, the builder lacks a quality build process.

I observed our house being built nearly every day and here's what Pulte doesn't want the public to know. Granted they are mass producing new houses, however, there is no excuse for most if not all trades not taking the proper time to complete their tasks. As a result there are countless call backs by Pulte field managers to fix the mistakes during the construction process . Actually, these managers have very little control over the sub-contractors. In general, just pure sloppy workmanship! Many new homeowners that I've spoken with have experienced the same issues. Pulte touts their houses are quality for the price. Well, here are a few items that would improve on their statement: (1) use a better grade of paint [no impact to labor cost], (2) use self closing commode seats [it's a 55+ community], (3) provide sidewalks throughout [it's a 55+ community], (4) allow more meeting design time for the decision making process. I am very disturbed that two construction managers actually indicated directly to me and also sent an email asking me to score them a 9 or 10 in the evaluation questionnaire as part of the completion process. Overall, the building of our new house was quite disappointing. There was no consistency throughout the build process, including 61 days to frame the house which included broken trusses, misalignment, and several failures to pass framing inspections. Pulte should focus on quality instead of just the dollar!! Granted supply and demand is the driver, but Pulte is quickly is getting a reputation in the community for something far less for the dollar spent!! ... More

Signed contract in November 2021 and closed December. 2022. Went months without hearing anything. Sometimes felt had no input into what was going on. Salesperson and design person were both very good. Noted lack of agreed upon features and shared them with project manager, but only had them corrected the week of closing. Everything, it seemed, was blamed on supply chain issues. Who knows? Now both project manager and design person are no longer with company. The walk thru with all of the things noted that were to be corrected have now disappeared with the project manager having been released. Overall, we do like the quality of our new home but are concerned about correction of many small things and who to turn to in case of a major problem. ... More

Good experience overall with some ups and downs.

Started out very shaky, but in the end I was somewhat happy although I end up spending $30k more than originally quoted due to time delays. Maybe it was the joy of seeing the end of the project.

Overall a very good experience - they keep you updated with construction progress and gave a very informed and detailed meeting on exactly how the building is constructed. Always available to answer questions and the pre buy walk through was very thorough.

Responsiveness to requests not good. We complained about an issue and no one ever responded.

Our overall experience in purchasing the home was very positive. We enjoy the community, our neighbors, and amenities at.the Prairie Clubhouse. In addition to learning about the DelWebb community it is important for potential buyers to know how the community fits into future city development.

The Pulte personnel I worked with were professional and helpful. They were also supportive as we worked through each step of the process which made the process of buying a house easy.

We hired an independent home inspector who asked the builder when the house would be 100% complete so he could do the pre-closing inspection, When he arrived, multiple trades were working in the house so he couldn't complete his inspection, When we came for our closing day inspection, the house had not been cleaned, so we couldn't see everything. The builder was responsive to our findings afterward, but we shouldn't have closed before the inspection was complete,

The build process went very smoothly and the responsiveness of the construction management team was excellent, but the end result of the house was not to the level we expected for the amount of money that was spent. This feedback is regarding the Martin Ray Estate series. Here are some issues to watch for during the design, build and the pre close walk thru: 1. The location of doors when they are opened is very poor. a. There are three doors in the owners’ suite bath that are trying to occupy the same spot. b. The door in the laundry room opens directly into the front of the utility sink and reduces access to the sink. 2. The short walls that frame the front entryway are bowed due to inadequate shimming during the sheetrock process. 3. There is a significant amount of deflection (bounce in the floor) around the center island in the kitchen. This is very noticeable when seated at the center island and someone is walking around. 4. Make sure to verify the cabinet sizes between the electrical blueprint and the design center blueprint. The electrical blue print shows 21” cabinets on either side of the sink. The design center blueprint shows 18” cabinets. The 18” cabinets were installed which limits their usefulness for storing dishes. A suggestion would be for the Pulte design consultant to highlight the different size cabinets and provide the client with an option to purchase the 21” cabinets. 5. During the pre-close walkthrough, the poor quality of the interior painting job was very evident. We must have marked over 100 spots that needed to be touched up as well as overspray paint removed from the floor. In addition, a bucket of paint in the basement had leaked and was not cleaned up before our walkthrough. 6. Drawer pulls in the kitchen were crooked which was a result of drawers not being installed correctly. Sliding drawers in the cabinet were not installed level. These items were corrected shortly after closing. Overall, the inspection by the Pulte team should have caught a number of these items before having our walkthrough. Lead contractor very informative about all aspects of construction and answered all our questions. Excellent follow up and addressing our punch list items. Overall, very good experience.

