When a contractor completes a job, the construction supervisors need to do a better job inspecting. I have 2 light switches that control nothing, and a shower floor that puddles 18” away from the drain. Have requested repairs.

Easy process to build the house, the building manager was very detailed.

Pulte (Del Webb) did not meet our expectations related to home building. First the positive: the sales function is handled very professionally. The sales person was very knowledgeable, very helpful and applied no pressure. Likewise, the person responsible for helping us select options was very knowledgeable and well organized. Then came the one year build process during which there were a number of delays. The delays in part were understandable given material and labor shortages these days. What wasn’t understandable or acceptable was the poor status communication and the lack of meaningful quality control. All labor is provided by Pulte subcontractors. I felt that the Pulte construction manager was responsible for scheduling subcontractors and that I was providing the quality control process - and boy is it needed. I lived only 15 minutes from the new house and so was able to review the house on a regular basis and point out things that needed to be addressed. Someone living further away that would not be able to regularly visit the home would be at the mercy of Pulte to monitor the build. As it relates to items that needed to be addressed, no one other than me seemed to be keeping a list so I needed to remind our Construction Manager about addressing items. I communicated with Pulte management about their tracking process and was told that there is a standard company process for this. If so, it wasn’t evident to me. We were fortunate that the planned closing date was at the end of the quarter when Pulte had to report financial results so they had incentive to address some of the items which they felt were OK. In spite of this our closing was delayed twice by me because items were not addressed. There were still a number of items which I missed during my many reviews of the house that I’m trying to get addressed through the warranty process but this is slow. I fully understand that Pulte is not a custom builder but this shouldn’t translate into a lack of build quality. Would I do this again? Yes, because the house (with the exception of the remaining items to be addressed via warranty) is very nice, the location is good and the people in the neighborhood are just wonderful. We are pleased with our home and the quality of the workmanship. The Project Manager has been excellent with his follow up. However, with any new home there will be issues that need to be addressed. The "customer service" contact person is less than adequate and does as little as possible to address your concerns.

The house was built to our expectations and our head of building is great! We have had a few issues with the house after we moved in. The outside faucets leaked, the electrical in the garage keeps blowing the gfi outlet and our roof leaks. So far the roofers have come out and sprayed water on the roof. It didn’t leak where they sprayed so they said there was nothing they could do and left. That is why the rating is not a 5 across the board.

what I would like new home buyers to know is that the workmanship is horrible. It seems that Pulte allows the builders to hire the most UNEXPERIENECED tradesmen there is. Subpar would be a understatement. Everyday I find something new that was either not done or done incorrectly, from the poor paint job to mismatched cabinet doors. Thing not working as they should, broken items that were poorly place back to seem to be correct until you touch them. All together, if I could get refund I would, I will NEVER recommend Pulte or Sun City, I am your cautionary tale.

We have been in the home since the middle of August and have a punch list of items that need work. We cannot get anyone to fix these.

My Construction Manager was fantastic! I was moving from another state, another time zone and Mike kept informed at all times-by email, phone and pictures. My sales person, Lisa, was equally informative.

Lance went above and beyond. Made the process of remote buying considerably easier than it could have been.

All members of the Pulte team were excellent to work with, starting with the sales consultant all the way through the build quality process. Pulte was very responsive to changing market conditions in residential real estate. This was our first experience with Pulte, and it was very good.

I was encouraged to close even though everything in house was not really ready. There was a promise me that within 3 days everything would be finished completely. 3 months later I can't even get date for when they plan on fixing my house. The finishings in the house are well below standard. I think pulte has a lot of nerve advertising that they who have the higher standard. Would love to hear from the CEO of this company and let him know what I think. If anyone other than a computer reads this reply I would love to hear from a human being.

There were lots of hurdles to overcome. The designer was incredible. Closing was pushed back 3 times. The first notification came so late that my belongings were in storage and I was due to leave my state in 3 days. I was compensated so that's a plus.(Closing was over a month delayed) Then, we closed and I could not move in immediately because there was an issue with the front lock. I closed on Friday and the door was repaired on Monday. Further, there were other little issues. I contacted the customer service team and BINGO! That representative was on top of my list. Truly, Megan restored my confidence in the process. From flooring, tiling, concrete work, lighting and carpentry, all issues were addressed and resolved in a short span of time. That's quality! We love our new neighborhood!

First, love the location and folks in eTown Del Webb are very friendly. The building experience was OK. Our home was delayed which did not shock us but it also sat with no work being done on it for several weeks which was very frustrating. The superintendent we had is no longer with Pulte and the new supers seem to be much better. We feel the quality of the home should and could be better for the price. Pulte needs stronger quality control and higher expectations from their subs. Believe me, I know how hard it is to find workers but if they would hold them to a higher standard and expectations during the build they would probably not have to keep going back to homes to "redo" their work. The process with Pulte is outlined well but still overwhelming for a first-time home builder. The challenge of supply chain and sub-contractor shortages added a lot of difficultly for the builder, but our home was completed on time. We hired third party inspectors, which I would recommend even for a new build. Our construction manager, Anthony, was always very responsive, patient and kind in spite of how stressed out and demanding we could be at times. We have lived here a week and love it! Our lifestyle director, Claire, has done a great job building a sense of community among the residents. Everyone is so nice, and it is fun building a new neighborhood together! ... More

My experience during the build process exceeded my expectations. Lance was proactive and responsive throughout. However, I was encouraged to close with several punch list items that are still outstanding almost two months later. It seems that once you close you move way down on the priority list. Sadly, this has tainted my opinion of the house and community.

Purchasing a home should be fun and memorable. Unfortunately, not the case. Most of the key Pulte people are nice and actually attempt to make every effort to satisfy you, until you close. Once you close, then the smiles disappear and your left with unfinished work. Warranties that have no time limit on being fixed or repaired., since they already got you. If the sub contractors were supervised than they might not have so many problems afterwards, but they are left alone to do as they want, and no one cares. I have many issues that have to be repaired and I sound like a broken record inquiring about them, only to be emailed updates that exceed 5 month waits. This is ridiculous. Workmanship...not impressed, Closing should have been easy (cash deal) however it was anything but, Many small issues such as wallboarding over ceiling light sockets during construction, initially installing cabinet and door hardware in the wrong finish etc.

Our project manager was not trustworthy and the quality of our home is extremely poor due to his lack of proper management. He lied to us on several occasions and we are still waiting on several unresolved issues.

The Sales person and construction manager were so great - really made the process easy even though we were 2500 miles away!. Very pleased with our new home in Stone Creek.

Overall good experience throughout process

Question everything and get things in writing. The sales rep specifically stated that I needed to get my down payment in asap to secure everything , especially since the interest rates were going up. I did this but my interest rates were not secured. There was more that should have been done to do this and she never said anything about it. As a result it cost me an additional $5500.00 to close my loan.

I guess it ok !

This is our 15th home purchase from various locations around the country. Del Webb has been our best overall purchasing experience.
