We were impressed with our field manager and the people in the sales office. The field manager answered questions and kept us informed as the building progressed. The overall house construction is quite good. More attention could have been paid to the overall planning of the cabinet placement and tile installation and details.

It would be very helpful to physically look at the lots before making a choice which to buy The appliance package is difficult to choose without knowing which models you will be getting

We love our home and appreciate the guys who responded to take care of the items that needed tweeks. All were suberp. Only issue I have is with having to install a R/O system to our kitchen sink and frig. We were informed by our field manager, which I was very grateful for, after we purchased would have like to have been told upfront especially since I specifically asked prior to buying.

I was happy to have had someone living in Sun City West that could keep track of the process. There were some issues that needed addressing in my absence as I was selling my home in Wash State until I moved down in late July. I enjoyed meeting my Project Mgr and consider him a friend. I was disappointed however. I had my Realtor Rep with me as well as my friend from SC when I made my selections at the Expressions Center. I had selected to be able to pick out my granite. I was excited to get the call to come down and select it. As it turned out, it was not put into my contract. I was also not aware at the time of selection that it would cost me $800 to do this. I had my representative select it as it was unable to return so late in the game and in the midst of my sell of my home and moving. I would have agreed. What disappointed as well, was that I was charged an additional $200 to make the change in my contract. It was not my fault that I WAS NOT INFORMED OF IT at the time I completed my contract selection..I was living out of state and returned for this meeting. I called Expressions to ask why I had not heard from them regarding my selection of granite . Both of my witnesses at the expression center said they heard me say yes to granite selection and nothing saying it would be additional $800. Like I said before, I would have agreed to that as it was such a special purchase. Aside from that, someone tried to rip my fire insert out after it was put in and before the house was secured by locks. Facing was found outside in the dirt! I had to insist that a crack in my foundation running full width of my house be sealed. I had electrical outlets placed in wrong places and EVEN had some covered up by the sheet rock contractors, which was missed by foreman!! Broken window by workers took weeks to finally get replaced. The quality of craftsmanship is not what I thought it would be and what I would expect from the wonderful advertisement. I was frustrated with the sloppiness and poor work done on my ventilation system . Crooked not centered off center. The quality of some the subcontractors is suspect and need to be addressed. Numerous owners around have complained about the work on their places. I hoped I wouldn't have problems but that is not realistic. I expect that the warranties and customer service be top shelf. I realize their is a lot of homes going up! I think the project Managers have too many to handle to be able to produce the quality that you expect. Overall very pleased with the maintenance service orders submitted. Scheduler and crew responded promptly and did excellent job. Workmanship can be improved. Several places such as granite top, concrete surfaces are "rough". Plumbing - so far good. The only item feels very disappointed is the kitchen vent hood. The 36" vent hood from Whirlpool can only provides draft on one side because of the weak motor and the motor being mounted on one side only (verified and replied from Whirlpool). This leaves the other 2 1/2 gas burners on the cook top essentially "smoke" and useless to a certain extent. ... More

By today’s standards I believe our Del Webb home is as good as any mid-range new home, and better than some. We had an excellent field manager who worked hard to deliver quality, but it largely depends on materials and the actual laborers. Materials are mid-range. Laborers move very fast and sometimes pay less attention to detail than I wanted. This is today’s world, I guess. But we pay top dollar for Del Webb. Maybe not River Oaks prices, but this isn’t River Oaks. One serious issue for us was our sales person who mis-informed us on several issues. We only had one sales rep. Maybe others are better. I would give a much lower “trust” rating if it was only based on sales. Another issue is having to make so many decisions so quickly, based on very little information. Read everything, including HOA rules, before you commit, and try to fully understand each each design decision before you commit. I don’t think it’s as much Del Webb’s or Pulte’s issue that I didn’t give 5 stars for all. It’s more an issue with the subs and the quality of their work. Webb needs to hold them more accountable in my humble opinion!

Had issue with microwave, but overall Del Webb Home experience was very good.

Let me start by saying we love our house and everything we upgraded it to be. But, #1 problem, the kitchen cabinets were too high, and no one wanted to admit they were not reachable. It took almost 4 months to get them lowered. We upgraded the baseboard to 5 1/4”. I requested it be installed on top of the tile, they said “no” so we have 4” baseboard instead. Another request was the tile replicating hardwood be installed with a 1/8” grout line instead of a 1/4” grout line, but no not possible. We feel after paying $100,000.00 in extras it becomes a semi-custom home, but it was not treated as such. I hope this helps people do their homework and not settle. ... More

