The construction went smoothly. The house is well built and extremely impressed at the quality of the house. However, the confidence of sales person to loan officer and others in terms of communications to the buyer (me) was quite poor.

Make sure you get he irrigation system put in, we were talked out of it by our guy that sold us our lot. Big mistake. You should also find out about the rates for bring vehicles into the state, we found out and were blown away by the costs. Knowing some of the up front costs, could make the move a lot easier. We are generally pleased with the overall experience. The sales and financing operations were easy and responsive to work with, but the sales lottery system was tricky at best and somewhat aggravating. The design group was thorough and presented to options clearly. The construction standards are at or above code, but the contractors were not concerned with the final product, i.e., who would intentionally install a bent exhaust hood or misplace porch support posts by several inches. Initial buying experience was very helpful. Downside was the lot was not well marked when we chose and ended up surprised at the direction the back of the house faced. Should be better marked and clearer. Certain options were disappointing- example is lack of double hung window options. Deck options limited, especially when we pay for the railing that immediately comes off for an expansion. Pulte Builders and Del Webb provided higher quality for a midline home. The permitting process created a two-month delay, and the lack of communication caused us some concern. But, once construction started we received detailed and timely updates, and construction came with great attention to detail. We were very pleased with every stage of the build.

Overall I had a very positive purchasing experience. Throughout the process Meghan helped us understand any of our concerns and kept us updated on the process. Our build manager Luke kept us updated during the build with photos of the concluded steps and was very helpful with any questions we had. After we closed on the home we found a few things that needed to be taken care of and once again Luke took care of us and remedied all of the things we found that needed attention. I'm very happy with my new home.

Construction super was very responsive. They need a new landscape contractor

The only issue we really had was a very poorly put together landscape and irrigation. Very lumpy lawn with high irrigation heads, exposed irrigation pipe in every landscape bed. Just poor quality control.

Overall, we were pleased with the experience. The local team was great and provided strong support throughout the process. However, we did have concerns regarding the Pulte financing options and do not feel we were treated fairly in that area. As a result, we chose to secure financing externally. While the overall process was positive, there were still items identified during the final walk-through that were not fully completed by the time of closing. Addressing these items prior to closing would have improved the experience.

Pleased with experience overall. Pulte runs a very well integrated and assertive marketing machine. They pushed Pulte Mortgage aggressively. I ended up going with them due to most competitive rate, but there were aspects about working with them that were difficult. False sense of urgency for certain documents and info pre-closing, etc. Pulte also uses approved vendors such as window treatment companies etc who were overzealous in soliciting business. Great builder with good amenities

The base price of the home is far lower than your final price is going to be because of so many options available with better quality finishes that you will select to improve the quality of the unit you are buying. In addition to the options, there are more fees to pay for land or floor choice if a condo. You will also pay for garage space if it's a condo that add significantly to the cost. You may pay 30% or more of the base price.
