Of the five homes we have built over the past 27 years, this was the most experience but certainly not the best quality build. There was a lot of 'lack of attention to detail' when it comes to many details of the home. Most of this can be attributed to sub-contractors not taking pride in their work and just getting it done, but not done with the highest level of quality as their paramount goal. The home is fine but for this cost it should have been impeccable, it was not. So far we are working on the deficiencies through warranty but that is a slow process as well.

Our experience overall has been a positive one. The most important thing that I want to point out is the way Josh kept us informed of the build process, answered all our questions during the build inspection and was there for our closing inspection making sure we were satisfied with our new home. He made our experience moving here a good one! Thanks Josh.

Working with the on site sales office was pleasant and smooth. But looking back, Ide say you need to know the correct questions to ask in advance, There may possibly be more value provided when working with a broker.

Did not have great experiences when trying to get in touch with my project manager

To be honest, I am very disappointed in the quality of the windows, cabinets, carpet, sinks, faucets, and fixtures.

Everyone at Del Webb/ Montebello have been responsive and pleasant to work with. John, our sales rep, was with us every step of the way. The written communications from Del Webb was appreciated and informative. Our Building Coordinator Steve was patient and followed up on our concerns immediately. So why not 5 stars? Frankly, we have found lots of small issues with the construction. Areas not grouted, nails popping up through the carpet, paint not applied properly. Nothing major but the overall impression is that there was a lack of attention to detail and the need to just finish the job. Some of Sod put down on lawn prior to close by Pulse contractor was DEAD. Other sod, especially in rear of home is WEED infested. This needs to be corrected. Watering and weed control has not rectified the problem

I think that the up charges for upgrades is extremely high. The prices obviously include but labor is already paid for in the basic packages. It takes no more labor for example to install black faucets over chrome yet the charge is twice as much as the cost of the faucet. Some items listed as upgrades that should really just be a choice. Some things should be standard. A lot of misinformation and waits for amenities.

When converting your sales office to a home, you will save the buyer considerable headaches if you renovate the unit as if it is a new house. Especially remove the excess data lines and replace the cable service with a new fish tape. Also be sure the utilities and cable service are officially stopped with the utility and cable companies. All new plants should be in over sized holes with good soil.

The house is well built but has some issues with workmanship. For example, we went to install a ceiling fan on our patio and when we removed the light fixture we saw that the vinyl ceiling was cracked. The light fixture hid that. Also there was a number of caulk residue areas that I had to clean up. It takes a VERY long time to get hot water in the kitchen sink faucet.

The reason my ratings are not greater is that my building manager was either not sufficiently trained, or worse, thought that problems I pointed out were not necessarily his responsibility to resolve. Let me explain. When I pointed out two deficient 2x4’s in a load-bearing wall, with large missing chunks of wood, and spacers between studs with gaps 0.5”-1” -wide, with nails clearly showing, I was told that the inspector would determine the need to replace/fix.

Our recent home build was mostly positive. Our building manager was fantastic as was our closing specialist. They went out of their way to help us as much as they could. The sales team did their job but offered no help when a problem arose regarding our funding of the new home. Overall however we are reasonably happy with the home and very happy to be a part of Sun City.

Construction manager was very responsive and worked with us closely on most issues. A few quality issues with appliances, plumbing and light fixtures occurred. I think Pulte is an excellent builder for framing and flooring, and have confidence they will address the issues appropriately.

Mortgage application and approval process cumbersome and redundant. On Line process not good. Pulte insurance not responsive to questions. Responsiveness to issues with construction after closing slow and some things after more than a month not done.

Our sales rep always wanted to be helpful and was always pleasant. Unfortunately, we sometimes wondered about her level of familiarity with the product. At the front end, we had to ask LOTS of questions and we would have preferred to have all options presented to us. Had that occurred, we might have purchased additional items; this is especially relevant to the pool - no one was available at the time we had to make pool decision to provide all options. (We were told a pool rep would be present and that do not happen.) Also, a two-hour design appointment is inadequate - we would have liked to visit the showroom n our own multiple times to consider all options and then come to design appointment better prepared. Patrick was exceptional. Highly knowledgable, always helpful, a stickler for high quality and always on top of things. Unrelated to above, we were highly aggravated by the lack of flexibility provided by the company for a closing date - rather than provide some reasonable options that all could agree to, we were dictated a single date. Neither our sales rep nor the construction supervisor are delegated any authority to work with the customer. A very big negative. As a general observation, the finishes on the home are mediocre. The wall finish is inconsistent throughout the house and even within a room; there are paint and other materials that were not adequately cleaned up and have yet to be addressed; and the finishes around electrical switches is sloppy. Also, since our closing, we have heard from NO ONE about the remaining items on our pre-closing punch list. That lack of responsiveness (and neglect) could infer that "closing" is more important than service. Any chance w might hear from someone? 20 years ago I bought a 3000 sq. ft. Pulte Home in Las Vegas. I was in New York at the time and had the construction manager send pictures of the progress. That house was built and when I moved in I was extremely impressed and was happy to see there were very little touch up and repairs. Now 20 years later I bought a 2000 sq. ft. Pulte home in Florida. I was very disappointed with the fit and finish. It feels like they tried to get it done as fast as possible with no consideration to quality or workmanship. There were Many repairs and some had repairmen coming back more then once. Unfortunately I was not as impressed with Pulte homes as I was 20 years ago. ... More

The title company, amazing staff EXCELLENT The loan process NOT THE BEST EXPERIENCE Finished in the house ( we expect more from Pulte.

Warranty department is not really helping me with some issues.

Working with Alex was a great experience. She was very knowledgeable and kept me updated on all the progress. As far as the building experience, having just built another home 2 years ago I noticed a big difference. I am not happy with how the home was finished. It involves a lot of laziness on the part of the trades. I would recommend that there should be someone who goes through the house after the build. For example, cupboards that are damaged handles that are not straight, the wrong color grout, bad painting, outdoor stones that are damaged, sloppy finishing all the way around. My previous KHOV home was finished much better than this house. For the price I paid, I don't think I received the quality I was expecting from Pulte. ... More
