Sales is fairly seamless. The loan mortgage and insurance process is well communicated. The build process and project manager assigned is helpful yet should provide weekly updates, 2-3 bullets throughout the build, to mitigate the multiple repairs on the back end. Communication for HOA information has been poor. This needs MAJOR improvement and rules of engagement to the new homeowner. The lifestyle engagement process is Stellar. Love the community and overall is what we expected. B + overall. Some areas I give a D and others like Sales & Design I give an A-. And by the way, we did not by and Expediton Series. Everyone at Pulte Mortgage was nice to work with and supportive. The construction manager was wonderful and so helpful & really listened to my concerns. There were some things about the house I wasn’t pleased with, but overall the quality was pretty good. I thought the house was a little overpriced for the size of it - it is a small 2 bedroom home & the second bedroom is tiny. The front yard is all right but the back yard is very small with a slope where you can’t plant anything.

You are paying a premium to join a 55 and older community. The option costs range from reasonable to wildly overpriced. We had a good build process manager and we are pleased with the end result. It is a nice tract home. But it is not a semi-custom home by any stretch. The lack of landscaping support post sale is disappointing. The builder gives excuses about the trees being stressed by transplanting, but no help in what to do to help them recover.

My concerns would be with the houses, as offered before options, are not really quality homes. Quality as in 24 inch center roof trusses. 24 inches seem a bit far apart but that would be a way to save money on building a home. If you do not take an upgrade option in anything, you will get sub standard materials (sinks, carpet, fixtures, etc) in the home. If you pay more for options, the materials are a bit better. For the cost of the home, seems like just offering a better grade of materials would be better than sitting across the desk talking about upgrades that really should be standard in a home. A good example would be paver driveways and walkway. This should be a standard for homes since it seems no one takes the standard concrete driveway / walkway. Why are pavers an option when concrete driveways / walkways are somewhat discouraged? Carpet is another example of placing quality carpet in your home rather than sit across the desk and discuss optional upgrades. Almost seems like the folks offering upgrades get a bonus for you obtaining upgrades rather than have a comfortable home. Are the upgrades offered really increase the value of your home if and when you decide to sell? Some upgrades do help increase the value of your house but I am not sure about most of the upgrades having weight in determining the value of a re-sale. ... More

This being our first experience building and owning in a 55+ community my wife and I are rookies for sure. I have worked in the construction industry for my whole life so I speak with experience in the trade. The buying phase of the process went well and without a hitch. Lisa our sales rep was fantastic and guided us through the initial lot and home purchase and was super helpful. 3 months later construction started and we were introduced to John our construction manager who equally was superior throughout the building phase keeping us informed and up to date on any and all issues. Being from Pennsylvania the communications and updates from John were appreciated. Structural and mechanical phases went well and were sound as well as the masonry work. We are currently working through finish carpentry and painting issues which are of concern namely too much debris on drywall not cleaned up before finished paint, moulding install and finished caulking sub standard. Too many dents and dings and scratches on doors windows and hardware. The problem is a lack of pride of workmanship and accountability for whatever the reason. On the flip side we are having the issues addressed through the warranty team and hope to have them alleviated soon. One public issue of concern is the slow approach to the amenity complex completion date. We as residents are paying nearly full HOA dues and feel deserving of a timely completion of the campus. Overall experience was good. Make sure you are fully committed to your choices because changes can be frustrating and expensive.

We have had a good buying relationship with Del Webb/ Pulte from communication,buying,loan process. Follow up has also been quick on any items that needed to be addressed once we moved in. The community programs are well organized . We have only been in our current home for a few weeks hoping this positive relationship continues.

Pulte really goes the extra mile to help you with all decisions from picking your lot to the final walk through. Each person I worked with was great! If you're looking for quality, ease of purchase and wonderful people to work with, I highly recommend Pulte.

I did buy at the end of the community so I paid quite a bit more. Do I think the quality equaled the amount I paid, no. For this price I should have gotten a better quality as a standard. ie... no wire shelving, wood, better exterior elevation, lighting package. Customer service and team have been very responsive to all of my requests in a very timely manner. Very happy with them. Very Happy with Builder, Mike, Karen and crew!

Pulte advertises WHITE GLOVE homes. The amount of paint smudges should have been either found by the field rep, cleaning crew or the CSR. You would think that the amount of workers walking all around would have been a bit more observant.

So far so good! No major issues….. They have fixed/corrected things fairly quickly! So far a good experience!

Andrew took care of major issue right before closing. He kept me updated and was very helpful.

Overall an ok building and buying experience. Make sure you do your research and know what homes and options are available to you as the sales people don’t know themselves or want to spend too much time with you. The initial build was great and solid. But the self inflicted damage weekly by workers was hard to believe. One tradesman finishes their work and someone else come along and damages it. The paint job was very thin on exterior and interior fit and finish is questionable. . Protective materials are removed way to soon and paint overspray is expected. We had a good experience with well managed professional sales staff and construction manager. The closing process went very smoothly. We'll have one year to test the quality of the house. For now, we're quite satisfied, and thank Devon (Delwebb sales) and Brian (Pulte construction) for their professionalism and due diligence.

We had a good experience with Frank, our Field Manager. However, processes and product switches were not good customer service. Our appliances were switched from original, no smart lock as advertised, and no impact windows as advertised. The window issue supposedly was due to supply constraints, however, houses built before and after ours did get impact resistant windows. The price of our house was never adjusted. Very unsatisfied. Also, moving here from Del Webb Orlando, we were familiar with the logical placement of the HVAC equipment on the outside of the house, on the center of the side. Here, a very poor decision was made to place that equipment on the rear of the side. As a result, our neighbors compressor sits just outside our lanai making a lot of noise and not conducive to enjoying the lanai. Very unsatisfied. ... More

We decided our overall review was about 4- stars. We were very fortunate to have Andrew as our builder. He came highly rated and did not disappoint. Materials are good but labor lacks oversight. Our saleswoman Dana made the buying process difficult and not very transparent. We love our community, but there certainly is room for improvement. When spending $600K my expectations weren’t exactly as desired.

The Del Webb people are friendly but it is difficult to get minor issues and repairs done in a timely manner.

The house construction seems good. Value for the money not good. Lot has a bad view of a house in the back. Highway noise is very high. At $675K I believe we over paid for what we got. The Amazon warehouse in the neighborhood is an eye soar. Neighborhood looks more like a military. I just don’t think the neighborhood is ascetically attractive. The few people we have met seem very nice. We love the lap pool. We were very disappointed that due to the timing of our purchase we had no input (zero) of anything in the house. Lack of flexibility.

Homes are expensive here in Del Webb Nexton but a big part of what you're paying for is the location, community amenities, and style of living. It turns out our sales rep was quite honest about all the positive qualities she mentioned and she gave great advice about what home upgrade options were good value and which ones were perhaps overpriced. From what we've experienced in comparison to other homebuyers we've talked to, the biggest difference in how things turn out, be they good or bad, is the effectiveness of the construction manager. It turns out we had one of the best construction managers and therefore a good outcome, as did other homebuyers who had the same manager. Others who had not so effective construction managers or multiple construction managers during their construction process have had numerous issues to deal with during and after construction. ...
