The Del Webb new home buying experience would have been only three stars based on the extended time required, due to product availability, to complete the house. We increased the rating to 4 stars due to the building manager, James, who is outstanding in his follow up and making certain any issues were addressed and corrected. This is our third Pulte house and overall, we are very pleased with Pulte and our purchases.

Despite not using a realtor we found that buying the house was fairly straightforward. We weren't crazy about the bidding process but it worked out for us. Overall the builders team did a good job and did come through with what was expected despite labor and material shortages. The process was longer than expected and closing was delayed twice. A common experience with all of our new neighbors. The home itself is top quality. There are a number of minor superficial issues with tile, cabinets, drywall, and driveway pavers still being fixed by the customer care team but they are getting corrected. I would give them 4 1/2 stars if this were an option. This was my first experience with Pulte and overall they did a very good job in the setting of supply chain issues and challenges in finding quality subcontract labor. My field manager was phenomenal and I was very happy with communication throughout the build. Whenever I brought an issue to Pulte’s attention, with only 1 exception, they dealt with it immediately. The closing agent was excellent as was my customer service manager. They both were clearly doing their best to give me a great experience. They did a great job on the house. I used Pulte finance company I would not use them again or recommend them to anyone. I thought it would be smooth sailing but that was not the case.i put 35 % down but they have so many rules that I could not believe it.They would ask for something and two days later they would ask for it again.i finally had to hire my accountant to help me out and they couldn't believe it,but we got though it.

Good Communication with Construction team

Process went very smoothly with no surprises and no unexpected delays.

We are very satisfied overall with our home. Our builder was always very responsive and was able to answer all our questions and address any thing we brought up. Our sales person, however, did not always tell us the truth but skated around Our questions at times.

I would have given 5 stars all the way around if not for the new competitive blind bidding process that was implemented to purchase the lot. This replaced the old policy of purchasing the lots at a fixed price on a first come first serve basis. I was first in line for a spec home lot and was waiting for it’s release when Del Webb switched to this new policy. Due to this new policy I had to overpay for what the lots were originally valued at. I wanted into this community so I bid accordingly to win. This was obviously a response by Del Webb to the crazy economy and real estate market. As far as the buying and building of our home it was 5 stars all around. We were assigned a construction manager and he was fantastic, he provided updates once a week with photos and he was always available for questions. Even after closing he has been available to us for questions with regards to the operation of some of the home’s systems. The quality of the materials used in the construction is very good. We love our house. Material shortages caused the process to be prolonged.

Everyone was responsive to questions or issues we brought up.

It took much longer than advertised to have the house built but once built we are very happy with it. The quality of materials and workmanship were very high.

Their on site construction people are tops.

Good experience. We communicated via text and communication was good and timely. We like this community and the concept which Del Webb developed. Lots to do and a good place to downsize. Safe and secure!

The builder did a great job getting our house built in these trying times.

The location is great overlooking the lake, close to shops and the highway. We have met some very nice people here. Our place is a beautiful corner unit overlooking the clubhouse which isn’t open yet and we don’t know when it will be opened due in part to COVID delays. Our compressor died 2 weeks after living here and it took 2 weeks to be fixed. That said we were given a couple of AC units to use while we waited for parts and they were responsive to our needs.

Nice home. Wish closing wasn’t rushed for a better walkthrough experience.

Good construction manager and superintendent! Average and sloppy subcontractors. Good follow up and correction of building flaws and imperfections created by subcontractors.

Sales, building people were great. The mortgage people were also good to work with. But the underwriter for the mortgage was a big sxxxx ox bxxxx. I would never deal with Del Webb or Pulte for a mortgage or any other products again.

Builder was responsive and good with communications and resolving issues.

From sales, configuration, and build and closing, we worked with a tireless team of true professionals! A special thanks to Bob (sales), Courtney (configuration), Tom (field manager), Barbara (escrow); these are amazingly talented professionals and wonderfully delightful people. Seemlessly linking the thousands of tasks in the new build process, Del Webb clearly demonstrates proficiency. Yes, there was a sporadic covid driven supply chain hiccup or two and regional subcontractor labor pool issues (particularly trim and paint), but overall the build process meet our expectations. It could have easily exceeded our expectations had milling and painting subcontractor teams had more experience. ... More

Beautiful community; quick build, settled on time; lots of amenities with HOA fee; neat app lets you place furniture & manage your interior before you move in.

Very responsive - before and during building. Communication could have been better after move in

We love our new Del Webb home! It is a beautiful home and the process was pretty smooth. We would do it again.
