The sales staff was great! However the construction build quality leaves a lot to be desired. Two weeks after closing a pipe leak in the ceilingI destroyed one wall completely. It needs to be taken down to the studs, reinsulated, drywall replaced, painted and baseboard replaced. Carpet pad also has to be replaced. The HVAC system is not operating properly. Half the home has air flow, the other half nothing. Also have three large windows that do not seal the properly. There is at least a 1 inch gap in the upper corners between the window and frame. This means the frame isn't square & wasn't shimmed properly. When spending over a half million dollars for a home I expect the quality to be a lot better than what I've experienced. I am not happy! Who inspects the trades work? Apparently no one. ... More

The process of purchasing the home is quite simple. There is limited accommodation for scheduling with the design center and for the walk throughs with the Field Manager. I would recommend hiring an outside building inspector to oversee the entire process. We have 3 walls that are not square (2 of which are in a very visible location). The out of square walls could have been avoided if the Field Manager carried a level and held the subcontractors accountable for poor workmanship. During the build, with each walkthrough we pointed out many locations that needed repairing. You are provided 30 days after closing to report and identify additional issues you have. 60 days after reporting over 20 issues we are still waiting for repairs that were to being 30 days ago. It has been brought to our attention that many neighbors have experienced the same issues and continue to as well. In addition, prior to the movers coming, hire a professional to clean top to bottom and deep clean your floors. Field manager will dismiss your concerns about the “construction clean”. We were excited to purchase the lot with the elevation, & color. But we couldn't because of symmetry and had to relocate to another lot. Moving forward, we picked out our choices for the entire house but had to make adjustments as supplies for certain materials were not available. That was understandable. Only three colors to choose from for interior paint. When the time came to do a pre-walk-through 2 weeks before closing, we were shocked. There was so much more that needed to be done - the molding, calking, and paint were done substandard. No bathroom mirrors, cracks in the tile, etc. We felt rushed into the closing, and should not have proceeded. But we did, trusting our building manager to make the necessary corrections. Guess what? That didn't happen. We arrived to move in after a 15-hour drive, and the entire home was coated in spackle dust. The floors were filthy, mud caked on the floor, mirrors never cleaned, and inside windows dirty. It was disgusting. Complained to the building manager and a cleaning crew arrived. They helped, but the condition of the home was still unacceptable. We were buying a home, like the model that was shown to us. This was not what we closed on, or what we moved into. Shoddy workmanship, too many jobs uncompleted, and the list goes on and on. This was not a home that was ready to be moved into. While the structure seems adequate, the finishing work could have a lot better. We're disappointed with the build. Advice: Do NOT go to closing until all issues are fixed. ... More

My overall experience was very positive. I'd like to give a specific shout-out to my salesman, Jim, and my WONDERFULLY responsive construction manager, Adam. This process can be daunting but these two really helped make it an exciting and enjoyable journey!

Home completed within timeframe. Weekly updates kept me informed of construction progress.

Unfortunately we have had a lemon experience. We closed 2.5 months ago and are still waiting of fixes to multiple issues including windows, cabinets, doors, tile. Our construction manager said that everything would be corrected prior to close, so items were from original instillation during the build. Our home was not cleaned when we moved in. We have had over 25 people in our home already and we are still waiting.....

Overall I have been pleased with my new home. Del Webb communicated well during the building process.

We had a good experience considering this was our first home built from a company as large as Dell Webb. We received weekly pictures of the progress from Vicky, and it was nice since we were from MI. Our construction manager Tom was good about communicating with us, as we understood how many homes he was managing. He was very knowledgeable and kept us in the loop on the progress. We feel that once we closed, the communication slowed, and getting assistance was hard. Our fireplace was not working and we ended up just calling ourselves and got things taken care of. The construction was good, however it seemed sloppy. The home was filthy when we moved in, and we had bent screens, scratched glass, and uneven tiles in our guest bathroom. We’re still receiving past due notices from Spectrum regarding our cable, and have tried addressing this on numerous occasions. Aside from those few issues, we feel we had a good experience and are very happy to be a part of this beautiful community! Love seeing the progress on the clubhouse too. ... More

Issues found with home and am receiving no response from anyone. Very disappointing.

