We are pleased with our experience with the staff at Del Webb Oak Creek. This is our second experience with buying and building a home via Del Webb and its builder, Pulte Construction. The process to buy a lot, customize the home and build is challenging enough but the sales person was great at communicating from beginning to closing.

The buying process is good. The quality is average. Workers aren’t the best craftsmanship. There are things they should have done for the cost. For example sealing the grout, top coat on epoxy garage floor we paid extra for. They don’t do the clear coat. Major issues were fixed with no questions asked.

All in all a positive experience. Disappointed that we were not provided hurricane impact windows. Closed with two broken windows - repair person came but did not fix bathroom window based upon anticipated rain but has not yet rescheduled. Other window in flex room requires our shutters to be removed first.

During the building process, we had problems with communication. Improvements can be within the Pulte organization and the home buyer. Be patient, persistent and document. We believe their intent is build a good home.

We are very happy with our home and the experience. Carlos was a great project manager, he kept us informed and he quickly addressed any issues.

The Estate series home which we had built at Del Webb Trinity Falls has good bones (a well engineered foundation, good framing, plumbing and electrical). The fit and finish work on our new home met our expectations.

During build DW (Pulte) was responsive, we had several 3rd party inspections, all issues were addressed. At closing many items which could have been dismissed, were corrected. Everything great through closing. After closing a few unidentified issues arose, the response is not as great. The build manager did a few things, but warranty department simply does not reply. So be as detailed and vigilant as possibly before closing.

First, our Construction Manager did a great job of keeping us informed weekly of the progress on the house. When problems arose, he let us know and resolved the issues promptly. He was pleasant to deal with. He actually identified a problem that many people would not have caught. It was fixed although it delayed closing by a week. He also informed us about problems with the glue that was used on the cabinets. As a result, we have to have 80% of the cabinets replaced. Scheduled for June 26. We have asked that the cabinet company provide us with a food allowance for the time we will be unable to use the kitchen. We did have problems with the construction manager not responding to numerous texts about two issues we needed resolved. We sent him 8 texts in May and never received a response. We finally sent an email to our Customer Care person about the problems. That afternoon our construction manager stopped by. We discussed the issue and he claimed he never received any of the texts except on May 1 when we first identified the problem. If in fact he isn’t receiving texts from buyers, someone needs to figure out what happened immediately. One of the issues it still outstanding and we need it resolved immediately. Our construction manager advised he would have the plumber to the house next week. One other issue we discovered after closing. The framers did a poor job framing the master bathroom. The walls are not square. Also, the closet in the den/office was not square so they covered it up by putting shoe molding over the area where it was not square. We are hoping that the cabinet issue will be resolved and we get the kitchen and cabinets we paid for. Based on my experience my overall rating was 3.5-4 for a few reasons. On the sale side the communication/follow up was not to the level it needs to be at. We also were told by buying the top tier house we would get more land/space between our house and neighbors. That 100% did not happen. On the construction side could not rate Mike Perry higher. If it was not for him and his communication/follow up skills I would have given the experience a 2. As for quality what surprised us for the price we paid we expected materials (ex - interior paint) to be not just a commercial paint along with other items. Lastly the process of bidding for land was something I would recommend not doing in the future as it did nothing to make experience a positive one ... More

Overall, experience was very good

The initial workmanship needs a little more TLC. Our team encompassing Todd, Nate, Mike (Sales, Super and overall Const Mgr, respectfully) have been outstanding and a pleasure to work with in fixing what needed to be fixed after our closing.here in North Myrtle Beach. They do stand by their warranty work. I’m sure all will be perfect when completed, which will be shortly.

The total experience of building was a good overall. If I had one complaint it would be the design/ products of the home itself. Putting a dishwasher a cabinet away from the sink? Towel rods put in a toilet room?, but nothing near the shower area? No electrical outlets in laundry, toilet room, pantry (for night lights, irons, room as or plug in sweepers). And no choice of appliances even if someone is willing to upgrade (I am very unhappy with cooktop).

Our contractor was great to work with. Response to issues has been quick. Unfortunately, we did have problems with the finished product. Seems like subcontractors hired by the builder should be vetted more thoroughly. Upon moving in we have had significant problems with the electrical and HVAC, and the painting was very sloppy.

My original move in date was 9 to 10 months from signing. There were many pushback until we received keys 16 months out.

Overall, we feel we got pretty good value and like the house. A lot of attention to detail in both workmanship but also areas where Pulte cheaped out, which kept it from being a fantastic experience and house

2nd manager was very helpful and tried his best to make the building experience understandable

We had 2 construction managers and we could not ask for better. Both were very professional and explained alot. The front end guy took us through the construction and the finishing gal was excellent in showing us around our home every step of the way. I hope everyone gets these two but I know that isn't possibly but Thank you for putting them with us.

We had read done horrible reviews about the quality of Pulte homes in several websites. There are numerous complaints about quality and responsiveness to issues on the BBB website. We have found the opposite to be the case. Our home was delivered with only a few very minor issues. These were largely cosmetic in nature. We have submitted warranty requests, and corrections are underway. The home is a pleasure to live in, and is very comfortable. Overall we are very satisfied with our Pulte home.

He was very helpful for us. I would let all mew homebuyers to make sure the contact spectrum cable to make sure the underground cable is run to the house.

The overall process went well. Any problems during the building process were usually taken care of in a timely manner. The Customer Care Team has been responsive to our requests for the little things that crop up during the first few weeks of ownership.

The sales experience and design process were awesome. Allen and Nikki are the best! The house was completed on time as scheduled. We love the neighborhood, amenities, etc. All systems and maintenance were thoroughly explained to us (sprinklers, pest control , hot water heater, A/C, etc.). Warranty items are addressed sufficiently; some quicker than others, but they are very busy. The downside: we couldn’t believe how many doors bump walls when opened. Design flaw? Be prepared to apply bumper pads. The cleaning crew left a lot to be desired. Baseboards, walls, doors, shelves, everything had to be cleaned. Very sloppy tradesworkers. Dings, gouges, mismatched screws, dripped paint and grout, scratched glass, sprinklers covered by sod, just to name a few. Pulte would save a fortune in repair costs if they just hired crews that did the job right the first time. Chase was great at ensuring damaged items were repaired (or did it himself!). We really like our new home. It took 16 months to build from our signing . We were originally told 8 to 11 months!

Garret and Jim have been very responsive to any issues we have experienced

I have been looking at the Dell Webb home in North Las Vegas for well over a year and I decided to finally purchase one. I purchased it over the phone and also picked out the upgrades from the design center over the phone. I wish I had the opportunity to be here personally to walk to the models before I selected my mother but overall I’m very happy with my purchase. It’s a nice home, and the neighbors are excellent.
