We moved in two days before Hurricane Ian. Construction was great! No issues as a result of the storm. Attention to detail was lacking. They knew we were not moving in until 30 days after closing. We had requested - at least a month before closing - that the wire shelving in the master closet and the pantry be taken down in order to allow California Closets (CC) to do the installs. This was two weeks before move-in. I arrived the day before CC installs and the shelving was still in place. The shelving were finally removed the morning of the CC installs. We had to clean the house the morning of move in. The dryer was not hooked up until two weeks after move-in. The dishwasher still doesn't dry the dishes. Warranty coming in another week. ... More

We should have been provided with the choice of upgrading some features of the house. Otherwise, the experience has been highly satisfying.

The positive: everyone we dealt with on the Pulse staff was wonderful. They were responsive, answered questions faithfully and promptly, and were just downright a pleasure to deal with. The not so positive: the lot we bought had already had the slab poured so we were unfortunately limited in terms of the options we could get on the house. Because that plan could not be changed, we had to tear out the master shower and install a tub right after we moved in, because my wife needs a nightly bath for her rheumatoid arthritis. The builder did not allow some changes we thought reasonable; we would have preferred better flooring, but Pulte did not give us that option. And the lack of color choices for the cabinetry was also disappointing. In sum: despite a few niggling and negative details, I think we'll soon learn to love the house. ... More

Overall, our experience from beginning to move in was fair to good. We had some glitches and delays that could have been handled in a more sensitive way so that we didn’t have to feel like we were overacting.

Vicky was great to work with. Our supt. wasgood but would have liked more communication. Our house was completed less than 10 mos. after signing contract, which was great. When paying almost $600k for a home, we would have liked more choices. Should have gotten credit/discount for things we omitted (mirrors, wire shelving,). Wish the interiors color person would have advised us of the quality (or lack thereof) of some of our selections. Our hard flooring is awful - anything that drops on the floor leaves a divot, not just a scratch. No soil prep on lawn - lots of weeds. Lots of ‘pot holes’ in lawn. All plantings put in to look good today - NOT 5 - 10 years down the road. Many trees too close to house. We have one of the largest front yards in the entire community, but only one tree. Extremely disappointed that construction on the recreation amenities hasn’t started yet - a paved parking lot is not a start. ... More

Thus far we have been happy with the home and the way the neighborhood is taking shape. All individuals have been extremely professional and the features of the home are what we expected

Allowed to review work of trades prior to drywall to verify the solid joints of plumbing, electrical, vent, so if ever needed , you knew what’s behind the walls was good and firm and would not loosen up

The last week waiting for my CO was very stressful but it got done. My first week was a nightmare as the first couple days had a flood in front of house and blue mulch surrounded it all over walkway. Sprinkler head was broken and we had to try and get water from getting into home with a big broom. I called warranty and Ben came right over. He addressed the issue immediately and had all new mulch put in. It was unexceptionable when I did my walkthrough to have painted blue mulch. I had other issues on my list that I had a hard time getting done but Ben came through again. He is amazing with new homeowners and go over and above. Thanks to Angela for setting appts. And Pam stepped in at the end as she took Adams place. Thankyou all for making me after 5 weeks be happy in my dream home. ... More

My Sales Representative, Rita, was very informative and was always helpful with anything needed to complete the sale. I ended up with three different Building Managers and they all were available to answer any questions or concerns I had during the building process. The house was started and completed on schedule. There are a few items that need addressing that have gone passed the first 30 days and the warranty department is now working to get them addressed. The DelWebb community is a very nice place to live.

The builder working with the buyer didn’t really happen until the end but it all worked out and the house is great!

My consultant, Danelle, was great. She kept me up date with the progress of construction with pictures. She returned phone calls promptly. I received no communications from construction managers during the whole process like they promised. Very disappointed with that.

