I appreciated the effort the sales representative made in my home-buying experience. I initially placed a contract on a home that I could not purchase due to the high-interest rate. Christopher was great in helping to find another home in DWB that met my needs and suited my budget. After I closed, I was frustrated with addressing issues with my home. The repairs are perhaps minor, but I'm disappointed that these things were overlooked before closing. I share some responsibility as my walk-thru revealed some issues, but others weren't as readily noticeable. The stepped process of building our house allowed us to feel comfortable with the progress and plan well for move in time. Our building manger was very informative at the inspections and responsive to questions and requests that we had.

We were kept informed the entire time. Final walk through did feel a bit rushed and found numerous items after move in that will have to address at 1 year. Being remote it was still great to see progress being made and delivery was right about what we expected. Couple of items on the electrical/low voltage were ok’d but not documented so when it was time the company did not deliver, but our mistake for not documenting it.

Thus far, I love my home and somewhat disappointed. When I first visited the site. I liked it very much. There was natural vegetation which provided some privacy in the backyard. Upon meeting with Kenny, Construction Manager, at the site there was a worker destroying the vegetation bringing in topsoil for all the houses being built. Kenny said that the vegetation would be replaced. It has not been replaced! There was some damage done to the house while being built. I notified Landon and I wanted the items replaced and not patched. It was patched and not very good initially. It is still noticeable to me. So, trustworthiness… ... More

The end result was very good, a few minor issues during the process. There are only two lasting negatives. 1.The inability to have the house oriented as desired, (front door facing neighbors front door instead of front door facing the ugly side of neighbors home replete with gas, water heater and other mechanical items), is undesirable, and seeming to be something that could be addressed without issue and clearly possible since my desired orientation exists elsewhere in the community. 2. Forced acceptance of undesirable design elements. a- Stepped kitchen wall cabinets instead of a straight run, b- Pull out garbage several cabinets away from the sink, c- limited options on range hood, d- using 9” and 18” cabinets on either side of the range hood instead of balancing them and using a narrow base pullout on the side of the stove to balance the base cabinets on either side of the stove. All of the Dell Web teams were very responsive during the process answering any questions and keeping us updated on progress and next actions. The inspection and completion of purchase was seamless accommodating our schedule and needs.

I am quite happy with the response to a few issues I’ve encountered since moving in. The team responded to me within 24 hours and my issues are scheduled to be fixed this week and next!

Overall I am very happy with my new home. My sales person, Mark did a fine job as did Tim, the builder. The only reason that prevented a great rating was my horrible experience with your sub contractor, Phoenix Systems. I had upgrades of about $10,000 in my home including surround sound. They were to prewire the house and finish after I moved in. After moving in, they came for the installation and quickly realized that the entire pre wiring was done incorrectly. The installer stated it looked like they took someone off of the street to prewire the house. They had to take down all the speakers and reset them, resulting in insulation all over my home. They then had to reschedule and come back for what I was told would be a "quick fix". The quick fix took another 5 hours as the house had to be re wired correctly. This all should have been done in the construction period. The original installer also added a meaningless wall plate that serves no purpose and is an eyesore. I contacted Phoenix systems and wanted them to fix the eyesore they left, but I never heard back. I'd love to send you the email's I sent them including pictures showing what they had done. The customer experience with Phoenix systems was horrible and they never even apologized let alone replied to my complaint. Phoenix Systems prevented Del Webb from getting a great review. ... More

The overall buying experience was good for the most part. It was quite frustrating to deal with Pulte Mortgage as they did not communicate in a timely manner, or did not respond back at all the emails/voicemails, requested for same documents over and over several times, delayed by closing date and too much drama for the experience. The sales and building team were prompt with their emails and returning phone calls. They provided helpful feedback and information. The craftmanship was good in some ways and fair in others. There was paint specs on my floor that I had to remove, backyard sod and leveling appeared to be done sloppy and very uneven with poor coverage in areas, grass not taking and dips and holes evident. ... Homes are very, very nice. Sales people work for the builder. Choices of what goes into a home is somewhat limited. Be prepared to have the inside walls painted after move-in. Everyone working for Pulte has been very nice. All concerns for repairs have been remedied without too much of a delay. We would do the purchase again despite some shortcomings.

The process for design and layout went very smooth. Robert was terrific to work with in sales center. Mary was also a jewel in helping with design decisions. Our first builder Tim was very knowledgeable and easy to work with. Shane our 2nd builder was new to the job, but did his best. There needed to be more attention to finishes, painting, sanding, cleaning, concrete and concrete work .

My initial calls to the warranty department were answered promptly and addressed with a sense of urgency.

I’m glad I found Del Webbs Montebello Farms. The condos here are perfect for me. I’m looking forward to completion of the Club House and it’s amenities which will really make this a community.

Tim was awesome - always available, knowledgeable & got things done. Could not have asked for a better construction manager!

Nothing is perfect. Considering that the company is in business, one does better not to expect perfection and needs to be able to live with the minor imperfections (centration of things like mirrors on bathroom walls, non-straightness of walls, mirrors and glass doors, etc.). But, they're nice people.

Our overall experience was a good one. I feel we would have had a better experience with our project manager if we had met before construction began. We got off on the wrong path after our first meeting when we felt like we were not told the truth about the delay in the construction schedule. Yes the delay time was improved after a discussion with the PM. After we moved in we had a great experience with Allison and Mariah on answering questions and approving requests. We have had a great experience meeting our subdivision neighbors. We a very pleased with the community.

We love our new home But please Read the fine print of your contract. Sales does not verbally tell you about the fines you can encounter. make sure you are ready to move.

We love the community and like our house, feel it represents good value for money. Our biggest concern was the time it took to complete house from signing contract, essentially 15.5 months. While we appreciate the challenging environment we’re disappointed in extended built time. Additionally, would have appreciated more communication with Pulte re build progress. A timeline with milestones would be a great help Now that we are in our home initial impressions are good.

We did not receive our house in clean condition. All other issues have been resolved or in the process of being taken care of.

The sales did not understand are needs. 3 things I did want not to be on a hill which you could not tell when bought. No room for pool was not told. Woods on otherwise of golf course were going to be tore down for homes.

So far our experience has been positive. All issues that required a quick response have been handled in a timely and professional manner. A number of minor issues have been identified and will be communicated at our post-closing inspection. Our final comments will depend on how those are resolved.

Love the location and the process. Great selection of floorplans, options and finishes. Perfect amenities with the clubhouse and grounds. We got what we wanted. The frustrating piece is that we are two months after closing and the punch list of items still to be corrected is still fairly extensive. Window pane and cabinet fronts to be replaced. Toilet not usable. Chipped tub to be repaired. The list started with over 15 issues so they have been making progress and the fixes have been done with quality. It is just frustrating so set your expectations. We are still happy with our decision and feel that we will end up with a quality dream home. Their process is very good. For example, the streets don't get their final layer of blacktop until several months after the houses are completed to minimize damage by construction trucks. ... More

We love our new home and the community. The closing process was delayed due to construction delays which could have been communicated better in advance to avoid the closing stress. We have had numerous post closing issues which Pulte is very responsive to rectifying as soon as possible. Overall we are very happy in our new home and believe everything will get completed in a reasonable time period.
