I am very pleased with my home. Be aware that the buyer has zero say so on landscaping. You are allowed to make multiple decisions and give input on your home, but you have no input on your landscape. You have to wait till you move in and request HOA approval before you can replace anything. My yard was full of small holes, very uneven. Landscaping was and still is a disappointment.

All in all, we are very pleased with our new home! The only negative thing I can say is that, one, the tile laying of the backsplash and windowsill in the kitchen does not look very professional. Two, the placing of the sod, the lawn is very lumpy and uneven, bad for the ankles of older folks like us..

Great place to live, friendly people

Our project manager Max was the best part of our experience. We had issues when we first moved in and Max and the warranty department have been great. I think some of the subcontractors work was done poorly, maybe rethink who you use. I would have rather waited a month more to move in if the finisIhed product was done better. We still after a month have some issues that need to be resolved and I am sure that before the year is done we will have more. I would like to have another chance to write a review after our year walk through.

First, our Construction Manager did a great job of keeping us informed weekly of the progress on the house. When problems arose, he let us know and resolved the issues promptly. He was pleasant to deal with. He actually identified a problem that many people would not have caught. It was fixed although it delayed closing by a week. He also informed us about problems with the glue that was used on the cabinets. As a result, we have to have 80% of the cabinets replaced. Scheduled for June 26. We have asked that the cabinet company provide us with a food allowance for the time we will be unable to use the kitchen. We did have problems with the construction manager not responding to numerous texts about two issues we needed resolved. We sent him 8 texts in May and never received a response. We finally sent an email to our Customer Care person about the problems. That afternoon our construction manager stopped by. We discussed the issue and he claimed he never received any of the texts except on May 1 when we first identified the problem. If in fact he isn’t receiving texts from buyers, someone needs to figure out what happened immediately. One of the issues it still outstanding and we need it resolved immediately. Our construction manager advised he would have the plumber to the house next week. One other issue we discovered after closing. The framers did a poor job framing the master bathroom. The walls are not square. Also, the closet in the den/office was not square so they covered it up by putting shoe molding over the area where it was not square. We are hoping that the cabinet issue will be resolved and we get the kitchen and cabinets we paid for. Expect delays unfortunately sales said one thing. Reality was very different

We would highly recommend both Vicky and Austin. Vicky not only spent days showing us but our family, the homes and our options. She was there every step in the process. She answered our questions in a timely manner. We lived in another state during the building process and Vicky would email us photos. Vicky is caring and dedicated not only for Del Webb but for you as a homebuyer. We had Austin, as our Building Manager. Austin made sure everything was done when it was suppose to be done. Austin also responded to questions we had within a day or two. He also keep us updated with steps that we needed to address. I appreciated the effort the sales representative made in my home-buying experience. I initially placed a contract on a home that I could not purchase due to the high-interest rate. Christopher was great in helping to find another home in DWB that met my needs and suited my budget. After I closed, I was frustrated with addressing issues with my home. The repairs are perhaps minor, but I'm disappointed that these things were overlooked before closing. I share some responsibility as my walk-thru revealed some issues, but others weren't as readily noticeable. The stepped process of building our house allowed us to feel comfortable with the progress and plan well for move in time. Our building manger was very informative at the inspections and responsive to questions and requests that we had.

We were kept informed the entire time. Final walk through did feel a bit rushed and found numerous items after move in that will have to address at 1 year. Being remote it was still great to see progress being made and delivery was right about what we expected. Couple of items on the electrical/low voltage were ok’d but not documented so when it was time the company did not deliver, but our mistake for not documenting it.

