I have encountered several issues that need to be corrected, so far they seem to be responsive to getting the issues fixed. Somewhat frustrating at times but right now my expectation is that all issues will be resolved in a reasonable amount of time but you do need to stay on top of them with any open issues.

Communication or lack thereof is a major issue. For an operation this large you’d think they’d have the process nailed but they don’t. They make a big deal about their build quality process which is mostly just PR. We were rushed through the final walk-through (what they term the Build Quality Celebration). The house was still dirty. There were holes in a cabinet and bathroom door, paint splatters were all over the floors, we got about zero info on how the house actually worked, the back sliding door is almost impossible to “slide”, etc and we were lucky. Some new neighbors were pushed to close without gas and electric service being turned on. we are the last phase of this development and Pulte clearly wants to get done and move on. The solar company that installed the required rooftop system/ Sunpower, is terrible/ has lousy customer service. Buyer beware! ... More

I’m a bit put off by how the service person pressures you to give them a 10 star rating and tells you that it’s a failure if they get anything less. It’s all action at the start but once you’ve rated them, they are are nowhere to be found. They ‘ghost’ you. Still numerous deficiencies that have not been addressed. It’s all sell, sell, sell but no customer service after closing. Caveat emptor. As far as the community is concerned, we LOVE It. Our social director is fantastic! The HOA… not so much. Hoping we transition to another management company in the new year. Pulte has reneged on a number of things and now leaves the HOA in a major deficit. Bad!!! ... More

Our building experience with Pulte was one delay after another. There were so many mistakes made along the way. Luckily we were here to have them corrected. The workmanship in so many areas embarrassing. They are coming back to fix some of the issues, but some we know will never be taken care of. The ONE SHINING LIGHT in our buying and building process is our sales person JEN. She is an amazing sales person and overall wonderful lady. Thank you Jen.

Overall, a good construction experience. One problem was coordinating construction decisions remotely from NC. Construction monitoring and reviews went more smoothly as we had relocated to a local apartment. Construction staff have been helpful in resolving minor issues. Frustrating issue is delivered KitchenAid refrigerator was not cooling/freezing correctly on day one. Although a loaner refrigerator has been provided, it is not what was ordered.

Realtors did not DISCLOSE ALL FACTS. And when showing them the mortgage documents, they didn't know how to read them. Said that they "were wrong". It was a $30,000 difference! I've been in the real estate industry for many years. I need to give them a crash course in how to read a mortgage loan statement and to advise them that they have an ethical obligation to DISCLOSE EVERYTHING UP FRONT. And if you don't know something, admit it. Don't say "the bank is wrong". I was not told of the extra $195 to Town of Tradition either or the controverial path. Property manager just as rude or maybe just as unknowledgeable. Again I have my CAM license, so I'm aware of what managers go through. Say you "don't know" but don't be rude. The overall experience has been frustrating to say the least, 11 months to build, and quality is lacking!

Too expensive - not honest about lot availability and who actually gets to make offer on home/lot location. did not end up with my ideal lot or home style

We had never built a home before and the whole Del Webb process made the experience so much easier. Our sales representative (Keith) expertly guided us trough the process and answered all our questions no matter how trivial. We we lucky to have his expertise. Our project manager (Ryan) provided weekly updates and completed our house on time. There were small hiccups along the way, but Ryan’s team were quick to identify and correct the issues. We couldn’t have been more pleased with our Del Webb home and community. No regrets!

Construction Nails on my tire. Should clean in detail (Magnet cleaner to pick up construction metal piece) the current resident drive way to main road From time to time until finish the construction.

Very professional and up front during the entire process… We were looking for a place and a home to spend the rest of our lives and we found it.

Lots of annoying little problems. The construction materials seem cheap and inferior.

Sales team is very good. Had no problems with purchase. HOWEVER, the house was not in closing condition. Its been 9 weeks and we are still waiting for punch list items to be completed. Half of our floors were damaged. Only half of those were replaced, second half is due to be replaced in December. Our bath tub needs to be resurfaced and cascading sliding doors will be replaced (too many scratches to fix) but we do not have a date when those will be done. In addition, the quality of the craftsmanship is very poor. Paint droppings on floors, fixtures, toilets, etc., bad cuts on molding, sloppy caulking. We have spent hours and hours fixing many of these things ourselves. It is not enjoyable living in a house with so much work to be done. It disrupts our lives having to be available for all the repairs and it takes away from the fun of buying new furniture and decorating etc. We just keep waiting and waiting for things to be complete, We have just begun the warranty process and the person we are dealing with is very organized and we believe all the warranty issues will be resolved in a timely manner unlike the punch list items that have taken far, far too long to resolve. Everyone has been courteous and we think they are doing their best. We don’t think the builder is giving them the resources to get the job done. Our house was not ready for closing. Now that we paid for the house shouldn’t we be on high priority to get the punch list items completed? We are very disappointed. ... More

Our sales person, Jarrod, was very responsive and reachable during the entire process. He was compassionate about our concerns during the build process. Our build went extremely slow, with nothing much happening for months on end. We wished that the communication of reasons for delays were provided to us in a more effective manner to alleviate our anxiety. Overall we are pleased with the outcome and love being a part of Sun City. We would not recommend building, but instead buying a spec house that has already been built.

Have not recieved gas cooking stove I bought with house packege( 2 months and waiting) make calls no response. Want my stove I paid for. Cart garage door was installed wrong, does not fully open. Lack of fix to problem or communication about the problem as in situation is being ignored.follow thru after closing is terrible

Great house. Great community. Great place to retire.

The best part of the entire process by far was our sales person Vicky W. She literally held our hands through the entire process. Answered every question and if she didn’t know the answer she didn’t hesitate to seek it out on our behalf. Even after our closing date she was still helping to answer questions. Our build team was great and the company is trust worthy. We closed with a few outstanding task that needed to be completed and I am pleased to say build team kept their promise dates and completed everything to their word. They like to fix things after they get there money. Very bad workmen ship. People just don’t care about quality work anymore.

Missing pulls, vent over oven, missing molding in the home, They did come and fix 4 plugs in the kitchen. Replaced dented dishwasher and microwave.

My agent Chad Holmes was amazing. He did everything right. But I have the wrong countertops through my whole house. The paint job is terrible and not two toned like I thought, due to an apparent paint shortage. It has taken me a whole month to get someone over here to take a look at things and now I’m told it could be until January before the repairs can be completed. The community is beautiful and I love my house, but think many things could have been done much better.

Our new home was finished quickly. Carlos stayed in touch with us even when we were too sick to come see the progress. Olivia did all she could to help us get in as soon as we could.

Justin and John provided guidance thru the whole process. Whenever we had a question, needed additional information, or needed an issue resolved, they were always there to help. Del Webb is very lucky to have these two assets.

I found some issues on the long run after moving in, but the Project Manager was so professional handling the complaints that fixed most of them.

Overall good experience considering the times we are living in.
