First of all, I've been a realtor in Jacksonville for 18 years and sold many new construction homes. I have sold David Weekley homes, Lennar, Providence, Dostie, Pulte, and Drees to name a few. NONE of my buyers have ever shared with me anything as dissapointing as what I have been through during and after closing. The building manager made it sound as if he was picky and on top of it and that was not the case. I liked him and felt confident. First of all, he forgot to install the floor plug. I had to remind him and then he blamed me because it is in the incorrect spot. Secondly, I realized there was only one light instead of two on the lanai. The subs covered it up. I had to tell him about that. The tile in the wet areas is the worst tile work I've ever seen. It looks like a child installed it. The master shower floor had to be redone at least 3 times because the slope was off and water was spilling onto the bathroom floor. He had to install 3 dishwashers and the last one he installed, he did not bolt to the cabinet so it rolled out everytime I opened it. He textd me he didn't have time to fix it as he was too busy closing out the community. We made a punch list after closing and the building manager and his superior (Nick and Dennis) promised everything was going to be taken care of. The first customer care person I was assigned to (Dave) also made promises he didn't keep, did not include things on the list we had discussed, sent people out and never followed up with them about the outcome. delayed repairs, and booked appointments and no one showed up. I would stay home from work and no one would come. Needless to say, he is no longer with Pulte. The new customer care person seems much more conscientious, so we will see. I will say, however, he told me that a crack in the cement was never documented and it probably won't be fixed. I trusted my building manager and the first customer care person on their word that they would take care of it. Shame on me! Nick did assure me my terribly scratched floors will be corrected as well as tile issues fixed. I am going to pay out of pocket to have the misplaced floor plug removed. I have requested reimbursement of the floor plug installation as it is a trip hazard and unusuable. He has not responded at this time. Hopefully, a 12 'countertop that is defective will be replaced. I truly don't understand how Pulte can get away with such poor quality finishes. Why should Pulte have the right to say how much paint can be be left on my expensive hardwood floors? Why should they tell me they won't fix a cement driveway that I paid for? I paid for new items that should not be damaged. How can they get away with it? On a postive note, I LOVE my floor plan, my neighborhood and the amenities. I look forward to the day when I can hopefully get these issues resolved and enjoy my home. Grass is very uneven, and no attempt to fill in gaps between squares of sod. Yard appears to not have been leveled before sodded. One hedge row has two different kinds of plants, apparently ran out of one kind and finished with another. Also around transformer, one shrub was left out of the ground, and another was planted with roots exposed and is dying. I've notified three different people of these issues, and the only action was a half hearted attempt to level the worst of the uneven places in the sod.

Nice home, but don’t expect everything to be correct. The end product is still very nice.

Electrical is below average, placement of outlets and fixtures is terrible. We are correcting their mistakes!

Love the beautiful community being developed, the home design and general construction. However, went cheap in relation to the price paid in many areas of the home.

Check the home with a fine tooth comb because if you find something later it is not easy to have it taken care of in a timely manner. Workmen excessively sloppy and leave trash and debris which covers storm drains preventing rain water from dispersing causing flooding.

NIce 55+ community in Hatfield, PA. Good construction and responsive to requests. Many activities for the residents including clubhouse events and hosted trips. Communications to the residents is very good.

Good process but the finish good falls short of expectations. Would score higher if your quality manager was better trained in fixing issues before new homeowners move in. Must cost you a lot in rework and fixing after sale.

Make sure you have your attorney read through the contract and don't assume everything is good! We didn't do our due diligence and I am going to be paying an extra 21.000. because of it! Not there fault but the paperwork had something in it I didn't thoroughly read! After the mistake it was you signed the paperwork!! That's another thing they want you to sign and will tell you you don't really need to read it's all just boilerplate yadyada

MIke was great and very responsive. When the site Manager is looking out for your best interest you know the end product will be good. There will always be some little things, fortunate for me, there was nothing big or worrisome. Thanks y'all

