We really enjoy our new home. We’ve only been in for 6 weeks but so far everything has been great. A few things need to be fixed but they are chipping away at it.

I really liked the houses I saw here. They were comparable or better than other communities I looked at, and so I took the plunge. The area's amenities, shopping, entertainment, etc were already established and in place so while my street is a construction zone, the area is not. Because we are at the end of the build out, I had no choices in finishes, flooring, colors, cabinets, etc. So it was like when I bought my first home which was a resale. It took longer than expected to complete, but everyone was responsive to my concerns and still is as we work together to adjust the few things that were not done perfectly or need adjusting (the closet doors that came in late, needed painting and hanging for example). Took a very long time to build due to the pandemic. Our first manager terrible but our second , Steve, was outstanding. I think our house overall was ok but the trades are sloppy and need to be watched closer. Haven't got repairs done yet but they are scheduled for completion .

Over very good. Building manger was great, work very hard and quickly to resolve issues at close and after we were in house. Cleaners did a ok job, but not as clean as expected. Our construction manger made sure this an other issues were completed.

Overall the house looks good. Squareness of walls and trim needs considerable work to make it acceptable

We did not receive our house in clean condition. All other issues have been resolved or in the process of being taken care of.

The sales did not understand are needs. 3 things I did want not to be on a hill which you could not tell when bought. No room for pool was not told. Woods on otherwise of golf course were going to be tore down for homes.

So far our experience has been positive. All issues that required a quick response have been handled in a timely and professional manner. A number of minor issues have been identified and will be communicated at our post-closing inspection. Our final comments will depend on how those are resolved.

Many promised dates and times were missed when it came to closing and fixing items found during the inspection. Not all items identified for repair were addressed before close and they still have not been fixed, there has been no follow-up by the builder. The day we closed the moved the construction manager to another new-build community and we appear to have been forgotten. I love the community,

Love the location and the process. Great selection of floorplans, options and finishes. Perfect amenities with the clubhouse and grounds. We got what we wanted. The frustrating piece is that we are two months after closing and the punch list of items still to be corrected is still fairly extensive. Window pane and cabinet fronts to be replaced. Toilet not usable. Chipped tub to be repaired. The list started with over 15 issues so they have been making progress and the fixes have been done with quality. It is just frustrating so set your expectations. We are still happy with our decision and feel that we will end up with a quality dream home. Their process is very good. For example, the streets don't get their final layer of blacktop until several months after the houses are completed to minimize damage by construction trucks. ... More

We love our new home and the community. The closing process was delayed due to construction delays which could have been communicated better in advance to avoid the closing stress. We have had numerous post closing issues which Pulte is very responsive to rectifying as soon as possible. Overall we are very happy in our new home and believe everything will get completed in a reasonable time period.

Danny, our Construction Project Manager was a true professional. He was on top of every phase of the construction of our villa and was inconstant communication on the status of the construction. We met with him in person several times during the construction phase and remotely when it not possible to meet in person. He delivered on every commitment made to us and when "over and above" to make sure our needs were met. Danny is a true professional who takes great pride in the craftsmanship of the Pulte home he manages. Pulte should be very proud to have such a dedicated and passionate professional. ... More

Were always responsive to questions and the builder we built with sent pictures and explation weekly. Always answeed questions right away

Very good experience for new construction. Quality home.

Overall good experience. Crazy high price increases due to pandemic, but we had to buy. Del Webb and Pulte were great to work with, our Construction PM was excellent even with all the delays, all was communicated effectively.

Keenan Woodward was great to work with. He was responsive and address any concerns we had.

2nd Construction Manager did a great job of communicating updates. They were still working on house at closing time. Interior paint job could have been better - sloppy in some areas. Construction Manager has been responsive on punch list but still have open items after 40 days.

Nice house. A few issues with final construction.

Reliable builder that knows all the trades and process to make a good home. The original build had many problems, but after closing was able to re work issues out. They need more of doing it right the first time. Excellent support group.

I am pleased with the quality and construction of my home. However, during most of the process there was a lack of communication between Pulte, the mortgage company and my agent. It is because of that there were several delays and misinformation. There was information in the beginning of the process that the buyers should've been provided, i.e. upgrades and what was standard and what was not standard in your home versus the model home. Those small details would have made a difference in the building process. Now concerning Lance, he was and excellent liaison! He was kind, compassionate, and did the best he could under the circumstances he was put under. I could not have asked for a better person. You see I just went through a 30 year divorce, unexpected I might add, and I believe God put people in my path to help me along this new stage in my life. Lance was definitely that person. I don't consider him someone who helped me with my home, but I consider him a friend. He worked well under pressure and delivered a well constructed home. Thank you Lance! ... More

We are very happy with our new Del Webb home but other buyers should be aware of a few things. Del Webb is a Tract Home builder, not a custom or semi-custom builder. As a part of Pulte Group they are at the top of the tract home line and we think they are better than most tract builders. They provide a limited set of options on their homes. Buyers need to carefully peruse the options available in their options guide. Things such as structural options will need to be finalized early. You will have a limited amount of time at their design center (~2-3 hours) working with their designer selecting tile, carpeting etc.. Once you have signed off on your options at the design center things are finalized! No changes are allowed afterward. This is to allow Del Webb to lock down the basic design and order long lead time items. This also minimizes confusion and allows a smoother build process. They are building a lot of homes in parallel at any given time. We highly recommend that you hire your own inspectors for slab, framing and final build! Del Webb builds a good home not a perfect home. Think carefully about your preferences and communicate clearly with your sales person, preferably in writing via email. If you can, visit the build site several times to monitor progress. If you have questions, communicate them clearly with your builder and sales person. As a 55 plus community that may be building in a hilly area be aware that homes built on rising slopes may have stairs in their garages and entrance ways. Homes built on falling slopes may have stairs off their back patios. Walk the lot you intend to purchase! ... More

We noticed a lack of transparency during the building process. They told us that foundation plans were proprietary and so any inspection of the slab would be useless as our inspector would not have access to the plans. The pre-drywall inspection was mostly shrugged off. Final walk-through allowed us to address any aesthetic concerns which were all addressed reasonably quickly. On the other hand, we have been very happy with our home and the builder's responsiveness to any concerns during our firrst 5 months. They have done an excellent job with cleaning up common areas and neighbors seem very happy as well. ... More

Our sales experience was great. Our Sales Manager, Dan, answered all our questions, was responsive and provided us pictures and updates throughout the whole build process. Our Design Center experience was non-personable and felt a little rushed (we finished our consultation an hour early), even though we were very organized and had picked out all our options prior to the meeting. We were not allowed to select our desired our kitchen cabinet handles to match our bathroom handles, even though they were the same cabinets. We asked for an explanation of this during the design consultation as well as a follow up after the consultation, and never received a clear explanation. The strengths of the construction process were that the build was on-time; we received all of our design selections, and the communication was responsive, when we initiated it. While we did not receive the upgraded refrigerator we selected, Del Webb, did provide us with a high-end replacement. While we did not expect perfection in the build process, due to the number of houses being built and the rush to close on our house before year-end, there were a few items not installed (shower enclosures and mirrors), and items that needed to be addressed/corrected. Our build manager Nick, was very responsive and diligent in addressing the major items of concern. While a few items are still pending, we are confident, based on Del Webb’s responsiveness, that these items will be corrected in a timely manner.
