For example for improvement —streamline the architectural review to expedite the process and cover landscaping under warranty at least for the first 30 days which is not included.

We love our new home by Pulte. In general we are very happy. There are some small issues eg: paint chips, finish work. I am assured these touch ups will be taken care of at our 11 month warranty. We did have a leak that was addressed immediately and are very happy with the quick response and repair work.

My problem was with my salesman. He led me to believe that I could upgrade or downgrade some items which was totally not true since my home was already in the process of being built. So partly my fault for trusting him and reading everything in detail. The new salesman that I was assigned to did try very hard to make it right and was able to let me downgrade my stove to electric instead of gas.

ALL vacant lots next to a completed home should be maintained on a weekly basis. Vacant lots grass should NOT be any higher than you accept from a home owner.

Since purchasing in May the plumber has been trying to clear a clogged drain and subsequent back up. Raw sewage in the shower! We had to leave for a couple of months and The third clean out Was done in our absence. We Return in three weeks. Hopefully it’s fixed this time. Matt at customer service has been responsive but that doesn’t make the nasty experience a nice thing.

In General a good process

Overall we had a good and reasonably easy process. I am however still not satisfied with the painters quality. Lots of paint speckles left on the tile floor. We are also not satisfied with the trim calking throughout the house and in the master bath. Many gaps and also spots where the floor meets the wall that there is either too much or not enough calk. All of this said, the process itself had a very good flow and our salesperson was very helpful.

I have a problem with the low quality appliances and after purchase issues that I am not able to resolve because I cannot get anyone to call me back. Emailing doesn't work, and there are no telephone numbers to call. I am quite disappointed with the after purchase experience although the builders are still as helpful as they can be and go out of their way to try to help even though their job has long been over.

Bought a "spec" home". Saved time to "get in" but no changes allowed, so had to make changes after moved in at greater cost. Initial "punch list" of repairs and touch up has not been addressed in over 30 days. Not a big deal, just disappointing having to stare at little pieces of blue tape.

As with any new home build there are always issues and /or concerns which were answered as best could be considering the different inspections. Living in the area during the build was VERY beneficial to see things that were of concern before too late.

So many factors into an individual experience within a Del Webb master planned development. We have learned over time and multiple new homes the Customer Care Rep is ESSENTIAL in representing both the builder and the buyer, especially during the "blue tape period" in finishing each product. In Hill Country Retreat, our Rep has been exceptional (5 star). I know these days everyone wants "5 stars - on everything" which for us isn't ever consistently realistic. There is no such thing as a pleasant home buying experience, however Pulte did their best to minimize stress and delays, and delivered the house on the date they promised. In general the house was relatively defect-free. There were a couple of things that needed attention and they responded quickly. This is the second Pulte house I have owned, and if there is nor major complaint, it would be the fact that they refuse to use gloss paint in the kitchen and bathrooms. Let me start off by saying that Nella and Susan are terrific and a are humongous help!!! I couldn't have done anything without their patience, guidance and expertise. They made a difficult process much easier. My only thoughts is that the process for requesting with ARC is difficult. If you need to add additional information it would be easier if you could add all information at once. The additional information area only allows a person to add 1 photo & 1 document at a time Nella and Susan are terrific and a big help

The front end of the process; lot selection and purchase, moves quickly. It was helpful to have a secondary and tertiary option as property moves fast. Very little room for negotiations around price. Customization is not possible but there are some “standard’ modifications to choose from. The selection of options is limited and expensive so pick your uogrades wisely! Overall, an excellent experience with the Pulte staff. The process was smooth and our questions were answered promptly. The timeline and walk-throughs at each stage were helpful. The interactive floor plans are a big plus. There were however several problems that should have been detected before closing. First, the keys given to us did not fit the locks. The construction manager had to scramble to purchase and install new locks after we had already signed the closing documents.
