Very good experience and result.

Our sales person, Robin was so helpful and thorough. She worked closely with us through closing. Eric and Cody, our builders were very responsive, attentive and gave attention to detail, even after closing when a few little things were found. I highly recommend Del Webb.

The home itself is lovely and is well-built with quality upgrades. I had expected that Pulte Mortgage and Pulte Insurance would all play well together, but the Pulte Mortgage underwriters required *so* much paperwork and continued to ask for more documentation over the entire 6 months. Pulte Insurance did give me a good policy, but I had one rep who had to keep resending the application because of mistakes. The appraisal indicated the wrong lot, and had home details wrong. So far, requests for minor cosmetic issues after move-in have been addressed rapidly.

All good. We are happy.

The process of buying and building was a bit of a roller coaster: The sales process was smooth, however lots become available a few at a time, without a set schedule. If you are ready to buy but your preferred lot has not been released, you either have to wait or pick a new lot. Also, if the HOA dues are going up, you should notify us in advance, rather than have it show up in the closing documents. The design process was easy and Maureen was very helpful. Unfortunately choices are VERY limited, and different Del Webb communities have different choices available. Also, as the models age, materials used in them become unavailable, which is disheartening if you love something in one of them. And for an organization this large, there should be a lot more selections! The exterior color packages are intersting. Why would you make the garage a different color that doesn't match the house? This makes the garage the focal point, even though it's the least attractive part of the house- WHY?!? The mortgage team needs customer service training. There are too many people involved, each with a very specialized role so you never know which one to go to with questions. Also, they are VERY demanding, and when they request information or documents, they want it immediately, not in a few days when you return from traveling. They also ask for different documents throughout the process. I would prefer a long list of required documents at the beginning so I can put it all together at one time. If not for the closing cost incentive, we would have gone elsewhere. Our construction manager, Archie was terrific! That being said, a little flexibility would be nice (i.e. don't install the tiny towel bar, just give us the hardware so we can install a longer one, or let us provide a longer bar for you to install with the brackets you use.) Build larger niches in the shower! These won't hold a large bottle of shampoo- listen to what your customers want and adapt! That being said, construction was dast and went well.You need to modernize selections, like using rocker switches! At least meke rocker switces an option at a (modest) additional charge. ... More

All the freeze dead plants in my new yard have been replaced, great job.

Unfortunately our home on the exterior has several large cracks on all sides in the stucco, new construction and this issues is already an issue - too many to count on all sides very poor job and will need to be all redone...

Home buying experience was very good. Sales and building teams kept us informed throughout the entire process. However, given the premium price of the condo units, the craftsmanship and quality of the materials used is just adequate even with upgrades. Customer Care Manager is fantastic. However, getting replacement items under warranty takes a long time. A couple of obvious defects should have been addressed before the sale date.

Sales people and design department were exceptional ,great experience. From that point to the finished product was average at best. Knowing it was Pulte by Del Webb we expected the best but in reality was just average construction with some quality issues we did not expect. With that being said, we are waiting for some issues to be resolved.

Not good choices for so called upgrades. For example, upgraded appliances to Kitchenaid resulted in a basic microwave made by Whirlpool. Our closing went like this. We met and signed papers for the title, then we were required to pay our balance before we received our keys, which we did. Then we received our keys followed by a meeting with our property manager (who did an excellent job) and ended with our final walk-thru where we found numerous issues which needed to be corrected. This was followed the next morning with an inspection by a private company who found more issues that require attention involving build quality with the home. Does anyone see a problem with this process? We have a quartzite counter which has a broken piece that was epoxied back together, and a sink that has stains in it, neither of which were brought to our attention. And the list goes on. ... More

Overall they did a good job. They are very organized.

From the time I signed my contract it was a very smooth process, I got great weekly updates, visited during construction and really it was very smooth across all the Pulte platforms (including finance and insurance). I have had a number of issues since moving in ( to be expected) and the warranty team has been very responsive. I’m overall very happy w my home but have had some issues w Pulte vendors (pool), and appliances ( washer and dishwasher). Again I expected some of this but it’s been a lot and I think I have one more vendor coming and hopefully then we are done. I love the house and meeting new neighbors, enjoyed the women’s lunch last month and am Looking forward to the amenity center being open! ... More

Our recent experience building a Pulte home in a local Del Webb community was both exciting and at times frustrating. Overall we ended up with a beautiful home with which we are very happy. There were times during the process when getting an answer to a question was more problematic than we thought it should have been. Sometimes answers were forever in coming, sometimes we didn't receive one at all. We learned during the process that Pulte has agreements or contractual arrangements with vendors, for example, suppliers of security systems, heating/air conditioning companies, closet organizers, window blinds installers all of which are sort of gently "forced" upon the buyer. We would suggest future customers explore all options and select vendors with whom they're comfortable rather than blindly accepting the recommendations of the Pulte contact person. Overall, we are happy with our new home but the process might have been a bit more efficient and "customer friendly" in our opinion. ... More

They have a very helpful staff.