In general it was an overall good experience. The build quality of our home was lower than past builders we have used. Cracked countertops, misaligned joints, lots of caulk to fill in excessive gaps. Upgraded cabinets are still cheap particle board. Floating cabinets were not secured properly needed repairs. Paint was water thin and builder painted around hardware on doors and electric trim. Seeing other homes being built next to us, it's kind of amazing Pulte is able to get these homes ready for the buyer. TRADES do not clean up, dust, debris, and garbage is left every where inside the homes until just before closing. Leaf blowers are not a normal home cleaning tool. We repainted the inside due to seeing drywall mud, texture peeling off. During the framing inspection, bare minimum code is met. No trimmer studs on interior doors, large framing nails protruding all over in wall cavities. 24" interior spacing of studs. Glass is scratched on sliding doors and windows. A level and tape measure would make a better quality home. Pulte's build time is very rushed 90 days. Fortunately, our area does not experience lots of inclement weather or earthquakes. Communication was good. Most buyers are out of town moving here, so Communication is important. It's disappointing to see some of my neighbors gutting a new home before move in. The upgraded options are EXTREMELY OVERPRICED, so alot of owners go standard and scrap them and hire outside contractors to upgrade. We will see how the warranty system works. ... More

The design center offers a variety but you cannot make your own changes to materials. You also cannot make any structural changes in the plan that you pick. So be sure you are ok with this before you purchase the home. Your yard easements are fairly large. Going through modifications to the property is time consuming and frustrating. Workmanship in and around the home was a bit sloppy and overlooked. Sod was laid on trash and trash was found all through the yard.

Pulte Homes are not the quality that they tout! Many materials are low grade, paint is HORRIBLE, etc. MOST subcontractor; as I put it; “nobody gives a *#’t”. However, the Pulte Employees themselves valued the “relationship” and to provide an exceptional experience for the Homebuyer. To name a few outstanding individuals within the Pulte Organization in our “build process”; Tosha(sales), David(Construction MGR) and Kaitlan(Customer Care Manager)really went out of their way in the pursuit of excellence!

Detailing on the house could be better. For instance, painting only has one thin coat on the walls and doors. If you wipe the wall or doors to clean a mark the paint starts to come off. Stucco needs repair in patio wall corner. All reported but slow response.

To many players in process. Not easy to keep track of scorecard.

Sun City definitely is great place to stay and retire. Pulte as a builder is just an average builder compare with the rest of the builders in greater Austin and particularly in Georgetown. Pulte has great floorplan and option, but workmanship and materials are again just an average (nothing to boast about it). The price of the house itself is overvalued but again being located in Sun City it is a fair price

We were able to visit the Homesite almost daily during construction so we caught many items which would not have been addressed if we were from out of state. 2 months later we are still trying to get kitchen cabinets repaired/replaced. But, we really enjoy our home and the community.

The house is very nice. The workmanship is just okay. Pulte should provide an independent QA/QC company once house is complete. They should also provide a house cleaning service to clean the house from top to bottom before purchase is complete.

For the most part everything has been good but we are still waiting for someone to get back to us regarding issues we are experiencing with our landscaping. It is very frustrating when no one returns your calls!

The punch list was not addressed prior to settlement. Some repairs were attempts to band aid instead of fixing properly. The follow up process to schedule repairs was frustrating and required too much chasing on our part.

Jim was remarkable in making us feel comfortable in our new home. He was always available to answer questions and address our concerns. We consider him a valuable asset as we go further into our Pulte Home experience.

Structurally sound but Finish work needs alot of improvement. Scratches on mirrors and scratches and chip on shower/tub enclosures, less than acceptable tile installation with different color grout, cracked tiles, patched grout throughout. Damaged cabinet drawer.

When thinking about buying here one of the things was i would not know anyone here. The sales guy told me that at orientation someone be assigned like a type of ambassador. That didn't happen. The building manager was fine. He told me to wait to bring up the issues i found around the home because the warranty folks would not want to fix it more than once. When the warranty folks came by there were a couple of issues I brought up told me they would have things fixed. NEVER happened. I understand my home was probably in less than 60 days and things get over like. Now I just put painters tape by the issues and I know that it will get fixed. Besides all that I love my home.
