Wife and I love our new home. Just moved in 6 weeks ago. Very pleased with the performance of our Field Manager addressing several cosmetic issues after the closing.

I must say most issues with our home were satisfied by having to go past the on site builder and appealing to upper management. The customer service manager on site ( responsible for issues after closing) was completely the opposite. He made sure every item was completed ! A word of advice on the walk through is to check all appliances for any dents or scratches as we were blamed for construction damage (verified by whirlpool representative) to our refrigerator which was not noticed in our 30 minute walk through because it was partially hidden by cabinet casing enclosing the refrigerator. Their reason for not replacing was you should have noticed on walk through so be careful and thorough and allow enough time before closing to note issues with your construction coordinator! ... More

General appearance great! Not so great with things we have found like furnace not installed correctly. First being told that’s the way it is. Saw other villas, they did good job.

Really happy with our new home. Any issues we have had since closing has been quickly addressed and completed in a timely fashion. Recommend you consider Del Webb here in Mesquite for your new home

I don't think my experience is any different from most buyers of semi custom, mass build communities. Terrific customer service from sales office and construction manager. Some parts of the home are done high grade, some done cheap. Pulte warranty is prompt to correct problems. Beware of Pulte Mortgage. They are the worst, and should be avoided if possible.

Del Webb homes have the greatest clubhouse and the area in which the homes are located is a great area. pricing I find it to be very good.

I've been in the house 2 months now and am extremely happy with the quality off the house. The attention to detail and quality was extremely well done. I have tons of cabinets throughout the house and ever single cabinet door self closes perfectly as an example. The energy efficiency is also off the charts. Everything is so air tight. My electric bill for June is projected to be $130 for a 2,800 sq ft house in Florida that I air condition to 74 deg and I have an electric car I charge here.

Mike P. who was our Phase II Construction Mgr. has and continues to be Awesome. He is responsive and goes above and beyond to assist us in both during the Construction phase and afterward.

The overall home buying experience was a positive event. From Sales, to Design, to Project Management, the Pulte team continued to keep us apprised about the home being built and developed. All involved were exceptional and would recommend the Pulte group for their next home purchase.

We were very unhappy with the experience. We closed on the last day before Pulte shutdown for their extended Christmas break. The house had so many issues, it was impossible to catch or note every problem. We seriously considered listing the house with a local realtor and starting over with a different builder. Fortunately, all of the issues were cosmetic. It was obvious that the closing was rushed to book the sale for YE 2024, and it showed in the quality of the finished product. The only reason we didn't rate every category 1 star is because of the efforts of our project manager, Kevin. Kevin is professional, honest, personable, and a pleasure to work with. Kevin is the reason I rated "Trustworthiness" and "Responsiveness To Issues" 5 stars. Every promise Kevin made, he kept. Pulte is fortunate to have Kevin as a project manager. We were fortunate to have Kevin as our project manager. Even our home inspector commented on how responsive Kevin was to his reports. The inspector also noted that the main structural parts of the construction and the systems of the house were very good quality. It was the cosmetic issues that were the problem. We are grateful for Kevin's efforts to make sure we were happy and would enjoy or new home. We'd also like to note that Kimberley from the design team was also great to work with. She made the process fun, easy, and guided us to achieve what we desired. We understand that time is money, and that is why the closing was rushed. If Pulte wants customers to be completely satisfied and rate every category Great!, then Pulte should eat or pass on the cost to the buyer of a slightly longer build process and delivery homes without countless cosmetic issues. ... Very beautiful community and friendly neighbors.

Sales coordinator was excellent. He was caring, conscientious and stayed hands on throughout. The project manager was also excellent until the closing. The quality control contact was , is and more than likely will be outstanding. The QC on line department does not return calls.

Our construction manager JC was/is very helpful before, during and after the homebuying "process." He helped make the whole experience easier for both my wife and myself.

It is a lovely development and things are very well organized. For the most part the quality is good but I’m only here 2 months. I do think it is crazy that we need to hire someone to seal our grout. I’m 76 and 5’2”

The actual purchase and inspection was v good. Construction Manager Marvin, awesome. Warranty people are awesome. Dealing with the women in the Viera office is difficult & opaque. Lots of untimeliness, "not my job" & "email only" going on. Except Shannon, she is helpful and picks up the phone. Getting additional landscape is a colonoscopy. Landscape vendor super unreliable, opaque & $$$. Not as easy, breezy as it was made out to be!

