Leaky plumbing, unplumbed closet, electric outlets that do not work, dirty house at move-in time and a couple of other issues on a near half million dollar home, leave me disappointed.

.Home options are good and home looks great. However some options not available were disappointing. No option for central vac or foam insulation come to mind. Items needing attention after closing have been addressed promptly.

The whole experience from start to finish was a good one. From the sales process, mortgage process and building process, this was by far the best and easiest home buying experience we have had. The deadlines we were told were met and we moved in right on time. There were a few workmanship issues like misplaced and mising doorstops, paint not completely done in a couple of areas, paint left on window frames, and stucco issues to name a few, but all the issues were minor and probably a result of the trades hurrying to meet the deadlines on a Friday night. House is solid and construction went well. Our project manager kept us informed throughout the entire process. Our CSR has gone above and beyond our expectations. Biggest disappointment was the lack of options and upgrade pricing available in the design center.

We wanted a Del Webb lifestyle without leaving Albuquerque. Pulte has amazing floorplans and every home was perfect for us. It was hard to choose. We have been very impressed with most of the home construction. Our supervisor Carlos did an amazing job of keeping on top of our house and answering our questions. Since moving in we have had several small things that need to be addressed. Pulte has been very responsive to our requests. We have little down things will be fixed to our satisfaction. Upgrades, especially flooring limited selection, and very expensive. We had to take standard flooring, RIP it out and get what we wanted. And even with the cost of the standard flooring, the cost of removal, and the cost of what we got, we still save a lot of money, and we got high end flooring

Was able to monitor work progress from day one! The basic structure and floor plan fit my needs to a T.....during the build the Del Webb folks were always there to answer questions that Inmay have had. They communicated with me on a weekly schedule to keep me up to date with the progress on the property. It would have been nice to be able to add a few outlets and light switches during the build instead of having to go into finished walls after closing to add a few items....

We were so excited every time we heard from Del Webb. It gave us a sense of involvement in many aspects so we could feel part of this process. Living far away, we could not just drop by to see progress. It was great to have our update and walk-thru appointments. And our Project Manager even sent us photos along the way. There were only minor things that needed attention, and they were taken care of right away. Thank you, Del Webb for a job well done.

It was a pleasure working with our field manager John. We believe any issue that came up he resolved immediately. We cannot say the same about her 30 day walk-through. Like any home you find issues after you move in. At this point we believe we are not getting honest answers and a run around on problems that need to be addressed. Our advice is make sure everything is fixed prior to closing

At the design center, ask for motion detection light in your walk in pantry. They are great! Wish I'd have asked for them in the garage and the entry into the house from the garage. Upgrade paint if you can, I went with "basic" and found that it is water based and will come off if you rub too hard if you mar your walls. After baseboards were installed, the tile people came back and grouted (why I don't know, as I always thought baseboards were to give that "clean" line between floors and walls). I must say most issues with our home were satisfied by having to go past the on site builder and appealing to upper management. The customer service manager on site ( responsible for issues after closing) was completely the opposite. He made sure every item was completed ! A word of advice on the walk through is to check all appliances for any dents or scratches as we were blamed for construction damage (verified by whirlpool representative) to our refrigerator which was not noticed in our 30 minute walk through because it was partially hidden by cabinet casing enclosing the refrigerator. ...

Initial delays were unacceptable

Once we were at the end of the buy/build process things went well. However, the lack of responsiveness from the Sales office and the 2 month delay was unacceptable. Worse was the lack of accountability and owning up to make it right. We pushed to have the build completed by May. The Sales simply dropped the ball and we were forced into a 2 month rental at our own expense. Had the Sales office been straight forward, answered calls and emails we could have adjusted our schedule. We simple got a shoulder shrug from the Sales office.

Scope for quality / top financial handling

It would be desirable for a house costing more than $600 to have a water softener already included, and to choose built-in cabinets with higher quality than metal shelving. But most importantly, the doors would be completely sanded, so that all corners and edges feel smooth. When prices go up, you shouldn't simultaneously feel like the quality is going down. It would also be good to accompany the buyer through the administrative procedures (electricity, water, gas, and also with the HOA or the Castle Group) during the handover, because that doesn't always work out so well. General appearance great! Not so great with things we have found like furnace not installed correctly. First being told that’s the way it is. Saw other villas, they did good job.