Despite the ratings above, I would buy a Del Webb home again, though maybe not a new build. I believe the house is well built overall, but that the finishing of the house was extremely rushed and contractors were not given the proper time to do the job right. The biggest issue with my house is paint, both inside and out. The paint on the inside only has a very thin coat and the metal corner bracing and drywall mud is showing through. Along with that, the paint is breaking down; ie. cracking in the corners, crazing on the walls and subsequently chipping off in spots. Del Webb is sending workers in to repair my items, but when a house essentially needs to be re-painted and they are only working in 2 hour increments, it is going to take a while. Know that even though we were coming up on the year mark for this build, we were not asking Del Webb to hurry this build, we were fine with waiting, but for some reason they rushed the job at the end. My best advice for anyone buying a Del Webb is this. Upgrade the paint if you can get it and afford it. Find a way to visit your new home at least once a month, our sales person sent us pictures, but the things we are having issues with needed to be seen up close. If you decide to buy a home in Mesquite, get Danelle as your sales agent. She works in the Del Webb sales center and is excellent at her job and responding to her clients. She is the reason we chose Del Webb in Mesquite, NV. Overall we are happy with our purchase and can’t wait to move in. We just wished the finishing aspects of the house were done properly the first time and that Del Webb would reinstate the celebration walkthrough that is shown in the videos on line. We had been looking in Jimmy Buffet's Latitudes communities which were all outside of Texas for an over 55 community when we found Del Webb. The Del Webb home designs, features of the community with the lakes, walking trails are what sold us on this location. We are extremely happy with our decision. The design and quality of materials is great. The workmanship finishing quality is no better than a low end builder. Lots of errors, installation damage that had to be corrected. The construction manager and customer care managers have been fantastic and very responsive. They have worked really hard to make things right. We visited the site every week creating a punch list and all of the items were corrected weekly. I have no doubt that in the end the remaining build quality errors will have been corrected. Overall a good experience and no catastrophic problems. The communication has been excellent and would recommend both Pulte and Dell Webb. ... More

We had 30 to 40 things on our punch list after our inspection. Our project manager got them all done before closing. And our one month inspection there were four items to be fixed and they were all scheduled immediately. The house is excellent. Of course there are three or four things in the architectural design that we wish were slightly altered, but overall a really great house.

Generally favorable compared to two prior home constructions in the past 10 years. Quiality of construction good but not excellent, as aome walls and corners were not "true". Our foreman has been reliable though subs often very slow in responding to needs for completing the work, especially the painters. The best part was the initial choices of furnishings and upgrades through the design center. This made the process very efdicient and easy.

Overall the buying experience was very good. Labor & supply chain issues definitely created delays. The Del Webb/Pulte personnel were open, honest, and did their best to keep us up to date. At closing, we received a high quality house.

There were not enough upgrades provided by builder; consequently I had to provide these upgrades myself after COE. The building materials and workmanship seem adequate, but I was disappointed in my last walk thru house and how dirty it was when presented to me. Customer service has been very responsive to items I have found.

I was pretty impressed with the whole buying experience. Scott, the salesman, was always very responsive. The whole process took a little longer than I had expected. Margaret, the warrantee person, has been very responsive when I reach out to her. The price was a bit high as far as I am concerned, but I guess to be fair, everything is high now.

From our purchase with Brendan , build with Kelly, and final fixes with Mike our total experience was quite good. The whole process took much longer than expected but then the supply chain crisis and lack of skilled workers was really the issue. We are pretty well settled in our home after 5 weeks and are very happy with our decision to buy DelWebb!

Experience could have been a lot less frustrating. Some things were unexpected and could have been handled differently. We are finally moved in and things are settling down.

Over all a good experience. Have a few issues nothing major and they are taking care of them on timely basis.

We were extemely pleased with our Constuction Manager, Cory. The supply line problems was a real concern and very frustrating, but we managed.

I have weeds instead of grass. So much for having an inflatable pool for my nephew's birthday. Numerous problems that are taking awhile to get looked at. I have sent the list to the builder and the sales rep.