Initial Purchase When we first walked through the model homes, we were surprised at how great they all looked, and after a lot of discussion, landed on the Sanctuary floor plan. It will make the perfect retirement home for us. The Del Webb (Pulte) agent was helpful, knowledgeable, and friendly and led us through the process, addressing all our questions. Design Center The design center appointment is extremely important, and though long, it was fun. There are so many options from which to choose, and our consultant helped us determine the best choices for our vision. Can't stress enough that before you go to the design center, have a vision and a plan for how you see your new home's style. Build Process We were out of state during the build so relied heavily on the weekly updates from our field manager (from Del Webb) and our realtor. Our field manager did everything he could to answer our questions, ensure the build went as smoothly as possible, and that the home met our expectations. And when it wasn't right, our field manager did what he could to get it fixed. This process was also helped by weekly photo updates from our Del Webb agent and our realtor. Final Inspection This took longer than we expected. Mostly because we expected better from the painters than what we received. It wasn't awful, just didn't meet our expectations. I'm sure they weren't happy to have to come back and see all the painter's tape on the walls of spots they needed to fix. We know and understand they are over-worked and rushed. I'd encourage them to slow down and do it better the first time. We were also disappointed that he house wasn't as clean as we should receive for a new build. The tile floors had stains and spots; all the window slider tracks were caked with dust and dirt; the HVAC filters were the same; even a couple grimy hand prints on the wall. Not the end of the world, but certainly below expectations. We had a tile and stone company come in and clean and seal the tile floors. We had expected that would be done as part of the purchase. Value Overall, we definitely received a great value with this home. It's fantastic and we are happy we bought it. People were friendly, helpful, and knowledgeable

The homes are built with top notch materials but since the finished product depends on humans to bring it all together the buyer still needs to pay close attention to details. We are still cleaning up grout overage on floors, sloppy concrete drips on garage floor, poor paint coverage, just lack of care of the details. Stuff that a buyer tends to gloss over in the "celebration" walk thru. Buyer must be sure to review with a close eye to detail because the field managers are very good at correcting all errors before closing.

Choose your options wisely. Keep contact during construction.

Del Webb / Pulte Homes needs to meet with it's "construction partner" and do a way better job insisting that the subs clean up after themselves and respect the fact that they are working around occupies HOMES! The trash that they leave is not OK!!

Overall good quality home; however standard quality of kitchen and bathroom cabinets, floors, gate is mediocre at best. Option upgrades are overpriced and force the buyer into doing projects themselves after closing that ends up saving tens of thousand of dollars.

Builder is responsive to our calls and concerns. Community is well manicured and all grounds maintained. Lots of amenities.

Mostly satisfied but could have been better!

Overall, our experience with the Pulte folks - from sales to our foreman - was great but the quality of the subcontractors they brought in left a lot to desire. Especially framing (90 degree angles and straight boards appear to be an alien concept) and trim and finish (even after repeated attempts they still struggled with getting paint right, texture applied, and paint actually on where they were trying to paint). But - our foreman, Carl, addressed issues and stayed on them like a chicken on a June bug and got issues sorted out.

They are not custom home builders and sometimes cut corners, but they are very reliable in making things right and ensuring you are satisfied, even well after you move in to the home.

We are very happy with our new Del Webb home. We love the floorplan, the lot and the neighborhood. Our home is very open and light. The lighting, appliances, countertops, flooring and fixtures are all so nice. We like the finishes and colors that we chose. The selection process for the finishes at the design center was a bit stressful, considering you have a limited amount of time (2 three hour sessions). We recommend you give a lot of thought to the finish colors that you want, considering your current furniture and wall art that you want to keep. If you change wall colors, your current furnishings may not go with the new finish colors. The builder did a very good job in making sure we were happy with everything before closing. Selling, building and moving was somewhat stressful, but once we were in our new home, it was all worth it. ... More

We had previously purchased a 3B / 3BR Dunwoody Way without a loft as a spec house but this is our first time through the entire build process. Our expectations were high based on our previous house. The first lot provided to us would not accommodate our house. So we had to get another lot which cost us a month delay. David C, our building supervisor, was available whenever required, welcomed our input, and was excellent in communicating the house build with us. There were several issues with the new house (please remember it’s easy to pick out the issues): (1) Could not have the interior painted a different color without incurring a $2000 cost for “improved paint quality” (although the Sherwin Williams store said the paint was the same quality, just a different color); (2) The AC compressor contacts were bad as delivered (took several complaints before it was verified faulty and replaced just before closing); (3) The heat did not work after closing (the technician said we were missing a “flame bar” which was a factory part); (4) It took an inordinate amount of time resolving a ceiling / crown molding issue in the sun room; (5) The trim work was really of low quality (done in a hurry rather than done right); (6) We had expected the house to be wired similar to our previous Dunwoody Way but it seems there were several changes we discovered in time to correct (specifically wiring of the island receptacles and the numerous holes made apparently to locate the wiring) and (7). There was a hole in the foundation in the front of the house that could have been repaired better. As I said, overall, we love the house and its construction. There are several design issues we would recommend Pulte consider changing but overall, we love the house. But I t’s taking a little more effort on my part than expected to bring the house up to what I consider appropriate for this level of house. ... More