I think when you go to closing, you have a right as a buyer to be involved in a convenient time and date for the closing. We had to close on December 20 and we had airline tickets for a Christmas holidays and they would not budge. I think that sucks

We purchased a quick move in home. Overall it was great. Salesperson was the best and superintendent has been very attentive.

They take care of issues fast

Not being familiar with the process ahead of time, I found I was behind the curve and in hindsight may have made some different choices; however, all issues were eventually addressed and we were satisfied with the contracting and design process. What was outstanding was the weekly updates from the building manager, and his responsiveness to questions and concerns presented to him. I cannot say enough about his concern to make everything what we wanted and had contracted for. The pre-closing process was amazing. Again, great response and helpful in identifying the cosmetic things that needed to be fixed. My biggest disappointment was the attention to detail by the contractors. Things like corners not meeting - and not puttied to fill in the gaps; putty missing in other places. A warped baseboard was used and not nailed to the framework to make it straight. Doors were delivered with the edges rough, as if they had been run through a saw and shipped as is. There was no attempt to sand them smooth, and even after asking for that to be done, some were missed and had to be recalled. These seem like minor things, and they are; however I built a home 30 years ago, and the workmanship was a step above and I expected the same. ALL WERE FIXED TO MY SATISFACTION! I was just disappointed we found so many little things. The post closing service process is outstanding. There have been a few things we found after moving in, and the process to get them corrected has proven effective and timely. Thanks to great coordination with the building management. Homes are efficiently and expeditiously built, no wasted time. Some designs are too rigid and don’t allow homebuyers to individualize according to their needs. Prices for options are often higher than local market value. One item that really disturbs me is the electrical outlet in the gathering room floor, $500. for a rubber outlet and cover. Really, that is so cheap! Should have been brass.

Construction Managers Allen and Paul were knowledgeable and a pleasure to work with.

Great sales representative. Excellent project manager. However, we will be repainting the flat white painted interior walls with semi gloss paint. After moving in, we were not pleased with the sloppy dark-blue caulking job around the exterior white trim (project manager is helping to get this, and several other minor issues resolved). The sales and office staff are outstanding!

I would recommend to other buyers

Ok experience overall, however attention to detail in the home is lacking. Many paint issues along with Pultes unreasonable position on replacing dead plants and trees in first year dampens experience. In addition I have watched the trades on the 2 adjacent homes. Quite frankly the trades are not watched closely and are pretty careless when it comes to completed homes and property. Our Pulte Construction manager was excellent and responsive, however the one responsible for the homes next to us seems to be hardly ever around. We are excited to have moved into our new home built by Pulte/Del Webb. We picked the Compass model home which perfectly suited our needs during retirement. Bright spots in this process were Mike our Construction Manager and Art our Sales Consultant. Both Mike and Art were excellent points of contact during our home build process. We bought a spec home (already in build process) which meant that we had no input on additions, colors, materials, etc. That was not an issue as the home is absolutely beautiful. Our home however from the pre-close walkthrough on September 16, 2024 until just last week had many finish issues with trim, drywall, baseboard, and paint. The process to get the warranty issues corrected was painful and stressful, and required getting next level management involved to get the correction process moving forward. I understand that these are spec homes, not custom builds, but the quality of the finish work in our home was awful. My understanding from talking to other new home owners in our neighborhood is that we are a one off situation, and many of the other homeowners were pleased with the quality of their home builds. I needed to bring this issue forward and provide this recommendation; communication via text and email, along with pictures to your point of contacts with Pulte/Del Webb are key to your process in the event warranty issues arise. Pulte hires multiple contractors for their build process, and though many are excellent, you may run into a situation as we have. In the end, our warranty issues have been addressed, although we still have remaining issues to get completed even after the paint/drywall contractor arrived to do the warranty repairs. As a note, when the paint/drywall contractor completed their work, it was left to me as the owner to do a walkthrough with the contractor employee, and even though items below par were pointed out, they remain to be corrected. Pulte/Del Webb did not have anyone on-site to review the contractors completed warranty work. Do your homework when looking to purchase a new home. Come to the neighborhood or location you are looking to buy in, talk to existing homeowners and get their input. It may help you to avoid issues up front as you discuss your home build and purchase with whomever you decide to buy from and work with. ... More
