Some of the installed product are faulty, but the builder is prompt in responding to try to correct the issue. We had a crack granite counter top with a scratch sink, and are still waiting it to be change. A portion of the shower does not drains correctly. But otherwise, 90% of the structure is in excellent condition. Subcontractors also should explain and give instructions and manuals of their work, for example the pool equipment. We are happy with our house but attention to detail is below average. Examples are- seams in trim, baseboard caulk, grass sod is terribly unlevel (but sod at the models is perfect), irrigation system is sloppy and lies above grade at spots.

Pay attention to location of light switches and which lights they operate, some on not placed where you'd expect them. Circuit box is going to be located on the exterior of the house and only generally gives you an idea what each circuit covers, (switches, outlets, etc.). The kitchen water supply (to refrigerator, sink, dishwasher) is separated from the water supply to the rest of the house. If possible, visit construction frequently and ask questions.

Spend more time at walk thru looking for small items. Walk thru items get quick attention. Over all the house is great, but a little maddening to find corners not painted, cabinets that swing too far, concrete stained.

So many drops of paint on tile and carpets, hasn’t anyone heard of drop cloths? Convection ovens are commonplace today, but not in our new house.

I want to start by saying that our overall building experience was good. On the plus side, the house design and features that we agreed to up front, were followed through to perfection. The project manager, Nick, was awesome and kept us informed during the build process and was responsive to our needs. However, we were disappointed with the condition of the home at final walk thru/closing. The whole process seemed rushed, which made for a lot of unresolved issues. Once you buy your home, a person from Pulte or Del Webb goes through the house with you and then they want an excellent rating and tell you so Be sure before you do any rating that ALL has been completed on your checklist. We were promised repairs but they never came through and this was after the rating! Beware

Walk through before closing. Keep casual conversation to a minimum so you can ask questions. There were items about the HVAC and sprinkler system we were not told. We previously owned a home for 33 years so we are familiar with both. Simply turning on and off is not informative. There are vents that don’t work they help with pressure, this was not explained on walk through. Sprinkler rain gauge, not sure we have on we can’t locate it. Shrubbery should be guaranteed one year, even Lowe’s does this. I think since closing was in the winter our home does not have similar landscaping. It is ...
