Beautiful home with all we wanted

From the sales agent Renee to the building and warranty team Jeff, Joe and Luis we have been very pleased with our overall experience. The team has been very responsive and timely . We set our expectations to a realistic achievable level and thus far have been very pleased.

My house is beautiful I got a sunroom added and my house is bigger than I thought and plenty of light

It's beautiful, was clean at closing, value is above average, and the entire team was pretty responsive. Energy efficiency appears outstanding and quality is above average. Interior paint job is adequate and the standard carpet padding is below average. Overall we are pleased and look forward to enjoying it.

There doesn't seem to be a response to items that weren't noticed at walk-thru.

The order of the work makes no sense. Carpet installed before tile is finished creates dirt all over the carpet; fixtures arrived and installed too early and by move-in date, they were filthy. Cleaning crew doesn't know how to clean thoroughly.

The house would be so much better if the finish work was better….much better. Ethan, the construction manager is a fantastic rep for your company and is currently addressing the many issues with the workmanship. Some of the finish work on the interior is so bad that it would be laughable in my home state of Wisconsin. Where is the pride of a quality finished product? However, we are working through the issues and are enjoying the things that were done correctly. Had a very good home buying experience with Del Webb Southern Springs in Spring Hill, TN. From Design to Mortgage to Build Quality and Closing, Del Webb and Pulte Homes provided great customer service and excellent communication. The Construction Manager sent us weekly emails with pictures on progress. He also was very responsive to questions and concerns. I would say the same for the Pulte Mortgage team. Build quality was very good with two exceptions. The builder's painters were pretty sloppy with the overspray, especially on the floors. We are still cleaning overspray from floors as we fully move into the house. Also, the quality of the concrete pour and cure in the garage was substandard. They did a great job of grading it to run down to the driveway. But the concrete is already cracked (summer pour), and the flex gaps look like they were hand drawn by a kindergartner trying to draw a straight line. Just a note that Phoenix Systems and the Builder Technology Team (Smart Home and Low Power electrical) are not very responsive. We have been in our home for almost one month, and we still do not have a scheduled smart home orientation from Phoenix Systems to walk us through the smart door locks, MyQ Garage, and wifi range extenders. We are supposed to get "white glove" service and an orientation , but we have not gotten anything from the team. Please know that you will not get your Lodge access badges from the Southern Springs HOA on the day you close. As a matter of fact, the HOA will not give you access to anything until after they verify your home purchase after closing, so don't expect access to amenities at closing even though you pay your HOA dues with the closing. Plus, you will need one check for your access card and another check for your community name tag for anyone other than the primary homeowner and spouse. Also, this will hold you up from getting HOA approval for any upgrades to the home you might be considering having done BEFORE you move into your house. This is because they will not give you access to the web site for the HOA approval forms until after your closing. So, we could not get a concrete patio or fence installed the week after we closed because we had to wait until after closing to submit the requests for approval (so inefficient). Oh, and the approval committee for large projects only meets once per month at the beginning of the month, so make sure you have your package ready to go so you can submit immediately after you get access to the web site and the online forms. Then, run your checks (yes, these cost money) over to the Lodge (that you don't have access to yet). My recommendation would be to shop around for yard irrigation. Performance Lighting and Irrigation does not answer their phone and only seems to respond to email. Their seasonal maintenance seems expensive to winterize In the Fall and open the lines in the Spring. Plus, they are tremendously expensive if you want to make a change to the system and cut or cap lines for things like a concrete patio extension. They want to charge me $1800 to dig up, cut, and cap a few lines to accommodate the concrete patio. And, no, the builder would not allow us to make this adjustment during the irrigation installation. The technician who provided my orientation was nice enough, but he did not show me where all the heads are or whether or not they were working and pointing in the right directions. When you do the walk-through, make sure you check all concerns

Our PM was absolutely responsive and caring about the construction and closing issues. Without him, we would not have been able to get the home completed.

We were very pleased with our builder team, especially our project manager Daniel. He kept us informed throughout the process and responded immediately to our questions/requests. More importantly he was honest and trustworthy.

Stella in sells was a little difficult to work with and a little pushy. Steve has been better to work with but mostly things were done when he took over. My advice to others would be don’t let the sells people push you into making quick decisions. Know what you’re getting into upfront. We came from a custom home experience to a production home experience. It’s very different.