Experiences with employees of Pulte and Del Webb were outstanding. For the prices Pulte charges we could have built a quality custom home elsewhere, with quality finishing touches, and the ability of being able to choose a number of custom features. The manner in which the lawn and soil are prepared for sod is horrible as is the installation process. Options are too expensive and too limited. We chose Del Webb since we wanted a senior only community and one that offered a large number of activities and two pools. I think the home is well built but the finishing work leaves much to be desired. The finishing work complaints seem to be ones also echoed in other Del Webb communities. Also, is no reason why cement cracks should appear within three weeks after cement is poured. Perhaps the company pouring the cement should use a good strong quality concrete, use the right amount of water in the mix, use an experienced team than can work with a stiffer dryer concrete mix. Yes, it will cost a bit more but you can pass the costs on to the purchasers. You will have less frustrated customers because at this point I have heard people wonder if the concrete in the slab under their homes has also started to crack. I guess Del Webb does not care about such complaints, since nothing has been done here or in other Del Webb communities where friends reside. Fortunately the Pulte staff and Del Webb staff are remarkable to work with before and after the move in. There was no “ wow” factor in this new house. The builder forced us to close earlier than we were originally scheduled for and we wound up having to complete many projects that the builder did not finish. Our trees and bushes were dead or dying, a/c system inoperable, doors with no locks, no access to cable television, shoddy electrical work, and many more issues we’re still dealing with. It boggles our minds why they couldn’t wait two more weeks and present us with a finished product.

Be sure to take a long time to inspect every detail of every aspect of the home.

For the price of this house, the workmanship is average at best. We had a lot of silly mistakes and you got the feeling that it was more important to get the house built fast rather than getting it right. Landscaping is just sad, and the paint is the cheapest you can imagine and sloppy.

Home is poorly built. Appears to have used particle board for door frames/molding. Paint job is sloppy and looks like one coat. Bought premium lot with pond and supposedly waterfall which has not worked in over 2 months and no one seems to know why it’s not working!! Have received high energy/gas and electric bills and have only slept in house one night, never used stove and leave temperature on 68 degrees at all times- where is the energy efficiency??

It’s is not easy to get items requiring correction addressed

I was totally upset with construction of this house, the workmanship, quality and attention to detail that is plastered all over Del Webb advertisement was NOT present during the construction of my house. There was constant damage from trade to trade, cabinets were installed crooked, doors did not close, tile sample from the design center did not match what was installed and had to be replaced, wrong tile was installed in both showers, counter top was cut to small (gap filled with caulk), wall oven just placed in wall unsecured, base molding installed damaged, short, with gaps, the lot was a HUGE dumping ground tires, concrete, you name it, well RUN out of typing space... but there was more...crazy ... The design center options are too limited and too restricted. I wanted a specific wall tile but I couldn’t pick it for my model which makes no sense since they have the tile. It would be great to add another 10 or 15 feet to provide a 1/2 bath and storage, The design center options are overpriced for the product. I just wish Pulte would give greater consideration to what buyers want and less on what Pulte has decided to offer. The construction manager kept me updated with photos and that was great. The amenities are wonderful and so are social options but more social activities needed for those who are still working. I would recommend Stone Creek but caution to ask more questions during the decision to pick a model, a lot more questions about the options along with full disclosure from Pulte on what is and is not included or is or is not a feature. It is frustrating when inexpensive features are omitted to save Pulte a little money but such features would have been appreciated for convenience or “more finished” look with kitchen cabinets or bullnose tile finishes. To Pulte provide more electrical outlets, without extra charge, and recognize that many cords today have the bulky end which really takes up the entire outlet. And finally, make the half bath standard no matter which model! ... More

I was disappointed with the overall craftsmanship. I had to fix the pots and pans drawer myself, the window openings were less than square, missing an outlet and cover on the back of the house, tile floors are less than even, there was paint splatter on the floors, there is already a crack in the driveway and a chip on the sidewalk.

We waited six months for the house to be finished and having built and owned 5 new homes and two custom builds this has been the worst product for the price. Caulking , molding , painting both inside and out very poor , several shades do not work and the dish washer was not hooked up at all. Your support teams are so so as of this point we have not receive a punch list ….

Followed Del Webb/Pulti Homes for many years. Was impressed with finished product until now. Materials and products (kitchen cabinets, trim work) are not good quality anymore. Quality of some of the subcontracted work (painting, drywall, landscaping) is very poor. Subs have very little pride in workmanship. Project Mangers have a rough job trying to provide a quality product with these conditions

We have mixed feelings about our home buying experience. We were very impressed with the sales staff and the multiple model options, all of which were very well presented. We were especially impressed with quality of the finish work in the models and also the design center staff who provided multiple options for review and selection. That being said, we are very unhappy with the finish work on our new home. Cheap materials and poor subcontractor performance driven by the builders desire to close as many homes as possible without proper attention to detail. Post closing punch list items were extensive and dealing with warranty issues has been very frustrating. We only wish that our home could have received the same level of quality and attention to detail that was apparent in the model homes. ... More

Plan on the home build taking longer than you think. Communication with your personal contractor is key( we had issues with ours) I would t go through the process again.

Don't rush the builder but encourage staying on task without cutting corners.
