On the positive side, we like the floor plan, the location and the exquisite trim work. The house also seems well constructed. However, we paid a premium price for a model home which included all of the wall hangings, most of which do not reflect our taste Upon moving in we were shocked to find that they had all been mounted with drywall screws, some as long as 2-1/2 inches, causing significant damage to the walls in virtually every room. In multiple cases they also obscured handwritten directions in dark pencil on where they should be hung. It has taken us six weeks to contract with a painter to repair and repaint the walls at a cost of more than $3,000. This has also prevented us from fully moving in, as most of our books remain boxed and our own artwork waiting to be hung. The ice maker on our $3,400 refrigerator has been inoperative since we moved in, as we are still awaiting back ordered parts. A third issue of which we were aware prior to closing: We will incur significant additional costs in contracting with a stone company to cover our front porch, which has three large unsightly cracks, two of which are about six feet long. ... When we have had small issues, Craig is very quick to respond to help us with answers, or gets subs to come back to fix things. Overall, we love our house and are very glad to be here.

The overall buying experience with our first field manager went extremely smooth. It made the home buying /build process an easy one. Our team were responsive. The new environment in which we all find ourselves in found us toward the end of the process therefore responsiveness changed due to staff changes. We have had an issue with communication with current field manager we are working toward resolution.

The only thing we were not happy about was the back yard. When we were shown lots we picked this lot because it was thr flattest. We think it is terrible that you leave the backyards where they can’t be used, it is even hard to stand up. The yards should be smoothed out before the grass is planted. with this being a community for older people that some have trouble walking you certainly didn’t think much about people falling. Please look into this before doing other homes this way. We had plans for a beautiful backyard and it is not possible.

The builders were very responsive to my questions and identification of issues.

It would be great if the workers took better care to do the job right the first time. Then we wouldn't have had to have so many things redone to get them right. Yes, all issues were fixed and resolved in a timely manner.

House was ready close to promised time. Many mostly minor issues remained, some of which still do six weeks later. All in all, a good experience however, provided remaining issues are satisfactorily resolved.

Our overall experience was positive largely due to our sales consultant, Mark M., and our wonderful field manager, Nick. The “prices” are reasonable—BUT the cost of options to make the house livable is outrageous. The lack of complete sheathing in the framing stage—the Pulte process—is of concern to us. Even though Pulte Provides dumpsters, the construction lots are a mess—we are constantly picking up trash blown into our yard. Workers throw down food scraps, plastic bottles, and trash. If they can’t put it in the “construction only” dumpsters, provide recycling and trash containers!

Bought a move in ready home. Justin, site manager was great. Some minor issues. Didn’t have to make any choices. Would do it again.

Overall the experience was top notch. Our general contractor was outstanding and kept us informed the entire way. Any issues were resolved very quickly. Top quality build. The only negative I can say is the sod layed in the yard was just really bad. Has taken months of work to get it looking even below average.

Some obvious errors missed by managers before we moved in. Also, the Design of MB water closet is a JOKE!

I love my new house and I would expect there to be problems. Dell Webb has been responsive to all my concerns thus far. I have some unresolved problems that I’m hoping to have taken care of fairly quickly. As I cannot tell you how well they did in resolving these newer problems, I can say that I have no reason to believe they will not be handled in a timely manner. All in all, I think I have a great house and purchased it at a great price.

So far, happy, but only been here a few weeks and under quarantine. I like the house and Pulte seems very responsive to questions and concerns. I’ll have more input when facilities/ amenities centers open back up.

The building process was smooth and on time. Some decisions have to be made very far in advance, for example, interior color when there is only a dirt lot. Some of the options are pricey. We paid $98K more than the starting price. The workmanship is good but there are some details that could have been better (paint splatters, caulk on the floor, missing weatherstrip). Getting things corrected has been slowed by coronavirus but we are confident that they will get done. House is energy efficient and comfortable.

The overall experience with buying my home in DelWebb was very good and I am happy to be able to live in this great community. I’m happy with the house construction and interior finishing. Except for all the painting on the woodwork and doors, it is very sloppy with lumps of paint and spots without any paint. I do get very aggravated every time I look at it.

Extremely nice quality and very professional construction process and crew. Not over impressed with the HOA. They are not pro homeowner and a bit rude. Overall I am happy with the quality of the home.

Happy with Community Atmosphere

Our house seems well built, our build manager was great, and I am impressed with how their support people responded. I don't know the market here enough to know value or price. It seemed to me to take a long time to build but I am comparing to the Villages in FL I don't know about Dallas.

My husband & I feel blessed to be in our new home in Sweet stage of life!

Subcontractors need better auditing and Detailed inspections Before closing by management

Although the home is a quality house I believe certain areas could be improved upon. This starts at the design center which is where a lack of information and explanation to the home owner is lacking. Pulte also did not offer alternates to what they build. Such as I did not want a beverage refrigerator and in not selecting that option I lost the butlers pantry in its entirety. No dimmers for the chandeliers. switches in the wrong location, Garage parking is short hard to park one car. I feel I got more value for the money in our lasts home we had in The Villages.

Quality for the money, location and amenities, services and followup.

Quality of workmanship and materials for the price of the home is less than would be expected. We purchased the home in the community for the life style but are disappointed in the house.