The structural components of the house seem very sound. However, there is a lack of detail on the finishing touches. Paint and grout are all over my tile and it is difficult to get out. I can’t get into my portal from the title company to get any of my closing documents despite several attempts in reaching out. If Del Webb has nothing to do with this, then I’m sorry but this experience is in this community.

Naturally “Purchase” was EASY but with that said, from that point forward even after closing, things were a nightmare! Especially dealing with Pulte Mortgage! A VERY LONG Process submitting the SAME EXACT DOCUMENTS TO 3-4 people 4-4 different times! We were within (1) day of Movers Contract and were about to lose thousands of dollars because we had not cancelled when we told Pulte that IF we were not approved by that day, we would most likely cancel our Home Contract with Del Webb Mallory Creek! Our mortgage was approved that afternoon! Then during inspection, our gas range was found to be damaged and were told by the Builder’s Rep that a new range would be put in by Friday after closing on Wednesday! When the new range arrived, we had not yet arrived to our new home, therefore my daughter came to be here at our house to let the people in that were delivering and installing new range! At the time, since the “new range” was in a box, she asked the delivery man if it was the same range as the range in the house! He said “no” but he thought it was an upgrade! The range was not installed that day but appointment was set to install the following Monday! By then, we were in our new home in Mallory Creek! The installers brought the new range from the garage and began to install when I asked them WHY the range was different! They told me they didn’t know and that they were just there to install! When they left, I called the Construction Manager and told him they needed to pick the damaged range up from my garage! When he and his helper came, I told him that the “new range” was a downgrade compared to the old range after researching both models on line! He then told me that it would take 3-4 weeks to order that same model and he would let me know when it arrived! 4 weeks later, my husband sent in a request to Pulte warranty asking for an update on the range! The young lady’s response was that there must have been miscommunication between us and their construction manager and the range that is currently in the house is the range that WILL REMAIN! There is almost $1k difference in the price of the old range and the current range and the current range has no upgraded features!Too, the construction manager told us and the us and the Warranty Department that the range was no longer available through Whirlpool and had been discontinued! I told the lady at the Warranty Department that was not satisfactory and supplied the Company with many Appliance Dealers that still had the item in stock and that I will be sending a formal complaint to Public Agencies in NC that Builders, Real Estate Agents etc., have to abide by! Too, we cannot believe that Del Webb Mallory Creek asks residents to sign a “Waiver” to protect THEM from Lawsuit if you use the amenities and you get hurt! MY HUSBAND HAS PURCHASED 3 Homes in Del Webb 55+ Communities and has never experienced these things! We are here in the Community and our neighbors seem to be great but I would never recommend dealing with Pulte Group! Had that “new range” been installed on that Friday, I would not have known that instead of the UPGRADED Range listed with the home! And now that we’ve closed, they’re still trying to rip off a almost 90 year old! I’ve been informed today that this issue has been sent further up the chain ... More

Home is of exceptional quality. No feeling of “abandonment” once I closed on the house. DelWebb is still available for me.

Our initial interaction and subsequent ones with Nate, our salesperson, was very informative and that was instrumental in us moving forward. This is the fifth home we built and we definitely got good value for our money. As far as the builder’s team, they were responsive but I feel they could do better. Some things initially fell through the cracks but luckily they got resolved later. Our Customer Care rep Jimmy, is responsive and stays on top of things. We closed on Jan. 22, 2026 and some minor things are still being taken care of. Potential home buyers should know that this builder is highly reputable. They deliver in a timely manner and are very accommodating. It’s important to have a builder that does their best to work with you. Overall we’re very pleased. ... More

Sales person, Jeremy was knowledgeable and very responsive. Good Guy! Construction Mgr, Greg was friendly and responsive during the build process. Easy to work with. A positive experience working with him. Build quality is poor considering the amount of money spent on the house. We have submitted more work orders (5) in the first two months of ownership than I have ever submitted on any previously purchased/owned property. Very disappointing and we would certainly reconsider the purchase if we did it over again. That said, Ryan and the Team have been responsive so far when answering a submitted service request. I am confident when I write that paying more than 3/4s of a million dollars for a house, no one would expect this number of issues in the first few weeks of ownership. Our construction manager was great. WE were living 900 miles away when construction started. His weekly updates and picture of progress really made us feel like we were right there. We did travel to see the construction 5 times and every time he took time out of his day to walk through the current status with us. Even through final walk through Clinton was super. He even stops by when he is driving by just to say hi and answer questions.
