Once the building of the home started we had to keep tabs on the process. Certain contractors were exceptional while others were terrible. Pulte stands by their product though so those items that needed correcting are being handled. Still, overall quality could be better of the construction.

Beautiful new neighborhood with houses that have flaws. Outside trim bumpy and not done with quality appearance. Day of settlement , new floor covered with flaws and glue. Also, vanity tops covered with glue spots. Multiple work orders put in and some not addressed after 4 weeks time , which is unacceptable. Air conditioning condensation putting puddles on floor with no fix available in timely matter.

Initially we had many issues with the Superintendent. We asked him to meet us at the house numerous times for issues we saw (a 2x4 split in half and not replaced just toenailed together, porch ceiling framing not attached to header board, still do not know if it was fixed as they covered it up). Once James was replaced with Jay, things improved greatly. Jay was responsive, answered questions and anything that came up he verified with us it was handled. If we would have had Jay from the start, all our responses would have been 5 Star.

I would like to share three items of my experience. 1. Very happy with the personnel on sale, manager, site construction manager, mortgage, home insurance and customer service. Everybody from Pulte employees which involve this transaction. 2. Cheap materials provided and bad quality of the home constructed. 3. Compared the price we paid with products we received. It is too high price based on the construction results.

The building superintendent was the best, but some of the workman ship was poor. Example, the outdoor spicket was connected to the hot water but that was fixed. The landscaping is not good and the grounds contractor does less than acceptable work.

Exceptional experience with the DelWeb Construction Crew before I Closed on my Condo. The first sales rep was great. Kept us current on progress and showed interest in our excitement on buying the place.Then we experienced some pain with lack of information for a while with the replacement sales rep. The pricing for the UPGRADES is OUTRAGEOUS AND THE QUALITY OF THE UPGRADED APPLIANCES,etc has a LOT TO BE DESIRED. Not worth the price, period.

The Del Webb sales and construction staff are very knowledgeable and very professional. These Del Webb employees are responsive and very helpful during the purchase and build process. The mortgage team and after purchase customer service are unresponsive and terrible to deal with. One of our bedrooms has minimal HVAC airflow and the temperature is unbearable at times. The customer service team stated, “You signed the walk through documents and made no comment about it therefore we will not make any changes.” How would you have known about the issue at walk through? Over-all the experience went well. Our concerns arose after we closed middle June. As with any new home, there will be items that need to be reviewed/repaired. These have been. The largest item we encountered was the back yard was not done well, at all. The slope was going into our back side of home. The water during rains (and even during the sprinkler watering) was not funneled well. We have major flooding. Multiple service requests have not been responded to except for email feedback. Max was the absolute best at what he does. He kept us informed with calls, emails, and pictures. In looking back, it would have been helpful to have had a check off sheet with dates, time frames, and contact people to answer any questions. Maybe a customer service person prior to completion.

Personally I hate Pulte so I can’t recommend them, first step they didn’t allow me to inspect the house prior to sheetrock so I don’t know anything about the material used, initially they told us a HOA price, at closing was changed to 504.00 yet all the HOA services are not completed & it seems they have not rush to complete them it is cost effective. Quality control came over with a list of items to take care including bringing AC company to work at the house, at first i said I will be in NY on 6/7 but then I sent two texts one to Ken & one to Ryan to tell quality control that we changed ...

We have found issues with the irrigation systems, sod, landscaping, and roof leaks. Interior of home was pretty good but the roof leaks are causing rework of drywall. We continue to find other issues which makes me worried about what else might go wrong. They have been pretty responsive to getting things fixed but the quality isn’t there to begin with.

We like the neighborhood. The yard and landscaping is awful. Multiple sprinkler heads were broken causing massive washouts in backyard. Yard has large ruts where someone drove a grader? Left massive ruts and tore heads off. System was apparently shut down causing sod to become distressed. Needs attention. I have asked Brent to come walk the yard as it is unsafe to mow and or walk but he hasn’t made it by yet.

It has been almost 2 months since move in. We have 19 items on our warranty to be fixed items. One electrical issue that took 2 weeks to get a response. One security issue that took 3 weeks to fix. We were told how great the Pulte inspections were - not sure about that!