From the day I walked in to see the models, my sales person Darren was a star! He knew exactly what type of a home I was looking for and though I remember it was raining, Stone Creek felt as sunny and beautiful as could be. The layout of the models flowed like a ballet and the grounds and surroundings couldn't have been prettier! Once I purchased my home, I was treated like royalty -- first by their design consultant Nikki, who was a pro, and then I was kept updated by my construction manager, Steve, who could not have been kinder and more helpful -- keeping me appraised on the progress of my home and sending me pictures along the way -- very important when you're across the country waiting for your home to be completed. The final delivery was just about flawless, with only tiny things to be corrected, and they were! Having had purchased homes before, I can easily say that this one was as close to perfection as I could have dreamed of and with a terrific team of people. Now that I've moved in, I am grateful every day for the beautiful home they delivered, the lovely, peaceful surroundings and the warm, friendly neighbors. The entire purchase process was easy with Del Webb and Pulte. They kept us informed about the progress of the building, and offered us options and upgrades. It is a production build, so some of the items I would have liked will have to be done after, but the basic build is beautiful and meets our lifestyle needs. They have been quick to respond with questions and any concerns post move in.

Home buying experience was simple and easy. A few key items have not yet been corrected.

Community itself is beautiful but my house is far from where it should be. Subcontractors slap everything together with 0 care. So many things need fixing.

Well, we continue to find things that we believe should not be as that’s not what we paid for. While we do get a response to resolve the issue (not always convenient for us) it’s just seems like lot of issues for a new build.

After waiting for many months we moved into our new condo nearly two months ago. Since moving in we have had to have a number of minor repairs (door jam, carpet edge, shower door repair) and issues with our heating system. We had no heat over night on a cold evening. Despite contacting the Pulte during business hours and on the emergency number it took over twenty hours to get the repair to our heating system done. It wqs very disappointing that it took so long. Pulte is also addressing the finish on our kitchen and bathroom cabinets. Paint and finish are uneven and a solution is being worked on. We also had a new refrigerator delivered recently which contained a broken drawer in it. This should not have happened. As a new home owner I realize not everything will be perfect. Pulte has addressed a number of the repairs but problems with the heat pump were known and only were dealt with when the heat stopped working properly. This was a real miss on the part of Pulte. ... Poor quality of contractors and workers, Homes sites were not kept clean as well as the interior of the homes were filthy. There was no respect for the buyers home and options put in the house. Home was drywalled before they stuccoed resulting in water damage and multiple replacement of dry wall. Mold on roof trusses. Pulte would have left the house with wet dry wall and mold if we hadn't been in Florida to watch the build. I became the general contractor for my new home since there was very little attention given to the build by Pulte employee's. Pulte was only concerned about closing before the end of the quarter and there are multiple issues that haven't been resolved both with our home and so so many others. Very disappointed with the whole process. Pulte upper management should pay more attention to quality and being pro active before things get out of control. ... More

When buying a new home, there is normally a higher level of stress in the purchasing process. With the Great Pulte Sales Team, this wasn't the case. By walking through the model, covering the options, and showing me the lot, helped in making the right choice. After my first visit, they provided me with the price and information that I needed to finalize the sale. Next, the construction process started. The Pulte Construction Manager met with us to reveiw our plans. We met with him at every stage of the process and he was available by phone to answer any questions or concerns.
