We are evaluating our purchase through the lens of intent. We were looking for a 6 month oasis in a community that offers all the amenities for an active lifestyle. So the larger view is that we are thrilled with out purchase and looking forward to returning in October. One can find negative reviews, construction inadequacies etc, - but our experience with Peter and Edith to acknowledge, coordinate and follow up with remedial actions has been entirely positive. The repair timeline was well communicated and adhered to. The sub contractors that we have met have been professional, competent and very diligent in correcting any issues. My construction manager, Allie, was always availablle to assist me and explain any problems that popped up.

For the most part the home is good, like any new construction build there are issues to resolve. The builder puts in a very good effort to resolve any and all issues. The value (price to product) is average but to be expected in these escalating cost times. Final feedback cannot be given until ALL issues are resolved as there are still one or two issues unresolved nearly 2 months after closing. I do have confidence however they will not let them go unchecked.

The process of building, my home was very good. Keith, Sales, and TJ building superintend, were outstanding because of their responsiveness , and knowledge. On the other hand, I was very disappointed in Pulte offerings. Although home prices looked reasonable to begin with as it turns out, there are very few opportunities to upgrade, such as lighting fixtures, flooring, paint, etc. so therefore, once I moved in, I had to pay to get what I wanted in the first place. Also, some of the workmanship could have been better. For example, many areas in the home had glue on the flooring, which had not been cleaned up. Also something is seriously wrong with the paint in some areas. It is extremely sticky even after two months. Overall, I am pleased with my home, but caution anyone getting ready to purchase that you’re going to have to put money into the home if you want anything upgraded , additionally, some things aren’t even provided such as towel racks with the excuse that buyers don’t like where Pulte was installing them ... Love this community. We have started to join many of the activities. The house is really coming together.

Very satisfied with the final product. The Construction Manager was diligent as issues occurred during construction and with follow-up on the final punch list. The Interior Designer was outstanding.

I was so fortunate to work with Ian on the purchase of my home. He was very knowledgeable and responsive to any ( and all) my questions and concerns. He was accurate and straightforward and very professional but was still able to understand things that were important to me. Even after the closing he responded timely and with accurate information to any inquiry. The project manager for my home Nathan was so knowledgeable about the construction of my home. Nathan attended to every detail and through his organization he was able to follow up on every detail of the project.

My wife and I have had a good experience working with the del-Webb sales team they had a great attitude and there was no pressure to sale. The community is loaded with people of our age. And there’s no shortage on activities, which will keep us. Engage with the surrounding neighbors. It is not an easy task of moving from one Home to another but I can say it is well worth it once you move into a community like this and enjoy the safe and beautiful surroundings of this area at homes.

The construction process while long, went very smoothly which I attribute to our two construction managers, Joe and James. They were very quality oriented and made sure all the subcontractors were doing what should be done. The sales process could be improved and make sure you read and understand the Pulte/Del Webb contract as it is very one-sided and not a normal real estate purchase contract that you may have used in any previous purchase you may have had. You will end up being forced to use their TItle and Escrow company and pay for things you've never paid for before.

Nice house. A few issues with final construction.

Our sales experience was great. Our Sales Manager, Dan, answered all our questions, was responsive and provided us pictures and updates throughout the whole build process. Our Design Center experience was non-personable and felt a little rushed (we finished our consultation an hour early), even though we were very organized and had picked out all our options prior to the meeting. We were not allowed to select our desired our kitchen cabinet handles to match our bathroom handles, even though they were the same cabinets. We asked for an explanation of this during the design consultation as well as a follow up after the consultation, and never received a clear explanation. The strengths of the construction process were that the build was on-time; we received all of our design selections, and the communication was responsive, when we initiated it. While we did not receive the upgraded refrigerator we selected, Del Webb, did provide us with a high-end replacement. While we did not expect perfection in the build process, due to the number of houses being built and the rush to close on our house before year-end, there were a few items not installed (shower enclosures and mirrors), and items that needed to be addressed/corrected. Our build manager Nick, was very responsive and diligent in addressing the major items of concern. While a few items are still pending, we are confident, based on Del Webb’s responsiveness, that these items will be corrected in a timely manner. Considering how stressful buying and moving into a new house can be they did a great job job. As with any new home there were a few minor issues and I was very happy how responsive they were and everything was made right quickly.

The home buying experience was excellent. We had a good salesman. He responded to our concerns quickly and effectively. There was one part of the process we were not happy with. We had to choose the home model, lot and lot before selecting the interior options. When we went to choose the options (carpet, tile, attic space, spare bedroom etc. we had to limit our options due to the cost. We asked if we could select a less expensive elevation so we could have a couple of options we could not afford otherwise. We were told we could, but by that time the price of the elevations had increased. It would have been nice to lock in the entire price of the house at the same time. The building experience was excellent. Our project manage was superb. He kept us informed and responded to our concerns quickly. We were allowed to see the house every Sunday. The house is well built. The one item that was not done well was the caulking, quarter round and painting of the quarter round at the floor. It was sloppy. ... More

We signed with Del Webb in April and closed by December. They broke ground in August and the communication and speed of the build were quick. Del Webb's team, from our sales consultant to our building superintendent, were very good and they were eager to address our questions and concerns. We understand the difficulties in building a home and the issues created particularly by the subcontractors. Our home is not unlike others, and we too have a punch list that we will work out with the builder this first year after moving in, but looking at the home quality and experience overall, they did a very good job, and knowing this, we would be happy to build another home with them in the future. ... Overall the experience was positive. No major issues and quality of construction is very good. Value is very hard to assess in an inflationary period but seems in line.

Overall our experience was good. We were not initially impressed with the sales team in the beginning. I believe this was due to more potential buyers walking through the door than agents to service them. Once we were in the contract process, things improved. Everyone we dealt with at DelWeb were great, especially the design consultant and especially our Construction manager who was fantastic. After closing we had some additional issues pop up that we didn’t pick up on during the pre closing inspection. Those issues were immediately addressed. Same was true with some warranty issues which were addressed with no hassle. I would recommend a DelWeb community based on my experience. ... More

Overall, we are very excited to be in our new Del Webb house and community in North Myrtle Beach, SC. Our experience throughout the process has been very good. Our project manager did a great job in working closely with us to address and resolve any concerns before the house closing. The follow up with minor issues has been handled in a timely manner. We highly recommend our Del Webb community to others,
