Floors are dirty, fireplace not completed, no screens on windows, shutters installed late and painted later, Gutters not installed properly, hole in garage wall concrete. Living in home for month with problems

Dell Webb knows their business model. They provide a solid product (void of sufficient choices, but adequate), stick with their buyers longer than most volume builders, and keep their neighborhoods attractive and make them interesting places for seniors. The quality of workmanship in the initial phases is very poor. It requires multiple visits to fix, repair, and replace from quality control personnel who are more experienced and professional. The process, for us, has been long and the response from subcontractors slow. This may be a reflection of the industry and the markets; I don't blame Dell Webb or their experienced staff, but for the homebuyer, it creates a frustrating and exhausting process. Sales were great, responsive, helpful, and there when called upon. Our construction manager is top notch - he cares, has a sense of urgency, and extends himself to make up for the shoddy workmanship. NEVER thought I'd want to live in a community designated for Active 55+ - boy was I wrong!! The entire experience of finding and buying a home in Del Webb Nocatee was great. The home selections were great and the options allowed me to customize my forever home. Of particular note, my sales rep, Ian, designer, Dena, and Project Manager, Brian, have all been spectacular. Even after closing, Pulte has followed through on the punch list items. Highly recommend.

This was to be my dream home but instead has become my life's nightmare! The Pulte team promised a lot of things but only a few happened. I am emotionally exhausted from the building process and the problems that remain after closing. I would never recommend this company to anyone.

Although we are pleased with our new home some of the comments expressed by other buyers with regards to the builder not following mandatory codes and specifically with regards to studs, Joist and rafters give me pause to confidence in structural integrity as we did not hire a licensed inspector during our walk through phases and final inspection. When I asked our superintendent if a licensed inspector was used during Pulte’s quality assurance inspection he stated no that they use their in-house capability. I am not saying that I do not have confidence in my home’s safety I am saying that the over quality of the structure gives me pause. I did not take exception to various paint spots on the vinyl flooring as Jacob took care of them and other minor nit noy items. What sold us on Sun City, Texas, was the community--the people, the amenity centers and the environment. The hope was that, for the price, the house would match the quality of the community. The house is nice, but not up to what one would expect for the price paid. 2x4 studs throughout. Wide spacing in the interior walls, which, at 10' of height creates a lot of flexing. Finishes, particularly painting, was poor and required repeated follow-up to make it right. No flexibility for any design changes other than with electrical features. The final product is comfortable, just not to the expecations of the price paid. ... More

overall it is great. Some questions and fixing irregularities takes lot longer than expected.

The whole process took only 10 months, had one delay for a window but the rest went smoothly!

We were building long distance and our CM kept us informed weekly with photos and updates via email and txt.

My house appears to be fine but my backyard is a "swamp", Two days after I moved in my neighbor asked me about our backyards, He stated he had he contacted the builder to complain about the standing water in his yard. I then took a look at my property and realized I also had standing water. We obviously have a serious drainage issue. Now they have to tear up my yard to fix the issue. This is going to be a mess! This all should have been done prior to me moving in.

You have to be a warrior to have shoddy workmanship during the build corrected. You MUST hire the services of an independent inspector to protect yourself, no matter how Pulte tries to talk you out of it. That said, once you survive the building process, it’s a great neighborhood.

Allowed to review work of trades prior to drywall to verify the solid joints of plumbing, electrical, vent, so if ever needed , you knew what’s behind the walls was good and firm and would not loosen up

Shane the Forman on our house - nice guy, doesn't demand quality workmanship. Hire a independent inspector. You cannot assume that contractor has your back. We have many warranty items. Don't close until home is perfect.

I would highly recommend Tim the builder and Jeff who sold me the home. They were both beyond outstanding , always willing to serve and help navigate me through the buying process as well as following up in a timely manner. As a healthcare practitioner in a demanding field especially at this given time in history these two went above and beyond to help make for a smooth buying transition and filled in the gaps when I was unable to do so. If it wasn’t for having an established relationship of trustworthiness and knowing that things would be taken care of in a timely manner I would have had to opt out of the buying process. On a personal note, to capitalize on it all ... the month prior to my scheduled closing date I experienced the sudden loss of an aging parent and shortly after was dx with the COVID- 19 virus. Thankfully speaking , these two professional individuals went above and beyond to extend a mile of empathy and willingness to help walk / see me through the final stage of the buying process to make for a successful closing in a timely manner. A big TEXAS Thank y’all for your superior customer service! My prayer is that others will find del Webb Union Park, Little Elm, Texas and be able to call it “home away from home” or perhaps their “forever home” until the next chapter of life what ever may be. James was the salesman who managed the sale and oversaw the building process James was the contractor, and is the one we had the most contact during the process. Both men were responsive throughout the process, and always answered my questions. There still a few issues from the 30 day review period that have yet to be fixed, but other than that it was been a high quality experience.

After hearing all the horror stories of building a house I was reluctant in building one myself. But with Del Webb I could never be more pleased in how our home came out. We had very few issues and those that we had were taken care of promptly. All the Del Webb employees are great to work with and I would recommend Del Webb to anyone who asked. They would get a 5 star rating from me.

The sale manager is friendly and awesome! The construction manager is great and helpful!

We are happy to be in the community. People are very friendly. However, Pultry uses subcontractors that don’t care about the quality of their work. Still waiting on getting repairs completed