Thus far, I love my home and somewhat disappointed. When I first visited the site. I liked it very much. There was natural vegetation which provided some privacy in the backyard. Upon meeting with Kenny, Construction Manager, at the site there was a worker destroying the vegetation bringing in topsoil for all the houses being built. Kenny said that the vegetation would be replaced. It has not been replaced! There was some damage done to the house while being built. I notified Landon and I wanted the items replaced and not patched. It was patched and not very good initially. It is still noticeable to me. So, trustworthiness… ... More

The end result was very good, a few minor issues during the process. There are only two lasting negatives. 1.The inability to have the house oriented as desired, (front door facing neighbors front door instead of front door facing the ugly side of neighbors home replete with gas, water heater and other mechanical items), is undesirable, and seeming to be something that could be addressed without issue and clearly possible since my desired orientation exists elsewhere in the community. 2. Forced acceptance of undesirable design elements. a- Stepped kitchen wall cabinets instead of a straight run, b- Pull out garbage several cabinets away from the sink, c- limited options on range hood, d- using 9” and 18” cabinets on either side of the range hood instead of balancing them and using a narrow base pullout on the side of the stove to balance the base cabinets on either side of the stove. I found everyone I met during the construction to be friendly, eager to help and ,eventually responsive. ... More

Based on my experience my overall rating was 3.5-4 for a few reasons. On the sale side the communication/follow up was not to the level it needs to be at. We also were told by buying the top tier house we would get more land/space between our house and neighbors. That 100% did not happen. On the construction side could not rate Mike Perry higher. If it was not for him and his communication/follow up skills I would have given the experience a 2. As for quality what surprised us for the price we paid we expected materials (ex - interior paint) to be not just a commercial paint along with other items. Lastly the process of bidding for land was something I would recommend not doing in the future as it did nothing to make experience a positive one ... More

All of the Dell Web teams were very responsive during the process answering any questions and keeping us updated on progress and next actions. The inspection and completion of purchase was seamless accommodating our schedule and needs.

Overall, experience was very good

The initial workmanship needs a little more TLC. Our team encompassing Todd, Nate, Mike (Sales, Super and overall Const Mgr, respectfully) have been outstanding and a pleasure to work with in fixing what needed to be fixed after our closing.here in North Myrtle Beach. They do stand by their warranty work. I’m sure all will be perfect when completed, which will be shortly.

I am quite happy with the response to a few issues I’ve encountered since moving in. The team responded to me within 24 hours and my issues are scheduled to be fixed this week and next!

Overall quality of home is very good. See above.

It's a very nice and great community

The total experience of building was a good overall. If I had one complaint it would be the design/ products of the home itself. Putting a dishwasher a cabinet away from the sink? Towel rods put in a toilet room?, but nothing near the shower area? No electrical outlets in laundry, toilet room, pantry (for night lights, irons, room as or plug in sweepers). And no choice of appliances even if someone is willing to upgrade (I am very unhappy with cooktop).

Mike and then Kelly were our construction managers and then a great job keeping us informed. Caryn was a fantastic sales agent. Raul has followed up on everything we have sked for

They give you a $9000 closing credit incentive to buy and use Pulte Mortgage. Mortgage company then jacks up the points to eat up the entire incentive, plus some. Ended up going with outside financing. Same rate essentially no points. I would not make another purchase unless the incentive isn’t linked to the mortgage company or there is a guarantee to match current market offers at outside banks.

Our contractor was great to work with. Response to issues has been quick. Unfortunately, we did have problems with the finished product. Seems like subcontractors hired by the builder should be vetted more thoroughly. Upon moving in we have had significant problems with the electrical and HVAC, and the painting was very sloppy.

My original move in date was 9 to 10 months from signing. There were many pushback until we received keys 16 months out.

Overall I am very happy with my new home. My sales person, Mark did a fine job as did Tim, the builder. The only reason that prevented a great rating was my horrible experience with your sub contractor, Phoenix Systems. I had upgrades of about $10,000 in my home including surround sound. They were to prewire the house and finish after I moved in. After moving in, they came for the installation and quickly realized that the entire pre wiring was done incorrectly. The installer stated it looked like they took someone off of the street to prewire the house. They had to take down all the speakers and reset them, resulting in insulation all over my home. They then had to reschedule and come back for what I was told would be a "quick fix". The quick fix took another 5 hours as the house had to be re wired correctly. This all should have been done in the construction period. The original installer also added a meaningless wall plate that serves no purpose and is an eyesore. I contacted Phoenix systems and wanted them to fix the eyesore they left, but I never heard back. I'd love to send you the email's I sent them including pictures showing what they had done. The customer experience with Phoenix systems was horrible and they never even apologized let alone replied to my complaint. Phoenix Systems prevented Del Webb from getting a great review. ... More
