We should have walked into a beautiful, ready-to- move-in home but there have been so many problems. The work is sloppy and products are cheap especially for what we paid. I’m disappointed with the condition of the tile flooring, the workers didn’t take care to cover it. Yes, the whole place is lovely but that’ll be months later. I must say when, putting in for service requests, Kristi is great with handling them. Many of the issues were resolved.

Painters were awful. Spots all over floors. Cheap paint used. Try to wipe off and a lot of paint goes on rag.

The project manager Tim was great to work with and wants to provide the home you deserve. However the quality of the work performed by the subcontractors was much less than expected and I don't believe his bosses or Pulte really care about delivering a quality product. In my opinion Pulte doesn't provide the project managers the tools to achieve a quality home, nor do they have much oversight or control over their subcontractors. Every homeowner here had/has the same systemic issues with the build quality: 1) Trusses not parallel, that are sagging or missing several gusset plates ...

The sales person, Theresa, was awesome keeping me updated on the building process. I love the floor plan and the corner lot was a good choice. The kitchen cabinets were not the best quality, the stain chips off easily. No cement walkway to pull out trash pails. Have to run over the plants to get them out. Other than that I love the house! The amenities are wonderful! Resort style living!

My wife purchased a new home in Del Webb in 2020. We were not married at that time. When we decided to marry I made the decision to build a new home in E Town. The sales experience was good and the associate was great throughout the build. I did feel pressured to start the build after being told there was plenty of time to sell my existing home. Generally OK. Moving in over Christmas seems to have gotten some of our small issues with “partners” lost in the shuffle. Took a month to get sprinkler system working. Still haven’t heard from security system people (6 weeks and counting). Still have a cracked concrete issue.

I was generally pleased with the home I built but did have some surprises such as the fact that ceiling fans were not included but I will have to pay for and install them. This also goes for the lighting over the island. No lights there or over the dining table. Also there were no towel rack in either bathroom. Pulte has made me feel (as well as other neighbors) that once you close on the house that’s the end of repairs promised by construction manager to get fixed. I’m very disappointed by these actions. When speaking with CM he always pushes my request off to others or says it will be scheduled. I never get any notifications of scheduling dates.

This was our third new build construction home, and sadly it's the worst as far as quality. The attention to detail and overall craftsmanship is lacking throughout. Unfortunately, it's the sign of the times given the labor pool. The folks building homes today simply do not care about the work they do. They get paid by the job regardless of how poor their work is and it shows. Ironically, Del Webb BayView is part of Pulte's "flagship" line of homes, but you wouldn't know it. As bad as the homes are in Bayview, there are far worse builders/homes out there. Buyer beware is all we can say ... ...

Overall pleased with the house and design selections. Would have liked to be able to customize a bit more. Communication from the Construction Manager was not always prompt or complete. Better communication would have made the entire experience more enjoyable and pleasant.

Everyone was very polite and positive throughout the process however communication between the different teams was nonexistent. The sales team failed to write the contract as a contingent of current home and so the loan team was difficult to quantify for short term loan. Very confusing and frustrating. The design process was amazing, however please note that they only use white paint on the interior even if you choose a different color on the island cabinets the back will be painted white and looks odd. Any correction to the original paint shading will cause over spray on the floor ...

The layout of the home is nice! The paint choices were undesirable and very limited. I had the inside completely redone after closing. The trim work is very poorly done. My heat did not work first day inside. The system had to be rewired. The price is much too high for the quality of the design choices, some look so cheaply done.

Overall a good experience. Being a brand new community, I feel like the “support services” are slowly catching up to the standard that Del Webb promotes in their website and materials (punch list items before and after closing, maintenance of community for existing homeowners as new homes are being built, etc.) Great experience with Sales team and our Construction Manager.

If you look hard enough, there will always be issues with a newly constructed home. We have spent twenty years in arizona del webb communities and find the quality of build in ocala is so much better. I have found that rather than deal directly with a customer's complaints, we often hear "we've always done it that way" is a common excuse.

There are some things the developer does that are exceptional and others that make me shake my head and wonder if the designer was sleeping or on drugs. For example, the kitchen pantry door cannot open when the dishwasher is open. How do I put stuff away? Pocket doors are not an option; they are included where they are available. Why they did not include them in the master closet is a mystery. 3' of space is lost because of the swing door. There would have been no problem moving the electric on that wall... It is just something else that is not planned well. Oh, the pendant light ...

Oversell, we are very satisfied w our Pulte home. We moved from a much larger custom built home and while our new home is not a custom home, the finishes are very good. The building process went well. We had the advantage of being on the build site a lot since we were local. I would definitely encourage future buyers to do the same if possible. Communications during the build process could be more proactive. We would have also liked more flexibility & choices with finish selections, providing more value for the price.

The overall buying experience with Del Webb was good though I needed to give them a swift kick on getting certain matters moved quicker. The superintendent assigned to me was keeping me updated on the construction phrases via text messages and pictures. I would say he was great until he suddenly quit. The new superintendent filled in the position appeared to be overwhelmed. Some empty promises were never fulfilled or followed up. What bugged me the most is the grout haze, grout caulking and paint stains are on the face of the tile throughout, floor and shower wall. I brought this up to ...

People all all great and fairly responsive. The problem is we had to deal with 10-12 different people. Del Webb should have 1 or 2 point people that customers can deal with.

Also, HOA restrictions not disclosed until AFTER closing. Should ask for rules ahead of closing. Some of the subcontractors did not do a good job, bowed walls poor painting, dented appliances, etc. The Quality Control team did not disclose any of there or fix them.

There seems to be a GREAT emphasis on surveys even more than true customer satisfaction. I was asked to complete a survey before I knew who my customer satisfaction rep is. My project manager Ben was very responsive and respectful. He’s stopped by since closing, a few times to check on things. My sales person Valen has been less than useful. In order to get to her I had to go through corporate. She is programed to say NO without even checking. Close to a dozen phone calls to change my paint color. Her suggestion was for me to repaint it once I moved in. That’s frankly moronic and insulting. ...

There were many surprises in the process. Overall, I am surprised by the craftmanship and the lack of efficiency. The costs of the inefficiency must be mind blowing. Lights and air left on with doors open; sprinkler head breaks so they turn off the water killing grass and plants instead of fixing $5.00 item. But Jason in warranty has been a lifesaver. Jason has made everything right. He needs to be recognized.