Covid was not your friend if you were building a house. The 18 month process was indeed long and at times frustrating, not to mention the historic price increase in such as short period of time. However, our Del Webb sales person and construction manager kept in touch with us on a regular basis with updates on progress and provided pictures. Material and worker availability affected the entire country, so we understood. After finally moving in, we love the house and found very few minor issues that were handled immediately. The Carolina Gardens Community is great! Lots of wonderful people to meet. My only complaint is……. Being in an OVER 55 Community ……67 years old and living alone ….most everything needs to be done online on a computer ….And Not a phone. I totally understand that this is the times now but after a certain age my technology knowledge is not one of my best abilities. I asked my salesman if I could get a printout of all the paperwork and he said NO! Straight out No! I don’t have a printer and spending close to $800 thousand on my home I did not feel I was asking too much. How was l suppose to easily read and view all my paperwork and contracts? It’s hard to scroll up and down over a hundred pages on a computer or phone to look up information with the typed letters being so small and the buttons so tiny. It would have meant so much to me if I could have just gotten a print out! I would have loved to hear SURE THING! Was I really asking too much??? I finally got a friend who helped me get it all printed out and feel so much better. Remember we are senior citizens! Don’t need to concentrate on things like the dishwasher was raised a few inches to help with the senior citizens back issues…..concentrate on listening to the people needs. Technology needs! ... Project took longer than expectation set

The sales-rep (Alex), Construction Manager(Ryan) and warrantee manager(Jason) have all been exceptional. All get top marks. It's odd that Del Webb keeps saying "Congratulations" when they should be saying "Thank you". The purchase process is almost deliberately confusing and is not client-focused. I asked the online team one question and the response was non-sensical so I did not communicate with them again.

The process was very well organized. Sometimes I felt under pressure to do things and make decisions more quickly than I would have liked. I hope we made the right decisions. Selection of options / extras / style / colors was an especially stressful process. On the other hand I understand that Del Webb had to nail down the specs to build.

There was only one real issue that was always present and that was the 15 month wait to build the home. We signed the contract in May of 2022 and were assured that the home would be built by April, 2023. We didn't move in until Sept 22, 2023. The problem was that we had to move to 2 different rental locations due to this delay. We would see our lot set idle for 2-3 months before any workers arrived. Communication from Pulte was spotty and not informative, very frustrating. Once in the home, I believe that it was well built and we are enjoying our living experience. Overall really good experience, I did not care for the Edmonton options for power windows. Maybe I did not understand, but I assumed it was power for any blinds, but it was very proprietary. It also seemed like the doorbell camera system lacked some basic functionality. The fire alarms went off at 3am, two separate times. So the electronic components need work. The only thing I would like more from Pulte was the kitchen island was cut in two pieces and the patterns do not look natural. We noticed on the model, the the island was a single piece, and we were very disappointed with what is beautiful granite, is now something less. Finally, the two types of grass seems tacky. They grow at different rates and just adds to maintenance for homeowner. Also, the St Augustine grass had numerous dead squares when we moved in. We have yet to figure out how to restore it. House was not cleaned. I have had cleaners redo tiles and flooring all around. A lot of glue stuck to floor. I have paid to have it taken care of. I was told I could not have items installed before moving in but have discovered many new owners were allowed plus had fans/ lights installed. This put my moving in at a later date. Did not like that within 23 hours of closing that Del Webb wanted to push it out because they did not take care of their hiccup. I closed and waited for 2 weeks to get my problems taken care of. After going to the orientation at Del Webb Bexley I am sure there are items I need and am not aware of. Love my home but as with everything. You make a sale and then move on. How sad. I had a realtor. Said easy moving into new build. Haven’t heard from them either. Easy way to get 21/2%. Community is wonderful. !!! ... More

We were overall satisfied with the purchase process. However, after signing the purchase agreement, we were pressured by the builder to close substantially earlier. Then, as we got close to the new close date, the builder let us know they wouldn’t have construction completed on time. We ended up with only two days between the final walk-through and the new closing date. This didn’t allow enough time for walk-through issues to be fixed. Now that we’ve closed, the builder has been somewhat slow in addressing these issue but they are getting done.

Overall we are happy with our new house… that said the construction part went really well but the finish work, painting , tile work etc. was on the sloppy side.Things that should have been done before closing were not done or not checked by the builder..two months later still no hurricane screens.
